Casa Rosa is a lovely well equipped casa with a backyard that backs up to the jungle. The location is great and within walking distance to the beach, 3 cenotes and to the Mexican pueblo of Chemyuil. The people in Chemyuil are very friendly and cook up some delicious food.We stayed in Casa Rosa for 2 weeks and were able to explore the area with a car and use it as a base. Dennis and Debbie are excellent people to rent from as they know the area and are available to give a tour and suggest areas of interest. We thoroughly enjoyed our stayed at Casa Rosa and would love to return.

My husband and I wanted to try something different this year instead of staying at an all inclusive resort, so we decided to book a vacation rental in the Tulum area. We have been to this area of Mexico before and loved it. We loved it even more this time!! The rental gave us the freedom to do whatever we wanted everyday and the location is perfect. The casa was clean, comfortable and relaxing it felt like our home away for the week.
There is a very nice beach a short walk away and a cute mexican town called Chemuyil right next door with a few but great authentic dining options. There are several grocery stores a short drive away as well. We ate most our breakfasts and some dinners at home and loved using local ingredients in every dish!! The fresh cheese is amazing melted on nachoes.
The casa is close to so many attractions including mayan ruins and fresh water cenotes. Tulum town and Tulum beach (which we love) offer many dining options on any traveller budget. There are many dining options in nearby akumal as well.
Dennis and his wife were very friendly and helpful people. Denis took us on a a drive of the local area when we arrived and recommended several restaurants and local cenotes that we later tried and enjoyed. He is very knowledgable of the local area and is more than willing to offer his suggestions if you need ideas. We would love to return to this area and stay at Casa Rosa again!! It was an amazing experience. -

Casa Rosa is in a unique neighborhood off the main highway close to a small village for morning baked goods, great restaurants, fabulous cenote(Xunaan Ha) and directly across from Xcacel beach, an uncrowded tortoise sanctuary with excellent sunning and snorkeling. Everything at Casa Rosa is well thought out to make it easy for the traveller, from the excellent appliances to a beach umbrella and chairs. The house is comfortable, bright and airy with a wonderful backyard patio for an evening drink to talk about the day and plan the next one. We had the misfortune to miss Dennis but his email guidance before and during our trip and great written tips left in the house made it easy to be there and have a memorable trip. The Casa was a convenient place to launch our exploration of the Eastern shore area. Nearby cenotes (including the one right in the development) were a relaxing retreat from the heat. Gorgepus beaches only minutes away!. The information that Dennis left in the casa and the the chat we had with he and his wife when they arrived on our second day were helpful.

This is the second trip we have made to this quaint little housing tract which I believe is a part of the small town of Chemuyil. This is our first stay at Dennis' house. As are many of the homes in this village, it is vividly bright; the kitchen is well supplied with dishes, glasses and other necessities; the furniture is comfortable and everything functions properly. The ocean is about a 20 minute walk which necessitates crossing the highway (not a big deal). There is a cenote within the village that affords a delightful swimming opportunity and there is another larger one within a short drive and yet another at the south end of the closest beach. I think my favorite pastime was just sitting out in the back porch in the morning reading and drinking coffee and listening to the birds and ??? in the jungle.

We felt we took a chance booking our vacation online, but all doubts dissipated as we settled into this perfect little casa. It's a quick walk to the small community of Chemuyil, where every night we enjoyed many "hola's" and smiles from the people living there. We took advantage of Chemuyil's great restaurants and laundromat. Our casa was very well equipped and clean. The gardens were beatiful and we were surrounded by many pretty casas and friendly neighbours, all of which appreciated our privacy. We can't wait to go back to Casa Rosa. Dennis Molnar, the owner, provided us with great information on the community and surrounding beaches and towns. He is very dependable and easy to contact. We will be staying there again!

We spent four nights at Casa Rosa and had a wonderful stay. The casa is beautiful inside and immaculately clean. The back yard, which backs to the jungle is just beautiful. We slept in the back bedroom with the shade open and awoke to the dawn coming up over the jungle and the sounds of birds. I really think that Casa Rosa is one of the nicest casas in the neighborhood.
The kitchen had everything we needed to make quick breakfasts. The a/C was plenty cold and though we turned it off when we left, it was quick to cool down the casa upon our return. We shared the casa with a couple of cute, singing geckos. Who knew geckos had lungs!
The neighborhood is fun and we had a chance to meet and chat with some of our neighbors. We had a wonderful meal at Leo's in the Chemuyil pueblo, about 5 minutes away. Leo also makes great margaritas!
We went to Xcacel beach to snorkel but found the current was a bit strong so we drove 10 minutes to akumal Bay for wonderful snorkeling in very calm water. People were having a great time body surfing at Xcacel though.
I would stay again without hesitation if not for the fact that we are buying a casa in Chan Chemuyil ourselves! -

My mother, sisters, and I enjoyed every minute of our stay in Mexico. The house was adorable and the neighborhood was safe. The neighborhood is full of brightly painted houses and has its own little cenote.
The location could not be better. The neighborhood is very safe, and there are two very close beaches. One is very private with its own cenote. The other is more populated, but we were always able to get chairs and umbrellas. There are great restaurants nearby, some right on the water! Tulum is just a short drive away. In Tulum, you can explore the Mayan Ruins, shop, and choose from several good restaurants.
The owner, Dennis Molnar, was very helpful. He showed us the beaches as well as local restaurants. He also gave us recommendations for places to eat in Tulum. He couldn't have been more helpful.
I highly recommend this property for your next vacation. I'm sure I will return sometime with my husband. After seeing my pictures and hearing about our trip, he can't wait to visit! -

If you like a Mexican vacation away from the typical touristy scene, yet in a place that is warm, safe, friendly, and is in walking distance to a pristine beach and Mexican village, "Casa Rosa" might just be the place for you. Situated in a small development, the casita is fully equiped to meet ones needs. We bought our groceries and took our breakfast, and sometimes lunch on the patio, taking in the gorgeous weather. Sometimes we walked to the little town of Chemuyil to eat or check email, or went to Tulum or the resort town of akumal to have our dinner. Chemuyil is centrally located so it is easy to check out the other towns along the highway, go to a number of Mayan ruins, or tourist spots. "Casa Rosa" met our expectations and we had an enjoyable stay...we would happily return. Dennis is more than happy to share his extensive knowledge of the area..just ask him.

This place is the "real" Mexico. The people are great, the beaches, beautiful and the food is to die for. "La Buena Vida" is now my favorite restaurant of all time, and the catamaran booze cruise is the best. This house is clean, cozy and very safe. Playa Del Carman is a car ride away and so are the Mayan Ruins. There are millions of things to do, but make sure to take a dip in the "Cenote" it is unforgettable. I would recommend this house to everyone. I will certainly be going back.

the backyard is very private - bordering to the jungle - waking up with so many birdsongs - only 10-15 minutes walk to an amazing beach - the owners are very nice and helpful people - it was a perfect place to relax - I loved it

Four of us stayed at Casa Rosa at Chan Chemuyil on our trip to Mexico last year. The house is ideal as it is newly renovated, clean, and has all the amenities you need whether you are enjoying the local beaches or traveling around the Yucatan. Casa Rosa is in a great location within the development as well since it abuts the forest which you can enjoy from the back patio. There are endless things to do and see in the area and the beach is just a short walk from the house. I would highly recommend this house and would definitely stay here again!
