All prices are inclusive of the booking fee. The "Min. Per Night" prices quoted are based on the weekly rental price, they are not applicable for short breaks. See our short break policy or ask for further details.
Winter Short Breaks (WSB) are available at many properties in the "Winter" period - subject to availability. Extra nights are charged pro rata of the weekly rental. Off Season Breaks (OSB) are available at many properties in parts of the "Low" and "Mid" periods - subject to availability. The price for a 3 night break is either 75% of the normal weekly rental or, if it is higher, the quoted Winter Short Break price. Extra nights are charged pro rata of the weekly rental. OSBs can be booked within a calendar month of the start date of the holiday. "Last Minute Breaks" (LMB) are available at most properties throughout the "LOW", "MID", "HIGH", "PEAK", "XMAS" and "NEW YEAR" periods. The price for a 3 night break is either 65% of the normal weekly rental or, if it is higher, the quoted Winter Short Break price. Extra nights are charged pro rata of the weekly rental. LMBs can be booked within one week of the start date of the holiday.

Had a great long weekend stay, a fantastic property ideal for large families or groups.
Our only criticisms were although the property is advertised as sleeping 12 it is only really suitable for a maximum of 10 as the downstairs sofa bed was broken and did not have bedding provided, also the main bedroom would benefit from having curtains at the windows as opposed to the fitted roller blinds which do not stop you being woken by light streaming through them as soon as the sun comes up, a nice way to start the day usually but not every day when you don't want to be up at 6 am
apart from the minor points above we cannot recommend this property highly enough, the location is fantastic with the Lakes and plenty of excellent pubs and restaurants within a short drive and the beach right on your doorstep -

Kitchen could do with a larger cooker and larger table for size of accomodation.Not enough seating in the Lounge and fire needs some attention. Restrictions with heating ie only so much heating included in the price so house was quite cold. Including a highchair would be good, having a Safety gate was useful as the Stairs are quite steep. Dishwasher worked ineffectively and Washing Machine wasnt working the Owner was aware but no mesage was left to inform us about this we had young Children in our party !! Some of the Beds were uncomfortable having 2 Ensuites was good.
Largest bedroom could do with a Wardrobe and another room would have been improved with bedside Tables, great to be allowed pets! -

Location is excellent, the rooms are big, yu are abke to feel at home very easily.
Our recomndations would be to repair the wood burner and put in a bigger stove.
We loved Moat house, my family (Flemmings)originated here, so its was a doubly significant stay. -

It is a lovely large family house, the stairs are rather step so the stair gate for young children was very useful. All the bedrooms are a really good size, the single rooms could easily have held twin beds. The garden is fantastic and the access to the beach was great though we had to give our younger children serious instructions not to go on the beach without an adult. The only disappointment was that the dishwasher was not working properly and we stopped at the house the year before and reported this problem then!

The house was lovely, really homely and large in size. We had 8 people and a baby staying and it accommodated us very well.
Unfortunately the shower in one of the ensuites wasn't working, and one of the toilets was a bit temporamental. The wood burning stove was great but if i'm honest we have one at home and really the flu needs cleaning as it was smoking a bit. But apart from that it was a lovely place.
Great location to explore the Lakes. Nothing in walking distance so you definietly need the car. -

Perfect setting.The description of the property and its surroundings did not do it justice.All the rooms were spacious and the views from the bedrooms were awesome.The farmhouse was perfect for our celebration weekend with friends. Plenty of room and to be able to walk to the beach from the garden was really special.
Did have some difficulty lighting the log fire but managed in the end.
It was the first time we had been to this part of England and cannot wait to return.
Only one comment - for our party another double bed or two singles upstairs would have been better.
Both single bedrooms had plenty of space for an additional bed.
