8 double bedroomed (and 8 bathrooms) luxury property on 3 acres of grounds, on the French Riviera, 25 minutes from Nice Airport, 15 mins from Cannes, and close to the hotspots of St. Tropez and Monaco. 15 minutes to at least 3 golf courses and 10 minutes to local beaches and several top rated michelin star restaurants such as Moulin de Mougins (Mougins), the Oasis (Theoule) and the Bastide(Grasse). The property is located just 5 minutes from the local all year round village of Pegomas, which is just 25 minutes form Nice airport, and 15 minutes to Cannes. 15 minutes drive to at least 3 golf courses and to local beaches. The village is close to the perfumeries of Grasse, the hill top village of Mougins and local stables. It is a jewel hidden in the midst of the countryside yet close to all the exciting hot spots such as St. Tropez and Monaco. For those who like hunting, the country park close by is home to wild boars and the hunting season begins in November. There is plenty to entertain the visitor all year round,with beach activities for the clement seasons and ski resorts in the winter (Limone in Italy or Auron and Isola 2000) within two hours easy drive away.

We arrived at Clos Emeraude just as spring was arriving. It was everything that was promised, and more. Comfortable and cozy, with plenty of room for our family of 9, ages 50+ to 15 months. The owners were very helpful and accommodating; no request was too large or too small. Most days we spent sight-seeing in Cannes, Nice, Grasse and Monaco; nights were filled with lots of food, wine, games and laughter. I highly recommend Clos Emeraude, and hope to spend another blissful week there in the future.

we arrived, having followed excellent directions, by car to an amazing location just minutes outside the village of Pegomas, through electronic gates, which immediately gave us a sense of total security, to discover the property more than lived up to the expectations we had. It was large, bright, airy with beautiful furnishings and very well looked after. We took full advantage of the magnificent grounds, swimming pool, jacuzzi and tennis court . There is also an incredible pool house with full kitchen and bathroom facilities. We also used the housekeeping services and did not have to lift a finger for ourselves and were provided with wonderful meals, from breakfast, through to lunch, afternoon tea and dinner. Of course with all the fantastic restaurants in the area we also dined and lunched out. Is this a house we would rent again - without any doubt.

My husband and family of pre and teenage children have stayed at Clos Emeraude on a number of occasions and the fact that we keep returning speaks volumes for this "home away from home". The ambiance of the house is extremely welcoming and relaxing and a wonderful time was had by all on each occasion. Sun filled days were spent either playing tennis on the private tennis court, with a fabulous view of the valley beyond or lazing beside the beautiful swimming pool. The poolside Jacuzzi/Hot tub was a definite draw for the whole family, as was the boule court. When not dining al Fresco at Clos E. there are many excellent restaurants in the vicinity and Pegomas village boasts a large supermarket and the usual boulangerie, pharmacie, couiffeuse etc. I recommend a stay at Clos Emeraude without reservation. This House is a beautiful place to stay; sufficiently close to the big cities and tourist spots in the South of France, yet secluded enough to be relaxing. The local village and amenities are just a short drive or walk away. There is a beautiful pool, tennis court and home cinema, so there is every excuse to stay at 'home' as well. We visited with our nine month old baby and had a glorious time. Highly recommended!!!

We were after a tranquil haven and we certainly found it at Clos Emeraude.
Conveniently close to Nice International, about 35 minutes in the car yet far enough to be out of the hurly burly of the Cote with its attendant razmataz..
Clos Emeraude was extremely comfortable and spacious, provideing every diversion from the pool to the tennis court with lazy games of boule on the specially design court in the grounds.
The views from the many terraces, all stunning, looking west across the valley. Classic and totally beautiful sunsets were ours at the end of each day.
The air conditioned cinema, gymn and cellar were great gathering places when the sun became too hot.
We and our family would have no hesitation in recommending this beautiful villa.
We look forward to returning in the future -

As we came down the driveway into Clos Emeraude for the first time we instantly felt the excitement and anticipation one might expect to feel when one's dreams materialise into a reality that was to exceed our lofty expectations. We discovered a stately yet practical house with its sprawling garden containing hidden coves and majestical oak trees. We rotated through our daily activities depending on how energetic we felt...tennis, backgammon, boules or a swim in the pool. At night we sampled the best of the local food and wine as we dined al fresco overlooking the Pegomas valley under a blanket of stars. So content were we that we only ever left the property out of necessity. This was a once in a lifetime holiday for us and suffice to say we could not recommend Clos Emeraude more highly.

Pasamos unos d?as maravillosos, rodeados de bosques, cerca del mar, escuchando los sonidos de los grillos silvestres. Excelente piscina y jacuzzi despu?s de un partido del tennis. Ambientes muy amplios y confortables. Cada detalle de la decoraci?n muy refinado. Sin olvidarnos de la incre?ble sala de cine, donde vimos excelentes pel?culas.

I couldn't recommend Clos Emeraude highly enough. The house is simply stunning and is set in beautiful grounds with breathtaking views over the French countryside. It is the ideal retreat from the hustle and bustle of a hectic working life, yet only 15 minutes from the very lively Cannes. The house is full of charm and caters for every need from swimming and tennis to a large cinema room and a quiet library. One of my favourite features is the secluded backgammon table built in to the side of the property, best enjoyed with a glass of ros? as the sun goes down. I have visited Clos Emeraude several times and each time I grow to love it more - it is the perfect holiday.
