Six years ago I packed my bags and bid farewell to the US. Today Antigua, Guatemala is my home and I have never looked back. We received first rate service from Jim and Kara. Their home is gorgeous, clean and walking distance from everything. The grounds are picture perfect. We were served a delicious breakfast each morning before given excellent directions on where to head off for the day. We were also escorted to wonderful little places that we would not have found on our own. Antigua is stunningly gorgeous with it's cobble stone streets and old stone walls. Thanks to Jim and Kara for truly making our stay extra special.

We were met and treated with a warmth that made us feel like old friends. We got to know our hosts and other guests over wine and hors d'oeuvres the first evening we were all together. As we had been on the road, we were told that we were welcome to use the laundry facilities if we wished and were helped with our travel plans in the area and for our continuing travels in Central america. The breakfasts were exceptional - fresh juice, fresh baking, granola, yogurt, fresh papaya & pineapple, and great coffee! This modern home and its gardens are beautifully appointed and immaculate - and it is probably one of antigua's best kept secrets! The location is within walking distance of everything you would want to see and we enjoyed the guided tours that we did with our hosts. There are great restaurants nearby and we especially appreciated the fact that our host personally introduced to the owners of the restaurants so that we were accepted by the locals as friends as well. We felt a real connection to antigua!

After reading all the other reviews, I don't know what I can add as I completely agree. In summary, this property is great for a comfortable stay. You feel like you're staying with your fun, zany uncle and your uber-sweet h.s.friend you re-connected with! Jim and Kara are naturals at making people feel comfortable. Their tips on local eateries and navigation strategies alone would make this a "must stay" locale, but when you add how lovely the house is, I don't know why anyone would ever stay elsewhere in antigua (and this is coming from someone who normally loves 'resort vacations'!). Now that I'm home, I feel like I should be hosting them for some upcoming family event/holiday. That's definitely the "family" feel you get with them!

I have to say the owner of this house offers far more then a Bed and Breakfast. 22 e-mails back and forth between us in order to make all the arrangements I requested.
We were met as promised at the Guatemala airport by armando Jim the owners driver. Jim the owner met us at his home and all I can say is took control of our Guatemala Experience.
The house is lovely, gardens, terrace with views, large rooms, very clean and well maintained. Breakfast fresh fruit, organic granola and home made yogurt from a local Bakery. Bacon and eggs if you want, could not get myself past the part that eggs are not refrigerated in Guatemala.
Jim took us as it appears he does with all quests for a walk about through antigua to get us aimed in the right direction. The market, where to buy what ever you need, and Jim's places he likes to eat. They range from 20Q hole in the wall lunch places to angie angie's. Not sure where angie is from but the food was amazing.
We had a chance to follow Jim around for a day. Jim always appears to be seeking village adventures for his quests. For us it was treat. Hop on a Chicken Bus at the market, packed in with Guatemalans and Mayan folk all very content to enjoy the ride. The occasional stare and a smile as locals wondered where are these tourists going?
Would I stay here again is a button you are to push or would you recommend this house to others. By the time we were ready to leave all of us wanted Jim to come to DC and spend a week with us.

In November of 2012, we four girlfriends from Vancouver Island, ranging in age from 63 to 74, spent ten days in Guatemala. We made our arrangements via e-mail with Jim prior to our arrival and paid in advance. Every arrangement Jim had set up for us worked like clockwork! We were met at the Guatemalan City airport late at night by a very nice taxi driver, Armondo, who drove us to antigua to Jim and Kara's beautiful home. As we drove into the colonial city of narrow walled and cobbled stone streets in the dark of night, I felt a bit apprehensive. That feeling quickly dissolved when we embarked from the cab at two big wooden doors in the wall, and Jim, our host, came and gave us each a big hug. I felt like he was an old friend welcoming me home. His home is a beautiful Spanish-style structure with open courtyards and lovely gardens. It is centrally located, right across the street from the Iglesia de San Francisco, a large white cathedral with a huge dome that is a great landmark. Every day, Kara served us a wonderful, healthy breakfast with home-made grenola, delicious sweet breads from the bakery, fresh papaya and pinapple, coffee and juice. We generally didn't have to eat again until dinner time. Our rooms and bathroom were beautifully decorated, spotlessly clean, and well appointed. On the first day, Kara took us on a walking tour to orient us so we'd be able to find our way around on our own. She and Jim introduced us to excellent local restaurants within walking distance of their home. The local restauranteurs were incredibly gracious and welcoming. It was a wonderful introcution for all of us to Guatemala, a beautiful country with warm, friendly people. Jim was extremely helpful in providing us with another contact for our Lake atitlan experience, and later on, he organized a trip to Tikal for two of us, and helped the other two with their further travel plans. Jim and Kara are warm, friendly people and we left their home feeling as if we'd made new friends.

The location is excellent. It is in a quiet area and you can walk to the Central Park and shopping areas. It is located near the church of San Francisco and the Stations of the Cross.The Hop on Bus services this area as well.
The house has a lovely garden area and the rooms are very clean and comfortable. Breakfasts are served and clients can give input.
The hosts are very friendly and helpful. They take you on walking tours and assist you in arranging tours to other areas. Transpotation to the airport is arranged for you. -

Have you ever left a B&B; asking yourself how can they possibly make any money doing this? Or how can we possibly reciprocate given such kindness and hospitality. Or left planning how best to talk them into coming to Canada so you can play host to them instead!!! The home is spectacular as you can see from the web-site but what was the highlight for me and my three travelling companions was the time spent with our hosts. How about arriving to a big hug after a day of travelling, ushered into a room where the wine is abundant,conversation easy and where you can plan or not plan your days with expert advice from Jim and Kara We trotted along beside our hosts as they took as to their favourite haunts, ex-pat restaurants as well as the "hole in the wall best place visted by locals." We learned more than we ever could possibly know about the history of the city as well as the local characterz - of which Jim is defintely one - and the Mayan villages and culture. Laid back, but involved if asked to be in every aspect of our trip, our stay with Jim and his lovely Kara wsads by far the highlight of a five week trip through Central america. If you are fortunate enough to get a reservation - grab it it right now!!

Just back from antigua, Guatemala . Had an excellent stay and trip. If you like nice people, lots of shopping, good food, quaint villages, wonderful sights to look at and / or to photograph, Antigua is the place to go. The B&B; Villa San Francisco was a great find. The hosts Jim & Kara were great people and excellent at suggesting areas of interest in downtown antigua and beyond. I give this trip and the B&B; 5 plus stars. Kim

My husband and I spent three weeks at this bed and breakfast during our trip to Guatemala and we are so happy we did! The hosts, Jim and Cara, made us feel so welcomed and at home, we felt free to come and go as we pleased, and got wonderful tips for what to see in the area and at Lake atitlan. My husband even got traveller's illness and our hosts were concerned and helpful. The place was always super clean and comfortable. Breakfast was amazing every day - eggs and bacon and fruit and yogurt and granola. I was pregnant during our stay and never once felt uncomfortable, and always felt taken care of and thankful for our great bed and breakfast to come back to after sight-seeing. Thank you Jim and Cara, you made our stay so wonderful! We hope to come back some day.

We wish we could give 10 stars! Jim and Kara treated us like favored guests in their home. Villa San Francisco is a walled Colonial villa with a manicured garden and a rooftop patio with volcano views. It is well located in the Historic District close to all things tourists look for, including the Central Park. All of this was terrific, but the difference between a delightful visit and our experience was due to Jim and Kara. They gave us an insight into the non tourist antigua and surrounding villages. Often, they accompanied is on these excursions, making us feel part of the experience with their favorite places. Jan

Jim made my stay in antigua an excellent time. His home is a beautiful colonial style home. My room was up to date and comfortable and I had a private bath. It is located near San Francisco church and central to all desired areas of travel within the city. Jim was an engaging host and also ended up being an excellent guide to not only antigua but also to the surrounding indigenous villages. I highly recommend using Jim's warm and safe home as a base during your visit to antigua and also having him show you around the city and surrounding villages as he offers unique and colorful insights. I only had time for a 3 day stay in antigua as part of my travels to Guatemala but feel that he helped me pack in a ton of fun stuff during my time with him. I will definitely stay with Jim again when I return to antigua.

La realidad fue mucho mejor de lo que esperĂ¡bamos. La casa es preciosa,tal y como se ve en las fotos, muy amplia y con un jardĂn espectacular. La habitaciĂ³n y el baño grande y limpio. Pero lo mejor fue el servicio. Nada mĂ¡s llegar Jim nos llevĂ³ a conocer antigua, nos presentĂ³ a sus amigos y nos dio consejos muy valiosos teniendo en cuenta que nos mudĂ¡bamos definitivamente. Siempre dispuesto a ayudar, nos ayudĂ³ a buscar el apartamento donde ahora vivimos, ...

c Host (owner) is very generous, nice, helpful. The Villa is spacious with 3 bedrooms, 2 bathrooms, and upper balcony for watching the mountain on a clear day. Free use of the laundry room. We were the only guests, got advise on any local matter, first walk into the town square, where to dine and where to visit. When you live in a vacation rental, guests are expected to buy products and take care of their meals. Here the host is providing and cooking your breakfast. Price is comparable - only 49 us $ per night. We stayed 2 + 2 nights. Host allowed us to leave the luggage in the room while we traveled to Pana for one night. Late checkout was allowed. Free Wifi in the dinning area.
One major disadvantage - host (owner) are living in the Villa, so it is inevitable that guests will feel like they are staying at someone's home - judge yourself whether this arrangement fits your need.Response from Antigua Guatemala - 10/20/2012

Lis and Jim were our hosts during our stay in antiqua. They offered us just the right amount of TLC, showing me around on the first day, offering suggestions on restaurants, and arranging for transportation. We had use of the kitchen, which was great. The sleeping accomodations were luxurious in comparison with my stay in Xela. Abundant hot water, beautiful views of the garden, comfortable bed, and quiet for reflective times made this a wonderful place for a week stay.

My wife and I have never been to antigua and for our first trip I think we lucked out. Best property hardly tells the story. Great Gardens amazing home, huge bedroom and a great shower with lots of hot water.
The service was great from our host. Great knowledge of antigua, suggestions directions. Always there to take care of us. The best part of the stay was Jim one of the owners took us for a Village tour on the weekend. What a treat, the market, Chicken bus ride, great village.
Will we be back you can count on that.

My girlfriends and I wanted to see antigua, Guatemala and staying at antigua Guatemala Best Property Trip advisor was the 'icing' on the cake! This place has such a pleasant, relaxing, cozy atmosphere, combined with the hosts' genuine warmth and friendliness - well it simply does not get any better than this.
Our rooms were impeccably clean, spacious and the bed was extremely comfortable. The view from the rooftop patio overlooking a volcano was amazing.
If you're planning a trip to antigua, I highly recommend staying here.

I came to stay here a little skeptical about it due to the website where I found it but I was delighted to have chosen it and couldn't have been happier with my choice!!

My family stayed in Jim & Lis's beautiful home for several days during Holy week. The house is in a great location for exploring the town. Jim was very helpful with restaurant recommendations, arranging day trips, drivers etc. We would absolutely stay here again.

We were very impressed with our accommodation in this lovely home in antigua. Our room with private bath was very clean and comfortable, and we were made to feel most welcome by our hosts. The location was perfect for exploring the city on foot, and Jim and Lis were extremely gracious and helpful in sharing their knowledge of the area. They made us feel very much at home, and we really appreciated their insight and direction in all aspects of antigua. They even included us in laying pine needles and flowers in the cobblestone street in front of their house for the Sunday Procession...what a memory! The late night pick up at the airport upon arrival was priceless.

The level of service was above and beyond what I expected. Our hosts know antigua so well; they had great suggestions and guidance for everything and anything we wanted to do. It was our first trip to Guatemala; they helped us prioritize what we wanted to see and organized a lot of the logistics. The home is roomy, generously proportioned and filled with light. The interior courtyard was a favorite spot, as was the terrace, where we had front row seats for the sunsets and the volcanoes when they smoked. Our room was large and airy, with a fireplace and a balcony overlooking the courtyard. The location was great. It turns out we were on the route for the processions that take place leading up to Easter. We experienced two processions standing shoulder to shoulder with happy antiguenos! It was really a highlight for us and we would never have had the chance to be such a part of real antigua life if not for the location. It was the best of both worlds: easy walking to all amenities, but not in the center where it could be noisy. It's hard to say what I liked best. There are so many things! I think the biggest highlight was helping making one of the floral carpets out in front of the house for the procession. Our hosts had pine needles and lots of fresh flowers and we made a beautiful floral carpet that the procession walked on as it went by.

Lis and Jim were great hosts. They have a beautiful colonial home with large rooms and lots of private sitting areas. They have a roof top balcony that overlooks the volcano. A great place to have your morning coffee...They are close to all the amenities that antigua has to offer. You can walk to the park or any of the numerous restaurants that antigua has to offer.

It was a pleasure staying at this authentic colonial house. When we arrived in January in the evening, it was a little chilly. On entering we found a warm cozy fire in the living room fireplace and a genuine welcome by our hosts. They quickly made us feel comfortable and answered all our questions about organizing our time in Guatemala. I enjoyed my room, the traditional courtyard, the atmosphere and the location. I would definitely stay here again.

Our hosts jim and lis were welcoming, gracious, and fun. they obviously love antigua and they are a discreet source of information that helped make out stay a more personal and uber interesting. the villa is updated colonial with clean modern furnishings amid elegant renaissance colonial touches. the is hot water aplenty and perfectly flushing bathrooms. the location cannot be beat as it is within short walking distance to the main plaza.
the best part is the quiet and clean calm in the early am when i looked out the balcony across the city rooftops to the surrounding hillsides. what a find!
we highly recommend this villa, and will definitely stay there next time. -

We decided to try this villa rental after coming across their website. We visit antigua several times each year and have staying in dozens of hotels. Most of them are cold at night and noisy from other guests or from street traffic. Of course if you pay luxury prices you can get a nice quiet room, but this rental offers the same benefits for a fraction of the cost. We felt like VIP guests from the minute we walked through the door. Our hosts at the villa welcomed us like old friends. They made us feel welcome as they showed us the kitchen, numerous patios and seating areas, and shared some of their favorite restaurants in the neighborhood. The villa is in a prime location for exploring antigua and within a couple of blocks of some excellent restaurants. I plan on being a repeat customer on each of my return visits.

My wife and I made our first trip to Central america from Canada. Jim/Lis are more then helpful with information prior to our trip to antigua. They put us on the right track for a great time.
The house is amazing, new, clean, safe and great location. Everything as described is correct.
We spent 5 of the best days more or less hanging out with Jim/Lis and being taken around to find the interesting parts of antigua.
Yes we will be back.
