Villa Rosy is an ancient stone farmhouse restored to its original beauty in the second half of the 19th century. The Villa sits amidst a 20 acres olive grove in the gentle hills of Mount Subasio, only 3 Km from Assisi. The enchanting view of the underneath valley stretches from Montefalco to and beyond Torgiano.
Our guests can enjoy our swimming pool (5x10m.) provided with shower and sun loungers - a solarium from where you will view unforgettable sunsets, a herbs and vegetable garden, and an orchard where the most typical produce is grown.

Rivotorto, the closest village, is only 900 m away from the Villa. There you will easily find all the basic services you may need – bars, restaurant, bank, bakery, patisserie, fishmonger, supermarket, newsagent, petrol station, as well as a riding centre offering horse walks in the Natural Park of Mount Subasio and a paragliding school.
The SS3 highway, which connects the main Umbrian cities, is only 1.5 km away, and Florence and Rome are only 2 hours drive from here.

We spent three nights at Villa Rosy in the Magnolia apartment. We were warmly welcomed by Paolo and his daughter Corinna who were most helpful with suggestions on places to visit. The apartment was very comfortable and well equiped. The location was peaceful and relaxing with stunning views. A quick drive to the towns of assisi and Spello (both wonderful) and a half hour drive to Perugia to drop off our hire car made Villa Rosy a perfect base for us. Highly recommended!

The farmhouse is situated very near assisi, but in a beautiful quiet place. It is perfect to visit Perugia, Assisi and all the small towns in Umbria. The Villa is very spacious, and comfortable. It has everything you need to cook, do the washing, so you really feel at home. And it is perfect to relax, sourounded by olive trees, it is really quiet. There is also a pool, which was closed during our stay, but it looked very nice.

We were a family group of 7 aged between 20 and early 60's and had a very relaxing stay over Christmas 2012. We especially enjoyed sitting on the terrace, walking in the olive grove and some stunning sunsets with a view of assisi glinting in the distance. It is a short drive into assisi and the villa made a good base to explore other Umbrian towns and villages.
Paulo was a great host, provided lots of helpful advice about places to visit and did some shopping for us before our arrival, not to mention gifts of olive oil, wine, a home made tart and dropping in some fresh bread for us after Christmas.
The villa was very comfortable, well equipped and roomy enough for us all to really enjoy a week together. We had everything we needed to cook up a feast for Christmas Day and, despite it being winter, had enought sun to have some meals on the terrace and a BBQ. We also enjoyed chilly evenings inside with a log fire and a glass of assisi red!
We walked to and from assisi (20-30 mins) several times to explore its attractions, have coffee and walk off the Christmas treats. The fitter amongst us explored Mt Subasio and visited the Eremo, the hermitage used by St Francis on the mountain slopes.
We would all happily return to Villa Rosy!

We enjoyed our stay at Villa Rosy very much and found the setting magnificent. It is only a short walk (20 - 30 minutes) to assisi which was great exercise. The olive grove is lovely to walk in and the view, especially of sunset is spectacular! Paulo was an excellent host and the sample of olive oil he left us was delicious. Our visit to the small village of Rasiglia, on his recommendation, was very interesting.

9 family members rented this home just as the olives there were being picked in October. Spotlessly clean, comfortable accommodations, outdoor grill and lovely terrace. From there we were only minutes away from historic assisi and it's good restaurants and shopping. During the week we drove out to other small hill towns nearby.

We were three generations of a family of 9 who recently stayed at the lovely Villa Rozy.
The villa was more than we expected. The photos online don't do it justiice and it was more than we expected!
We occupied all five bedrooms and there was more than enough space to spread out and have privacy, if needed. We enjoyed perfect weather, so much time was spent outside, even thought the pool was closed for the season.
The first night we arrived, we had a delicious five course meal prepared and served by Corinna - what a way to begin a vacation!
We visited assisi multiple times, but also drove to Orieto, Marmore Falls and Todi. Villa Rozy is located in a great area of Umbria to use as a base to explore. There is so much to see in Umbria that we plan to return. All in all a wonderful villa and a wonderful place to vacation! -

Our family a party of nine stayed at Villa Rosy the first week in September, we had the main house and the annex. The takeover with Corinna was super easy, and everything was more than we could wish for. There were plenty of common space but also plenty of room for quiet space. We were spoiled for choice in outdoor seating area, my fav was the benches half way down the drive. Perfect place to have your final glass of wine for the night. During one of our nights on the bench 13 Wild Boar wandered past us, Amazing!!! Easy 15 min walk down hill to Rivototo where you can get Groceries, wine, Bread, great little Butcher and Greengrocer. Also nice pizza place if your feeling lazy. A more challenging but nice 30 min walk uphill gets you to assisi. I almost forgot the pool area, fabulous place to hang out. And on handover day, that was also simple and straight forward. Easy access to the main roads if you want to explore and Perugia airport is only 15 mins away. Great place, great location. Book it and you will be more than happy.

Villa Rosy was a perfect location for our family getaway. The villa was spacious, offering plenty of room for the 9 of us! The five bedrooms and bathrooms allowed for privacy while the many gathering places (inside and out) encouraged plenty of relaxing and enjoying time with one another. We had wonderful meals outside around the large table, watching the sunset, sipping incredible wine and enjoying Umbrian cuisine. The pool was lovely, the views of assisi were charming, and the little town of Rivotorto had everything we needed. Corinna was attentive and helpful. We had an absolutely lovely vacation and will have fond family memories forever of the week at Villa Rosy.

servizio impeccabile, siamo stati accolti con cortesia e disponibilita', ci siamo sentiti come a casa. Appartamento dotato di comfort,molto pulito con ambiente ampio.Abbiamo apprezzato molto la piscina viste le giornate calde,tra l'altro molto ben gestita nella manutenzione. Villa rosy e'in posizione ideale per visitare assisi e dintorni e la sera offre un panorama suggestivo da godersi con la brezza serale. La cosa che piu' abbiamo apprezzato e'la pace e la privacy unite alla cortesia e disponibilita' della famiglia Tonti, torneremo senz'altro per vacanze future!

So lucky to have found this apartment to rent. Completed to a very high standard. Very professionally managed by the Tonti family for whom nothing is too much trouble. Apartment is completed to a high specification, grounds and pool are magnificent, and you can see assisi from the garden. Just amazing.

mio marito io ed i nostri due bimbi , abbiamo soggiornato a Villa Rosy nel periodo della raccolta delle olive .oltre al fatto che il posto è meraviglioso e a due passi dalla basilica di assisi , abbiamo goduto della bellezza del contesto in cui è posta la struttuta. Circondata da Ulivi secolari e tanto tanto silenzio Villa Rosy offre la possibilità di riposarsi o di fare un'esperienza agreste unica come la raccolta delle olive .
Paolo,Luciana e Corinna , con tutta la famiglia , si sono prodigati per spiegarci e mostrarci tutto il processo della produzione dell'olio (raccolta,spremitura,confezione ) , fino ad offrirci un magnifico assaggio d'olio su buonissime bruschette fatte sulla griglia in giardino.
La stagione non ci ha permesso di utilizzarla , ma la vi segnalo che tra gli ulivi c'è una bellissima piscina.
Vi consiglio vivamente di soggiornare in questa struttura.

My husband and I stayed at Villa Rosy and I have to stay we got the whole Italian Tuscan experience. From the old farmhouse Villa to the stunning views and olive tree landscapes. My husband and I walked to local shops and got wine and cheese and just relaxed with our jaws wide open to the lifestyle under the Tuscan sun. Fresh eggs were delivered to our Villa every morning. The Villa is everything we excepted and more. We are so grateful that we found this gem through our friends who stay here every summer. I love Villa Rosy and can't wait till our next Italian getaway.

Had a wonderful stay at the Villa Rosy in assisi. We had 4 wonderful bedroom each with its own bath, a wonderful kitchen with all a cook needs, two fireplaces, two sitting areas and a large dining room. The property was breathtaking being on a very large olive grove with flowering trees and perennials in bloom. The owners take alot of pride in this property and it shows.
The location of the Villa Rosy is perfect for discovering all the wonderful Umbriam Towns such as Spoletto, Spello, Perugia, Orvieto, Todi and so on.
Will defiantly return and hopefully soon.

Lovely accommodations in peaceful olive grove but close to more places than you can visit in 2 weeks. All the people in Umbria were very friendly and costs were much less than Rome while the beauty and history of the area rival the capital. The ever changing light made every moment a foto op. Convenient shopping nearby including the best winery in area. We were lucky enough to be there during olive harvesting and got to enjoy olive oil from "our own" trees. sublime vacation!

Our host Paulo was great. He visited everyday. The villa is very cosy and relaxing with all ameneties. Took a couple nights to get accustom to the dogs barking. The location is perfect approx. 30 min. walk to assisi and Rivitorto. Nearby Spello is a great village to visit. All the medival charm and views are breath taking. We totally enjoyed our stay at Villa Rosy and would return!

Villa Rosy is a beautiful spot within sight of assisi with multiple beautiful ancient cities all around to visit. The place itself is beautiful, very clean, and comfortable. The property has a gated entrance that leads up through the olive groves to a lovely residence complete with pool, and laundry facilities. One of the apartments is handicapped equipped. Many beautiful places very close to visit, wonderful restaurants, very welcoming atmosphere. The service of the proprietor was beyond the call. She arranged for us to return our car and take a train to Rome saving great aggravation, and even waited with us to see us off safely on our way to Rome. May have been our favorite part of our 2 week trip to Italy!

We have rented a number of "villas" (apartments)in Italy, France and Spain. They have all been lovely, but without hesitation I can say that Villa Rosy was the best of all of them.
We had booked the 1 bedroom apartment (which a quick look revealed to be quite lovely), but because there were no other guests booked in the larger part of the house, and because a refridgerator needed to be replaced in the apartment, Paolo put us into the four bedroom/four bathroom unit. We of course only used part of the grand space, but we truly felt like villa owners for the week.
Every comfort and consideration was provided for our stay. A welcome basket included the best olive oil from his production that you could imagine, a bottle of wine, a package of coffee, fresh eggs, home baked biscotti, and a small bottle of homemade jam. And even better, there was a small garden with tomatoes, cucumbers, zucchini, green peppers and herbs available for our use, as well as some fruit trees. We cooked dinners in, and loved the availability of fresh produce.
The house and property was immaculate, as well cared for as I would care for my own home. The location was perfect, not only for its proximity to asissi, but for access to main roads for daytripping.
We like to independent travellers and don't need a lot of help figuring things out. Paulo was perfect in that regard. He visited the property most days, and once gave a suggestion about a beautiful drive the back way, over the mountain to get to Spello. He printed boarding passes as per our request, but mostly stayed discreetly out of the way allowing us to enjoy his beuatiful property.
Paulo and Luciana(forgive if I am not spelling your name correctly) you are wonderful hosts and your Villa Rosy is amazing. Thank you for a perfect week.
But I must confess,that as we sat on the patio enjoying the sunsets, looking over the olive grove,we liked to pretend that it was our estate. Thank you for sharing it with us.

We had such a wonderful week at Villa Rosy. It has long been my dream to return to assisi to see the historic art there. Staying at Villa Rosy was a perfect choice for us. It was close to town, yet situated in a lovely olive grove with spectacular views of the mountains, and a view of assisi in the distance. We were able to eat breakfast and some dinners at the villa rather than having to dine out all the time. And we were really lucky in that regard - two of the men love to cook!

We had a superb two weeks at Villa Rosy in the Magnolia apartment set in a beautiful olive grove with a lovely pool.
There were four in our party, 2 adults and 2 children (10 & 7 years) and Magnolia with it's single bedroom, and sofa bed in the very roomy lounge/kitchen area was perfect for us.
The owners, Snr Paolo and his daughter, Corinna were very welcoming and helpful and the wonderful the "arrival pack" of olive oil, wine, homemade apricot jam and cake, and vegetables from the garden, along with the pre-arranged grocery shop was a delight. The kitchen was well equipped and we had the majority of our meals at the villa.
The peacefulness and beauty of the olive grove and the gardens is wonderful, with stunning views all around. One evening Corinna and Paolo gave all the Villa Rosy guests a guided tour of the olive grove, a delicious tasting of the first press olive oil, with bruschetta and local wine. It was a really special evening and a great way to get to know your neighbours!
The villa is a great base for exploring, we particularly enjoyed visiting Gubbio (and it's festival on 14th august), the funicular is worth going on for it's amazing views; Perugia - a delightful city and not crowded at all in august, and very pleasant to wander around; Montefalco region - amazing views of the vineyards if you drive from Bavagna and Spello - a real little gem and one of our favourite places for a wander and a coffee.
Prior to leaving the UK we arranged with Corinna to have a wine tasting with a local sommelier at the villa with the other guests at Villa Rosy. An excellent evening was spent with Snr Fabio guiding us through 7 local wines - a very interesting and delightful way to spend a couple of hours!
At the end of our two weeks we could have happily booked a third as we had enjoyed it so much and didn't want to go home! Villa Rosy is glorious in the Umbrian sunshine, it truly is a little bit of paradise in Umbria!

An extremely nice house situated in an olive garden near assisi. The owner is very attentive and the house is clean and comfortable. The pool is perfect as well.
It is a perfect combination of a quiet place close to nice cities. Although assisi is the well known attraction we preferred Spello for dinner and a stroll bofpore or afterwards. -

My husband and I with 2 other couples rented the main area at Villa Rosy. We absolutely loved everything about the place -- there were 3 levels so each couple got a bedroom on a level, 3 entrances, unbelievable pool, and wonderful outdoor spaces. This was such a nice location so we could visit assisi and other hill towns. We even took the train to Florence one day. Loved every thing about the rental!

My five year old granddaughter asked from a hotel in Rome why we had to leave "our house." I think all members of the family felt the same way. We loved our excursions to beautiful towns, but the best part was coming "home" to the pool, the quiet, the gardens and the views. Sitting outside was simply magical.
The house and gardens were large enough for all of us to have privacy.Even enough for erratic sleep resulting from jet-lag. -

Never been disapointed by anything. The location is superb, close to assisi and Mount Subasio.
Very good service by family Tonti. Very nice swimming pool,good to relax.
Lovely towns in the neighbourhood.

When you are used to be living in or near a big city it's absolutely refreshing to end up in a totally different place like this! -

It is true what I had read online. The villa stay was even better than I had imagined it would be. Corinna, our hostess, was so helpful and spoke perfect English. She gave us advice on touring and added such a personal touch. The view and the accommodations are even lovelier than can be captured by the website photos, and the pool is wonderful. We found Villa Rosy to be the perfect location from which to explore assisi and surrounding hill towns. My friends even went to Florence for a day by train. We stayed with two other couples and all we can talk about now that we are home is when we are going back. The villa was large enough to give each couple ample privacy.

It is hard to overstate the charm of this villa. The pictures you see on-line are great, but when you actually get there and see the panorama and the huge villa itself, you will be thoroughly impressed. There were three couples staying at the villa with us, but there is plenty of room on the three floors for privacy, as well as beautiful spaces inside and out for group gatherings. Set in a beautiful olive grove with a gorgeous swimming pool and a view that stretches for miles, this place is as good as it gets. From the moment we arrived and were greeted by friendly and helpful Corrina, to the bittersweet moment when we left after our week had flown by, we felt like we were living in a dream. Even with the value of the us dollar, the price was reasonable; and with all of us sharing the expense, was less than the total for the budget hotels we rented when we over-nighted in Rome. Corrina offered very useful recommendations on local events and restaurants, and helped arrange a meal that Nonie and Tita prepared for us at the villa - which was one of the top five meals of my life.
I would recommend this splendid place to anyone - in fact I already have!

Stayed at Magnolia for one week in early June 2011. Terrific location amidst the olive groves on the lower slopes of Mt Subasio, with assisi in the near distance. Great apartment and pool, so relaxing. Excellent welcoming hospitality and service from the Tonti family throughout. Plenty to see in assisi, Spello and all places associated with St Francis and St Clare nearby.Stunning scenery and ambience.

I had the pleasure of staying in the Magnolia apartment (separate lodging within the villa) for nine weeks this past autumn while studying Italian in assisi. It was a wonderful adventure, made even more so by the kindness and generosity of the Tonti family. The property is marvelous and, being there during the fall harvest, I even helped to pick the olives that make up the best olive oil I have ever tasted...I consumed a lot of it while in Umbria! The apartment is spacious and inviting while the villla itself is glorious and perfect for a family reunion or a group of friends traveling together.

The owners' hospitality made our two week stay very special. They went out of their way to meet and exceed our every want/need.
The Villa became our home away from home, it has it ideal for a group of friends traveling together. The accommodations were were clean, comfortable and homey. Any amenity you want is there.
The cooking classes, the needlework tutorial, the visit to the handweaver were all icing on the cake and not to be missed!
Location is perfect to make many visits to assisi, Mount Sabasio and the surrounding hill towns.
We are convinced that the Villa and the hospitality of the owners were the primary reasons this was our best trip ever.
Would go back in a minute. We loved it.

A well appointed villa with lots of little extras to make our stay easier and more comfortable. Lovely home made cake and jam were put out for our arrival together with wine, a bottle of wine and some really fresh eggs. The setting was beautiful; in the olive groves and very quiet with a view of the mpontains and some of rhe towers in assisi.

The reception by our arrival was good. The location is very nice, clean and quiet with a beautifull view over the valley. The apartment is clean, great and good equipped: a microwave or oven is desirable four those who want self to cook. The linen and towels are changed twice a week.
A few umbrella's at teh swimming-pool is also desirable. -

Great house, spacious inside and plenty of places forthose who wanted shade outside. Pool vry goo with view perhaps a little obsured cmpared to the photo by the olive trees which have grown. but meadow under trees lovely. Good service by Corinna.
Only slight complalint is that that we felt cleaning should have been included in the price. -

A wonderful holiday in a fantastic place.
From "Villa Rosy" we could easily visit almost all of Umbria.
Gubbio, Spello, Perugia, Spoleto, Foligno, Terni, waterfall Marmore ..
Castelluccio di Norcia (Do not miss !!!) 2 minutes from the center of assisi.
In less than 2 hour drive we were able to also go to Rome!
Of note hospitality Tonti family and their passion with which they operate.
Avot we have the fortuitous reside in both the apartments:
The "Mimosa" large and beautiful apartment for a couple and the "Magniolia" absolutely fantastic spacious apartment for a large family beautifully furnished.
The location of the villa is in an absolutely quiet in the midst of an olive grove.
What else ... : Swimming pool, barbecue, washing machine, dishwasher, everything and more!
A stay to be repeated soon!.

wonderful villa in a splendid setting: a solid mountain in the back, historic places nearby, gorgeous food, great weather, a warm welcome, a spacious and nice villa, a beautiful swimming pool, a 9 ha olive yard around ... if heaven on earth exists it must look like this.

Villa Rosy was so beautiful, so spacious and well equipped, the welcome so warm and the landlords so delightful that I spent the entire week planning next year's return.
The only thing I slightly regretted is that Rivotorto was too far away for my teens to walk there easily - and anyway there didn't seem to be much going on there. However assisi was delightful and fascinating - and there are lots of other places to visit. -

We thoroughly enjoyed our stay at Villa Rosy, just outside assisi in July 2010. The house is situated on a hill overlooking the Umbrian countryside with views up Mt. Subasio and across to assisi. There are several al fresco dining areas around the villa, the pool was clean and large, bedrooms were big and simple, plenty of space for two families totaling eight. Very private, very nice and attentive owners, perfect for a week in the Umbrian countryside. Everything we needed was there! We highly recommend this to families. Lots of room for the kids to have their space and parents to have theirs! Ideal for those w/teenagers but could work with any age children. Or, even just couples. We will definitely visit again!

My fiance and I had our one year anniversary in Italy and we traveled to a couple major cities. In the middle of our stay we stayed in assisi in the Villa Rosy. This place is straight out of a movie, lush greens, olive trees, rose gardens, with spectacular views. We absolutely fell in love with Villa Rosy. We went to the market in the morning and ate outside in the garden. We used the huge kitchen to make a couple delicious meal from the local market with fresh produce. The Villa Rosy was especially clean and had this castle like feel. My fiance and I loved how we had so much privacy and room. This place is perfect for a vacation with a loved one or with a lot of family. I will definitely be staying at Villa Rosy again. This was the most memorable trip of my life. It was so nice to have Paulo greet us upon arrival. Thanks Villa Rosy for making my trip so beautiful.

We recently returned from a 2 week stay at the Villa Rosy near assisi, Italy. This beautiful area of Italy was enhanced by our wonderful stay at the Villa Rosy. Corinna, Luciana and Paolo were great hosts and the farmhouse and grounds at the Villa Rosy provided the perfect place for us to stay and visit the hilltowns of Umbria or relax in a peaceful environment in an amazing setting. Our group of 8 could not have been happier or more comfortable at the Villa. We would highly recommended the Villa Rosy to anyone looking to enjoy the beauty and the people of Umbria with friends or family.

Villa Rosy is fantastic!
My husband and I have just returned from our fourth visit. This past one coincided with 'wine cellar' weekend - when the local wineries open their cellars for tasting. There was delicious food to accompany the wine and music, dancing and great fun. The best part of Villa Rosy is the location. We were just minutes from the fantastic wineries. The owners of the villa go way beyond the expected to help their guests - from arranging tours, to hosting barbecues, to making knowledgeable suggestions. The villa gives one the option of relaxing in the olive grove, hiking the national park, or touring the sites - many of which are unknown to americans.
I am counting the days until my next visit! -

This was our 2nd time back at Villa Rosy! It feels so peaceful and calm when we arrive, all of our stresses just melt away. It's truly a magical place with great views from every angle. From it's perfect location to the superb service, and the unbelievable grounds, we could not have asked for any better place to stay in Umbria. It's not tourist congested, so we really got to experience Umbria the way the Italians enjoy it :) We can not wait to get back there and stay at Villa Rosy!!!

We had a really greate time last year in Assisi.!
First of all the environment is absolutely gorgeous. Lovely places within 50 kms of reach. The farmhouse is beautifully placed, with large garden with a lovely view over Assisi, which is idyllic.
We are 2 adults + 2 children (15&18) and we stayed in the Magnolia room. This room is perfect for four persons with a separate bedroom. No complaints also about the service. We received a welcome packet at our arrival en we can also recommend the olive oil, produced by the owners themselves.
The house has a private swimming pool, wich is daily cleaned, perfect to relax.
It's a very nice place, quiet and relaxing, a great holiday for us and we will surely return this summer!
