CANCELLATION POLICY – You can cancel outside of 30 days prior to your arrival date and receive a FULL 100% refund of your reservation deposit. If you cancel inside 30 days, you will be refunded 75% of your reservation amount. Once we have charged your full balance on the second monday prior to your arrival you are responsible for the full amount should you cancel, unless we can rebook. If you’re booking during SXSW, ACL, or F-1 the balance will be paid in full 90 days prior to arrival. If you cancel within 90 days, you are responsible for the entire amount unless we can rebook.
***If you cancel your booking more than 60 days after you made your reservation, we will refund your entire amount minus the credit card fees, which are forfeited after 60 days.

Everything you could need is provided. There's information about the area in an accessible binder on the coffee table, WiFi for your own research, comfortable and plentiful seating, a stocked kitchen (not with food, though), and renters that are available to you should anything arise. I had to ring them up a couple of times: Cynthia and Peach were very reliable, understanding, and flexible. This kitchen is all set for use; even has some spices, coffee, and tea handy. I stayed with another adult, utilizing both bedrooms and we both found it very cozy. However, I can definitely see a family enjoying the set-up too. I say this because there is a bathroom with a separate, well-lit vanity area. This allows one member to shower while the rest get ready. This was my first stay but I would stay here again. And I definitely would recommend it to others! I already have, actually!
Oh! Yes, you will need a car to better enjoy the area. But so much is nearby that you could get away with a bike, if you and your fellow guests are cyclists. Very nice location and the rental comes with parking space. So, you're all set!
Local amenities include great restaurants, gardens, and easy access to popular austin streets. Enjoy. -

We absolutely loved the Treehouse! My husband, todder and I stayed for a long weekend. We chose this place based on the location, pictures we saw online and ease of working with the owners. The location is perfect- close to Zilker Park and a short drive to downtown and South Congress, where we like to spend time shopping and dining. The patio was awesome- great view and very peaceful. What I appreciated most was the professionalism and excellent customer service provided by the owners. They answered our initial inquiry immediately and worked with us to let us check in early. They provided a pack n' play and high chair for our little one so we did not have to haul ours. Kitchen was stocked with everything we needed. There were Dvds and board games, which was nice. Love the Zilker Vacation website with videos of each of their properties. I would definitely stay at the Treehouse again, or at another Zilker Vacations owned property!

I rented the treehouse for my family to use as a base during my wedding. The house was very comfortable, fabulous location and a great way to experience local austin life. Would definitely recommend this to anyone needing a place in austin

We stayed at the tree house last week and loved it. It's in a perfect location. The beds are super comfortable and easy to sleep all day in after late night concerting! I normally can't sleep in very long on vacation but the mattress was crazy comfortable even after sleeping 9 hours+. Much of the stuff you don't get at other vacation rentals was included like coffee beans and filters, laundry detergent, shampoo and soap, dvds, pool towels, some condiments in the fridge (i even scored a welcome ice cream sandwich that was left in the freezer- jackpot) We were thrilled to be less than a five minute walk to the back entrance of barton springs pool, 1 mile to austin java (great food and coffee) and less than 2 miles to whole foods and anthrolpologie. we loved it and will return asap

Cynthia was very helpful upon check in and gace us a detailed book regarding austin as well as a map of the city. The condo was clean; the patio was great for outdoor living; the location was close to Lady Bird lake and the walking trails. Several restaurants were close by, some within walking distance. The condo was well supplied with extras such as coffee, tea and condiments. Our only concern was the mattress which was too soft for our taste.

My husband and I just spent the better part of the week in the Treehouse visiting our daughter, and we couldn't have been more happier with our choice. The condo is in the ultra convenient Zilker neighborhood and walking distance to Barton Springs and austin's great hike/bike Town lake trail system. In addition, the condo is extremely close in to town and all of austin's downtown attractions. The condo itself is plenty roomy with comfortable beds and furnishings. It was handy having on-site laundry. Of course, the highlight of this condo (aside from location, location, location) is the covered patio and the glass wall. It really does feel like you are living in a tree house.
The owners are very easy to work with and accommodating.
We are already looking forward to our next visit! -

My husband and I rent condos all over the us and abroad. This is by far the nicest place we have ever stayed and also the most accommodating owners we have ever had. We had grand kids coming to stay/spending the night, Cynthia supplied us with bed rails, high chair, and booster seat. They also supply fresh coffee beans, and everything else needed for a wonderful stay. Also, they supplied beach towels for our trips to the area pools. There is a convenient laundry room with supplies for all to use. We will definitely be staying with Zilker Vacation Rentals again. The location was absolutely perfect. We walked to Zilker Park and it was convenient to the bike/walk trails. Also, it is so convenient to all the area attractions and restaurants.

We stayed at the treehouse for nights on 7/28/ to 7/30 and we delighted with the neighborhood, adorable accomodations, proximity to everything, and the amount of detail given in the accomodations to ensure guests had the best stay possible...and we did. We normally stay at Barton Creek or the Driskoll and had a wonderful stay while helping our son move at UT and saved 100's of dollars. Zilker park is just a short hike away and everything is close without the hassle of heavy traffic. We will be back

I strongly recommend that anyone visiting the austin area consider staying in one of the Zilker Vacations properties. We chose the "Treehouse" condo and it was a perfect experience for us. The location was central to all the activities for my daughter's wedding including Barton Springs Pool, the Broken Spoke dancehall and many fine restaurants. The condo was beautiful and very well appointed with two great bedrooms. The full kitchen was perfect and let me create the five tiered cake for the wedding! I will certainly return to the "Treehouse" when in austin again.

My colleague and I were in austin for a week and needing to get out of company housing -- I'm glad I found The Treehouse! Despite the building being a fiveplex (or whatever you'd call that) the Treehouse felt private and cozy. The master bedroom is very large and gets great afternoon light. The second bedroom is a bit tight, but comfortable nonetheless. The kitchen is stocked pretty well if you plan to cook. The only hiccup we had with our stay was when the wireless internet got spotty, but Cynthia was quick to get in touch and resolve the issue.
We loved the Treehouse, canoeing the creek just blocks away, biking austin and relaxing in that strange round chair in the living room. This is a terrific pad. -

We were in austin for 2 days for a concert with another married couple. They wanted to stay at a hotel, but I told them we should research Vrbo.com for a rental instead. After much research, we chose The Treehouse based on its location, price and reviews. We are so glad we chose it! I don't think we will ever stay in a hotel again! It was like a home away from home! And, the location was fabulous! We will definitely rent with them again for any future austin trips!

The condo was clean, convenient and had everything we needed from fluffy towels to wifi, comfortable beds and a deck that felt private. We were provided with all the amenities of a good hotel plus the convenience of a fully supplied kitchen which made it easy to cook meals after a visit to the grocery store. The owners also provide games and guides to the area.
This is a great location. You can walk to Zilker Park and enjoy its offerings or with a rental car drive easily to South Congress and South Lamar or north to Downtown and the UT campus. I would not recommend it if you were dependent on public transportation although it is on a bus route.

Three of us spent a week at the Treehouse for our first Sxsw experience. The Treehouse is spacious and comfortable and was a quiet, relaxing retreat from the madness of downtown during the festival. We didn't have a car and managed by walking or catching the bus that stops right outside the house. We had an amazing time, great food, great music, great people. Really hope I get to visit again!

This is a great place to stay, particularly if you want to be able to do outside activities without traveling very far. Zilker Park can be walked to as well as Barton Springs. The house was great; just as described and the owners were very friendly and helpful. Would recommend this to anyone!

We spent a week in September in the Treehouse. The house had everything you needed and more. It is in an ideal location: close to the Zilker Park area and not too far away from the center, bus distance or longish walk distance. The owners are very competent and nice people.

We were excited to have a cool (literally) on a very hot summer week within walking distance to Zilker Park. The kitchen was well stocked. The furniture comfy and the owners just a phone call away. We had a hard time figuring out the TV so they came right over and helped with that. Cynthia & Peach also had great recommendations for things to do and see. They also reserved a place to sit to watch a play in the park!! They really went out of their way to make us feel at home. They even mailed back our t-shirts that we forgot on the porch!! We will definitely be back!!

We were very pleased to find the condo in the quiet, established neighborhood of condo properties right above Zilker Park, our destination. This unit was the perfect alternative to hotel rooms a good distance away at the same price. In a hotel we wouldn't have had the wonderful view, extra space and thoroughly stocked amenities in the kitchen and bathroom that Jay provides for renters. Very nice quality bed linens; ample closet and drawer storage, comfortable furniture; large deck; clear instructions for use of TV/tech equipment.
If you enjoy walking for exercise, you can go downhill on Robert E. Lee (or drive to their parking lot) to see the lovely Umlauf sculpture garden (open certain days) at the intersection of Barton Springs and REL. Go West-left/or cross the road on Barton Springs to immediately enter the Zilker park property... or ... go East-right to walk to several restaurants (i.e. Austin Java great coffee and Green Mesquite BBQ). A few minutes drive East on Barton Springs are performing arts venues or a few minutes more takes you to 6th Street. Barton Springs east to Lamar or South Congress ave. takes you to countless hot, new restaurants and bars. Very convenient! -
