New modern apartment studio in north university area, central Austin. Located just north of The University of Texas, this modern studio showcases how green building can coexist with an historic landmark, the Fruth House. Designed as a photography gallery, creative use of space achieves a spacious feeling. Completed in March 2012, it incorporates “green building” concepts: LED lights, solar panels, efficient heating/AC, and tankless water heater. Centrally-located, guests can catch the UT shuttle (75 yards), or walk to UT (1 mile), Central Market, and nearby restaurants along the “Drag” (Guadalupe) and in Hyde Park; we are near several hospitals (Austin Heart, Seton, St. David’s, University Medical/Brackenridge, and Dell Children’s) and the Capitol. UT scholars, visitors, sports fans, athletes (especially rowers!) and live music aficionados. Street parking by Residential Parking Permit (supplied). Our dogs, Lola the Border Collie, and Tyler the Dalmatian, will from time to time be in a fenced side yard adjacent to our home and near the apartment. They, as all animals and pets, are not allowed in the apartment.

A quote will be provided based on the following ((rental rate x nights) + (cleaning fee)) + 15% tax * (rent + cleaning) + Security deposit.
The security deposit is $300 for a week or less, $500 for more than a week. This security deposit is fully refundable within 10 days if the unit is returned in the same condition as on the initial day of the rental.
When the quote is accepted, please email me your full name, and other guest as appropriate, home address and phone number. I will then forward the Rental Agreement to you to be signed, which you may bring with you on check-in. Once payment is made we'll confirm your approximate arrival time and any directions as necessary to give you access to the property.

Beautiful place in a great part of town. Photos are very accurate. Brand new build garage apartment has everything you could need and in a great location to UT and downtown. Owner is very easy to deal with and very helpful. Great place for a couple to spend a weekend or more. Love the wood floors and light filled space. Felt like we were spending the weekend in an artist's studio or a tree house. My wife is already referring to this place as "our austin apartment."

Porter and I had a delightful stay in austin at Rice's place. It was as beautiful as the pictures, tastefully decorated and centrally located. Everything we needed was provided and Pam and Rice were perfect hosts and such nice folks. We would highly recommend this place and we will definitely stay there again.
