We had a wonderful time. This property is beautifully restored, with one part of the floor over 1000 years old. Everything works well, and the owners are top-notch hosts, making sure that everything is satisfactory for their guests. Couldn't ask for a better experience!
The building itself is comfortable and has numerous sitting areas with various views outside. The views are magnificent, combining vineyards and olive groves with long-distance looks across the valleys to mountains - or at least quite formidable hills! Idyllic place to relax and enjoy, particularly with a glass of Chianti made from those grapevines.
It's very much Tuscan countryside, with tiny villages hidden away in little valleys, and some towns perched on top of nearby mountains. Civitella is a good example of a town not far away and it's a must see, although not covered in any tourist literature we saw. Well worth the short trip, even with its rather hairy drive up the switchbacks and into the town. -

One word Wonderful. Our hosts were helpful in orienting us to the property, making reservations for us at nearby restaurants, and then staying out of our way so we could enjoy our stay. It was great to be able to enjoy the local wine and olive oil, and we found an excellent market nearby with locally produced meats and cheeses that made eating in a pleasure.
The villa was casual with the right touch of sophistication, making it a very comfortable and cozy place to stay. It was an easy place to share with a large group--easy to gather as a group but also find private spaces. Though we had no children in our party, it would be a great place for groups with kids of different ages, because they could find their own spaces to claim as their own. The building was nicely appointed, and offered plenty of pleasant surprises, including the two full-bath cabanas located off of the covered patio near the pool.
The beauty and quiet of the area, combined with the wonderful location, made this a great place to stay. The train in nearby Bucine took us both to Florence and Arezzo for sightseeing during our stay, and the location was convenient, with a car, to so many places for sight-seeing. -

This villa surpassed our expectations and then some. The location was just great, in an area with grape vines and olive trees. The property was in a location where no other homes could be seen except across the vally. The owner, Roberto, and his wife greeted us with open arms and helped to get us settled in. The villa itself had large bedrooms, each with it's own bath. The kitchen and the great room were also large with a huge fireplace. We just can't say enough about this property. It has everything: a nice size pool, a great location, and a beautful setting.
The locaton and the property itself. All our dinners but one were eaten at local restaurants in the area. We ate where the locals ate and had fantastic meals and wine. Most of them were within 20-minutes of the villa. The one night we did eat in we had a cooking class held by Matisse--a good chef from whom we learned. We highly recomended this villa and the services of Matisse.
Our day trips from the villa took us to many wonderful towns and villages; we found that the people in this area could not help us enough and were very warm. -

Badia Agnano, had small market and gas station. You need a car--it's 30-minutes to a larger grocery and more amenities. -

Absolutely loved this place. The setting was wonderful. The owners were delightful and gave us a very warm welcome, and were readily available to assist us. It was a huge place, with everything you need for comfort. Free wi fi was available and the signal was usually good upstairs. There were 3 rooms with 3 King beds, a room with twin beds, and 2 sofa beds, both away from the lounge room. Overall, there were 7 bathrooms, and a huge swimming pool. It was just fantastic!
The setting. It was well-appointed, and basic supplies could be obtained in Badio Agnano. Although a little tucked away, it was a good base for exploring Tuscany. The friendly owners were really helpful to us.
Stunning scenery. The position is good for visiting Cortona, Sienna, Assisi, Florence, etc. -

Podere della Fraternita exceeded every expectation we had. It has everything: olive groves, vineyards, mountains, valleys, lovely house, thoughtfully and tastefully furnished. Thank you and your excellent staff for making this all possible. Just as I could not have asked for a better rental, I could not ask for nicer service from you all.
We have nothing but praise for Podere della Fraternita, an enchanting villa. We loved the old stones (many from the original buildings, we were told) used in the walls. A sparkling clean pool, cleaned weekly, with comfy lounge chairs and a cabana for shaded reading. We loved having three terraces to choose from. My favorite--off the kitchen and main room--overlooked one of the olive groves and vineyards. A lovely place for breakfast, for another cup of coffee, a glass of wine and some cheese before dinner, or just a quiet moment. The terraces above the pool (one roofed, the other open) made every evening meal a delight. Four nice bedrooms--each with its own bathroom--with comfortable beds and soft and luxurious linens. (Fresh linens were delivered at the end of the first week.) Plus three more bathrooms on the main level! As there were eight in our family, that meant absolutely no bathroom contests, ever! The two full bathrooms outdoors on the terrace above the pool were extremely convenient. The washing machine was a real plus. As every day was hot and dry, our clothes dried quickly on the terrace. We had no problems with internet access; phone access was a bit erratic but not a problem for us. This was an ideal spot for our family: Five adults, ages 28 - 70, and three children, ages 18, 16, and 10. We could be together or enjoy a quiet place alone. Rave reviews from everyone.
The kitchen itself was a delight, though I sometimes wished for my own knives, etc. But it was thoughtfully supplied and once you remind yourself that you're not at home, all was well. I appreciated the large number of glasses, cups, and dishes. Plenty for everyone.
Our hosts were charming, welcoming, accessible, and completely non-intrusive. They showed us how everything worked, helped us understand the best ways to go to Rome and Florence by train from nearby towns (so fast, so clean, so much fun, and no parking worries!). Told us about the monthly antique fair in Arezzo, so we spent our first Sunday there, recovering and enjoying ourselves while waiting for the rest of the family to arrive.
We did not find the village of Badia Agnano terribly charming, but that was of little consequence. Arezzo and Budine (both great for stocking up on groceries) were close and enjoyable. (The COOP in Budine sold an English-language self-published guidebook that was helpful and educational. I recommend it) -

The most incredible place we stayed while in Italy for 3 weeks! The owners are as incredible as the villa! Nestled between olive orchards and vineyards with mountain views and no houses in sight. 8 of us stayed here for a week and took day trips to surrounding towns. We even had a chef from Florence come and prepare a meal one night. We all fell in love with this villa!! The sign at the road has a different name. Be sure to ask for accurate signage.

We were extremely pleased with the villa. I must admit that we were a little apprehensive about renting for a month but the villa met all of our expectations.
The villa was clean, the bedrooms all had ensuite batrooms and the design of the outdoor facilities was great for entertaining. The pool was always clean and very popular with our kids and grandkids.
The location was excellent. It is close to a small village where you could get some supplies but was only a ten-minute drive from Bucine where there is a Coop. Many dining options within a ten-minute drive. -

Very positive. The villa was what we hoped it would be, not only meeting our needs but a place to really enjoy. The owners were very responsive to requests and questions we had. The owner speaks really good English which was very helpful.
Very spacious, roomy, and just a really nice property. We had 8 people and it never felt crowded. The property was in the middle of an olive and wine vineyard. Had a great porch and terrific pool area.
Again, being in the middle of a working olive and wine vineyard. -

Excellent location from which to enjoy the beauty and ambiance of Tuscany. Close enough to all the major sites, nestled in a peaceful, unhurried Tuscan village and surronded by unknown gems that surprise and delight. Nearby towns provide a convenient and "fun" shopping experience (Lack of Italian language skills is no problem as pointing, gesticulating, and smiling prove adequate to any communication challenge.) The property itself is clean, with essential modern conveniences yet clearly Tuscan with its beginnings going back a thousand years. Roberto and his family are responsive to your needs, very friendly and completely transparent.
Location, ambiance, convenience and the owners.
It is peaceful and incredibly beautiful. -

This villa deserves a 5 star rating...it couldn't have been any better. We enjoyed being there so much, we hesitated to go out and explore the area. The villa lacked nothing and we had a wonderful experience. Will come here again!
The villa provided space for everyone. Rooms are big, bathrooms are modern, outdoor patios and scenery were delicious.
Beautiful Tuscany! Everywhere we looked, the scenery was breathtaking...area around the villa was quiet and restful. The villa is in a perfect location for day trips to Siena, Arezzo, and the hill towns. -

The location. You could drive to most major towns. The view was beautiful and the kids just loved the swimming pool. You could even drink the wine made on the property.

My husband and I travelled with our 2 and 4 year old, my mother, and aunt, and the house was fabulously suited for all. Loved the privacy of the individual rooms and the charming, large public spaces.
Kids loved the pool. We loved the patio for eating and the beautiful and peaceful view.
The kitchen. We love to cook and went to many local markets and stores to buy fresh produce, meats and pastas. However, the kitchen lacked a few things. The owner also came in a few times while we were on day trips to check on things. He closed windows on the 2nd floor.
The location was absolutely perfect! We did many day trips and never spent more than 1-2 hours getting to so many wonderful places. -

We really enjoyed the villa. It suited our holiday plans and there was plenty of room for the eight of us. The grounds, the pool, and the view were outstanding! The dinner and decorations prepared for us by the owners for our 25th anniversary were amazing!
The rustic Tusca atmosphere and the fact that each bedroom had its own bathroom was great.
Perhaps the occasional centipede. Would like to have had a clothes dryer to go with the washer because we had some rain and it was hard sometimes to get our clothes and towels dried.

We spent many hours in advance of our rental reviewing many listings attempting to find the absolute perfect villa and I am overjoyed to say that in this particular case the reality now only lived up to the billing but well surpassed it! Podere della Fraternita was a dream come true.
Located atop a hill with wondrous views and completely secluded, the villa was a great place to "get away from it all" and relax. The interior rooms were very nice, but we especially enjoyed the many outdoors areas overlooking the pool, surrounding hills, and the vineyards and olive groves. The villa was stocked with the owner's own locally produced wine and olive oil which we enjoyed drinking and cooking with ... it was truly a once in a lifetime experience!
Finding the villa from the Autostrada was a bit challenging the first day, but well worth the effort!
Our villa was very centrally located for many excellent day trips. Florence, Siena, Arezzo, and Monte San Savino all wonderful cities to explore were all very nearby and Assisi was only about an hour and a half away by car. The owner suggested a very good local restaurants for the nights we ate out and there were many local vineyards to explore for wine tastings. -

The view was amazing and the outdoor areas were spacious and beautiful.
It was a good distance from most places we visited.

We had a wonderful experience. The owners couldn't have been more accommodating.
The house was lovely and the view magnificent. It was centrally located, so all of our little trips were easy.
The phone service was almost nonexistent and there was no Internet service.
The town of Arezzo was easily accessible and very interesting. The little towns of San Pancrazio and Civitella had wonderful vistas and restaurants,as well as sad histories from WWII. -

We had a wonderful time and the villa was amazing. Very clean and well maintained. I would highly recommend it.
The owners were as lovely as the villa. The view could not have been better.
The only problems were small: the American coffee maker did not work, and because of the damp spring weather, a change of towels mid week would have been nice. -

It was a very enjoyable week. The house was very clean and the owners were helpful without being intrusive.
It was nice that each bedroom had an en suite bathroom. The large dining table was very nice, as were the sitting areas outside. There were plenty of places for our entire group to gather comfortably.
Access to one bathroom was via a step-down entry. The people using it had to be careful.
It was picturesque and colorful. -

It was a fantastic week for 6 adults and 3 young children. The property was the highlight.
Hard to specify one thing but it can be wrapped up in this ... spectacular view, pool, bedrooms with king size beds and private baths, private, and reasonable access to all of Tuscany. And helpful owner.
We were there in cool weather so no problems with bugs since there were no screens. Its very private and rural but those were pluses for us.
It is Tuscany at its best. Spectacular views and access to several beautiful small Tuscan towns. Property even has small vineyard and olive grove. -

Wonderful, very relaxing and comfortable. We travelled with 2 young children ages 3 and 1 and the accommodations worked well for them too.
The location was ideal, the views were spectacular, and the owners were fantastic! They treated us like family - our only regret is not spending enough time with them.
Because it's a working farm, there are insects and bugs in the area. Not a reflection on the villa itself, it's just the environment. No bathtubs, only showers, but the kids learned to enjoy them!
Everything. Very easy to get to anywhere in central Tuscany from this location. -

The house was perfect in every way...even the pool was kept very clean by the owner's son...great location for day trips and wonderful restaurants nearby! All in all a 10 without a doubt!
The views from the terrace were amazing. The owner/manager and his wife were really wonderful and very helpful.
The little village of Badia Agnano is charming and everyone in the little shops was most helpful as we speak no Italian. -

Our experience at this property has been very positive. The owners were very welcoming. They made dinner for us the second night, brought us wine from the vineyard, champagne and cookies and chocolates for my daughter for Easter.
The vineyard and olive trees were beautiful. It was nice waking up to birds singing. This is a beautiful property. When anything was not right, Roberto was right there to fix the problem.
We told the owners to live in the house for about a week, because it will help them better place the furniture, mirrors, etc. The 2 weeks we were there, it was cold and rainy, so the house was cold, even when we turned on the heat. Heating cost was expensive -- for 2 weeks it was 144 Euro which equals $214 for gas. Also, there was no land line phone. The cellphone did not work in the house well so we had to go outside to get reception.
Yes, it was located close to Siena, Florence and many wonderful towns within driving distance.
