Plus, there’s nothing better then getting a deal.  Renting these luscious living spaces usually comes at a cheaper price and a better value than a hotel.  If you’re craving a pacific coast sun stay in San Francisco for less than $200 a night, chances are you’ll have a much easier time meeting your price point in a vacation rental than at a hotel. To illustrate a comparable east coast example, consider that while a 4 star NYC hotel room for 4 people will run you around $250 per night, you could easily rent an apartment instead and stay for $100 less per night.

5 Hassle Proof Methods To Ensure Smooth Guest Check-In

Whether a busy rental management agency or an individual property owner, we all want the same thing at the start of a rental – a smooth transition with happy guests checking in to their property without any hassle.  Good preparation is the key to a problem-free check in and these 5 hassle proof methods go a long way to ensure the only feedback is a positive review at the end of the rental.

Access –  Some  of the most common problems occur at the entry to the property. It could be a battery failure on a keyless entry system; an incorrectly input code  for a lockbox, or a misunderstanding about the location of a hidden key.  Whatever the issue, having a problem with access is the last thing a rental guest wants to deal with after a long journey with several fractious kids in the back of the car.  Prepare for a potential problem by hiding a spare key somewhere on the property so you can supply the location information if required.

Cleanliness – It goes without saying that properties should be spotlessly clean when guests check in but lack of attention to detail can cause issues. Using a changeover checklist that a caretaker or property manager follows will ensure a pristinely presented property and no opportunity for complaint.

No surprises -  When photos on a listing are the only reference a guest has to show them what to expect, any changes that are made without letting them know can have an impact. For example, changes in bed configuration; replacement of a VCR with a DVD player;  or the absence of an amenity that was advertised.  This is a great reason to keep listings updated!

Guest guide – Guests often have questions they forgot to ask during the booking process and you can guarantee they will want them answered the moment they check in. ‘Can I use the wood stove?’; ‘Where is the nearest grocery story?’; ‘What type of fish are in the river and what bait do I need?’ are just some examples.  Your Guest Manual is the place to provide all the information they could possibly need and should be as comprehensive as you can make it. Along with tourist information and a good supply of maps, they can settle down with these after checking in, and have all their possible questions answered.

Everything in working order – Having a quick check of all appliances, bedside lamps, barbecues, and anything electrical or mechanical, before your guests arrive will promote a smooth check-in. Keep the manuals handy to avoid the call at midnight asking how the microwave works because they want to make popcorn!

And my number 1 tip for a great check –in…

Leave a gift basket for your guests with some baked goods and preserves from the local farmers market, along with a welcome card and a vase of fresh flowers. Make sure there are some lights on and classical music softly playing on the stereo.  Who would not be delighted with that gesture?

Top 10 Movies That Make Us Want to Book a Vacation Rental

Here at FlipKey, we’ve compiled a list that combines two of our favorite artifacts of summer: blockbuster movies and a prime vacation rental season.  Here are our top 10 movies that will inspire any audience to consider a vacation rental for their next getaway…

Dirty Dancing: This classic ’80s tale about coming of age is quite possibly one of the most memorable chick flicks of all time.  Set in a Catskills cabin rental resort, this film is highly memorable, not only for Patrick Swayze’s performance and his “fresh” moves, but mostly for the “magic” that happens at the family’s rental cabin!

Spanglish:  In this Adam Sandler drama, we see how one family’s summer at a beach vacation rental can turn into a life changing experience.  When their maid is asked to come along and family drama ensues even at their Malibu summer beach house, they are forced to re-evaluate their ways and better appreciate the beauty of the little things in life… including the idyllic vacation rental they were sharing together.

What About Bob: The eccentic Bob (Bill Murray) can’t stand the thought of his psychiatrist (Richard Dreyfuss) heading to a New Hampshire vacation rental without him, so he does what every sane person would do…follow him!  This oddly hilarious flick will leave you yearning for your own Bob, and your own vacation getaway.

The Notebook:  In this ultimate heart-breaking, tear-jerking, chick flick, the main character, Allie, (Rachel McAdams) falls head over heels for a local construction worker, Noah (Ryan Gosling) while spending the summer at a vacation home in South Carolina.  Sigh…summer love.

American Pie 2: The Michigan lake house rental in this flick provides the backdrop for the raunchy hilarity these kids experience during their last summer of ‘freedom’ before going out into the working world.  Even Stifler’s Mom makes an appearance at their summer rental…

Somethings Gotta Give
: This film is the timeless love story of boy loves girl, boy meets girl’s mom, boy loves girl’s mom.  Ok, so it’s a little twisted but we love Diane Keaton in this film and her stunning Hampton’s vacation home as the perfect setting for this quirky tale to unfold.

The Holiday:  Fed up with their lives, two strangers decide to swap homes to ‘get away.’ Cameron Diaz ends up trading her posh LA mansion for the lovely and quaint English country cottage owned by Kate Winslet’s character.  In the end, both Winslet and Diaz end up with some peace of mind and some unexpected love (hello Jude Law!) Thank you, holiday home!

Weekend at Bernies: Ok, ok, we know it’s about a dead guy and his employees that use him to gain access to his beach property, but this cult classic is a fave at FlipKey, we just can’t help it.  Plus the Hampton’s beach resort is so enticing; it makes up for the dead guy.

Summer Rental: This comedy starring the legendary John Candy is your classic summer vacation movie.  Candy plays an overworked Dad who rents a Florida vacation rental for the summer. When he meets both friends and foes, hilarity ensues…

Dan in Real Life: This atypical romantic comedy has Steve Carrell delivering his sharp wit in a down-to-earth yet offbeat role.  We especially love the hectic family reunion scenes in their Rhode Island vacation rental.

Off the Beaten Path: Bavarian Bliss

“Off the Beaten Path” is a FlipKey blog post series highlighting vacation rentals in enchanting yet lesser-known travel destinations throughout the world.  Today, we are kicking off our monthly series with vacation rentals located in the heart of the Bavarian National Forest in Germany.

For an accurate and in-depth account, we spoke directly with one of our very own vacation rental owners whose properties provide welcoming accommodations in the Bavarian Forest.  Margaret Leach, a Brit by blood speaks German fluently and enjoys renting her Bavarian homes to vacationers and travelers alike…

1) What makes the Bavarian Forest a unique and appealing destination?

Location: Bavaria is located right in the centre of Europe, directly on the border of the Czech Republic. Prague and Munich are each about 2 hours from here – and even Austria can be reached for a day trip. All these things add up to a huge amount of history to be discovered.

Pure, unspoiled natural surroundings: The Bavarian Forest National Park is part of the largest range of forested mountains in Central Europe and starts literally a few yards from our house. Our air is certifiably clean as well as our tap water, which comes from local springs– no need for bottled mineral water here.

Bavarian Vacation Rentals 2) When is the best time to come?

I guess that would depend on what you are looking to get out of your experience. The quietest times are probably November, March and April, but the peace and quiet is attractive in itself. If you are looking to play in the snow, December through February is a great time to visit. May through September is the time to come if you are looking to catch some sun outdoors.

3) What are the biggest attractions in the area?

The proximity to the border of the Czech Republic is a main attraction. You have access to not only a wealth of history but many pretty towns and villages that you normally wouldn’t get to see staying anywhere else. The Bavarian National Park is also a main focal point of the area, which comes at no surprise considering its overwhelming beauty. We are also close to two UNESCO World Heritage Sites: Regensburg and Cesky Krumlov, offering glimpses of medieval towns that have been preserved through the centuries.

4) What are your favorite aspects of the area?

A combination of three things: The peace and tranquility of a beautiful rural location, the friendliness of the people and the proximity to so many fascinating places to visit – there is nothing quite like popping up to Prague for a day’s shopping!

5) What are some fun activities for a visiting guest?

Bavarian Vacation Rentals There is a wide range of activities for guests of all ages. There are medieval and traditional festivals in the summer with markets, music and food. The outdoor activities are endless: summer tobogganing, hiking and cross-country skiing are just a few. There are romantic boat rides down the Danube River in dusk or gondola rides up the Arber Mountain in the morning.

6) What are the benefits of staying in your vacation rentals in Bavaria?

We aim to offer a very high standard of accommodation, with an emphasis on maximum comfort. Our kitchens are well equipped, our seating is comfortable, our bedding is clean and our décor is pleasant. We provide a sauna, Internet access and a lounge with coffee machines and home made cakes. We are more than willing to aid our non-German speaking guests on where to go, how to get there and even offer guided tours of the village. Finally, we try to minimize the impact of our apartments on the environment with maximum recycling, minimum fossil fuel usage, organic food and drink and non-chemical cleaning materials.

Obama’s Martha’s Vineyard Vacation Rental: a Perfect Presidential Paradise

The Obama’s are expected to spend part of August warming their feet in the sands of Martha’s Vineyard, thus adding their name to the legacy of Commander-in-Chief’s who’ve basked in the peaceful refuge of the Vineyard’s shores.

Currently, the Obama’s don’t have any vacation properties to call their own.  Rather, the First Family is speculated to go the rental route once again, opting to rent a home in the Vineyard’s Oak Bluffs. The presidential family frequently enjoys the perks of renting a vacation home; changing locations each time they want to kick their feet up.  While they are choosing to return to the Vineyard this summer, for their winter vacation, they rented a home on Oahu Island in Hawaii, where President Obama grew up.

The Obama’s aren’t the first presidential family to discover the joys of Martha’s Vineyard vacation rentals. President Clinton and his family retreated to the beautiful island 6 times during his 8 years in office.  Each time the family indulged in the luxury of renting a vacation home on the island without worrying about maintaining their privacy. The Vineyard is one of the few places where the locals recognize the importance of relaxation and give the famous their space.  This is particularly appealing to President Obama who claims the best part of vacation is being able to “wander around in shorts and not have to shave in the morning and no one talks about it.  (Doyle).”

Martha’s Vineyard is not only a great destination for privacy, it offers plenty of activities for the kiddos as well.  Sasha (8) and Malia (11) can take a ride on the  Vineyard’s Flying Horses Carousel, a 125 year old hand painted carousel, while the Mr. and Mrs. can stop in to Mocha Mott’s for a taste of the homemade coffee blend, “Mochabama.” And of course the whole family (including Bo, the dog!) can enjoy a walk along the Aquinnah cliffs and experience the breathtaking sunset.

Top 10 Hottest June Vacation Rentals

Here at FlipKey, we compiled a list of the top 10 vacation rental destinations in the month of June…enjoy!

#1: Texas Gulf Coast Vacation Rentals

SCUBA dive the “Graveyard of the Atlantic,” a notorious disaster area for ships, and be amazed at what you can find resting so peacefully beneath the surface. But we won’t blame you if you decide to simply kick your feet up on the porch, take a deep breath and watch the sunrise over the vast Atlantic.

#3: Myrtle Beach, South Carolina Vacation Rentals

Myrtle Beach is home to an abundance of family friendly activities. The area boasts a large number of water parks, amusement parks, and even music parks to keep your entire crew happy. Spend your days cruising Broadway on the Beach, which is home to an aquarium, entertainment complex and an enormous selection of stores. Whatever you decide to do, Myrtle Beach offers an excess of activities that’ll keep you and your little ones smiling.

Is a vacation rental really a better value than staying in a hotel?

While rentals are often cozier and have the added benefit of private amenities, it’s natural to wonder if those comforts come at a higher price. To address all of these questions, our partners at TripAdvisor have created a calculator that helps you compare the costs of renting a vacation home to staying in a hotel. It works by comparing their own database of hundreds of thousands of hotels to FlipKey’s database of over 90,000 vacation homes based on location and number of travelers. Putting your mind (and wallet) at ease.

Is renting a home more economical than a hotel?
Weigh the prices of staying in a home vs. a hotel wherever you decide to travel. We found that a family of 5 could spend 4 nights in Orlando, Florida for $860 less than a hotel. It would cost about $230 per person to stay in a hotel while renting a home would only be around $106 per person for the entire stay. Unlike hotels, in most cases, the more people you bring along the more economical it is to rent a home, which is great for a family vacation.

What are my savings if I cook and dine out?
The calculator will take your dining plans into account when figuring out the cost of your stay. The same family of 5 vacationing for 4 nights in Orlando can save an additional $240 by cooking a few meals at home while still managing to treat themselves to a dinner out. Or cook all of your meals in your private kitchen and stretch your dollars even further.

Wondering where to relax?
Use this tool to compare prices of regions to see what works for you. For example, if you can’t decide between Cape Cod or Martha’s Vineyard, the calculator will give you an estimate of prices at a glance, so choosing is easier. A quick comparison proved that a family of 5 can spend 5 nights on Martha’s Vineyard for $1,900 less than a hotel, while renting a home on the Cape would save $900 over a hotel. You can rest assure that you are getting the best prices, wherever you end up.

Happy Home, Happy Guests: 5 Ways to Keep ‘em Coming Back

Did you know that 9 out of 10 vacation rental guests intend to rent again, according to a recent PhoCusWright study? A thorough analysis of FlipKey guest reviews proved that 85% of guests rate their stay as positive.

While the vast majority of renters are thrilled with their rentals, we do occasionally come across a negative review from an unsatisfied traveler (gasp!). Here at FlipKey, we compiled a list of the most frequent reasons travelers leave a negative review. Based on this list, we came up with a few suggestions to ensure your guests leave happy and keep coming back year after year!

Suggestion #1: Clean Properties Attract Sparkling Reviews

A dirty property is by far the most common reason for vacationers to swear off a property. Moldy showers, musty carpets and grimy linens are the biggest turn off when settling into a rental. It is well worth it to do a bit of research and hire a responsible cleaning team to do the dirty work for you.

Suggestion #2: Maintain Your Property

Property maintenance is simple. Doors have to lock. Hot tub water flow should be hot. And dryers ought to dry. Otherwise you will have a disappointed guest on your hands, especially if the amenity in question was an initial selling point. There is nothing less appealing to a renter than missing precious days of vacation to wait for the repairman to fix the fridge. If you are aware of an issue, have it taken care of before their check-in date. If this is not a possibility, drop them a phone call so they have a heads up and offer a sincere apology or a discount.

Suggestion #3: Make Sure your Décor is Up-to-Date

Renters expect their surroundings to be uplifting and appealing, not tired and tattered. Sagging mattresses, burnt pans and dingy drapes will drag down the image of your property. Easy fixes like a fresh coat of paint and a simple duvet cover can work wonders to ensure an enjoyable stay.

Suggestion #4: Be Honest and Accurate in Your Property Descriptions

When travelers choose a vacation home, they rely heavily on the description and photos you provide. It is essential that you are honest with guests about what exactly they should expect. If the beach is a 10-minute walk across a busy street don’t advertise that it’s in the backyard. On that same note, a pull out couch is not a 2nd bedroom. Talking up your property to the point of misrepresentation paints the wrong picture in a client’s mind and will leave them feeling deceived. Instead, be candid, and your guests will be more likely to return.

Suggestions #5: A Hassle Free Check-In Process

You only have one opportunity to make a first impression, so don’t mess it up! Contact your guests a week before their arrival date and smooth over the details: send directions to both the key pick up location as well as the property itself. Provide them with phone numbers to a main contact person, repairman and maid. Even more importantly, make sure someone is available to answer their calls! Just knowing that you are easily accessible will make a world of difference in your client’s eyes.
