FlipKey is excited to introduce Matt Landau, a vacation rental marketing specialist, who will be contributing articles designed to help owners improve their bookings and year-round occupancy rates. If you are looking for new ideas to increase your rental income, Matt’s insight is extremely valuable and game-proven.

Matt, a New Jersey native, plies his trade in Panama where his fleet of vacation rentals – Los Cuatro Tulipanes – in the capital’s historic district has been crowned a 2012 Traveler’s Choice Award on TripAdvisor as well as featured in The New York Times, GQ, and CNN among a host of other major publications. After achieving such high occupancy rates, Matt started the Vacation Rental Marketing Blog to help other owners just like him make more money.

Matt’s research seemed particularly relevant to us at FlipKey because we know promoting vacation rentals can be difficult and we like to give our clients as many resources as possible.

A self-proclaimed “everyday owner,” Matt gets scientific about marketing his rentals, which is why we think he resonates with our reader base. He spent more than 6 years experimenting with techniques (both free and paid) to determine, statistically, which ones worked in generating bookings and which were a waste of time. He compiled his findings in a report called 30 Bookings in 30 Days, which has sold over 500 copies.

In addition to FlipKey listings, there is a wide array of resources to increase bookings out there and Matt’s report reads like a who’s who of occupancy-boosting techniques, some of which we’d never even heard of ourselves! And because the research in his report and on his blog is described in layman’s terms, there’s always opportunities for any owner – from beginner to expert – to learn something new.

We think that Matt’s information is tremendously valuable and are happy to welcome him aboard.

Wandercast.TV – Watch Where You’re Going!

Wandercast.TV is a new travel video website that lets you to “watch where you’re going” before leaving home. We invited founder Alyson Flynn to introduce the site to FlipKey travelers who are planning trips!

For the past five years, I’ve planned a fantasy Parisian trip in my head. First, I’ll rent a flat with a friendly chat and old world architecture. The apartment will be on the top floor and feature views of the city and a neighborhood vibe. It will be located on a street where I can pop over to a fresh market in the morning, sit in the café at noon, and stroll through vintage boutiques in the afternoon. I will sign up for cooking classes with a small specialty hotel around the corner and have a short fling with the chef. Within weeks, I see my waist shrink from an American size 10 to a French size four. Sigh—life is good.

The gap between what I visualize in my mind and how the vacation actually plays out could range wildly. A Paris trip experience could end up feeling like Carrie Bradshaw’s Sex and the City, Chevy Chase’s European Vacation, or Amelie. . . a lot closer to my dream. When it comes to travel planning, how can I get reality close to my fantasy?

Wandercast.TV aims to bridge the chasm between imagining a dream vacation and making it a reality. Wandercast.TV members share travel videos, experience and knowledge. Episodes are both amateur and professionally produced and range from 30 seconds to several minutes. All videos are geo-tagged on the world map and the content is carefully identified with keywords.

I first developed the concept behind Wandercast.TV in 2006 when browsing YouTube and podcasts on iTunes. Although those sites certainly have high volumes of travel videos, finding a video based on location was (and still is) difficult, and tags are often misleading. Searching for “Paris parks” on YouTube might garner one or two appropriate video results, with the remainder showing Paris Hilton parking her car in Bel Air. Wandercast.TV helps answer the question, “How can I find a video that gives me the experience of being in Paris?” Geo-tagging videos allows site users to visually move around the globe and zoom into a specific area, but also see the proximity of one video location to another.

To help keep travel planning and inspiration organized, Wandercast.TV members create suitcases. Currently, I have three suitcases I’ve named: Paris, Surfing Queensland, and Maine Christmas. When watching an inspirational travel video, I can save it to the appropriate suitcase. As the trip planning moves forward, the suitcase side column begins to fill with information about current special events, airfare, rentals and hotel rates, and coupons for that region. When it’s time to book my flight, or rent the flat in Paris, the best rates are already advertised within my Paris suitcase. Eventually, Wandercast.TV will allow micro-advertising for small businesses to feature this week’s events and specials.

Wandercast.TV helps customers and local businesses connect where their mutual interest lies, bridging the gap between the fantasy and reality. Few travelers start planning a trip by saying, “I want to stay at a Hyatt. Where are their locations?” On Wandercast.TV, Hyatt and small B&B’s alike advertise only at the location of their establishment. Likewise, services like FlipKey are able to tag rental properties to a specific location—increasing the likelihood of booking while the viewer is “experiencing” the video.

Watching and uploading travel videos to Wandercast.TV is free. To save favorites in a suitcase does requires signing up. For exploration or planning a trip, Wandercast.TV is a great place to start your journey.

Wandercast.TV was founded in 2007 by Alyson Flynn, whose experience lies in graphic design, marketing, world travel and dreaming big. Although she experienced a few side trips along the way, Flynn followed Wandercast.TV until its launch in 2011. “Wandercast.TV lets you watch where you’re going before leaving home—so dream trips become a reality,” says Flynn. Summer Vacation, Grandparents, and Market Growth (Travel Tuesday)

Vacation rentals have been getting a fair amount of media attention in the last week. As we get closer to Memorial day getaways and the end of the school year, travelers are starting to think about their next trips. Fortunately, the vacation rental market is not only growing, it’s also gaining visibility as travelers move out of hotels and into vacation homes.

Here’s the week’s vacation rental news:

  • TripAdvisor announced “10 Great U.S. Summer Vacation Rental Escapes.” Hank Hudephohl, director of vacation rentals noted, “While vacation rentals are booking up during peak warm weather weekends… there are still plenty of beautiful homes available for rent in destinations across America this summer.”
  • Belize resort Chaa Creek noticed a recent travel trend: “Grandparents taking their grandkids on exotic summer adventure holidays.” We think this is a great idea. With a vacation home, grandparents and grandkids can enjoy a long summer vacation together, and the parents can join for part of the time. There’s room for the whole family.
  • The Dayton Daily News reported on the growing vacation rental trend. The article cited a Radius Global Market Research survey indicating that there are, “more than 6 million vacation properties in the United States and Europe that are rented to travelers every year.” That’s a lot of options for travelers looking for a great place to stay on their next vacation.
  • USA Today also picked up on the greatness of vacation rentals, noting that, “sales of vacation rentals grew about 9%… in the three years between 2007 and 2010.” Much of the credit for the recent development goes to websites like FlipKey, which have helped to organize a previously fragmented market.

In other travel news, tourism has been threatened by flooding along the Mississippi River; Boston, MA is introducing “Hubway” bike sharing; TripAdvisor announced the 2011 Traveler’s Choice Destinations Awards winners; and a Pakistani tourist town was surprised to find itself in the spotlight as the hideout of Osama Bin Laden.

Top Spots, Cash Cows and Castles (Travel Thursday)

Hawaiian Vacation RentalThe big news this week is that our friends at TripAdvisor have released their list of America’s Vacation Rental Hot Spots for 2011. Kissimmee, FL tops the list, which was determined based on:

TripAdvisor search data and site editors. These outstanding destinations offer a wealth of fun family activities and natural beauty, as well as plentiful vacation rental options for travelers looking to save money on their trips.

The complete list includes vacation destinations across the country: Big Bear, CA; Gatlinburg, TN; Kihei, HI; Destin, FL; Palm Springs, CA; Outer Banks, NC; Lahaina, HI; Hilton Head, SC; and Cape Cod, MA.

Across the pond in Europe, the 2010 Paris Furnished Apartment Market Report was released. The report features valuable information for anyone looking either to rent or  invest in a Paris apartment, including average cost per week, average cost per month, and average length of stay in Paris furnished apartments and vacation rentals.

Vacation property owners in any country who have not yet taken the plunge and begun offering their second home as a rental may want to read Sheryl Nance-Nash’s article in The Faster Times. Ms Nance-Nash points out that the math on vacation rentals is a no-brainer:

If you rent out your property only 17 weeks out of the year, the revenue you collect can pay your annual mortgage costs plus all other association rental bills. Rent it more than that you could even, gasp, make a profit.

For those looking to get away on vacation, I’ve seen several warm-weather destinations that almost have me convinced to part from the snowy Northeast. Destin, FL is gearing up for an exciting spring and summer season, with plenty of beach activities and golf options. More exotically inclined travelers may want to take advice from Jaunted.com and seek out Italian prime minister Berlusconi’s castle outside of Rome – with his upcoming trial looming, he won’t be needing it any time soon.

Bucks, Bylaws, and Obamas (Travel Tuesday)

Vacation Rental ContractTurning a second home into a vacation rental is almost never as easy as hanging a “for rent” sign in the window and waiting for the guests to arrive. At the very least there are local regulations to abide by, tax laws to consider, and plans to make for managing emergencies. FlipKey CEO TJ Mahony shared some of his own experiences in this blog post from 2007.

This week in vacation rental news, the media has been focused on the behind-the-scenes efforts that homeowners must make to run successful vacation rental operations. The New York Times “Bucks” blog addressed the importance of interacting with guests and being prepared. Writer and homeowner Christine Negroni stressed that doing some research in advance is crucial for both the guest and the property owner: “If they do their homework, both renters and owners can have a good experience.”

In addition to knowing who your guests are, it is also important to understand local rental regulations. Grover Beach, CA is considering an ordinance that would require property owners to apply for a vacation rental permit. If passed, violators would be subject to fines. This type of regulation is already in place in many areas, so you should make sure to investigate local laws if you are considering turning your property into a vacation rental (check out our vacation rental marketing guide for more tips on getting started).

Finally, the Obama’s “Winter White House” vacation rental in Kailua, Hawaii is now on Tweet Traveler – an interesting new service that could help vacation home renters interested in doing more with Twitter. As we’ve written before, social networking can be a valuable tool for promoting your vacation rental. Of course, a testimonial from the president can’t hurt either!

So, you’re hitting the big city for your next vacation.  Before you start comparing hotels, consider renting a vacation home for your next urban escape.  While vacation homes boast a great reputation on coastal beach towns the world over, they tend to be a bit of a hidden gem when it comes to visiting a metropolis.   That’s why we’re here to shed light on the value and savings of renting a vacation home on your next urban excursion.

For years, renting a vacation property in an urban setting has been a predominately European tradition. However, lately many American travelers are beginning to consider renting urban apartments and homes when visiting concrete jungles throughout the United States.

To illustrate a comparable east coast example, consider that while a 4 star NYC hotel room for 4 people will run you around $250 per night, you could easily rent an apartment instead and stay for $100 less per night.

If these domestic deals don’t quite suit your travel appetite, we assure you that urban vacation rentals provide a great value internationally as well. If Europe is calling your name, consider a romantic getaway to the city of love and stay in your own private Parisian apartment for only $100 a night!

VRMA launches vacation rental awareness campaign through Discover Vacation Homes
