Greenpoint Residences is right on Angol Road, part of Brgy. Manoc Manoc, Boat Station 3, considered the quiet and the not-so-crowded part of Boracay Island. From Cagban port or the alternative port Tambisaan, it is an easy 10-15 minute ride to Greenpoint Residences. You won't have to walk on the beach again searching for your hotel with your luggage in tow. Availing of the airport transport, we make sure to bring you straight up to the main gates of the apartment.
From the main gate of the condo- building, its 3 minute walk to the beach and/ or to main road for transport around the island. To the center in D'mall, it takes about 15-20 minute walk on the beach which is easily cut in half if you take the public transport.

I stayed for a week in apr-May 2013.
First of all, It was parfect stay. Especially the owner Ron always cared about me, he has great hospitality. He still waited for my arrival with smile, in spite of almost mid night.
I deninately stay again when I come back to Boracay.
location;
On angol road near station3, it has good access both to beach and to main road. it is a little bit distanced from D'mall, the central Boracay, but just 8minutes ride jeepney or 20minutes walk. When riding jeepney, Mandala Spa on the corner of angol Rd. and Main Rd. will be a landmark to find your way.
room;
Comfy studio room decorated Eames furnitures. I love modern room, it may has less taste like asian beach or hideaway resort. This studio room has about 40 sq. meter. The owner Ron clean up every another day.
Plus, 24hrs gatekeeper on duty is remarkable.
bathroom;
There is no bathtab, but enough comfortable. Hot shower is available, water pressure is okay. Only bar soap is available. you should bring others like shampoo, shower gel, tooth paste, etc., it is sold on grossery stores in Boracay. -

I just can't describe how great was our stay at Ron's Mod Studio at Boracay! First of all we were really happy to find it because it was one of the few options on the island where you have all the needed facilities and still price is reasonable. When we made the booking it was very nice to learn that our host also included airport transfer for us complimentory. But this is not all, because when we arrived to Manila we learned that our flight to Boracay was cancelled, so we e-mailed Ron and he made sure our transfer still waited for us when we finally arrived to Caticlan. On our first night Ron also showed us around the White Beach and gave us tips about places like restaurants, spas etc., which proved to be really useful. The studio itself is just like on the photos, very nicely decorated with some fine touches, like aroma candles and fresh fruits and water waiting for us in the fridge, that made us feel really cared about. It has any comfort you might need, including a fully equiped kithen with a coffee machine and a blender for making fruit smoothies and an iPod dock station. The Green Point residence where the Mod studio is, is located in the quiet area at station three just a minute walk to the White beach. It is much less crowded than station two, where you sometimes feel like in the middle of a busy city, and has more reasonable priced dining options and spas. But the most amazing about the studio was our host Ron, who really became our friend during the stay! We were amazed how careing he was about every detail, when he cleaned the room he even wiped the screen of my iPad! And on our last day on Boracay he took us to a sightseeng trip around the island. When we booked this appartment we never expected it to be so great, so I want to thank Ron for making our stay so special and to reccomend anyone travelling to Boracay to book this studio!

We stayed in Ron's studio for one week. The whole building is just about a year old; the studio is in pristine condition.
Location is quite good, only two to three minutes from the beach at station 3, on a quiet side street. No noise from bars, hotels or other facilities. Small shop nearby, open almost all night long.
Cooking utensils, some kitchen appliances as well as coffee and other necessities were provided for, the bathroom was stocked with clean towels, shower gel and other toiletries.
Tv as well as Wi-Fi worked well, air-condition was powerful enough to cool down the room quickly.
Lighting in the studio was good, only the bathroom was a bit dark.
The cleaning service was excellent, they even folded my shirts, re-arranged the flowers, removed the Christmas decoration & set up new decorations. Even my laundry was taken care of at a cheap rate.
Ron himself took good care of us, he arranged a really good deal for a private boat charter, showed us around the island and even dropped us off at the ferry port when it was time to fly back to Manila.
Oh, and he even stocked the fridge with a couple of beers so that we had a nice cold one at arrival.
All in all we had a really good time and will definitely come back.

Ron's place is so well appointed, so clean, so tastefully decorated that it makes you feel at home. the Studio is just 3 mins walk to the quiet White Beach... If you want to go to a crowded beach is just a nice walk in the beach side or a quick ride in a tricycle... Ron is a great host and likes to make you feel at home. He will suggest the best spots to visit in the island. Great place to stay!

And staying in contact with Nelson throughout, calling him to coordinate cleaning, and other requests made his work a lot easier and faster.

Our stay in Ron's little condo was great. He went out of his way to make sure everything was taken care of all the time. He handled our transportations and even provided with suggestions on what to do each day. I came back early one day and found him cleaning the unit himself so he is a full service provider who wants to make sure it is all done right! The plce is not nmuch bigger than a nce hotel room but what more do you need, particularly when you add in the fact that it has a full kitchen. He provides all the emmenities as well (hair drier, coffee machine, blender, etc). Also it really is only a 3 minute walk to the beach. It is right at the emd of Station 3 but don't let that discourage you. You can walk to Sta 2 in about 20 minutes. I would definately use this place again.

It wasn't exactly Gary's first time in Boracay. In fact, the last time he was on the island was just last February, so he knew better this time, booking an accommodation closer to where tourists, from all over, essentially are here for on the island, the beach... White Beach, that is.
Gary seemed to be quite particular about what he wanted in terms of accommodation. Inquiring about availability in my apartment before arranging flights, etc, as soon as I confirmed availability for the Mod Studio, he booked it right there and then. With only 4 days on the island, thought I’d free him up from the hassle by pre-arranging airport transfer for him. Gary might just have been on the island over the long weekend, but he made sure to own every single moment of it.
I appreciated Gary for keeping the apartment neat and in order at all times. It helped a lot that he packed lightly for the trip which made cleaning and putting back things in order fast and easy for me.
To Gary, you’re most welcome to stay with us again!

Mod Studio is exactly as described on internet so you won't be disapointed.The home has all the comfort you can expect and is decorated with very good taste. The location in Station 3 is in the quiet part of Boracay that is good for the rest and not so far of Station 2 where the nightlife is. Ron, the owner is always taking care of your stay and take time to show you everything you have to know to enjoy your stay.As we stay for 6 weeks he help us in everything ,book flight,organise trip to others islands...The Mod Studio and his owner make your stay in Boracay as enjoying as possible.

It was by mere chance that I met the Arcamones almost a week after arriving on the island. They contacted me thru Flipkey after the apartment they originally booked (much to their dismay) turned out to be a sham, and while the apartments they’ve seen after they continued their search were not exactly to their liking.
I was in Manila when I got their inquiry and was only scheduled to be back on the island a few days later. My apartment was available but nobody had the keys to show it to them. I appreciated the Arcamones waiting for my return to see the apartment and for deciding to stay with us. I also felt deeply honored when they decided to spend a few days off the island, choosing to fly out to Palawan (they could have just stayed in Boracay and easily find a place elsewhere on the island) while other guests, who booked the apartment months before them, stayed in their apartment, only to fly back to Boracay, to stay back in my apartment (after the other guests checked out), to finish off their 2 months on island before flying back home to France.
It was such a pleasure hosting for the Arcamones. I am glad our paths crossed.

Let me start with how amazing Ron's apartment is. It is spotless clean, well-decorated (he decorates it himself!) and fully equipped. It has an awesome professional hair dryer (a super plus for us girls!), an iPod speaker dock that blasts high quality sounds, a flat screen tv/dvd, a collection of movies and music, spanking new and clean kitchen equipment, fresh linen, towels and the most comfortable bed and pillows that are on par to those of a 5-star luxury hotel standards!
Another great plus was that it made us girls feel safe with the double locks at the door and the 24x7 friendly security man for the whole building. It is located so conveniently to Station 3 and practically a stone's throw away from the beach. I loved that it was located away from the crowded Station 2 and the quaint and laid back shops/bars at Station 3! Ron's awesome apartment has definitely well exceeded our expectations. We booked his apartment not knowing that it also came with our own personal tour guide and such an amazing host. From the first night as we arrived safely (thanks to Ron for arranging the airport transfer) till the early wee hours of the morning (4 am!) when we had to leave for our flight home, Ron never fail to be there for us. He personally brought us to the amazing beaches of Boracay, hidden spots, best views of Bora, super cool bars/clubs, awesome local food (!!), amazing coffee joints (speaking as a coffee junkie), local tricks and tips (for e.g. only pay 10-15 pesos for the tricycle aka trik!), and many many moreee... And it was such a sweet surprise to have him around because we didn't even plan any itinerary prior to our trip! He made our trip complete and worth the tiring 14-hour journey to Bora.I find no reason why anyone would not book his place for a vacation in Boracay. I'm sooo thankful that I did and grateful that our paths crossed.
