Very nice location, however, be aware this is a beach house. Drain in shower was clogged with a very slow drain the entire week, despite requests for maintenance. Community hot-tub was not temperature regulated properly and was too hot for use 2 of the 6 nights. Extra pull-out bed was hideously uncomfortable. Bbqs could use some work, but were functional. No insulation means you can hear everything above you, and to the side of you - so luck of the draw if you get loud children to keep you up. Kitchen was very nice and had enough utensils and pots/pans to cook most meals. Ice-maker worked well. Outside patio area was nice, but with below-average plastic furniture. Location Location Location! Can't beat it - close to everything and 10 min walk to the main downtown area on Bridge St. If you love the water and want to literally walk out your back door and be in the ocean a few seconds later, this is the place for you. Next door new commercial venue just opened and promises to have a nice bar and music atmosphere. Would likely return, but with expectations in mind per above. Probably best only for a couple to share the real bed, and let the kids enjoy the pull out couch.

Snall condo literally on a sand dune. Loved looking through the low beach grass to see the Gulf. Week we were there was cold (low 60s) in March but still enjoyed it because of beautiful view and walk to affordable restaurants. Wish there was a privacy screen between this unit and next door, other than that would go back again, especially since this unit was on the end.

We had a great two weeks and have reserved the whole month for next year. Loved being so close to the water you could leave the windows open and hear the surf. Surprised at how quiet it was being so close to the street. Having the free trolley stop right out front was very convenient. All contact with the office staff was very friendly and
professional. They made you feel like they were glad you came and not just another tourist they had to deal with. Overall we were very pleased and would definitely reccommend your property.

I stay at the Beach House Resort several times every year and have never been disappointed. The location is perfect. How can you complain when you walk out your back door and your feet touch the sand - you take a few more steps and your feet touch the gulf stream waters... Management staff is excellent and always a pleasure...The location is close to everything but private, yet safe and secure.The condos have been remodeled and beautifully decorated. Picture perfect!

This was my 14 year on the island, I always book with IVP. I will like to see a mirror in the bathoom, it could a small one. The sofabed needs to go, please put in a new one. bad back pain sleeping on it. The maintance guy cleaned the front and not the side of unit 1. There is too much water in unit 1 patio when rain falls,there is lots of leaves and sand that makes it hard for the water to run out, do something about that. I have to sweep out the water every time it rains. Oh would you get rid of those big pillows on the bed, who uses those!! See you next year,hopefully I can get a discount!!

Last week I contacted the management company as directed thru FlipKey to make reservations for 3 nights, starting today. Upon learning there is a $150 non-refundable pet deposit I asked if that might be negotiable as it would be a deal breaker with my husband. I stated that $150 seemed quite high for a 3 night stay, especially when our (mature) pooch would never be out of our sight. The reply I got was simply, "No. Pet deposits are not negotiable." I knew the chances of anyone else booking on such short notice, with rain in the forecast for these 3 days, no less, were slim to none so it would make sense (I would think) that the owner would appreciate our business and to at least be given the opportunity to agree or disagree with my proposal themself rather than have the management company just say "No". As it stands, the rental remains available, the owner loses income, and I'm totally disappointed in the way things turned out. Nobody wins in this situation.

Thank you for taking the time to submit a review. Unfortunately, every other pet owner that rents with our company has to pay the pet fee regardless of if the pet is mature or not. The owner frequently stays at the property when it is not rented. We are sorry to hear of your disappointment, but we can not waive this fee for just one person.

we had such a great time at anna Maria Island...the beach house resort is the best place to stay if you have an 8 month old baby...it is sooo convenient...the beach is just steps from the resort so you can walk back and forth a thousand times if you forget something...very comfortable and well equipped!! Loved it...we will definitely be back every year...

One of the best vacations we ever took. Beach House Resort was clean, comfortable and just plain wonderful. Ocean front, great view, can't be beat. Beach was clean, quiet, and beautiful We loved every minute there. We will be back.

We truly enjoyed our stay at beach house resort #1. I actually read the reviews prior to booking and all the positive comments came to fruition. From the outstanding service that Susan offered on the phone when making our reservation to the accomodations themselve, it was an a complete pleasure. The immediate access to the beach was the kids' favorite, they spent the whole day playing. I even enjoyed some late night fishing off the shore (thanks to the neighbor who helped me release the 2' sand shark I caught). Overall the place is fabulous and the service from the staff at Island Vacation Properties is five star.

We were on our honeymoon and the Owners of the unit were renting the room above ours. They were very cordial and even got us a card and bottle of wine to celebrate. The unit was very clean, new and had everything we needed for a great stay. We will definantle be coming back!!!

We stayed at the Beach House Resort over Spring Break weekend and really enjoyed ourselves. The unit has a bedroom with a queen bed so we could sleep separate from the kids. The living room had a queen sofa sleeper. The couch cushion was one solid piece as well so you can sleep on it. Our two children were comfortable. The kitchen is fully stocked with everything you need and includes a coffee maker, toaster, and tea kettle. The beach is a stone's throw from the private screened lanai. Each morning we enjoyed breakfast on the lanai while watching the waves lap the shore. The only complaints we could make was 1) the beds were not very comfortable, and 2) the wind would catch the back door when we opened it so you had to be ready for it. Neither of these two complaints would keep us from going back.
Everything was within walking distance...we really enjoyed the Beach House Restaurant - excellent food and outdoor dining. We chartered a deep sea fishing trip at nearby Cortez Marina - excellent time and very clean boat...they take parties of up to 6 people. We also took a short drive to Mote Marine Aquarium, a great place to visit, and afterward had lunch at the Salty Dog just down from the Aquarium. Another great restaurant is Oma's Pizzaria.
If you are looking for a relaxing getaway, this is a great option. The condo is roomy enough for a family of 4, is very close to the water, is walking distance to most restaurants and shops and is peaceful and quaint.
