This well furnished cottage converted from the old barn can sleep up to 12 people and is located next door to Threshing Cottage sleeping up to 7 people, making it ideal for family reunions or groups. Surrounded by open countryside the owners can provide stables if you wish to explore on horse back.

Delph Farm Cottages are 3 well appointed cottages located on the border of Lancashire and Yorkshire within a 5 minute drive of Burnley with its superb Victorian archietecture, Burnley also has the most parkland in the country for a town of its size.

Located just 5 minutes from the M65, West Yorkshire, Peak District, the Lake District an...d, of course, Lancashire are all easily accessible to explore. There are lots of areas for the walker to explore from the cottages taking in the countryside, for the rider hacks out can be arranged using the owners riding school or lessons for a total beginner. If you wish to bring your own horse a stable can be arranged for you. Within a short drive there are a number of golf courses, clay pigeon shooting and reservoirs for the anglers and the keen shopper will enjoy the famous Boundary Mill Store just 5 minutes away and the Trafford and Arndale Centre at Manchester.

The cottages are all extremely well equipped and are ideal for a family gathering or a group of friends wishing to holiday together, High Gate Cottage sleeps 12 and is next door to Threshings Cottage sleeping up to 6 people, Delph Cottage also sleeps 8. Pendle Hill, home to the famous witches, nestles in the background and the cottages all enjoy open rural views of the surrounding countryside.

Part of the old barn, High Gate Cottage has oil fired central heating and comprises:

* L shaped dining/lounge with TV and dining table seating 8 people.

* Kitchen with range cooker, fridge/freezer, dishwasher, washer/dryer, microwave and dining table seating 6.

* First floor: Master triple bedroom with King size bed, single bed and en-suite shower room with fitted power steam shower, hand basin and WC.

* Second triple bedroom with King size bed and single bed.

* Triple bedroom with 3 single beds.

* The fourth bedroom has a lovely full height arched window preserving the archietecture of the building, by day the room can be used as a second lounge which will quickly covert into two double sofa beds when night falls.

* Bathroom with double ended bath with shower over, hand basin and WC.

* Paved patio and lawned garden to the rear of the property with garden furniture.

* All oil, electric, bed linen and towels provided.

  We needed a large property for a family event (my wife is from that area and we were celebrating her bithday with relatives from nearby) also our own children and grandchildren. We wern't dissappointed by this lovelly old barn conversion set in rural Lancashire very close to the West Yorkshire border. It is very spacious and comfortable and has all the amenities you need for a self catering break. The main bedroom has an en-suite with a lovelly spa/steam shower that everyone wanted to use (had to organise a rota) plus a large family bathroom as well. We had two minor issues after arrival -swithing the electric oven on for the first time it smoked badly through fat/grease left on the bottom tray and there was a great deal of dust in unseen areas (under the beds). This was perhaps because of the short time between outgoing guests and our party arriving and being very early season. These two issues however didn't stop everyone from having an excellent time and overall we all thought it was a good choice for our needs.
