The villa has been built to a very high specification using beautiful Italian ceramics, Miele kitchen appliances, exotic wood floors etc, it provides a luxurious base from which to explore this beautiful part of Istria.
The villa boasts 450sq meters of living space set on a 3000 sq meters of land. On the ground floor you will find an open-plan sitting

surrounding landscape. A vintage Chesterfield green leather sofa faces a
grand traditional stone fireplace while the big mahogany dining table
came from Italy. An Indian antique dining cabinet is the perfect match
to the traditional stone wall opening into the kitchen. The Modern
hi-tech kitchen is equipped with the top of the range Miele appliances -
hob, steam oven, volcanic grill, oven, microwave, huge American fridge
freezer with ice-maker. Kitchen continues into utility room where
there is an additional fridge and washer-dryer. A separate WC is can also be found on this floor.
There is a double
bedroom with eco- friendly furniture, and en suite bathroom opening
through double French door into the terrace facing the back garden. The relaxing spa area consists of a healthy infra-red sauna, Finnish sauna, open shower unit and TV.
Those inside the building are constantly drawn to light and sky, from the main entrance, ground level opens into a traditional courtyard on one side and the large swimming pool on the other side, this year they have added a top of the range summer kitchen making it even easier to cook and dine al fresco.
The first floor has a generous airy living space laid over two levels with high ceilings and a huge terrace with its wrap-around views over the forest, Italian Alps and magnificent sunset over the sea.
The living area is furnished with Italian designer furniture, where the focal point is the large contemporary fireplace.
A handcrafted traditional iron banister leads you up the stone stairs to the large and airy main hallway with modern crystal chandelier and huge gilded mirror .There is a charming twin bedroom with eco- friendly furniture overlooking the grounds. The master bedroom with large designer en suit bathroom has large double French doors leading onto the terrace with superb views over the forest, Buje old town, distant sea view and Italian Alps. There is a further double bedroom leading to the charming terrace facing the back garden with beautiful modern en suite bathroom with multifunctional shower.
A wide open stone staircase leads you to the second floor where you will find a library and TV room with surround sound system, DVD player and plasma TV. On a clear day you can enjoy a spectacular view of the Italian Alps from here. Throughout the villa you can enjoy some of the beautiful oil paintings created by one of Croatia’s most esteemed lady artist.

The villa has a secure parking space. Further vehicles may be parked, just by the main electric gate. Professionally well-maintained surroundings provide privacy for guests in an oasis of calm with rich Istrian planting such as lavender, oregano, rosemary, sage, mint, etc. You can enjoy the shade of the 90 years old olive trees. The beautiful garden complements the huge 12X6 swimming pool that has uninterrupted forest view. The pool has a cross current facility and runs off a sea salt filtering system rather than aggressive chlorine.
