This grand 100 + year old Fisherman's cottage was recently transformed and refurbished doubling its size and making it a truly beautiful place to enjoy your Byron holiday.

Booking Conditions
Terms – Property Usage
The property is to be used for short-term residential accommodation only.The property is not to be used for any commercial activity, wedding party, gathering or any other function.
Sorry No Pets.
No Smoking inside.
Number of Occupants
Number of people not to exceed 8 per the Abachi Beach House, 2 per the Abachi Apartment and 7 per the Clarks Beach Apartment. In the case of “Skoolies”, no other people are allowed on the premises AT ANY TIME DAY OR NIGHT.
House Manager
A house manager must be nominated as the primary contact. A major responsibility of the HM is to ensure that all occupants understand and agree to rules of occupancy. A mobile phone number to be provided and to be contactable when occupying the residence 24/7 for security purposes.
Check-In & Check Out
Check-in is from 1.30pm and check-out before 9.30am. Please ensure that these times are adhered to as a late check-out fee of $220 will apply from 9.30am and an extra $50p/hr after that.
Noise
No noise or behavior unacceptable to neighbours 24/7. No noise between 10pm and 8am. (Noise means any sound that can be heard from neighbouring properties that disturbs their peace and quiet.) Tenants must not create any noise on arrivals and departures throughout their stay. (this means no one in the neighbourhood is woken by any means.) A $100 deduction will be taken from the security deposit with each callout. After one warning for noise, tenants will be evicted with no refunds.
Garbage
Garbage is to be put into plastic bags provided the into the rubbish bin. Recyclable rubbish and garbage must be placed separately in appropriate bins. Bin lids must close snugly. Arrangements must be made to dispose of all garbage and recyclable rubbish that will not fit into bins provided. No surplus rubbish is to be placed in the street. Bins are to be put out Sunday afternoon/evening for early Monday morning pick up.
Parking
The Abachi house has on street parking. The Abachi Apartments has driveway parking for 1 vehicle. Strictly NO PARKING on any grassed areas.
Breaches
A breach of any of the above conditions will permit the owner’s to cancel or amend a booking, reuse access or occupation, or immediately terminate a tenancy. Refunds will not be paid on terminated tenancies.
Any negligent damage to the internal and external fixtures of the property ie. gardens, lawns, trees and plants can result in the complete loss of bond.
Security Deposit
The Security Deposit is separate from the rent owing. A security deposit of $1000 for the Abachi House, $500 for the Abachi Apartment, and $1000 for the Clarks Beach Apartment is required until the tenancy is completed. The security deposit is refunded within 5 working days following inspection, provided the property is left in the same condition as at the start of occupancy. Extra bonds apply for skoolies. This is discussed upon booking.
Cancellations
If a booking is cancelled 3 months or more prior to the commencement date, full refund applies.
If a booking is cancelled less than 3 months prior to the commencement date, a refund is subject to a confirmed re-booking of the premises.
If a re-booking by another party does not occur, a refund will not be made. Cancellations must be made in writing by the person who made the reservation.
Skoolies – If a booking is cancelled, there will be NO refund UNLESS we are able to re-book the property for the same rate.
No Party Policy
Please note that we enforce a strict NO PARTY policy at all of the Abachi properties because they are all located in a residential area. If security or Police are called out to the property because of noise or other complaints against you or your guests you will be given one warning. You will be evicted should there be further complaints. For further information please refer to our code of practice.

A few years ago, we lost my 24 year old cousin in a car accident. Her last months were spent in Byron Bay where she fell in love with the place. As her family are in the us, we decided it would be fitting to have a family reunion in Byron and to release her ashes. We mentioned this special occasion to Shannon and she was incredible. We arrived in this beautiful place, The abachi which had the most perfect energy and was just the most perfect setting for our family. From the fresh flowers, candles, water feature, large rooms, bedrooms on suite, comfortable beds, masses of space and privacy..I cant stress that this is the most wonderful oasis in the heart of Byron. What a special week. Thank you Shannon and Theo for making our trip so memorable! The Passalaris and Orme family

Great quality beach house, good location, 4 En-suite Bedrooms. All fixtures, fittings and especially beds and mattresses are high quality. Great enclosed yard, especially safe for young children to play. I dont need to ramble on about Byron Bay, it is a great place to visit.

We recently returned from 2nd stay at the abachi Beach House for a long weekend. Yet again, we had a superb time. The house has a great laid back Byron feel, is beautifully decorated, walking distance to town and comes with everything that you could possibly need. We came with a group of 6 friends and our favourite feature would have to be the fact that each double room has it's own ensuite. The master bedroom (or should I call it the master wing?) is huge and extremely comfortable. Sharon is a pleasure to deal with and always efficient on the emails so booking was simple and quick. We will certainly be coming back again and I would have no hesitation in recommending this property to anyone. Thanks Sharon!

Myself and my husband stayed at abachi with 7 other friends (9 in total) for 3 nights last weekend. I cannot rate this holiday house highly enough. It is impeccably furnished and well looked after. There are 4 bedrooms all with ensuites (1 with bunk beds, 2 with queens, and a huge master bedroom with what i think was a king bed, along with ensuite with spa bath). there is also a TV room adjoining the master bedroom which has sofabed and therefore can be used as another bedroom. The house has lots of room, with a great entertaining area. It's only a 10min walk to the beach, beach hotel etc. Shannon was very accommodationg and helpful with our booking. We would definitely stay there again.

Recently spent my birthday/pre wedding weekend in Byron Bay at abachi Beach House. As soon as we arrived we felt relaxed and calm.
The house was an amazing place to entertain and house our guests for the weekend, with plenty of room and privacy - we loved how each room had it's own bathrooms.
The entertaining area was fabulous and the house is decorated beautifully that you felt like you were in your own home not a rental.
I would highly recommend the property to anyone looking for a spacious, well appointed home in Byron where you can relax in a homely environment. -

We wanted a well earned break and when we arrived we were blown away by this chilled out Byron Bay home. This beautifully renovated home was conveniently located to the Green Garage and in the evenings, it was an easy walk into town for a meal. We loved the homely feel and loved just chilling out on the hammock. We stayed with our family and our friends family, there was plenty of space for everyone. I totally recommend you stay in this home for your next holiday.

Beautiful house, very well kept with everything that you could possibly need. Great parents retreat with own bathroom and television room. Idyllic outside deck, great well kept private garden. Love the proximity to town and beaches, the location is great and the Green Garage 100 meters down the road serves great coffee.
The notes in the house are a bit matter a fact, not that friendly but you know that they come from a proud owner when you experience the house for a week and all the attention to detail in it.
