    20% down, balance is due 60 days prior t arrival. This site does not have an option to select for 2 months prior to arrival. This is why it says (balance due 3 months prior below). Balance ARE due 60 days prior to arrival, not 3 months.

    Please add one time $195 cleaning/laundering/processing fee to any stay to arrive at a complete total. Nothing else needs to be added to the rates to arrive at a complete total for the rental.

    Please Note: There is a nightly minimum depending on when you travel. Most times the minimum is 3 nights.
    From June 1-Aug 22 the minimum stay is 4 nights.
    For Memorial day weekend the minimum stay is 5 nights.
    For stays that include Easter, Holy Week, Thanksgiving, Christmas and New Years there is a 1 week minimum. (7 nights).
    For all other times the minimum nightly stay is 3 nights.

    No Smoking Please, Accept on the Terrace Outside.

    Must be 27 or older to rent. Family resort.

    20% down to book, balance due 60 days prior to arrival. An additional separate and refundable damage deposit of $150 is also charged 60 days prior to arrival. This is returned to your card within 3 business days of departure subject to no damage.

      Look at all options

      This property is of average condition in an older complex. The bathrooms are moldy and amenities are older. The hotel food was terrible equal to a 2 star resort, the service was above average and catered to every whim (if tipped). The Manager of this unit is absolutely worthless do not even bother booking through him. The in house cook offers a limited menu, but is great with kids. We did book a private snorkel trip with Mike and would continue to book with him every year (what a great experience to do private trips). I don't know if I would return to this condo, I would certainly look at other units before I made any plans.

      Hello everyone, Tim Miller here. I am the person who takes care of servicing our guests prior to arrival. I do all the bookings and answer questions. I'm also available via phone or email while guests are in Cancun, although I live in the states and my Cancun side managers service our guests directly after they arrive.

      I just noticed this review. I think anyone out there who has corresponded with me has a good feel for the level of service I provide for both our guests and potential guests. I am very reachable by phone, and my email responses are prompt and thorough.

      What amazes me about this particular review is that I have never corresponded with Bradley, not even one time. He has never attempted to contact me by phone or email. The booking was made by a friend of Bradley who lives in another state and this is the person who I have helped with questions along the way prior to their arrival. Regardless of who makes a booking, I welcome the opportunity to be of service to them. I love Cancun! And I truly enjoy what I do and helping others to be able to have a great time in Cancun, and get the most out of their stay.

      Again, I never once spoke or corresponded with the gentleman who wrote the review and being called worthless is hurtful. Most especially when I give my all for Cancun seekers and our Cancun guests everyday. Regarding the other negative points cited in the review, I do agree that the complex is older. My web site offers a large question and answer section about the resort. On the other negative points, I firmly disagree. My brother and I own a condo in this resort and the food has always been fresh and good. It is a 3 star resort. Much has to do with the expectation level. The penthouses themselves are as shown in the photos, as are the resort photos on my site. The reader may have reason to believe I am biased. So I will leave the reader with the reviews of the others who have stayed here and have been kind enough to offer their honest feedback of their experience of Penthouse #372.

      excellent property, not so excellent hotel guests to share the b

      the property is really confortable, the main bedroom and bathroom has an excellent ocean view (even the shower!!!) Very relaxing!!! Arturo, the guy who gave us the keys, always was available to report the malfunction of the refrigerator (fixed inmediatelly), the missing coffee maker (inmediate deliver one), etc. The one thing that I didnt´l like a lot is that the property is located in the formerly called Yalmakan hotel, and it has not enought beach chairs, you have to dig your own umbrella, and the food ay the hotel is really bad quality. The condo is a very nice condo, expensive, and you miss the nice people on the beach, and services like that.

      Outstanding views!

      Had a terrific holiday in this beautiful condo. Tim Miller and his associates were wonderful to work with! Took our teenage kids and friends. They had a blast! Fantastic views from every window, lovely large deck and all the conveniences of home. Beautiful beach, and the waves fun to play in, but a bit rough to swim in, that said, they do have a sufficient number of watchful lifeguards all up and down the beach and a nice pool if you're intimidated by the waves. The "all inclusive option" is a nice bonus, on days you don't feel like cooking!
      Would highly recommend this as your next Mexican Vacation spot!

      Excellent Trip, Unbelievable Service

      I don't usually write reviews about places I stay around the world but in this case I must make an exception. Four friends and I stayed at Tim's place in Cancun from Feb. 16 - 23 2010. We could not have asked for a better place. Three things stand out regarding this unit. The owner, who provided us with a vacation second to none. Tim is informative, reliable and most of all honest. He provided us with enough local information to move there and for that I thank him. Tim's staff were personable, friendly and just a phone call away. The second is the quality of the penthouse unit. There was ample space with all the comforts of home and a view that you have to see to believe. In my opinion it's the best view of the beach in Cancun. The third thing is the price. If you have a group or a large family you will love this unit. We actually saved money by renting this unit. For those of you out there who are skeptical, as i am you can't go wrong. Do yourself a favour and call or email Tim, your vacation will be easier to plan, easier to execute and you will have a much better experience in Cancun. In closing I just want to talk about security since it takes most of the headlines these days. The security at the hotel is exceptional and very tight. Hotel staff, local police and the military all play an important role in keeping patrons safe.. Being in Law Enforcement I can tell you without reservation, these people are on the ball.       Amazing Vacation.

      When we arrived at the Condo/Penthouse, all of the pictures were clearly true. From the view off the balcony to the furnishings every things was as pictured on the site. Our greeter Arturo was most helpful and knowledgeable of the area. He was a valuable asset to our trip and the comfort and ease of our vacation. We had 6 Adults staying in the Condo / Penthouse and there was more than enough room. The trip to the store for groceries and odd and ends made our trip both economical, and hassle free. We only needed the all inclusive on the days spent on the beach soaking up the wonderful sun and having drinks brought to us. Tim Miller, his team, and the Condo are more than highly recommended in my opinion, they are a MUST if you are planning a trip to Cancun.
