Newly renovated and remodeled, with a decidedly modern theme, V...illa 423 is at the pinnacle of our luxury, tastefully decorated villas...the master bedroom has two queen size beds and the guest bedroom has another queen bed and it's own private full bath. This two bedroom Villa can easily accommodate a family or party of 2-6.

The Villa is complete with flat screen TV's w/DVD in the living room and both bedrooms and is decorated throughout with custom artwork, furnishings and window treatments, to create a truly unique and beautiful living space. Villa 423 features a fully equipped kitchen with gas stove, microwave, toaster oven, coffee maker and all necessary utensils, dishes and flatware for both entertaining and everyday use. A small bar with professional grade blender is included for you to entertain in style!

The Villa also includes free wireless internet, free international calls, free bottled water w/hot-cold dispenser, multiple head showers in both bathrooms and much, much more. Complex has just finished renovation with 3 new pools including kids pool, mini market and pool bar restaurant. Room Service is available. Tennis court w/Pro available by appointment. Villas Marlin is a secure gated community with 24 hour security ( 3 security guards monitoring access to property from street and beach at all times) ..... includes camera monitoring.

Villas Marlin Complex is across the street from Cancun's premier shopping mall Kukulcan Plaza which features a host of shopping from luxury to souvenir, fine dining and fast food, and a CASINO!!!.... So... on one side of our complex we have a Caribbean Ocean beach.... the other side of the complex has a huge shopping mall.... it doesn't get more convenient than that!!

  It wasn't all bad. i will mention the positives. Booking was easy, airport pickup was prompt and driver was friendly. The location was quite convenient and the beach was amazing. thats where it gets less stellar. \we were promised villa 221 close to pools and beach halfway throgh booking process, when we arrived we ere given 439 which is neither. It was not clean, lots of hairand dirt, dishes were dirty from previous users. The free water is a great bonus but be prepared to beg for it and toilet paper. Bed was just like sleeping on a sunken in pile of gravel. we flipped mattress and propped up wit books to supprt where there was a missing leg, but it as still awful. Half our power ent out 3 times and lasted all night... no air conditioners, no tv, no working fridge, our meat got sludgy. when we called for it to be fied the 2nd time they said we should not run all air conditioners at the same time, we hadnt, but if there are 3 shouldnt they all work at the same time? not nice to sleep when its 35 degrees in your room on your gravel shaped mattress. advertisement says they have teamed up with a spa and shows pics of nice gym facility, what they fail to mention is that said spa is 1 1/2 miles away and for 3 of us to use facility was $1250.00 for 15 days!!! As if...thats more than I pay for a year at a good gym at home.i tried this condo vacation as a way to save money, but i lost out on working out, sleeping well and having the fun of people at a resort...ours was super quiet. Some may enjoy the quiet and love this place but I would recommend asking for another suite with newer mattresses. also pack your own toilet paper, also said to be provided but only a couple rolls at a time. I must say tho that Manuel who delivered water, cleaned room, fixed burnt out light bulbs and fuses etc was awesome!!! so sweet. I hate to write a negative review but I would want to know what I was getting before i went.

  The condo is small but it has everything you need. This is not a hotel, so they don't provide the simple things, such as soap, shampoo, a blow dryer, or clean towels on a daily basis. There will be one small (typical hotel sized) shampoo and a sliver of soap on day one and that is all you will receive. We were promised a towel change by half way through our stay, but that didn't happen. Trash was not emptied throughout the four days we were there, and that would have been OK had there not been a terrible ant infestation. There was one other "roach-like" bug in the upstairs bathroom on one occasion. In all, if you don't plan to spend any time in the room and just need a place to crash, this is a great location and a good value. If you're looking for cleanliness or luxury, this is not the place for you. The beach is close and beautiful and the pools are well maintained. Alvin will do his best to meet your needs and either he or Fernando will help with arranging trips or other desired vacation activities.

  This is not a hotel...correct. So we do not provide daily maid service (unless you request such and are wiling to pay the extra service charge) and we provide starter soaps and shampoo so you need not rush out upon arrival to get your own. Guests are informed , at checkin, to let us know when they desire the towel change....and there are trash bins for the gusts to empty there own trash on every floor....for the unit this client was in8 feet from the front door. Had the client take out the trash, voila, no ants are bugs....this is the tropics and if you allow trash to pile up, ants will appear instantly.
  
  The units are clean when the guests arrive, it is up to the guest to maintain the unit during their stay....again...this is not a hotel....and the price the guest paid for 4 persons would not have covered 1 person in a hotel.
  
  After seeing the units condition upon their departure...there is no wonder they only used the place to "crash"....

  Superior quality and service in every aspect of our experience, Villas Marlin is a
  clean, well maintained, secure boutique beach condo, very conveniently
  located in the Hotel Zone, within walking distance to fine dining, shopping and
  public transportation. Shuttle to and from the airport was extremely
  dependable. The kitchen was well stocked to spec the day we arrived with
  unlimited purified water and the refrigerator full with all provisions we
  requested. Our unit was clean, well furnished, with very comfortable bedding,
  AC, hot showers, complete kitchen, cable TV, household supplies and
  dependable internet access. Oracle Villas delivered in every aspect, met every
  expectation and has earned our business for future Cancun accommodation
  needs, whether it be for business or pleasure.

  I can't say enough to describe our stay at Villas Marlin. It truly was the time of our lives not only because we celebrated our anniversary at beautiful Cancun, it was also to have stayed at Villas Marlin. Everything went absolutely smoothly, from the time of reservation to the day of our departure. Alvin Harrison (on-site host) arranged on-time pick up and drop off from and to the airport. He personally greeted us when we arrived and was there to see us go. He is the host you dream of, the one who always goes "the extra mile", beyond expectations, the one that cares and works to make your vacation memorable. His staff, Fernando and Manuel were absolutely fantastic. They love what they do and it's shown in their work. Amazing customer service.
  
  The classy and newly renovated condo we stayed at was perfect in every aspect and with a view to die for. The design, artwork and lighting made the condo look sophisticated and "nuvo". The location can't get any better, just perfect, right in the middle of everything and at a close distance to the city. It's beach is huge, easy to access, the best of other beaches we've been at. Our visit to Chichen Itza went perfect, arranged by Fernando as well. And to top it off, Alvin and Fernando, knowing we were celebrating our anniversary, recommended us a restaurant by the lagoon, a hidden gem to dine at. They made the reservations for us and droped us off, Alvin surprises us by taking a professional camera to take a photo of us and having it already printed and delivered in our condo that same night by the time we came back! Like I said, always going the extra mile.
