Villa Maya de Cancun is a cosy Mexican style airconditioned home in a quiet residential area in Cancun. You may rent the entire 4 Br Villa, or just one of the 2 independent 2 Br Condos.
It’s ideal for families, couples or single travelers, that want to enjoy and discover the beaches of Cancun and the Mayan Riviera and explore the wonders of the Yucatan from a central location, away from the big Hotels where all the tourists are.
You may rent the smaller Upstairs Condo (Masterbedroom King Bed, Guestroom with Sleepersofa and Kitchenette, access to Roofgarden and Seating for 4)

Me and my friends stayed at Villa Maya de Cancun for one week during Spring Break. We didn´t want to pay too much for a hotel, as we knew we would be out exploring or on the beach most of the time. For that reason we chose Villa Maya, because of it´s excellent value for money and it´s central location. Getting around was easy, we used both taxis and buses to get to the hotel zone(approx 10-15 mins)and to other places. There is a bus stop just around the corner that will take you right to the hotel zone. A taxi to the hotel zone will cost around 100(cien) pesos, but make sure you say before you get in.
There is an Oxxo on the corner close to the house, this is like a small supermarket that is open 24 hours. There are also 2 big supermarkets close by, Soriana and Walmart, I would recommend going to Walmart as it is better quality and value. There is also a laundrette next to the Oxxo.
As for the Villa itself, we found it to be very comfortable and spacious and had everything we needed. Matthias was very helpful and we knew he was only a phone call away if we ever needed anything. I would recommend this place to families and groups of friends.

Lovely home and location.
Mattias and his lovely wife will make sure your every need is met. Expect a quick reply to emails and they live about 5 minutes away.
If you fly in and are going to be picked up by someone you will need to know to turn left after leaving the baggage area and go through...I'll call it a gate. They don't allow anyone
to wait outside the doors. If you meet at Starbucks you stay inside the terminal and go toward the ticketing area (to the left if you're facing the exit doors).
There is an additional charge for air conditioning. We didn't need it in March but nice to know it's there if you need it.
There is a Walmart and a Costco in the area.
We enjoyed the VW we rented even though it didn't have a/c, radio, or cigarette lighter for our GPS. We felt like a local driving around with local plates.
Chichen Itza is very nice but you are not allowed to climb it anymore so we went to Ek Balam which we thoroughly enjoyed.
All the people we met were so helpful so come and enjoy...Don't worry...be happy. :)

Diese Unterkunft ist mehr als zu empfehlen... die Lage: mitten in einem schönen Wohnviertel...alle Nachbarn nett, höflich und hilfsbereit...haben uns dort sehr wohl gefühlt auch mit unserer kleinen Tochter... von der Villa Maya de Cancun kann man problemlos alle Sehenswürdigkeiten, verschiedene Strände und ausflugsziele ideal erreichen... der Vermieter: 1 mit Sternchen... mehr geht gar nicht... hat sich perfekt um alles gekümmert und sogar noch darüber hinaus... mehr als nur ein Vermieter ... der Vw-käfer: tolle Erfahrung, lustig und ideal für Cancun... dies ist eine ehrliche Bewertung!!! Would like to start this review by saying that Matthias and his family are really great, and helpful. They made our experience in cancun very easy. Staying at the villa maya was great! It was very clean, in a very quiet neighbourhood. I would recommend the villa Maya for travellers who want to experience the real cancun. Many great restaurants in cancun downtown and the villa maya was in a great location. We felt very safe and comfortable and recommend it for families, couples, or even the single traveller just wanting a great quiet spot. We rented the VW bug from Matthias and were really happy we did since having a car made exploring the area so much easier! We would recommend the villa maya for sure! Thank you again Matthias!!! -

Wir haben zu fünft die Eg-wohnung mit Oberetage der Villa Maya de Cancun bewohnt. Es hat eine perfekte Lage, um alle Sehenswürdigkeiten des nördlichen Yucatan zu erreichen. Einkäufe und Essen gehen kann man zu Fuß erledigen. Verkehrsgünstig zu Flughafen und ausfallstraßen gelegen. Es ist sogar eine kleine Terrasse da, die an einem kleinen Park gelegen, ein idealer Fleck zum abendlichen Verschnaufen ist. Der Park war auch ideal für unsere Hunde.

Souhaitant depuis longtemps découvrir le Yucatan et les nombreux sites Mayas qui le parsème, tout en ne nous privant pas des sublimes plages mexicaines, nous avons décidé de rester sur Cancun qui à l'avantage d'être plutôt bien placé. Ne souhaitant pas loger dans la zone hôtelière (trop jeune et trop alcoolisée), nous avons fait le choix de louer la "villa Maya" qui se trouve dans un quartier plutôt bourgeois (pour Cancun). L'avantage, c'est que nous avions une belle et grande maison pour nous seuls, avec un petit jardin sur l'arrière et une grande terrasse au dessus de la maison. Le second avantage c'est que nous avions quantité de vrai restos mexicains (pour les mexicains) à notre porte. Et le dernier avantage c'est que nous avions eu la bonne idée de réserver la coccinelle vintage du propriétaire pour un prix vraiment modique (une dizaine d'euro / jour), ce qui nous a permis de découvrir toute la région. Bref le rapport qualité-prix est imbattable, la découverte de la vraie vie mexicaine est totale, et le confort de la maison permet de se remettre tranquillement des émotions quotidiennes !

Very cool and great host!!! This was our first experience renting privately and I can best sum up my stay in Cancun with Mattias by saying "I extended my stay in his apartment by an additional four night" for a total of 11 nights. Mattias and his wife have been great.Very quick response to email.Any small things things that came up he handled quickly.He described his place exactly as it is...very cool and a steal for the price. But what he did not say that i can verify is that the block the property is located on is great. Very nice homes and nice people. Also there are servies..ie (Walmart, laundry mat there is a gym around the corner near the Oxox which is like a 7-11 in the USa , movie theater, internet cafe/long distance calling store around the corner.. And places to eat) ..The place is located in a middle class neighborhood on the fringe of the middle to upper middle class downtown area..near service areas where you find shops...jewelry stores, pharmacies..apartments, and everyday working people of Cancun..safe area..and very very nice and helpful neighbors. To be completely straight forward...what you see in the pictures is exactly what you get. My girlfriend and I stayed and I would return. If your comfortable in the city and want a more everyday life experience ...in a great apartment ..and still be able to get to the tourist areas...This is a great option. I would also say ...we rented a car..made getting around easy and helped. Make sure you have cell phone or an exact meeting place and time like the airport customs area or a specific hotel lobby. We got off the plane with no cell phone and had to find an internet store to email Mattias to meet.Nothing to do with Mattias he provided the address; This has been great and the experience we were looking for.

Nach unserer ankunft auf Yucatán haben wir die erste Nacht in der Villa Maya (1. Stock) verbracht – gleich auf den ersten Blick sehr einladend und mit allen annehmlichkeiten ausgestattet, die wir als europäische Gäste für einen kurzen - aber auch längeren - Aufenthalt zu schätzen wissen.
Genial ist die Dachterrasse, da schmeckt das Frühstück noch besser… Einkäufe für Lebensmittel oder Essen gehen kann auch zu Fuß erledigt werden – das Haus befindet sich in unmittelbarer Nähe von Geschäften, und auch das Zentrum ist nicht wirklich weit weg. Können uns die Unterkunft super als Basis für weitere „Unternehmungen“ in Cancun vorstellen (ruhige und sichere Gegend…), hatten aber bereits drei Wochen in El Cuyo im Norden Yucatáns in einem anderen Haus des Vermieters gebucht – und da war’s für uns paradiesisch-traumhaft, wollten ja auch bewusst weg vom Stadtleben ;-) -

This is what a tourist home should be.From a couple to the whole extended family there is room and activities for all.The house is centrally located and it's an easy walk to shopping. With the car you have the whole Yucatan at your door step. Choose a hotel on the strip and pay for a day at the beach club, take the ferry to Isla Muheres or Cozumel,Tour along the south coast and check out the public beaches (there are some hidden gems),do a day trip to any of the Inca ruins within a 3 hour drive, the choice is yours.
Matthias and his family will make you feel right at home and are a wealth of information.
We were very happy with our stay and recommend Casa Maya to anyone who wants to have a relaxing vacation exploring the south of Mexico. -

Con respecto a la estadia en tu casa y Villa Maya...es una Casa limpia, segura, bien ubicada y bien comoda.
El cuidado que nos tuvistes, es en realidad algo que no mucha gente hace y la verdad te tenemos que agradecer yo y mi familia, por habernos brindado toda esa buena voluntad y buen servicio, no estuvimos en ningun momento temerosos a nada al contrario nos sentimos bien a gusto y muy seguros en Villa Maya.
A parte una vez que le agarramos la mano a los colectivos (carros), y taxis ya era como si fuera nuestra ciudad.-
Bueno muchos saludos a todos los tuyos y porsupuesto recomendariamos Villa Maya de Cancun, es mas preparate por que estamos por viajar , pero esta vez solitos yo y mi mujer, los queremos mucho

We spent 2 weeks in yucatan, cancun and el cuyo and just had a fantastic time. Villa Maya in cancun is so spacious and we felt right a way home: lots of rooms, perfectly equipped, and 2 great balconies and a porch.
We enjoyed our morning coffee on top of the roof with a nice view on our neighborhood.
Because we also rented a Volkswagen Bug from Mattias getting around in town and the outskirts was not a problem at all.
Mattias also gave us a mexican mobile phone, thus we had perfect security and orientation 24/7. It helped a lot and made the entire trip very smooth.
Mattias, thank you so much for everything. You not only have a wonderful family, you indeed made this trip very personal - we felt like being welcomed by family.

We spent 1 week in Villa Maya with our 2 sons ( 4 and 8 ) and just had a wonderful time.
Villa Maya is clean, comfortable, well kept and in a safe Residencial Neighbourhood in Cancun. The Beaches were close,..either by public Bus or by VW Bug that we also rented from Mattias.
The reservation process was easy and quick,...we actually stayed in all the properties from the owner,...and actually enjoyed all of them. Will come back again ... -

Landlady herself came to pick us up at Cancun airport. Villa Maya is ideally located to explore Cancun and the surrounding touristic sites. The small town house is sufficiently large to accomodate several travellers. There are a nice patio and terraces on the first floor and on the roof. We spent three weeks in Villa Maya and felt great all the time. We will certainly come back as soon as possible.

We have already stayed in Villa Maya before, and enjoyed it very much.
Its a fully equipped House in Cancun City, close to Banks, Shopping centers , Nightlife..and only 15 Minutes away from the Beaches.
The public Busstop is just a Block away from the House, and takes you for only 60 cents tothe Hotelzone and the beautiful Beaches.
We were greeted by Mattias and his Family upon arrival, the gave us a Tour of the House, and provided us with Information of Restaurants,Excursions and things we shouldnt miss...
The Villa was very clean, spacious, with a Mayan Exotic flair in a very safe residencial neighborhood, we even made Friends with your neighbors..especially with Mauricio!

Matthias the landord was wonderful, always checking on us if we needed anything. Was waiting at the home prior to our arrival. The price was great and we even rented a little VW for us. Haviing the Vwwas great for the men to get around. The area the home was in was very difficult for the taxi drivers to find; however, Matthias had a detailed step by step directions for us to show the taxi drive. I think they (drivers) didnt pay attention to detail. Matthias also helped guide us via email how to get off the airport, what shuttle and taxi to take. He also called and arranged for out taxi ride to airport on our trip home. This help was invaluable!!!.
The home was nice and comfortable and clean. There is aC in all the bedrooms but not the house which was difficult for us. Matthias is having full a/c installed in the house now. The house was off of the tourist section which was nice because no loud parties going on. The home was in a living area that might make you think it wasnt safe because of all the bars, gates, chains etc but it was very safe. We felt very comfortable walking around day or night. It was really great that there were little corner restaurants all around to walk to. We enjoyed different ones each day. A Walmart just a block or 2 away easy to walk to and ofcourse the VW to drive if we had a big load. -

We stayed at the house and found everything we needed. Just a short trip to everything in the city or the beach. Having a car makes day trips to the attractions (like Xcaret or Tulum) easy. The rental process was easy and they were a big help on things to do. We will definitely come back!

In El Cuyo erfuhren wir vom Vermieter Mattias, dass er noch ein Ferienhaus in Cancun vermietet. Da es gerade eine Woche frei war, haben wir es spontan für unsere letzte Woche gemietet; ebenfalls wieder ein schönes und sauberes Ferienhaus in einer ruhigen Straße in der Stadt, zum Strand oder zur Fähre nach Isla Mujeres rd. 15 Autominuten oder den Bus dahin nehmen, aber wir hatten ja unseren Vw!
Das gepflegte Haus hat eine schöne offene Küche zu einem großen Wohnzimmer. Genossen haben wir die 3 Terassen, die das Haus bietet, eine Garten- sowie zwei Dachterassen, dort haben wir uns oft zum Essen und Trinken aufgehalten. Das Haus ist sehr gut gepflegt, 1x die Woche kommt auch eine Putzfrau. Der Vermieter war bei Bedarf immer behilflich bei Fragen nach guten Restaurants und Sehenswürdigkeiten.
Ein langer Kindheitstraum von mir ging in Erfüllung. Ich wollte wie meine Eltern einmal VW-Käfer fahren und das Käfer-Feeling erleben. Und das habe ich nun endlich in Mexico tun können!!! Mit einem roten VW-Käfer sind wir 3 Wochen durch Yucatan gefahren und hat viel Spaß gemacht. Ich bin froh, dass ich das nun tun konnte, denn der Käfer wird nicht mehr gebaut. Autovermietung und -service mit dem deutschen Vermieter Mattias hat super funktioniert. Für den Fall der Fälle haben wir von Mattias ein mexikanisches Handy bekommen, und der Vermieter hat uns immer wieder mit SMS auf gute Hotels und Restaurants sowie Sight-Seeings Tips hingewiesen, war klasse!!! -

We were 8 people who went to Cancun. We where worried that the house was gonna be to small for all of us.
But when we got there we were happily surprised by a big house with alot of space and 3 bathrooms.
It was walking distance to both Soriana and Walmart which are the biggest marketplaces there are.
Different buses which take you everywhere can be found just outside the street and also easy to get a taxi.
We also loved the location of the house, a bit from the tourist area. This way we got to see the Mexican lifestyle and also the place is very quiet at night.
I recommend this house and would book it again if i ever go back. -

Matthias and his sweet daughter warmly welcomed us and helped us get
settled. Our daughters enjoyed being in a true neighborhood away from the
tourist area. They loved the balcony and going up on the roof for a cool
breeze. The beds were comfortable, the decor was a fun western/cowboy
theme and the home was very clean. Everything was what we expected from
the website. The rates were perfect for our budget. We wandered down the
street and picked up groceries at the store. Convenient to sites and
restaurants. If you are driving get good directions (we asked at a gas station)
or you can pay to follow a taxi once you are close. We would definitely
recommend this home to friends. -

We were travelling on a bus for six hours from Belize to Cancun airport.
Instead of flying out on the same day, we located Villa Maya de Cancun on
the internet and decided to stay for two nights. I did not have a lot of time
to make arrangements before leaving Belize and needed a quick reply to my
emails. Mattias promptly returned each of the emails with thorough
answers to my questions.
Mattias met us at the house and was extremely helpful in giving us
information about the area. Our sons thought the house was really cool
with the palapa bar and the hammock. As we had really slow internet
connection in Belize, we were thrilled at the speed of the internet in the
Villa. You could not have asked for a better neighbourhood for safety and
the walking distance to Walmart was very convenient. We cooked all our
meals in the house and saved money with the reasonable cost of food. I
thought the house was well equipped with cutlery and other cooking
utensils. Although we did not use it, there was also a washing machine.
During our stay in Cancun it rained quite heavily thus we did not get to use
the AMAZING sun area on the roof but it was a really neat area.
On the day that we left, we were concerned that the taxi driver would
remember our reserved ride to the airport. I emailed Mattias for a back up
plan if we were stuck. Within minutes we received his offer of help.
I would highly recommend the Villa while staying in Cancun. We almost
stayed in the Hotel Zone. We were so glad that we lived like a local instead.
Not only did we save money, we got a whole different perspective of living
in Cancun.

This is a great place to stay. We felt safe in the area and did not have to deal
with the typical American Tourist section of the hotel district. Although, this
home is not that far away from those attractions. The neighbor hood was
quiet and it was great to have a place to cook and relax. When we were there
we used the public transportation system to get around, but now with the
VW Bug it will make easier to get around. The owner made us feel at home
and was very helpful through out the whole process. While your stay here I
suggest going to go check out the ruins and agave plantations. I do not
suggest using a tour guide to go the the Mayan Ruins, for I felt we did not
get to enjoy our time there and felt very rushed. If I were to do it again I
would rent a car, i.e. the one the owner of Villa Maya de Cancun is offering to
get around. We also did a "Lobster cruise" in which they served surf and turf
(lobster and steak) and they said that you could dance and enjoy the evening
on a boat; it was great, we met many great couples, but there was no
dancing and we were all crammed on the boat and they charged extra for
drinks (it was not like what the company advertised it to be). Wish I spent
more time in Cancun. When I do return I will be staying here again! -

I stayed in Villa Maya with my Familiy (2 Kids), it was our first visit in Mexico. The Villa is located in a quiet area in Cancun, next to a small supermarket (3 minutes walking distance). The house itself is very nice, clean and it has a nice kitchen. Mattias and his wife were very friendly and helpful during our stay.
I would definitely recommend it as a "safe buy"
