We had nine in the family including a 3 year old and two teens. Everybody enjoyed themselves. The condo was clean, spacious and comfortable. The location is great for access to many restaurants, nightlife and shopping. A good jumping off point for tours,
Starbucks across the road. Amenities in the unit were fine(need new coffeemaker).
Security was great, spa and gym a pleasant extra at no cost. Staff on the ball, but English
minimal. Only drawback was the absence of sand beach. We used neighbor's beach
when we wanted to be in the surf and build sandcastles. Beautiful view from the 4th
floor balcony. Great value for the money,looking forward to our next visit. -

This condo is a fantastic deal, especially if you have a big group. Our group of 8 thoroughly enjoyed staying here. The building's free amenities are top notch: they have an air conditioned gym, an indoor spa with hot tub, steam sauna, and dry sauna, and an outdoor hot tub perfect for big groups. The infinity pool is amazing. The beach is very narrow, but I still thought it was very nice and peaceful.
As for the condo itself, there are 4 bedrooms, but the single bedroom is very small. Towels are included, but soap and shampoo are not. There are lots of fun water toys inside the closet of the 2nd bedroom. There are some basic spices in the kitchen, but there wasn't any oil. We did enjoy using the griddle for hamburgers and the blender for some margaritas :). There is a washing machine and 2 dryers in unit -- this was super nice because we constantly needed to dry our towels. There is detergent, but no dryer sheets. Water is included, but extra bottles are only 26 pesos, and the security will deliver it and change it for you, even in the middle of the night.
The location is very good, it's walking distance to all the crazy nightlife but not so close that you would get bothered by it while you're trying to sleep. We did arrange an outing to Xel-Ha in the "Xcaret" base next door. Walmart is a short bus ride on the R-2 away, and the R-2 runs super frequently. You are in a very touristy area, so the prices for food are quite expensive at the restaurants nearby. The location is definitely very convenient.
It's not super luxurious, so don't go in expecting that. It does look better than the pictures, but there were some minor issues that I discussed with the owner, and hopefully those will be fixed soon. 28970Perfect for Families for Fun, Comfort and Convenience

Our family of 6 stayed 3/28 – 4/4. Our group consisted of 3 generations from age 60 to 22 months. The condo was spacious allowing us to occupy 3 out of the 4 bedrooms and have our own bathrooms. The living area, balcony and kitchen provided more than enough space to allow multiple activities comfortably. The washer/dryer right there in the kitchen was wonderfully convenient. The free wireless worked flawlessly. The location was ideal.
The view was spectacular. The pictures don’t do justice to the beautiful ocean and pristine pools. The grounds are kept meticulously. The kids had a great time in the small play area especially on the trampoline. The balcony was a nice gathering area for everyone to enjoy coffee, quick check of emails or just to read.
The unit owners provided plenty of beach towels and even toys for the beach and pool. We found plenty of linens, pots, pans, laundry detergent, dishes and utensils. The griddle was very handy for pancakes and eggs in the morning for those days we decided to eat in.
This property is secured 24/7 by a friendly staff. Helps if you can speak Spanish but it’s all pretty manageable because the unit owners were super communicative before we got there. They also provided their cell phone number in case we needed to reach out to them but it wasn’t necessary. The property manager, Juve met us at the unit the day we checked in to show us around. His English was excellent and he replied to our one or two texted questions promptly.
We only tried out 2 of the pools. The infinity pool by the beach is lovely. There are chairs and umbrellas. It got crowded starting the Fri afternoon after we arrived but it was spring break so that’s to be expected. The water was comfortable even for the kids and just all around a relaxing area.
The beach area is very small. Chaise lounge chairs are provided by the security guards but there’s only one umbrella down on the beach. We were able to snag it 2 out of the 3 mornings we went down to the beach. The beach was nice in that there were no panhandlers or annoying solicitations for hair braiding, pictures with spider monkeys and assorted wares.
We had breakfast twice at Mextreme. We ate dinner out at Mocambo, Hard Rock Café, Buca di Beppo’s, Carlos and Charlie’s and we had lunch the first day at Casa Tequila. I’ll comment on these separately within Tripadvisor.
The first day we took the bus to Walmart to stock up. It was 8.5 pesos per person and it took 20 minutes one way. The bus stop is right outside the entrance to the left , down the drive way and a few steps. We took a cab back. They are waiting right outside the Walmart. It was 120 pesos for 3 of us with bags. Everyone advises you settle on the fare before getting into the cab and we followed that advice. The whole trip took 1 hour 45 minutes. When you don’t know the store layout everything takes longer but at least it was done for the week. We ran over to the Oxxo convenience store across the street mid-stay for a couple of things too. Prices were reasonable for brands you find here in the us but local brands were cheap.
We used the tour company next door to the condo to book trips to Chichen Itza, Tulum and Xel-Ha. I booked a trip to Isla Mujeres for dolphin swims online a week before arrival. I will comment on the tours separately within Tripadvisor.
Bring pesos, some Usdollars and a credit card. Paying in cash is easier and you only worry about the exchange rate once if you bring pesos. Dollars are accepted everywhere but you get change in pesos. From a safety standpoint, use your credit card only when you can keep it in sight. Also, remember you’re renting a condo here not a hotel room. I wish I’d brought more Ziploc bags and maybe a few dryer sheets.
Bring, apply and re-apply sunscreen. While this should be obvious, from what I saw that week it warrants a reminder. Tips aren’t generally expected but definitely tip when it’s appropriate and tip generously if that’s appropriate too.
Overall it was a wonderful stay. Betty, the condo owner, was great and we highly recommend staying here versus a hotel. Perfect for families. -

It is with pleasure that I recommend Punta Cancun vacation rental. The unit was very clean and well-maintained. There was a secured entrance leaving us with a comfortable feeling that the family was always safe. The infinity pool and beach access was just a ride down the elevator. We had a large family Christmas vacation at the unit and I never felt claustrophobic. Plenty of space for a large family or a couple of small ones. A real plus was that Ms. Atencio helped us with arranging transfers to and from the airport. We had several different arrivals and departure times because we had 4 different families converging. Even though there were some difficulties, she kept at it until every arrival and departure time was correct. You can't go wrong with this unit.

A handful of coworkers were meeting from across the country and we were so happy to be able to have a personal experience at the condo rather than a hotel. Everybody was able to spend time together in the common living room and on the balcony. This building is gorgeous and near restaurants and the main club strip. Everything was in walking distance, and we had plenty to keep us occupied. The rooms were great, and it was a benefit to have 4 bathrooms! Would recommend this to families or a group of friends. It meets the needs of both types of people.

This condo is amazing! It's even better than in the pictures! I highly recommend it to families, wether it be with kids or teenagers. There are security officers overseeing everything, which makes you feel extremely safe, and staff is friendly and ready to help! The location is fantastic..right in front of shops, nightlife, and restaurants!! Simply great... wish we could have stayed longer!
