Cancellation policy: If cancelled from contract date to 91 days prior to arrival date 40% cancellation fee will be charged, If cancelled between 30 - 90 days, 50% cancellation fee will be charged. If cancelled between 1 - 30 days, no money will be refunded unless the unit is re-rented out. In this case 50% + difference on the rent will be charged. We give the option of applying the cancelation fee to a future reservation.
We ask for 50% downpayment to book the reservation and the balance 90 days prior to arrival.

Wow, wow and wow! Just returned home with seven friends and family. If you are rich, go to a 5 star hotel, looking for a party, stay at the "party point" around Kilometer 9. If you want to spend your money wisely, you will love this place.
Living and master br with balcony to beach, full bar, dining for 11, br2 w/2 doubles and single, br3 w/4 singles. Each br/bath w/mirrors, shower, marble vanity w/8 drawers, hanging closet w/shelves and more drawers. Kitchen w/granite counters, micro, coffee and sandwichh maker, toaster, blender, pots and pans, utensils and serving dishes. Full laundry room.
We had the swimming pool to ourselves because most of 12 units are live-ins. There is plenty of equipment to enjoy the pool and the waters´ edge. My favorite is that you don´t have to parade through a lobby full of people in wet clothes to get to your room. 24 hour security and the staff run errands, assist with equipment and provide tour info.
Every night the giant sea turtles came to lay eggs in front of our house, or w/in eye view, awesome. Protection groups immediatly collect eggs and take next door to a designated incubation area.
This is the perfect location. It is a mile from the party district, the Flamingo Mall and convenience store right across the street. Out Back Steakhouse, Margaritaville a block away, Eloy's delicious tacos outside the front door. Eat out, cook, or order in. Take the bus to Wal-Mart, Sam's or Costco, and if too overloaded, take a taxi back. We had a rental van, went to Wal-mart, spent us$342 and this covered 114 ($3ea) of our 144 meals. Don´t miss Ruth's Chris Steakhouse and Mercado 28 for souvenirs, I will never,go to a hotel if there is beach front property like this, and reasonably priced. This was my very best beach vacation and I have spent more than 1,500 days at the beach in my 61 years.
We felt 100% safe on this property.

I stayed with my wife and 3 kids (ages 5-10) and my parents in anabel's 3 bedroom/3bathroom rental at Residencial Bridec from Feb 14-21, 2012, and we had a great time. This property is about 1/3 of the way down from the north end of the main hotel strip in Cancun, across from the Plaza Flamingo. My wife and I have been to Cancun 3 times and this beachfront property location is as good as it gets. The pool was clean and we had it to ourselves every day. The rental was clean and nicely furnished. It is not a luxury apartment but it was very functional and comfortable. We enjoyed the balcony and nice ocean views from the living room and master bedroom windows. The kitchen was well equipped and the dining room table will sit 8 people.
We went to Walmart on the bus the first day to stock up on groceries, so we fixed our own breakfast and lunch and then ate out at restaurants at night. Plaza Flamingo has lots of reasonably priced shops for souvenirs and T-shirts. There's a small convenience store called extra in the Plaza right across the street from the rental where you can get basic items including milk, eggs, pastries, juice, beer, etc. Next door is a bank with an aTM that will take most checkcards (my visa card worked fine). Also at the north end of Plaza Flamingo there are three popular american restaurants: Margaritaville, Bubba Gump Shrimp, and the Outback Steakhouse. We enjoyed all three places (Margaritaville is not a good place for the kids). Bubba Gump offers lagoon view outdoor dining and also has a playground for the kids. For more authentic local (and reasonably priced) fare, you can go outside the gate and immediately to the left is a small Mexican restaurant that was very good.
One thing we appreciated was that the rental is gated on both the street side and beach side, and there is a guard there (who also does basic groundskeeping/cleaning work). This allowed us to relax while the kids played knowing they were safe.
The wi-fi signal was very weak and slow, but we didn't go on vacation to spend a lot of time online so it wasn't a big deal. If you need to download big files or spend significant time online it would probably be frustrating. We did not watch TV at all so we can't comment on the programming.
The thing we disliked the most was the matresses had plastic on them underneath the sheet. It makes noise when you move and doesn't breathe very well. It was not a big deal if we turned the a/c a bit colder.
All in all we had a great time and consider this to be an outstanding value for families looking for beachfront property in Cancun.
A couple ideas for things to do with kids in Cancun: the aquarium located in the La Isla mall area (an easy walk 5-10 mins to the south of the rental) is reasonably priced and has a great dolphin show at 6 pm daily. The aquarium exhibits are nice but not very extensive (it's not Sea World), but the dolphin show itself was worth the price of admission. You can enter the aquarium any time during the day, see the exhibits, and then exit and return later for the dolphin show. La Isla also has some fast food restaurants like McDonalds and burger joints like Hooters. The other thing we enjoyed was a day trip to the Mayan ruins at Chichen Itza. It was fascinating and worthwhile. We were told to go on Friday or Saturday to avoid crowds, we went on Friday and it was not too busy. Don't overpay...many tours charge $100 or more, especially if you buy them at a hotel or upscale travel agency. We found a small Mexican souvenir shop right where we got off the bus on our trip to Walmart where we got Chichen Itza tickets for $40 per adult, $25 for our older kids, and the 5 year old was free. The bus didn't have an open bar like some but there was a guy with a cooler at each stop selling ice cold soft drinks for $1 and Corona for $2. Our tour guide spoke fluent English. Our tour stopped at a cenote (an underground cave/pool) where we could swim for a while, and then a Mayan souvenir shop where we had a traditional lunch (included in price) with live dancing & musical entertainment, and then went on to Chichen Itza for the afternoon tour. Remember when getting tour tickets or almost anything else in Mexico you can barter and often end up paying less a fraction of the starting price. Our family of 7 people stayed at the Villas Marlin for 2 weeks over Christmas and New Years. The location was right on the main floor close to the beach, swimming pools and the roaring ocean. I liked that security was present and the grounds were kept impeccably clean. We rented from alvin and we were set up with plenty of clean towels, a full jug of water and vonage phone to make long distance calls home to family and friends. A nice surprise was a washing machine and dryer that we could use in our unit.
This is our 5th trip to Cancun and we have always stayed at the Villas Marlin as we prefer condo living to all inclusives. I have recommended this condo to my family who will be arriving in February.Response from Anabel Peterssen - 01/12/2012

This was our first trip to Mexico and it will be the beginning of many more God willing. From the moment we arrived we felt at home. Can't say enough about the wonderful condo- just fabulous!!!. Fell in love with everyone there. Chance of a lifetime to stay in a place like this. We will be there God willing next year. This was by far my most memorable vacation in Cancun yet. I have been there before but only stayed in all-Inclusive resorts. I really enjoyed that I had a full kitchen and so much space to relax and get the most out of my stay in Cancun. The condo was right on the gorgeous white sand beach, we literally did not wear shoes the entire time! The weather was amazing and the ocean was superb. Anabel was so nice and accommodating, I feel like I now have friends in Mexico! I will most definitely be a returning customer! Thanks so much anabel!!!

First & foremost: I went to Cancun, Mexico for the first time for a Bachelor Party. It was (5)Guys,I know we didn't expect much because most of the time would be spent exploring. Anabeel was good to work with from the start! We didn't want to spend all our money in a Hotel & be disappointed later. In fact,the Villa is in the same Hotel Zone area as all the big name hotels & it's a 10 minute bus ride from the Party Zone which you can find things to eat, socialize, party or just lounge. Across the street from villa is a small shopping Mall,(3) restaurants to eat-Outback Steakhouse, Bubba Gump Shrimp & Margaritaville, bank & Pharmacy. All were clean & pleasant places to go. On the strip is a large Shopping Mall with all top name stores. Honestly,the walk was just 10 minutes (1 stop) on the bus.
Cabs run daily. The villa was clean, spacious, pool was very clean and the maintenance guys spoke no word of english but was pleasant. It was not Luxury. But just as a Days Inn would provide. Anabeel showed us around the area and drove us to Walmart to get some things for our stay. Word of advise - get your money converted at Walmart. Cabs should be no more than 120 pesos (You can negotiate them down to 100 pesos).The Cons of the trip:
-Do not get your money converted in the airport. They will charge you a fee or not convert your money correctly.
-Pay the bus drivers and cabs in Pesos, they too will try and take advantage of your proper conversion rate.
-If you have "street sense" and been to major cities in the us, then you will be okay.
-Keep in mind that "everyone" in Mexico is a business man and will negotiate for the right price.
-We didn't rent a car, but we saw how many cars were stopped by Policemen looking to get paid! Watchout for this. Just do the speed limit and don't drive too late at night. On the beach there were also jetsking and parasailing. Hotel next door had a private beach party... but we got in. Again they are businessmen looking for tips and money.

I would absolutely recommend anabels property to anyone, Anabel is a very wonderful person and the staff that works at the condo was so nice and very helpful. Me, my youghest daughter age 13 and my two older daughters ages 23 & 25 came along & brought thier husbands. It is a very nice place, plenty of space, close to everything, I feel like I have somenew friends in Mexico now , I would go back tomorrow & stay forever if I could. I went to cancum with my adult children (18 and 24). The condo is in a nice gated area just steps from the beach. We stayed took a cab out of Cancum two seperate days and everyone was very friendly. The condo is less than 1 mile from most of the malls and bars on the strip, and very only a few feet to La Isla mall and Flamingo Plaza. . It is in a great location. We walked at 3:am for over a mile and never felt unsafe even at night. The cocobongo club (and the main dance club scene) is probably about a mile and a half away and we even walked that a couple times at night.. Busses run constantly and you can get anywhere on the strip for under a dollar. We also took a cab out of town on two days. There is a great market downtown that has authentic mexican food, and it is also a great shopping. It is called market 28

This condo is located right on the beautiful Gulf of Mexico. It has such a breath-taking view! This spacious condo also has a beautiful pool to use or you can just walk down to the white, sandy beach. It is located near some great shopping malls and restaurants which are all within walking distance. We would totally recommend this beautiful place.
