Excellent location easy walk to 4 restaurants, a dive shop and kayak rental, but you will want a car rental for your stay. Stop at the Plaza Grocery store on the way from the airport to pick up water and any other essentials it seems to be a long way back if you don't have enough. We had 6 people staying there including 2 in the lower level, all of us are waiting for another opportunity to to return. When we went out for a day trip we were always saying it will be nice to get back home for the night. I believe that says more about how pleasant it is to stay at Villa Dawn than anything else I could write.

The December 2012 review prompted me to finally write the review that I have been to busy to get to.
We spent 2 weeks in November with another couple at Villa Dawn. The accommodations were perfect. We loved the house, views and everything about the place. Kent and Dawn couldn't have been more helpful. It was obvious that they take your vacation at their home seriously. We had some minor glitches during our stay but they were taken care of promptly. Kent always followed up to make sure everything was taken care of. We loved the bar stools in the pool mine was the last one on the right. Everyone had their privacy, bedrooms have in suite bathrooms and showers, the house is big enough to allow you to find a quiet spot to relax. The covered porch is a spectacular spot to get out of the sun or watch a rainstorm. The kitchen was well equipped it even had things like a martini shaker that we didn’t expect. Loved the take some leave some, various rums and other booze for you to try and replace. In response to the December review regarding the downstairs apartment, It would serve quite well as the 4th bedroom with meals and entertainment shared in the upstairs of the house with the rest of the group both outside and inside. We spent a majority of the time outside enjoying the Caribbean views and weather. We arrived at Villa Dawn and were immediately struck by the beauty of the Villa and its surroundings. The flora, fauna and views are breathtaking! The swimming pool with its spectacular views of the Caribbean and mountainous hills of St. Croix was a favorite place at the Villa.
My husband, son and I spent last week at Villa Dawn with friends and family. We all split the cost of the Villa which made it more affordable. My family stayed in the lower level of the Villa. Its a clean, small area with a bathroom, kitchenette, futon (comfortable), twin beds (comfortable), one large closet for hanging clothes, two chest of drawers and a television. However, after the first night, we realized the lower portion of the villa was not a good deal financially.
The lower unit has only a front a/c window unit, no ceiling fans. The bathroom would become uncomfortable due to no air flow. The bedroom was ok but that is because of the stand up fan that we had blowing on us during the night.
We quickly found out that the oven did not work in our lower unit. The oven in the upper mail level did not work either. The cable to the TV (lower unit) did not work so we resorted one evening to watching a VCR tape. The tape did not work so we went to bed. WiFi in the lower unit is almost non-existent. The few times it worked, it was slower than dial-up. We also had to purchase toilet paper for the entire Villa as we all ran out after the first day. The kitchenette has a few eating utensils and dishes but no knives, which were needed.
We did advise the owner of non-working ovens, cable tv and internet problems on the second day of our 7 day stay but they were not repaired while we were there.
One other thing to be aware of is the water conservation of the Island. Upon arrival, we were advised to conserve water at the Villa. You must purchase drinking water to have during your stay (expensive on the Island!). The water at the Villa comes from a cistern that collects rainwater. We were advised to also take only 5 min. showers which is impossible if you are washing longer hair. One more thing, the lower level has a shower only, no tub. The stand up shower is very small. Also, there was no stopper for the kitchen sink so again, hard to conserve water when washing dishes.
We did not stay in the upper unit but went up several times to visit. It is beautiful with a large kitchen and living area. The TV and WiFi seemed to work very well.
The walk down to the beach was a beautiful and relaxing walk down. The walk back up was a more difficult due to walking uphill so we drove our vehicle down every time we visited the beach or bar & grills.
Yes, the Villa was a wonderful and quiet place to relax, especially after visiting the crowded and hard to drive in towns of St. Croix. Due to the price of the Villa, I would only advise staying in the upper unit for family gatherings. The lower unit was definitely not worth the money we spent, especially if you know you will want to watch some TV or use the Internet. If we return to the Island, I will be looking at other places to stay in the same area.Response from Kent and Dawn Vreeland - 12/18/2012

I would like to take this opportunity to respond to this review of Villa Dawn.
First I would like to say that we only reserve Villa Dawn to one group at a time, for one rental rate based on the total number of guests. We consider the entire lower level suite to be the "fourth" bedroom of the villa. I don't know how this group split up the villa amongst themselves, or how they decided to split up the rental amount, but we didn't rent the lower level separately and the entire villa was accessible to the guests staying in the lower level bedroom.
We were called regarding the oven issue and the cable in the lower level suite and I spoke with one of the guests who I was told "knows something about these things" and I suggested a fix over the phone but also advised the guest to call me immediately if they continued to have problems lighting the ovens and/or couldn't get the digital cable box to reboot in the lower level. I never received another phone call from these guests during their stay, even though I left a message for them on the answering machine in the villa to check on the status of their concerns. I assumed that they had gotten the pilot lights re-lit on the oven and that rebooting the cable box solved that issue.
The lower level suite (4th bedroom) does have a small kitchen which shares dishes, silverware, etc with the main level. As I mentioned, we don't rent the main and lower levels separately, so the guests using the lower level suite were free to take and use whatever kitchen utensils they needed from the main level of the villa. We were not asked about this during their stay.
As the owners of Villa Dawn, Dawn & I are available 24/7 via our cell phones and email. As I mentioned, I asked the guest that I spoke to to call us if they continued to have a problem with anything. As you can see by our other reviews on this website, we pride ourselves on keeping the villa maintained at a high level and are very quick to respond to any concerns one of our guests may have. We would have responded immediately had we been contacted again by these guests to let us know that their concerns were ongoing. -

We enjoyed our stay at Villa Dawn. My wife and I traveled with 3 other couples and decided to stay here. The location was awesome with a great view of Cane Bay and away from the tourist traps. The peace and quiet was wonderful! The pool, patio, kitchen, and ample space was enjoyed thoroughly by all of us. It was a great place to wind down after a day of activities. I would highly recommend Villa Dawn for any groups of 4 or more. It's nearly impossible to find a hotel for this price and the amenities far outweigh what any hotel can provide.

4 of us visited St. Croix for the purpose of unwinding. We found it to be very relaxing in the area that Villa Dawn sits. The area is not touristy but a short drive will put you in a tourist environment. The Villa was very spacious and provided everything we needed to kick back and enjoy! Kent and Dawn were very easy to contact and work with and provided valuable infomration on what to do and where to eat during our stay. Make sure you eat at Rowdy Joes and Eat at Cane Bay!

My husband, a friend and I stayed at Villa Dawn for 11 days in april/May, 2012. How pleasantly surprised we were. The home is so lovely, plenty of room for everyone, beautiful fully-equipped kitchen, roomy bedrooms with comfortable beds,large pool and veranda with the most gorgeous view of Cane Bay. I could go on and on. I can't imagine another villa on the island that could top Villa Dawn. Also, the Vreelands ae wonderful to work with. They made the planning so easy. I recommend Villa Dawn to anyone planning a trip to St. Croix. We will definitely be back!

We had a big group of students on St. Croix for a Marine Biology and diving experience, and Villa Dawn was an excellent place for us to stay. There was lots of room for kids to spread out, (we rented the lower level too). The excellent kitchen and grill made cooking for a big crowd very easy. There was ample room on the decks, including a big shaded area with lots of comfortable furniture. If you're a scuba diver, there are a number of great shore dives within minutes of the house.

Villa Dawn is located on Cane Bay, one of the finest beach's in the Usvi. The Villa sit's on a hill overlooking the ocean. It is spacious, clean with upto date amenities.
It is truly like being in paradise. We have been renting the villa since 2010, and have reserved 2012 and 2013for our two week vacation.
It is great for families, we come alone, it is the best for scuba, we do not scuba... we relax, unwind and refresh ourselves, a great place to fall in love. -

Kent has been a wonderful partner of our school groups for years now. We've stayed at Villa Dawn and used it as a base for our scuba groups. The house is exactly like it is pictured on the various web sites. It has a great kitchen, porch, and large bedrooms that work great for large groups. Many students have had the luxury of learning about marine turtles while visiting St. Croix because of Villa Dawn. Please consider staying at Villa Dawn when you are down in St. Croix. It is close to the beach, diving, and within a couple hundred yards of Cane Bay dive shop or 2 miles from anchor Dive shop. Thanks again Kent and Dawn!

The knowledge and professionalism of the owners, the spacious and lovely accommodations, the views of the Caribbean like no other and the breeze that constantly kisses your skin all come together to make Villa Dawn the complete package.
Our stay at Villa Dawn during the first of February was unlike any we had experienced as compared with renting other properties on St. Croix . Kent and Dawn really go out of their way to help their guests make the most of their stay and quite simply, they are fun to work with!
The house is updated, comfortable and well accommodated and full of Caribbean feel. The property is exquisite and well located. The views picturesque...it's amazing how long you can sit on the decks simply watching the bands of turquoise in the Caribbean change. The hummingbirds and geckos make good company while basking poolside.
We look forward to our next visit at Villa Dawn!!! -

Villa Dawn is everything one would expect in a vacation rental! The mid-island location is perfect for visitors wanting to be close to a beach and restaurants, yet secluded and private. The villa was spotlessly clean, wonderfully equipped and comfortable. The kitchen is a cook's delight! The separate apartment downstairs is charming, although the four of us did not need it. With a full kitchen, it would be a perfect setup for two families. The Vreelands have thought of everything to make their home a haven for vacationers!

My husband and I have been to Villa Dawn on St. Croix more than once and hope to spend many more vacations there! The entire property is just awesome - the house, large pool with its in-pool stools, the fabulous view... We are always excited to arrive and drive up the palm tree-lined driveway that leads to the house. In my opinion, Villa Dawn is on the best part of the island. The house is situated high enough on the hill to offer a breathtaking view, yet it only takes us a short walk down the driveway to get to Cane Bay beach, our favorite beach on the island! We like the fact that the villa is very private but close enough to walk to the waterfront restaurants, dive shop, beach and other activities. We really enjoy spending time sitting on the bar stools in the pool while we admire the lush tropical surroundings and watch the amazing sunsets over Cane Bay. Each time we have been there the house has been very clean, well maintained and very comfortable for us. We book directly through the owners, Kent and Dawn. They do a great job and obviously love Villa Dawn and the island of St. Croix. Villa Dawn is truly in an idyllic setting and would recommend it to anyone and everyone. You won't be disappointed!

Thank you! Dawn and I are heading down to Villa Dawn next week to do some upgrades to the villa. We are putting in granite counter tops and tumbled marble back splashes throughout the kitchen and we are extending the veranda covering all the way to the corner of the house! Villa Dawn just keeps getting better each year!

We just returned (Sadface!) from Villa Dawn yesterday where we spent a beautiful relaxing most awesome week on a much needed vacation. The villa was perfect in every way! Spacious, clean, well equipped, perfect location to everything. Plenty of towels, linens, every kitchen utensil/appliance you could need. We never got used to the beautiful sunsets and spending early mornings on the deck with our coffee. We bbq'd a few times and relaxed with good food, drinks and friends. While we were out and about a little each day, we had no problem just staying right there and enjoying our time there!
We would most definitely return and recommend Villa Dawn to our friends! -

Villa Dawn is a fantastic place to stay in St. Croix. There were only 4 of us staying there so we had more than ample room. We only looked at the lower level because the upper level was plenty big. The pool was great. It was very clean and big enough for us to all swim at the same time. The beds and all the furnishings were very nice. We enjoyed having some staples available for us to use. There was a washer and dryer which was very convenient. The views from the Villa were spectacular. We have traveled all over the world..and have stayed in 5 star hotels. I think the entire family would rank Villa Dawn as one of the top places we have ever stayed.

This is an amazing vacation GEM! The location is so fabulous, and its located 200yds from a wonderful swimming beach and of course Off the Wall beach bar is set right at the bottom of the drive way! Great Rum drinks and food.
The villa is nestled in on the side of the hill over looking Cane Bay and the sunsets are the best we have ever seen! It’s quiet and clean.
Villa Dawn is spacious, modern and has all of the amenities of a great vacation rental home that you would hope for. The over sized pool and massive pool deck is the best part of this villa experience. I did conduct business with the villa's wireless intranet while sitting at the pool or in the air conditioned living rooms. We spent most of our time lounging, reading and swimming way into the magical late nights. Be sure to watch the sunsets and then look up for shooting stars from the in the pool bar stools.
The bedrooms are large and furnished nicely and the down stairs apartment addition really makes for a special bonus retreat if you go with a big group.
The Vreeland’s take really good care of this property and always make sure that everything is clean, ready and set for your arrival.
This is truly and exceptional Vacation Rental Value....you can’t beat the pricing in perspective to what you receive…..it’s the best kept secret location in the Caribbean!

The accommodations are spacious, clean, very well appointed - comfortable in every respect. The grounds are well groomed with interesting tropical plants. We enjoyed the beautiful pool, especially in the evenings. We have stayed at many nice places in the Caribbean (Jamaica, Dominican Republic, Puerto Rico, Tortola), but Villa Dawn is by far the nicest. It was perfect for our family gathering, and entertaining. The beach at Cane Bay is tops for snorkeling. The panoramic views can't be beat. Sunsets are terrific. Song birds and evening peepers are most relaxing.

Villa Dawn is a wonderful vacation home for rent in St. Croix. It's quiet location is perfect for those wanting to get away from it all. A rental car is a must but driving in St. Croix is very easy and the drive to Villa Dawn wonderful. The house is in excellent shape and very comfortable. All the amenities are ready for you to enjoy including free Wifi. The private pool with spectacular views is sure to make your vacation. We have traveled to Villa Dawn on 4 separate trips and it's because of the wonderful experience we have there. I can't recommend Villa Dawn more highly!
