This lovely spacious home provides the perfect beach getaway for your family or couples retreat. Five bedrooms, three bathrooms can accommodate up to 10. This historic home is furnished with great antiques throughout. Enjoy lunch or a glass of wine in the private riverfront picnic area for your use (front yard shared with the house that faces the river). Very nice private deck area in back with bbq. Flat screen TV, washer/dryer, permit parking, and steps to wonderful restaurants, galleries, wine bars and shopping. This is the perfect family getaway, just 2 minutes walk to the beach! ~1,300 Square Feet

Rented this during my wedding week for my out of town friends--everyone loved it. The house was great for a big group (easy to have alone time, or congregate in the kitchen/living room for group sessions) -- very fun! Location couldn't have been better, and Capitola village and surrounding area has everything you need for a great vacation! Would definitely rent here again.

It was my daughter's Sweet 16 birthday party and it was great. The location was great, although the parking was not, there was a store in walking distance to get things I forgot. The house was clean and the furtinure was reasonabley new. The girls turned it into a big slumber/beach party. We used the BBQ for the dinner and the pit in the back to make s'mores. There was plenty of silverware and appliances all worked...no headaches (except which cool little coffee shop to get coffee from in the mornings). The best part of the rental was how big the place was, there was 9 of us and we were not right on top of each other. One of the Tv's didn't work (the one in my room) and parking was like something out of San Francisco, but we got around it.
I highly recommend this house to my friends and we are thinking of a family reunion here too.

lovely house, rooms situated such that our large group of 9 all had personal spaces and enough room in common spaces that we could enjoy each others' company; owner very cordial and helpful and was on property at same time as us, allowed us access to picnic and garden area on river, barbecue, etc;
easy walking to center of town and beaches, helpful if there are multigenerations (young and elderly); parking in the neighborhood is tricky, you can ask for extra passes for neighborhood overnight parking if available; overall excellent experience, 9 of 9 were happy!!Response from Beach House Rentals - 08/27/2012

My whole family loved staying in this house in the wonderful town of Capitola. It was a better place than I imagined. We loved it so much we re-booked it for next year! Location is awesome, although parking was a challange at first but I think we now know what to do. I would also recommend Wi-Fi and an extra garbage can as well. Other than that, all was perfect. We made some really good memories thanks to this wonderful home we stayed in

We very much enjoyed our second summer with Beach House Rentals!
317 Riverview was a very modern, clean, convenient, spacious, and well stocked with the bathroom/kitchen essentials. The location was great being close to both the downtown and the beach.
"Recommendations": Install Wi-Fi system. Add additional outside garbage container. Change upstairs bedroom with a "full" bed and put in two single beds for kids.
We again had a fun time in Capitola and we will be back next year!! -

When I first started by experience with Beach House Rentals I was very disappointed in their lack of professionalism. No one ever answered the phone and if I left a message the time lapsed before a return call was made was way too long. I faxed a signed copy of the contract as requested and got a confirmation of its receipt. Months later I got a call that the contract was not in their possession. I assume it was lost at the office. We got through that issue and all seemed okay. When we were in Capitola in January we went by 317 Riverview and were disappointed that is was not on the river side of the property. My fault for not confirming exactly where it was situated. We went into the office to chat with those working and got a very chilly welcome. The person we talked to made us feel like we were imposing and almost trespassing. We left with a very bad impression, but we needed the house and you were the only game in town, so we stuck it out.
As to the house itself, we were very satisified. Once we got hot water, the rest went well.
Our final contact, and I am sorry I forgot her name, who called us before we arrived was great. She was so much more friedly and professional. She renewed our faith in your company. It might have been Sara. When it was discovered that some jackets were left in a closet she called to let us know and we picked them up at the office. That time, everyone there was very friendly. We also left some items in the freezer and some pillows, and retrieving them was not a problem.
The location to town was so convenient. We were out our door and in town right away. We all loved that.
I think it would be wise for you to inform your renters from the first correspondence that "Riverview" does mean a view of the river. -

This home was exactly what I had hoped for in location and size for a "Celebration of Life" gathering. It was close to shopping, restuarants, beach,and wharf. It was enjoyable to just park the car and walk. We had friends from various locations with multiple cars. Public parking at that time of year was ample & close. The parking permit at the house worked well to load and unload. The neighbors were friendly & helpful. It was very quiet. The enclosed patio area was all ours since no one was renting the unit behind. The riverfront area was not exactly behind the house but down the walkway with a gate through the patio. It was enjoyed by all. The kitchen area could have been a little cleaner, some dishes needed to be washed before use. Some guests had a little trouble with the way the faucets worked in the bathrooms. But that was not bothersome. I would have liked to see a few more cleaning products & trash bags (only 1) left for use. I had a full house, so I did bring extra supplies for the bathrooms and kitchen. A few items did not work when we arrive and maintenance quickly took care of the issues and also helped us with the bar-b-que. We had a very relaxing and great time. The location was perfect for us. We enjoyed all of the outside areas including the front porch. The World Series playoffs were in process so the guys enjoyed the big screen also. Reservations and planning were easy. I enjoyed working with Louise to make this special celebration of my husband's life perfect. We really enjoyed it. Thank you for the opportunity to rent this vacation home.

No fuss no muss...check in, check out...easy. Found everything we needed...in the house as well as in the area. Very nice. We had a great time. The dishwasher was no big deal...open the oven door ...much better.

Can't say enough amazing things about this house. It had such a lovely feel to it. 7 girls all getting ready for a wedding had plenty of room to run around and plenty of room for all of our clothes!
You can't get much better as far as location. The creekside patio was just lovely and when we had just a few questions or concerns...Beach House Rentals assisted us as if they were standing by!
Very professional and friendly company that never makes you feel like you're wasting their time no matter what.

We rented this lovely home for 4 nights. We had my two daughters and their husbands and one 4 month old baby. The place was perfect. We never had to get in our car, great coffee shop around the corner for breakfasts, wonderful restaurants within 5 minute walk for lunches and dinners. I looked up one day and was watching my two son in laws tossing frisbee on the beach, one daughter and I were playing paddle ball, and my other daughter was holding her baby. Picture perfect, life does not get better than this. Last day, kids gone, friends dropped down, it rained, no problem. We talked, laughed, had lunch on a restaurant on the warf, then watched a movie I had brought, kicked back, enjoyed, and later drove home. The point being, sun, rain, friends, family, grown, babies, it doesn't matter. Anyone can enjoy this place. it will be our destination of choice in Capitola for years to come. Happy vibes in this place.

We all loved the Riverview house. It was nicely appointed, well stocked with everything we needed. It was spacious enough for all of us to coexist nicely. The only complaint is the dishwasher which doesn't work well at all. Can't open the dishwasher door enough to get dishes in an out and even after that, it just didn't clean. But that is only the very mildest of inconveniences in an otherwise really great house. We didn't realize how pleasant the river-fronted patio would be, but it was truly sooo relaxing. Even though we were there on a very crowded weekend, we were out of the frenzy just enough. Can't say enough good things about the location and the house itself. Parking was tolerable, it was just as described..

This home was layed out well for family with ample rooms. The river setting was a great place to meet and visit. The location is excellent and provide close proximity to the village without the noise. The only issue is parking which is an issue for the whole city not just this property.

Can't get enough of the beach!

The ups: We were a few steps from the village and beach. The house had 5 bedrooms great for kids. The house was clean. The downs: Parking parking parking was a pain. The living area was not very big for a 5 bedroom house. We had trouble with our reservation which made our stay at this home shorter then we had planned. No private outdoor area.

This house is in an excellent location, easy to walk to anywhere you'd like to get to in Capitola! The sleeping accommodations were very nice and kept 9 of us very comfortable. The parking wasn't a huge issue for us, though only one car can park in front of the building. Additional parking was a 5 minute walk for us. Our only drawback to this house was the kitchen. The dishwasher doesn't open all the way due to the large size of the newer oven. The knives were terrible for prepping food, and we ran out of dishwasher detergent on our last night there - had to do the rest of the dishes that night and all the next morning by hand. Also, the toilet paper holder in one of the bathrooms falls apart when you pull the roll, so is basically useless.
Again, I would like to emphasize that these were minor inconveniences, relative to the quality of the rest of our stay. Even so, fixing some of these issues (TP holder, knife sharpening, detergent) should be relatively easy to do and would make the stay much nicer.
On a very positive note, the outdoor patio bordering the river is lovely in nice weather.Response from Beach House Rentals - 03/22/2011

This property had a great centralized location in Capitola. There was plenty of room for our family of 4 adults and 3 adult children. When we arrived, there was dirty laundry stacked in the living room from the previous occupants. Also, the bathrooms could have been cleaner. We appreciated beach house rental staff showing up and taking care of this. Also appreciated the extra parking pass that was provided.
The gas stove in one of the upstairs bedrooms never worked and the stove in the living room stopped working the day before we left. The pocket door to the left of the entrance kept falling off its track . The living room furniture was stained and dirty--needs a good cleaning. The carpet in the dining area was a safety hazzard and after several people tripped, we finally rolled it up. The coffee pot was a puzzle and we had to press the button 3X for each pot of coffee that we made.
All this being said, we believe that these "complaints" are easily remedied and we would recommend this property to friends.Response from Beach House Rentals - 12/22/2010

This was a great house! Everything is so close, that once we parked the car, we didn't use it until we left. Street parking is the only downfall of this property but the location made up for it. We are already planning a return trip to this home!

We had 8 people, 4 generations, from 5 to 87 and this house accomodated all nicely. My 87 year old mother enjoyed sitting on the patio by the river and chatting with folks passing by, The kids and grandkids loved the short walk to the beach. There was a little grocery, a coffee shop and many restarants and shops within a short walk .We enjoyed Zola's, Gayles bakery, and the place at the end of the pier that plays music on the balcony. We used the large lot behind the police station which is 2 blocks away for the extra cars and that wasn't to bad. After walking all over town, I didnt see any place I would rather stay. The house was slightly removed so was quiet, but a short walk to everything! Loved it.

I had the best vacation ever with my children the days that we spent in this home in Capitola. The house was wonderful, cheerful and bright. It had everything you might possible need and an outdoor shower to wash the sand off the kids before entering the house. My family of 12 had plenty of room, with each family enjoying their own comfortable bed and the showers were great! Not only did we enjoy the home, but the backyard where we barbecued and drank coffee by the river. Days were spent going back and forth to the beach, less than 1/2 a block away. We want to stay again next year. I highly recommend this home.

8 of us (2 families) shared the house for 4 days -- it has charm, a great location (near enough to stores to walk out to get coffee and pastries in the AM, far enough away to have quiet). The garden on the river is a real plus -- we had a cozy fire in the fire pit one night as we ate dinner outdoors. The place had enough room (and plates and towells,etc), and we were delighted with the whole setup. We did have two cars, so had to put one at the (expensive) public parking lot in town ($20 a day), but the lot was a 3 minute walk and quite convenient. The other car we parked right on the street with the "parking pass" provided. We were very very happy with the house.

This was a perfectly charming cottage that comfortably slept all eight of us.
The service we received from our agent was always quick and courteous.
The location of the house was perfect. We parked our car once and walked everywhere we needed for the next three days.
The amenities were great. Although the living room video hook ups are a bit confusing. The only real problem was loading the dishwasher. As you can imagine with 8 people we used it a lot. It was really tough to load because of its location and the way it is blocked by the oven.
The location of the house is perfect. We had a fun and relaxing stay. We are hoping to do it again next year!
