The entire island (400,000+) turns over on Sat & Sun and is funneled into 2 roads. You'll coast in on Friday, do your shopping and be hanging around the pool while the other 400,000 are stuck in traffic.

Just spent a fantastic week at Sunnybank! The place is an unbelievable relaxation/recreation haven! They've truly thought of everything! We even took advantage of the chef-prepared dinner for 12 - didn't have to lift a finger. There's plenty of room and activity for people of all ages so bring the kids, bring the grandparents and prepare for a wonderful week. The only slight downside (and why it didn't get 5 stars) is when they say you need 4-wheel drive to get there, they mean it! Especially one with high clearance (not one of those 'station-wagon 4-wheel drives') but if you're prepared for that you'll be fine. The run up over the dune can be a little daunting. Be sure to have a spotter to make sure no one is coming from the other direction. Other than that, a perfect 10!

We had such a wonderful time staying in this beautiful house compound! Everything about the place is laid out with thought and care, and the views are breathtaking. The owners are down to earth and flexible, and very accommodating. Simply put, we had an outstanding time and will certainly be back!

Gourmet kitchen.Beautiful furnishings.
Every bedroom had it's own bath.Spectacular views.The owners of this home thought of all of their guests wants and needs for a beach vacation, from kites to surfboards.
The only negatives I can think of were; dim lighting in the game room and some old building materials half buried in the sand near the children's play area.

We just returned back from a wonderful, relaxing vacation at Sunnybank. The home was beautifully decorated inside and kept very clean. I was surprised actually how clean it was as we've rented many different vacation homes over the years when we travel and the décor is always dusty and such. But not here. Very well kept. The outdoor areas were awesome. The kids loved the huge pool! We played ping pong and pool everyday also. You have an amazing view of both the sunsets over the sound at night and the ocean sunrise. We walked to the beach everyday - it was a very short walk. The horses were a great bonus. We didn't think we'd see any, but we did, almost daily! We were worried about beach driving but it was just fine. We followed the recommendations and it was actually very fun. We drove to the Virginia border one day just to see the rest of the beach. There are a lot of neat little nooks and crannies outside and it was fun discovering them all. The kitchen was the best furnished kitchen that we've ever had with a rental. They had everything we need and much much more. Usually houses are furnished with only the bare minimum but not here. Excellent vacation. Very relaxing.

I have been going to the OBX for over 25 years and I must say that the "Sunnybank”, is by far, the best vacation home that we've been too. It's decorated beautifully, has every ammendity under the sun (and then some). They really know their business when it comes to designing and creating a beautiful vacation home away from home!
The home was very clean, well maintained and so well decorated that it gave me and my family a feeling of being at home and not at some rental furnished vacation home. It was very cozy, extremely comfortable and furnished to the tilt with everything we could imagine. Even though there was a slight electrical problem, the property manager John did everything he could to remedy the problem in a fast and convenient manner. I can't say enough about John. Friendly... knowledgeable... helpful... an all around good person that wanted to make sure that we had a great vacation! "What a great guy!” Even Brett the electrician that came and fixed the problem was great! Very personable and knowledgeable. I've dealt with other realty companies in the past when there was a problem, and none of them handled the situation as well as their team. They should be commended along with your cleaning crew.
Views...views...views! Everywhere you look there's breathtaking views. From watching the sun rise in the morning over the ocean, to watching the sun set over the sound and the dune in the evenings. There's great views from every deck and room in "Sunnybank”, and my fiancé can attest to that, she took over 2300 pictures!
In closing I would like to say a big "thank you” to the owners of the "Sunnybank” for making our 2012 family vacation a huge success!!! This was my 5th stay at Sunnybank and even in the off season it is one of the most beautiful properties I've ever stayed at. The home has everything and more...you don't have to leave the property for anything. The kitchen is equipped with with a commercial steamer that is great for the fresh seafood & has everthing from a blender to a wine cooler. Everytime I go back something is different...the property is very well kept and has something for every person in the family. I have so many great memories at Sunnybank, the beach, the dunes, the amazing sunsets & sunrises. One of my favorite vacation spots.

Our week here at Sunnybank has been nothing short of absolutely memorable...we have been here since last Friday and are very sad that we have to leave tomorrow! We decided to come down to the OBX with our 2 English Labs to celebrate our 1 year wedding anniversary this year and after tons of research on which home to select to spend the week in, we are so grateful that we chose this gorgeous property.
The home is truly magnificent and has everything you could possibly think to want for a memorable vacation. We have stayed further up the beach in the 4WD section in the past and much prefer Sunnybank's location which is far enough "away from it all" but still close enough to the shops in Corolla if you get cabin fever.
The bedroom we are staying in allows for views both of the sound as well as the ocean - which is so very unique. The stunning kitchen makes you want to cook! There is a room dedicated to steaming seafood (which we did not do) which is enclosed with windows and also has granite countertops/bar stools - we got hard crabs from in town one evening & sat in there to eat while watching the sunset over the sound - we both commented that it was like eating in our own private waterfront restaurant!
The property has everything you could want to spend a day at the beach as well - chairs, umbrellas, rafts, etc. We only wish it was a little warmer outside so that we could have spent more time on the beach. Our dogs did not mind the cooler temps however - to watch them chase seagulls in the surf all week was one of the highlights of our stay.
The main living room is beautifully decorated (as is the entire property) and is very cozy to hang out in at night while watching movies.
We definitely want to make a return trip here very soon and bring some more members of our family. Thank you Karen & Mike for helping us to have what will surely go down as one of the most memorable, relaxing vacations of our life!

This was our 6th year returning to Sunnybank. Each year we are always left w/ fond memories. From the moment we arrive we are greeted w/ the friendly staff. The mansion is always left in pristine condition. Even w/ a few rainy days, Karen has so many games, toys, movies, pool table, ping pong,puzzles,etc. on hand that the kids don't even mind there is a storm.
We are a family of 4 & we only pack one suitcase. Pretty much all you could need is right on hand. Just bring your smiles & have an experience of a lifetime. -

The past 4 years my wife and I have been staying at Sunnybank for the entire month of January. We love the peace and quit there during the winter with no one around but the wildlife to share it with us. Our precious dog Baby feels right at home. Of course who wouldn't in a mansion like Sunnybank that has everything anyone could ask for. Best part is the owners are always willing to give you a great deal in the off season.

This place is beautiful! My family had an amazing time. Everything we needed was conveniently already there as if someone was reading our minds. There was something there for all ages - playground, pool, gameroom, surfing, I could go on and on! The breathtaking views and all the comforts of home made this place worth every penny. We already booked our trip for next summer!!

The name of the property is Sunnybanks. It is in a great location, "off road", away from the tourist crush. The beach is just a short walk from the house. The house itself is beautifully decorated, very comfortable and well maintained. There are several hot tubs and it was wonderful to soak and have the wild ponys only a few yards away, loved it! The house also has decks on different levels with wonderful views, plenty of space to find a quiet nook. It was a great vacation spot with a pool, game room and a play area making it well suited for families with all ages.

I initially had some misgivings about having to rent a 4x4 for this trip but once I arrived to see this drop-dead gorgeous estate - I understood why, and that I'm looking forward to returning every single year I'm able.
Sunnbank is located right on the beach, not off of a loud street. All you hear is the rolling waves day and night - talk about relaxing!! This home is super, from the decor, the kitchen, the views. (Be sure to enjoy the hot tub - watching the waves roll in while luxuriating is absolutely the only way to relax and forget about everything!!)
There are many bedrooms to choose from and there's not a bummer in the bunch. The exercise room is an added bonus and, lest we have an exercise-phobe in the crowd, this place has an elevator!!!
Will I go back? Yep, in a heartbeat. I used to like going to Vegas...I still do, but now I'm thinking the quiet of Sunnybank will do far more to assuage my pounding head than the slot machines of Vegas!!
You won't regret your stay in the Outer Banks and, specifically, Sunnybank. -

I love the beach. The Outerbanks of North Carolina is one of my favorite places on the east coast. I have vacationed in this area for more than 25 years and nothing else compares to this property.
We had plenty of room and enough privacy for our large extended family, from toddlers to grandparents. The separate building with the additional suite was perfect for our group.
There is so much attention to detail in every room as well as the outdoor spaces. The kitchen is so well equipped we didn't even want to eat out! You can relax on the beach, in the pool, in one of the hot tubs, enjoy sunrise and sunset from one of the many deck areas. Play in the "castle," curl up with a book, play some pool or ping pong, surf or boogie board. There was something for everyone of us at Sunnybank! We will be back!! -

We had the time of our lives. The house is spotless. It is so very comfortable. There isn't a thing you could think of that isn't there. The landscape is very natural. wonderful place to be with children. Lots of fun inside and out. Beautiful beach, wild ponies to watch, fun game room, hot tubs, and pools. Inside was beautiful, very clean, and stocked with everything you could possibly need and then some! The best we have ever been to, and hope to go back next summer. Plenty of room for our whole family, and never a dull moment. Once you experience Sunnybank I don't think anywhere else will measure up!

The house is spacious and equipped with any and everything you could possibly need. It has style and class and was extremely comfortable, from children age 2 to adults age 75! Sunsets were amazing, horses were in the yard and out on the beach, weather was wonderful. Put that with love of family, and what more could you ask for? We will definitely go back again.

My husband, two other couples, and most importantly - my two dogs vacationed in this beautiful compound in april. The buildings are spectacularly detailed and clean. The thoughtfulness of Karen and the service provided by her manager made our stay so inviting. Its the little things that make a difference. The color schemes and artwork are simply beautiful. The kitchen is phenomenal and allows for 6 or more to cook comfortably - every drawer/cabinet labeled for easy use. Every part of the property is extremely well kept, and the view of the ocean is spectacular. Martha Stewart has nothing on Karen for decorating. The main home is simply palatial. We had internet access. You really can't believe all of the amenities. Best of all was that Karen even had dog beds for my kids so that we didn't have to include crates/pens as part of the packing process. The location on the beach is part of what made memorable moments. We had more fun climbing dunes that I could ever image. If you have a Jeep Grand Cherokee, you'll have no problems with the beach and dunes - lot's of fun!! The compound allows for great entertaining, but also provides intimacy for each couple so that you are not on top of each other. The elevator is cool, too. From frosted beer mugs to a clam bake speciality side room, there is attention to detail everywhere.
The sun rises and sets are amazing, and you have both without interference. The ponies added to the experience.

The Carroll's home provided everything you could possibly want. The barbeque grill was used extensively as was the pool table. Sitting on one of the decks reading was truly a joy - it was so peaceful. Having so many hot tubs was great as we all didn't fit in one! Probably my favorite was sleeping to the sound of the waves lapping the shore. Will rent again at a different time of year because the Carroll's home provided so many amenities.

Me and my family have just returned home from our wonderful vacation at Sunnybank. We thoroughly enjoyed our stay and were sad to have to leave. You and your family have a wonderful beach house. We want to thank you for being such a courteous and friendly host, you made the whole process of vacationing very easy and enjoyable. Sunnybank is the nicest house we have had the pleasure to stay in, it was the cleanest as well as the most well-stocked and user-friendly house we have ever encountered. The decor and the attention to every detail of the entire estate was wonderful, the outdoor pavilion with all its amenities were great and the game room was amazing! We really appreciated the landscaping and all the lighting around the house and especially down the path to the beach, like I said, the attention to every little detail makes this house terrific!
I just wanted to take a moment to write and say how impressed we were with John and Eva. We have stayed numerous times in Nags Head with a real estate company and John and Eva's customer service and polite, friendly personalities was a wonderful surprise. They really make you feel comfortable and at home. You are truly blessed to have such a great, caring couple taking care of your property. They really made us feel welcomed and appreciated.

If you are looking for relaxation, beautiful surroundings and awesome views, this is the place. The owners are wonderful to work with and their home is immaculate. We truly had one of our best vacations ever and we have traveled extensively. The drive on the beach was very exciting but sitting in the hot tub might have been my favorite. Our dogs loved the dunes and the ocean and so did we. Thank you so much for a perfect getaway.

My husband & I love staying at Sunnybank in the early spring. We are avid "birders" & the migrants are passing along the sound side marshes behind the house in great numbers as well as the shore/ocean birds on the beach side. With the ocean too cold for swimming in March, we have the beach to walk nearly to ourselves. Driving along the beach further to the Va line & walking over to the State Park is amazing! We have the park to ourselves. The house is wonderful to return to after a day playing outside, comfortable, more in the kitchen than I have in my own kitchen. This is our 5th visit & we will be back again next year!

This was our second time at Sunnybank and I believe this trip surpassed the last. All of the rooms and outbuilding were very clean. We had one small issue with the pool that was immediately addressed by the caretaker. We hope to return again next year.
