Casa Polliana is a gracious cottage of 60 square meters (about 645 square feet) for four people, with garden and access to a pool of 7 X 14 meters (23 X 46 feet).
It is situated within a 13-hectare (32-acre) farming estate, with woods and lake, in which there live many animals, both domestic and wild.
It is 25 km (approximately 15.5 miles) from Siena and 80 km (50 miles) from Florence . In the vicinity, you will find famous Tuscan towns including San Gimignano, Monteriggione, Castellina in Chianti and Volterra .
It has two double-bedded rooms, a kitchen, a living room and a bathroom with shower.
The house
Upon yo...ur arrival, you will see a gracious small stone house on two levels, its exterior painted a cheerful shade of yellow, and surrounded by greenery. Casa Polliana is perched near the summit of a slope, and an uninterrupted view of the Chianti hills stretches out before it.
You can reach the house from the garden, and enter it both from the first floor and the ground floor.
On the ground floor, you will find a living room with couches arranged at its front, and a wall from which open four tall brick arches with glass windows. Through this unusual wall, you will be able to enjoy a beautiful view of the garden and of the surrounding countryside, even from the interior of the house. A glass door offers you access to the terracotta-paved patio, and to the garden.
From the ground level, you can ascend to the first floor by way of an internal stairway. Here, you will find a gracious kitchen with dining table. The kitchen is equipped with four-burners, a small oven and a refrigerator.
From this room, you can reach the bathroom with shower as well as the two double-bedded rooms. All the rooms have windows that offer views of the green countryside.
You will find Casa Polliana very gracious: it is furnished and cared for in the peaceful and welcoming style that is typical of the Tuscan countryside. The floors are of terracotta tile, and the ceilings have exposed wooden beams.
The house has central heating, air conditioning, satellite television, private parking and a shared swimming pool.
The garden
From the kitchen, a door offers access to the garden, which is surrounded by a low stone wall.
The garden is shaded by a large and extraordinarily beautiful tree, a “Celtis Australis” (Mediterranean Hackberry) which was planted at least a century ago!
In the shade of its broad foliage, you will find table and chairs, and a stonework barbecue.
This will be your favorite location to relax in the open air with a glass of wine, or even to enjoy long, leisurely meals while you gaze at an unsurpassed 180-degree panoramic view of the gentle hills and valleys of Tuscany .
The swimming pool
A graceful slope, marked by stairs of terracotta and stone and flanked by flowering hedges, begins from your garden. This will lead you from the house to the pool, located slightly below, in the center of a green lawn.
Also from the pool, you will see before your eyes a vast panorama of Val D'Elsa and of the gentle hills of the Chianti Senese.
The pool is spacious, 7 X 14 meters (about 23 X 46 feet), and around it you will find umbrellas and sun-lounging chairs. It is open from June 1st to September 30th.
The pool is shared with the guests of the other two small apartments.
The location
At Casa Polliana you will be within a farming estate of 13 hectares (about 32 acres), which produces Chianti wine. A large part of the terrain is covered with an oak forest. The grounds are completely fenced.
You can take walks along the small paths that lead through the woods, where you will often encounter domestic animals such as turkeys and geese, as well as wild animals such as deer, hares and rabbits.
On the farm, you can also see (behind fences) horses, goats and chickens.
An avenue of well-established cypress trees will lead you towards a small lake inhabited by waterfowl and by many goldfish.
This will be an exhilarating experience for your children!

Staying at Casa Polliana, you will be in the heart of the Tuscan countryside, 5 km (about 3 miles) from Casole D’Elsa, and 8 km (about 5 miles) from Colle Val D'Elsa, a small city famous for producing crystal objects.
This land is filled with truly ancient history, as evident from the archeological discoveries in the area, which extend back to the Neolithic, Bronze and Iron ages, and to the Greek and Roman civilizations.
Colle Val D’Elsa is the nearest place where you will find shops, restaurants, supermarkets, banks, tennis courts and golf courses, and bike rental facilities.
You will be within reach of the great “art cities”: Siena, Florence, Pisa ; and nearby other famous tourist attractions such as San Gimignano , the city of 13 towers, Monteriggione, the medieval town encircled by ancient walls, and Volterra, where you will find Etruscan tombs.
Don’t miss the opportunity to travel the “via Chiantigiana,” which is the “wine road” that cuts through the territory where Chianti wines are produced.

If you enjoy hiking, you can trek through the Senesi hills, or part of the via Franchigena that crosses the Montagnola Senese, a protected hillside covered with chestnut trees, where nature is uncontaminated.

Likewise, it is easy to reach the sea and the Tyrrhenian coast, which is about 65 km (roughly 40 miles) away.
