I have 16 apartments in the center of Chiang Mai for rent. One is a one bedroom two bathroom five star condominium in the most exciting section of Chiang Mai. NW ArkansasGreat stay in a great destination!
Left on 05/03/2013 for a stay in February 2013
We spent a week in Chiang Mai after two weeks in Thailand in other locations. The owner of the studio apartment that we rented here has many other properties in Chiang Mai, something for everyone I'm sure, and this one proved to be exactly as advertised. As promised, we were met at the airport, provided transportation and welcomed by the owner most graciously with information, a tour of the property and even fresh local fruit. He has been in business in Chiang Mai for many years and can provide many additional services and assistance as may be needed or desired. We truly felt that we had a local "friend" readily available if we needed anything.
Our studio apartment was just what we expected. Modern, clean, well appointed and equipped in a newer apartment/condo building with 24hr attendance and security. We met other Westerners that make their home here or have long-term rentals that seemed very happy with the accommodations and locale. With our rental we had privilege to the facilities very nice pool, exercise area and day lounge. Located directly adjacent to our building with access from the lobby was a beautiful upscale spa and treatment salon.
Location Location Location. We could not have been happier with our location on Chang Klan road right next to the superior Shangri-La Hotel and it's handy lounge. Turn the other direction and it's an easy walk to the amazing Night Bazaar and anusarn Market. Being walkers we even found it fairly easy, fun and safe to walk to Old Town with all of it's sights, bars, restaurants and especially the Sunday weekend market which is not to be missed. Other than being able to walk to just about anywhere, of course, the red taxi's are readily available along Chang Klan Road and very cheap.
We had a wonderful week in Chiang Mai made even better by our excellent accommodations, locale and in my opinion, a very good value too. We would definitely stay here again and highly recommend it. -

As a solo traveler I opted for an apartment over a hotel for 3 weeks, and am happy I did. The cost worked out about the same as a decent hotel but I got 5 stars in a well managed and maintained condominium in Twin Peaks.
As it is always about location, this was the perfect choice being a 10 minute walk to the night bazaar area, malls and more than enough bars and restaurants.
The apartment was just as described, there was nothing I had to go out and buy, even 6 or 7 bottles of water were put in the fridge by Richard for my arrival. The bed I wanted to take home!
If I ever return to Chiang Mai I will be contacting Richard.

We spent a month in one of Richards top floor apartments and he actually met us at the airport on our arrival. The condo itself is nothing special however once you walk into the spacious one bedroom apartment that I described as "Stepping into an oasis in the Desert" you feel like you are home.
We could walk to the second largest Shopping Centre in Chiang Mai and also to the trendy cafe area in Nimman Road. Richard was helpful and friendly giving us information on whatever we wanted to know or do.
We had a cleaning lady come in once a week to change linen and clean although our apartment did have a washing machine so I was able to do our clothes and freshen any towels as needed.
We also used a private tour operator that Richard recommended and we really enjoyed Na's company especially our three day tour North to cross into Myanmar and also go to the Golden Triangle.
Should we return to Chiang Mai we would certainly stay in one of Richards apartment and also travel with Na again.
Thanks to them we had the most amazing and enjoyable stay in Chiang Mai and I would certainly recommend both.

A very comfortable apartment with all amenities, including washing machine, kitchenette big bathroom and maid service.
Location,5 mins walk from night bazaar and lots of restaurants was terrific.
Richard met us at the airport and paid for our taxi to the apartment, staying to show us the amenities. He is a very likable and charming host.
We made good use of the lovely pool at the apartment and also used Richard's recommended private tour guide, Na, for a brilliant 2 day trip to Chiang Rai -

We found the condo rental in Chiang Mai to be a great place to stay. The location was very close to the Night Market and was most convenient. The condo itself was well equipped, spacious, secure and pleasantly furnished. Richard Katze did a good job of providing accurate information about the rental. He was quick to respond to e-mails and provided all the information we needed.

Best location, facility, and landlord. Richard Katz has the nicest rentals and he treated us as royalty. The location of Richard's condo puts nearly everything in Chiang Mai within walking distance.
Richard met us at the airport and kept us from hassling with finding a cab. He took us to the condo and helped us settle in. The pool is beautiful and maintained to the highest standard as is the gym that overlooks the pool. This is a place you would definitely be proud to call home.
Richard is always available if you have a question including recommending a hospital at 6:30 a.m.
Richard's wife, Na, is a travel agent and she is absolutely the best. Her prices are extremely fair and she will give you the best advise and the best service. She will personalize any trip of your choice. We would trust Na to make all of our plans. She took us to Doi Suthep, the Presidential Gardens, and the Karon tribe. Another day she took us to the elephant farm for a ride on the elephants, an oxen ride through the rice fields and a bamboo raft ride down a river. She met us after each adventure and provided transportation in her car to the next. Her knowledge of Thailand is immense since she is Thai. Her English is excellent. Her personality is lovely. I feel I have a true friend in Thailand now after meeting her and Richard. Na will even give you advise on what you can do on your own. Na scheduled a cooking school for us too. We had to cancel because of my husband's hospital incident. We expected to lose our money but Na worked hard to get us a reschedule date. We planned on doing cooking school but would have never found the School Na found for us. It included pickup at our hotel in a sang thaw, a ride on a train through the countryside, and then a bicycle ride through a small town.
You will, without a doubt, be happy to rent a condo from Richard Katz at chiangmairentals.com and from booking all of you travel excursions, with Na at chiangmaitourguide.com

At first I was hesitant about sending money via paypal to someone I had never met. I am so glad I did. The apartment was in a great location for shopping and getting around. A trip to the other side of the old city was inexpensive by way of tuk tuk. At the end of the day, after mountain biking, it was nice to have a private place to relax and plan the next day.
I was picked up at the airport by Mr. Katze's associate and taken directly to the apartment and made to feel very comfortable. I will call Mr. Katze again! -

Left on 02/17/2013 for a stay in November 2012
We received excellent service from the moment we arrived. Our landlord, Richard picked us up in his vintage Volkswagon Van and took us to the condo at Twin Peaks. The building and the condo were first class. The two bedroom condo was immaculate and had all the amenities of my home in California. Richard gave a tour of the fitness center, pool and introduced us to the condo manager. She and her staff made us feel right at home and they took great pride in keeping the building and our condo in excellent condition. The night bazaar, great restaurants and shopping are all within walking distance from the condo. During my two month stay, I fell in love with the city and the staff at the condo and look forward to my return trip. Richard thank you and we will see you later in the year.

washiAmazing week in Chiang Mai at Richard's lovely apartment
Left on 02/10/2013 for a stay in February 2013
I was blown away by the level of caring service we received from Richard and his team. We emailed him on a whim for apartment availability on 2 days notice and he was able to accommodate us for a week. Rather-- he emailed back immediately to say sorry he was booked, then double checked and let us know he could accomodate us in a smaller apartment than we had asked for but not in our preferred location and if we were interested. We jumped. We stayed in one of his beautiful apartments in the Twin Peaks Condo building. Location was amazing-- short walk to grocery store, best khao soi in Chiang Mai (across irond bridge, next to 7-11) night bazaar, and 15 min walk to Mrs. Pa's amazing smoothies by the covered market.
Richard was communicative, clear in expectations, and above all kind to us fellow americans very far from home. We have been on the road for months and having an apartment with a filter coffee maker (!!!) offered the comforts of home in a gorgeous surrounding. We paid less per night through this service than we did at a mediocre guest house in the old city. He is often booked up-- book ahead! You won't regret it.
One very small note is that you receive one free wifi pass with this rental which is more than fair. If you have multiple devices who need to be logged on at the same time you may purchase additional log ins at the twin peaks front desk which was 300 baht. More than fair, I think, just an FYI. -

Richard, your host, should have an "S" on his shirt for Superman. This guy goes out of his way to make sure his guests feel at home and are treated like he would want to be. Everything was "as advertised". For a "one man show", Richard is in constant contact if his guests need any information about Chiang Mai or should encounter any problems with their accommodations (which we did not). Everything was superb from start to finish. Thanks, Richard. We will be back...

Thanks Richard, we spent a marvellous three weeks at Twin Peaks Condominium. We can thoroughly recommend Chiang Mai and this apartment as a place to chill out and forget the stresses of your everyday life. Richard met us at the airport and gave us a very warm welcome to our new home away from home. The apartment was modern, clean and very nicely decorated and well equipped with microwave, cooktop, fridge, toaster, coffee maker, kettle and washing machine. There was an efficient cleaning service once per week.
We enjoyed a lovely view over the swimming pool from our apartment.
The Twin Peaks apartments are in a great location next to the Shangri-La hotel and very close (walking distance) to some excellent restaurants and the night markets and there is a 7-eleven shop directly across the street. -

I had such a nice experience that I rented another unit beginning next December through March. It is hard to get an opening because of the demand so don't procrastinate.

Washington, DCDecent apartment, no frills
Left on 01/02/2013 for a stay in December 2012
We rented the penthouse apartment on the west side of the city, outside of the more touristy Old City and near the university. We weren't entirely sure what to expect, but the advertisement gave us the impression that it was a really nice penthouse apartment in the middle of a cool, trendy neighborhood.
Ultimately, this apartment was fine, but we would do it differently if we went back to Chiang Mai. It had a small kitchen so we could make our own coffee and breakfast and was close to a grocery store and mall, which was convenient. However, it was also a fairly uncomfortable place - the couch was really small and kind of grimy, the floors were all white tile and we weren't given any cleaning supplies, so it got dirty really quickly, despite our taking off our shoes at the door. To their credit, I think the apartment owner's policy is to clean the rooms once a week and since we were only staying 8 nights, they sent the cleaning crew on the 5th day. Also, it had a comfy bed and despite only one small window, got plenty of light. There was no private balcony though, as advertised and the walls were so thin that we could hear every word of the conversations between our neighbors. We also got the impression from the advertisement that there would be "English speaking staff" in the building who could give us advice, etc, but there wasn't. Though this was not promised, there is also no fitness room or pool in this building.
So, bottomline - this was a sufficient place to stay, no frills and I could totally see it as a good option for someone staying a long time in Chiang Mai. For us, given it was our first week of our Thailand trip and we knew nothing of the city, it would have been better for us to stay in a hotel. We did enjoy being close to the Neimenheiman neighborhood, which we probably wouldn't have visited if we had stayed in the Old City.Response from richard katze - 01/05/2013
Owner
I went back over our emails and found that you waited so long to respond to my 1st offer that you lost the apartment with a balcony. Your reply was "i was hoping for an apartment with a deck" I replied that this was no longer available. I never alluded to the fact that this apartment had a "deck"
In one sentence the clients said that they thought that they would be in a cool and trendy neighbourhood (which they were) and the next sentence they enjoyed being close to the Neimenheiman neighbourhood (which is cool and trendy)
It's counter intuitive for the the clients go on to say "although not promised, there was no pool or fitness center" I also didn't promise a Porsche 911 or hot air balloon rides. -

Richard met us and got us settled and the management staff, especially Nicki, were of help throughout our visit. We especially liked the security staff who greeted us warmly every coming and going and gave out umbrellas if there was any chance of rain. The apartment itself was bright and airy. Looking out our window, the pool which was lit at night, was gorgeous. There is also an outdoor reading area which is open to the outside, look out on the pool, and has lots of books. Other tenants were friendly and open. A perfect place to stay - a home away from home.

We stayed 8 days at Twin Peaks Condo in august 2012. Our room was on the 7th floor. It’s a large, clean, modern apartment with one queen-size bed, a livingroom area and a kitchen area. A separate bathroom is across from the kitchen. Fully air conditioned and plenty of closet/cabinet space! Great WiFi/internet access! There’s a small balcony filled with lovely potted plants. It offers a sweeping view of historic Chiang Mai town - and the gorgeous pool below!
We loved this condo because it’s very private, quiet, and safe (24 hr guarded entrance). It was perfect for us because we don’t like the crowded and noisy atmosphere at hotels. We hardly met anyone in the lobby or in the elevator at the condo, and always had the entire pool to ourselves to relax every afternoon! Many cool restaurants are within walking distance and the famous Night Bazaar street market is only one block away. The front desk staff and the security guards are very friendly and professional. We also enjoyed meeting Richard - such a kind and helpful man!
Tips:
-There’s a cheap, dependable laundry service (inside the travel/tour agency office!) located at the corner of the alley and the main Chang Klan road.
-In case you forgot to pack Tylenol or Pepto Bismol, check out the pharmacy next to the laundry service, it opens late until 10PM.
-Tell taxi or tuk tuk drivers that you want to be dropped off near the Shangri-La Hotel (next door to the condo) because most of them have no idea where Twin Peaks Condo is!
-Whole Earth Thai/Indian restaurant is just around the corner on the main road. You will love this wonderful eatery! Also try the funky Butter Is Better diner which serves excellent western style breakfast.
-Peak Spa: a high-end luxury day spa, massage and beauty salon is located next to the condo’s entrance.
-There’s a 7-Eleven store across the main road from the condo where you can stock up on water bottles and snacks.
-A full-service bank with atms is also located across the main road. -

Very nice apartment, well located next to Night Bazaar. The flat was exactly as described and very suitable for us (couple with a young child - two years old).
Owner was anso very nice.
But the private tour service was very expensive and affords no more than a prviate car. The same things to see and places to go. So, not really useful, you'd better go with a standard tour, it wll cost uch less. Second thing was the recommended tailor, which made shrits to measure which were errhh... not really to measure (partially my fault i should have checked those twice) !
But the overall impression is very very good. do not hesitateResponse from richard katze - 11/13/2012

Thank you for you kind words about my condominiums Vincent and thanks a million for the cheese (he brought from France).
One of the advantages of the tour guide service is having a private car and not being thrown together with a dozen or more tourists. Of course it's cheaper to be in a mini bus, however often times having your own agenda particularly with children is a plus.
I will speak with my tailor about your observations and see what happened. When I had shirts made, she measured me once then again before cutting the material and a third time when the shirt was pinned up but not sewn. I apologise if that wasn't your experience.
Thanks again for your kind words and and I hope to see you again -

From my first contact with Richard, through to the end of my stay, he was so very helpful. Although I have traveled a great deal in my life, I was a woman traveling alone, and landing in Chaing Mai at 11:30 at night. It was very reassuring to come off the plane and see my name on the sign Richard was holding. I had read the reviews of Richard's services, and felt sure that I had made the right choice in trusting my trip to Richard.
I stayed in a penthouse apartment in Chiang Mai, in the Neinmenheiman section of the city. The view from the balcony of Doi Suthep mountain was breathtaking and I spent a great deal of time enjoying it. The apartment had a fully equiped kitchen, quite important since I planned to take cooking lessons. The furnishings and decorating were beautiful and immaculate, and a cleaning lady came in each week. When she left, the apartment was sparkling clean, with a complete change of all the linens. Everything was included in the price Richard quoted, so there were no unexpected expenses.
Richard emailed me twice a week to make sure that all was well, and see if there was anything I needed. I took some outings with Na, the tour guide he refered me to. Na spoke excellent English, and knew Chiang Mai intimately. I really enjoyed the trip to the elephant camps, but even more special were the visits to some of the most beautiful Buddhist shrines and temples I have seen in my all my travels. There was so much to do and see, I could not possibly describe it all!
Richard's attention to detail was extensive, and made this one of the best trips I have ever taken. I was so sad to leave. I hope to return one day, using Richard's services, of course! I recomend him highly to anyone looking for a perfect holiday. -

We rented a two bedroom, two bath condo for approximately six weeks this winter (early March - mid april) from Richard in the Twin Peaks Condo complex. Right from our initial email inquiry about the property Richard provided prompt, kind, attentive service. He met us himself at the airport and took us to the condo (where he had put out fruit, flowers and made sure there was some drinking water in the fridge), he gave us an orientation tour of the building and made arrangements for the staff downstairs to provide us assistance the following am to find the Rimping supermarket (which is close and delivers your purchases if you spend over about 30 dollars). He checked in on us by email within a few days and occasionally throughout our stay, any questions we had were promptly answered. The condo was beautifully appointed, comfortable and looked just like it did in the pictures on Richard's website! The complex itself is lovely, it has a beautiful lobby area, a very nice pool and a well equipped exercise room. The staff at the front desk are excellent and very helpful. There are two security guards posted right out front (24 hours a day). The condo is in an excellent location - just a couple of minutes walk to the night market area and all the great restaurants in and around there. It is a very safe area and as a woman I did not feel uncomfortable ever if I was alone walking home in the evening after shopping. The condo is very quiet and great for sleeping at night. Chiang Mai itself is a wonderful destination with all sorts of things to do. The condo is about a fifteen to twenty minute walk (or a 2 -3 dollar tuk tuk ride) from the old walled city - where there are many things to see. Would also recommend the Chiang Mai Zoo (there are pandas!), the Thai Farm Cooking School, and The Thai Elephant Home. We had a wonderful time, we love Chiang Mai and plan to be back soon and sure hope to rent in this property again from Richard!

We rented the Studio apartment at Hillside 4 and would not hesitate to recommend this place to any and all looking to visit Chiang Mai. As we were staying for 6 weeks, we didn't much like the idea of living in a guesthouse and with the number of short term rental properties advertised in Chiang Mai we though we would have a look around. Richard was the only one who responded to my email queries and he was wonderfully helpful from the first email. From our first enquiry to the end of our 6 week stay, Richard was polite, friendly and always willing to help. The service he provides is flawless and personal.
The apartment itself was beautifully decorated and very well located within close proximity to the Old City, Chiang Mai University, Nimmenhammen Road and Kad Sun Kaew Shopping Centre. You could hail a taxi from the front of the building and when returning home all taxi drivers knew where it was. The fittings within the apartment were new and clean, A/C worked perfectly and the view of Doi Suthep from the balcony was beautiful.
The Hillside building has everything you need including a restaurant that delivers to your door at affordable prices, beautiful swimming pool, onsite gym, choice of 2 massage places, coffee shop and mini-mart.
We would not hesitate to rent apartments from Richard again, Hillside became our home away from home. Thank you for a wonderful stay. -

Clean, comfortable, tastefully decorated,well-equipped. Great location walking distance from night bazaar yet not right smack in the midst of its chaos.
Personal pick-up after our late flight into chiengmai was greatly appreciated. The complimentary bottled water and beautiful generous bowl of local tangerines were lovely and thoughtful touches.
The owner Richard is warm yet respectful of our privacy.

Richard was waiting for us at the airport and drove us to the condo in his awesome VW bus. The Condo is very comfortable with a balcony overlooking a quit street and just blocks away from the night bizzare. Beds were comfortable and plenty of room for our family of four. We liked the security and felt very safe. Just remeber this is a condo with no room service, but when we asked for fresh towels they were delivered the next day, dont to mention Richard was a phone call away if we needed anything. Nice pool could use a few more lounge chairs. We went to Bangkok, MaeSot and Chaing Mai was the nicest by far, everything was easy to access by foot, night bazaar, restuarants, 7-11. rented scooters for $10.00 a day a block away. I would highly recommend this spot!

Left on 02/29/2012 for a stay in January 2012
We recently spent 16 days in Chiang Mai and we rented an apartment from Richard. He greeted us at the airport and showed us to our two bedroom apartment next to the Shangra Lai Hotel. The apartment was spacious and clean and had all the necessary items to live comfortably during our stay. Richard followed up every so often to see if everything was fine or if anything was needed. We were close to the night market and there were lots of places to eat that were within walking distance of the property. Everyone at the apartment complex was very friendly and were willing to assist us in any needs that we might have had.
We are hoping to be able to get another rental this fall as we plan to spend a longer time in Chiang Mai where the weather seems to be consistant sunshine in the winter months. -

I wasn't really up for a stay at the hotel , as I was in Chiang Mai for 3 weeks, so I decided to rent an apartment. I did find this once from a google search and gave it a try.
Ricard answered the same day. Very nice , very professional and made sure everything was clear and understood before any confirmation.
We picked me up at the airport and didn't have to struggle to find the place. Building security is always there to help, front desk during the day are always there as well to answer all questions you may have. The Twink Peaks Tower is a great place to stay at. Gym is great, didn't try to pool but it did look nice, although not sure how much sun you can get , but it is very quiet and very clean.
There is a massage parlor next to the building which offers amazing massages . In fact I have had 5-6 massages while I was there.
Had an issue with the burner and they came the same day to fix it.
I highly recommend this place.
I also like the fact I was able to pay with Paypal directly to the owner.
The location was perfect for me. I don't know Chiang Mai at all, but found my way very easily. -

we followed a recommendation from friends to stay at this location as it is close to the night market. It ended up a great location as it was not in the thick of things where noise and traffic could mar sleep; instead it was an easy walk to the night market and a longer but flat walk to the old city and Sunday market.
The studio apartment had everything we needed to "live" there for 3 weeks; we didn't do much cooking but the basics were there if we wanted. It's just cheaper to eat out. Grocery stores are a tuk-tuk ride away and the store delivers so that made it easy. But definitely hit the morning market for fresh fruit and veggies.
It was a treat to have it cleaned weekly with fresh linens and towels. The front desk staff were helpful and responsive and the security guards greeted us as we came and went. And as we had never been in chiang mai before, it was a real bonus to have Richard pick us up at the airport and get us situated.
Internet was reliable and good except in early evening when it seemed to slow down with heavy usage.
It was a wonderful stay! -

What can I say, I arrived at 12 am Richard personally picked me up at the airport and checked me in to the room. Which says a lot in itself as far as personalized service goes. With any questions or a hopeful request for an extended stay Richard was always accessible and willing to accommodate if possible. The room was pleasantly laid out in Thai décor, the bed I was afraid would not be, but was quite comfortable. I had made plans to make use of the kitchen facilities but being the proximity to so many restaurants I never got around to it. One of the main clinchers that sealed the deal was the in-room laundry machine; laundry at outside service locations is so doable being there is one at the end of the lane but why when you can do it yourself with little effort.
Many times before I had stayed next door at the Shangri-La Hotel looking over at this place thinking umm that looks like a nice condo residence. So what does the Shangri-La have on Richards place? well only thing that comes to mind is the 6 pm greeting at the door with room service turning down your bed and placing a flower on the pillow and drawing the curtains shut but at a savings of more than $130.00 a night I can do without a few high-end comforts. Would I like to stay at the Twin Vista again on my next return trip? Sure I will definitely attempt to without any hesitation. Would I consider staying at one of his other locations without seeing it first? Yes I would. After talking to him a few times of why he got into the business and what his goals are as far as present and future property acquisition I see he has a keen sense of what it takes to make for pleasant vacation rentals. To top it all off...hey this is Chiang Mai! "What a beautiful place, what nice people.”

We stayed 5 weeks in unit 1007 at the Riverside Condominiums in Chiang Mai from January 19 - February 21, 2012. We contacted Richard by email from an internet search and paid half of our rent up-front by PayPal in Thai baht.
As promised Richard had us picked up at the airport and delivered to our unit quickly and efficiently. We paid the other half of the rental upon arrival. The unit had a couple of missing kitchen items but when we contacted Richard by email, he personally delivered the missing items the next day.
The unit faced south looking at the the Ping River and overlooked the pool. It was a very nice 1 bedroom unit with very basic kitchen facilities, fridge, 4 burner range top (no oven) microwave oven, and a basic set of dishes, silverware, glasses and utensils. We had almost all our breakfasts in the room, a couple of lunches and even cooked dinner 5 or 6 times during the 5 weeks. Everyone in Chiang Mai eats out, in fact kitchens are optional when you buy a condominium. Street vendor food is dirt cheap if you like that, but restuarant fare is still very inexpensive. There are 4 or 5 restaurants within easy waslking distance and a whole bunch if you take a tuk-tuk or song theaw up the street.
The TV had only 3 English language channels, CNN, an australian station and a movie channel. We had wifi included that worked fine. There was a clothes washer on the deck that we used almost every day, drying our clothes by hanging them out on the deck. Cleaners came in once a week and did a great job.
Richard connected us with a guide/driver by the name of Na. She did a great job for us, in particular, taking us up to Chiang Rai of an over-night, and getting us in and out of Myanmar (formerly Burma), and Laos, in one long, two day trip. Na also took us to an Elephant Camp and the Tiger Kingdom. We would highly recommedn Na to help one with this kind of stuff. -

Why would you, when this apartment complex has everything you could need, and bonus independence! It's modern, well kept, well managed, clean, secure, has a shared swimming pool where you can chat to expats who live or lease there. Extremely civilised and sharply designed. It is small though, and utilitarian, but who cares, our hotel room was the same size for triple the cost. I'm sure there would be different levels of luxury, so maybe next time. The map makes it look like it's a long way out, but it's really only 20 minutes walk to the old city, with most shops, food places (including a burger king if that matters) and markets along the way. It's location is directly beside the Shangri la, which is a bastion of decadence, but lovely for a cool drink or the occasional buffet should you tire of pad thai. You should be careful with the location of many rentals. We had three weeks to discover many outlying areas, surprisingly home to some of the top hotels, and we would not choose to be in those areas for accomodation. Say no more. There are many businessmen staying in the rooms Richard manages, and judging by the cars securely guarded at the front, well to do at that. In the land of smiles you'll get many every day here, discreet, welcoming and reassuring, starting from Richard and his gorgeous wife Na. They were concerned that we found the bed a little bit hard for us, mainly because my partner has a disabling back injury. We got around that, and Richard also helped us replace the pillows, left us fruit and flowers and cakes! Na is a private tour guide, but only if she likes you! You can imagine the crass tourists with a bargaining attitude Na has sometimes (rarely) had to deal with. Pay for what you will receive, beautifully natured, good command of English, so polite and caring, great local knowledge and comfy modern car. Give back to the community...Or go on the bus at a basement price, and good luck with that. Luckily for us she agreed to two days showing us the major tourist sites of our choice, being spoiled at a reasonable rate. Highly reccomended. If you both get time, have a chat to Richard he is tremendously honest, most aimiable, and boy has he lived a life! Thank you both.

Out unit was on the shady side so we enjoyed all our meals on the balcony. Richard was very helpful and very quick to repond to our questions or needs. He was very punctual to pick us up at the airport.
The Condo is next to the Holiday Inn and tuk-tuks are always available for your excursions.

This was my first time as a long-stay resident. Having all the comforts of 'home' is much better than staying in a hotel. The owner is great and honest. We met for lunch as an introduction to Chiang Mai and the apartment - this really helps and shows a personal touch. Pick-up from either the airport, bus or train ports is arranged (I was arrived at the bus station which was busy and crazy but he met me on time). The apartment is lovely. It is simple/intuitive in design and very stylish but has everything a single person or couple would require. The location is great and a big plus. Thumbs up for this apartment!

I stayed in Chiang Mai during January 4th through the 12th. In summary it is very lovely city. it is laided back to some extent and no one troubles anyone! If you are a golfer, hiker, attraction person, or just wish to sit by the pool - this is a great vacation location to do so. Additionally, it is very inexpensive to do anything and everything.
I leased a unit in the Twin Peaks Building from Mr. Katze and this is a studio apartment with everything you require. Once in - all you require is to walk to the market and then 7-11 for some alcohol. The building has a very good swimming pool and a great gym to catch some exercise in the morning.
Next to the building is the Peaks Spa and you can get any type of massage your heart desires. Eating and drinking establishments are minutes away - all by foot.
All in all I sincerely recommend this vacation and these accommodations. -

There is a lovely pool and lounge area that's like your own private oasis for days you want to just relax. The staff speaks english and was very helpful with directions. The kitchenette was great as I could have my morning coffee or a light breakfast to start my day plus I could sit out on the balcony to enjoy. The washer came in handy as I stayed for over 2 weeks. All in all a fabulous place to stay and an excellent value. I highly recommend this apartment.

New YorkThe rental itself was fine - the management awful
Left on 12/19/2011 for a stay in April 2011
The rental was fine - very overpriced for the area it's located in (near absolutely nothing) but includes utilities so can't complain too much. There was a slight bug problem and the shower didn't produce hot water when we moved in. However, when the coffee maker broke, he had a new one waiting downstairs for us in 24 hours. I appreciate that.
However, being lied to about the location before arrival (strike one), being threatened by being reported to tourist police when bringing any problems up (strike two), and being spied on and stalked by the "owner" of this company (strike three) all lead to me suggesting that you do not rent from this company. I didn't feel safe knowing that this man had personal information of mine, based purely on how angry and condescending he was when speaking to me.
Doesn't stick to his word, either. A written agreement states that he owes us 6k baht less utilities, back. It's been six months and he won't return calls. I know I won't see it. I waited this long to write my review because I wanted to give him time to make it right.
Look elsewhere. There are much better deals on much nicer units in much better locations to be had in Chiang Mai. -

The pictures show you what's there, but I don't think they do it justice. It's a great studio apartment which was perfect for me for three weeks! Large bathroom, washing machine (no dryer, but a "hanger" out on the deck). The "kitchen" was great - nice counter space, two burner stove, microwave, drip coffe maker (and french press) and large refer. I only made coffee and warmed up some pastries for breakfast since it's so cheap to eat out. Black out curtains were great as was the view from the deck, especially with Kome Loy's in the air during the celebration - amazing!
I was picked up at the aiport and courteously delivered to the apartment. For me, it was the perfect location for what I wanted to do and anywhere I wanted to go (the Night Market is less than five mins away - find the Shangri-La hotel on a map for location, this Twin Peaks unit is right next to it). The Unit is charming and quite! Desk staff is helpful... Richard did it right! I would definitely stay here again, if I knew when my next trip to Chiang Mai was, I would have already reserved the unit again! -

For the positives:
Condo is sited in ideal location for the Night Market. The condo was clean and roomy. For the price, you won't get anywhere better to stay. Check in was great, got picked up at the airport and taken to Condo. Met the owner upon arrival at the condo which was a nice personal touch.
For the negatives:
no ironing facilities (you have to borrow an iron from reception), no hairdrying facilities (no hairdryer) and if you are used to a western mattress, forget it as the bed was as hard as the floor!
The condo is not serviced (apart from a cleaner that comes in once a week) so you will have to launder your towels (which are provided). There is an airer provided but I felt it would have been more ideal if the washing machine could dry as well washer dryer) as the condo I rented in Bangkok had all of the above missing items available for a lot cheaper.
In saying that, Bangkok is not Chiang Mai. Would I stay here again: probably not.Response from richard katze - 11/19/2011
Owner
I explain my services clearly to each client. I share with them that there is weekly cleaning at my expense. This is a condominium rental not a hotel room. I further explain that if I've overlooked anything please tell me ( i give them my phone number and email address) and I will address those issues immediately (they never got in touch with me). I supply new clothes washing machines in all of my apartments and it's counter productive to supply washer dryer combinations as they are never very good washers or dryers. I have drying racks on the balconies where the clothes will dry in a couple of hours. Normally I look for constructive direction from clients this, however is not constructive. Would I ever allow her to live in one of my condominiums in the future. Definitely NOT

I want to just say how much we absolutely loved your building and condo. We had an exquisite time in Chiang Mai, roaming the markets, eating the food, and just resting in the tranquil space you have there. So, thank you. We'll be letting you know when we come again or if we can vacation in some of your other properties. I would only add that the bed was a little lumpy, perhaps because this is the way mattresses are made in Thailand, who knows. However, this was a minor thing and it did nothing to detract from our stay.

Left on 09/08/2011 for a stay in August 2011
As I like staying at Serviced appartments in Thailand I've chosen the Twin Peaks Condo for a stay of around 2 weeks in Chiang Mai.
The location is great and nearby the famous Nightmarket. Shopping locations and Taxis or TukTuk just around the corner as well as Restaurants and local food stalls.
The Condo is perfect for a Single or Couple traveller and in a real good shape and building. The swimming pool area is also nice and clear even if I didnt use it.
Richard and his wife will first time traveller's help our with great information and offer trips around ChiangMai as well which I would prefer instead of booking an agency trip.
Pro's:
- Clean and perfectly located Condo
- 24hrs Security
- Wifi in the room works
- No rush with cleaning maids and hotel staff
- Spa in the Condo Building
- Cable TV
Contra's:
- the matress was a spring core which for myself isn't up2date anymore, hope Richard will replace this one
- few more English TV programs would be great (if you stay 4 weeks you can book True paid TV at the Condo reception) -

As mentioned in some of the reviews, Richard replied very promptly to my emailed enquiry for one of the 9 apartments he offers for rent in Chiang Mai. He also kindly offered us alternatives when we had to change our travel plans, and we stayed at his apartment No. 601 in Twin Peaks complex, just 3 mins away from the night market street. We paid via PayPal, half to book, and the other half when we checked in. He came and picked us up from the airport, and kindly also accommodated our friends in the car – another couple who had joined us on our holiday and who stayed at the Yaang Come Village just round the corner (very convenient and a lovely hotel).
Location: there’s a 7-11 store just across from the main road at the end of the short quiet lane; there’s a cheap and efficient laundry at the end of the same lane; there are several Thai massage places on the way to the night market, which as I said is literally just 3-4 minutes’ walk away; there is a two-wheeler rental place just round the corner, and the owner gave us bikes for THB 200 per day when he learnt we were Richard’s guests (original offer was THB 300/day); there are several lovely eating places and bars on the riverside, which is also just a 5-min bike ride away. The walled older city is just a 5-min bike ride away in the opposite direction.
Facilities: the apartment is on the sixth floor of a very posh, well appointed apartment block; there is a lovely swimming pool and gym and a spa located on the lower floors (none of which we had the time to use after first visiting them when we’d checked in!); there are two lifts (although one of them wasn’t working for the whole 7 days we were there; but we never had to wait for the other one either); the apartment had a full bathroom with a bathtub and a separate shower, plus a guest loo with a wash basin – very convenient (although the guest loo needs better ventilation – it’s slightly smelly even though it is very clean and has a mini exhaust fan); there is a TV with a few decent channels; a washing machine for any small stuff we needed to wash at home; a decently equipped open kitchen. The balcony overlooks the beautifully landscaped swimming pool. The apartment was very clean, and the bedroom lovely and very comfortable.
The night market nearby offers pretty much everything – a Panthip plaza at the beginning of the street for all electronic needs, a Japanese restaurant, and loads of stalls with local and the typical touristy handicrafts; lots of food stalls and a food court (which wasn’t so great); several money exchanges and even parcel services if you’d shopped too much!
Our stay was problem-free and I have no hesitation in recommending Richard’s rental apartments to anyone (have been raving about it to my friends in Goa since I got back!).
Thank you Richard! We hope to be back soon... -

The decision to stay longer in Chiang Mai (a further three weeks) was made on the spur of the moment and the self-sufficiency of an apartment, after months of guest houses and hotels, seemed an excellent idea. My email inquiry was responded to almost immediately and the transition, thanks to Richard’s easy informality was swift and seamless. The apartment Block (Riverside Condominiums) is sufficiently off the tourist trail, but within easy enough reach of the old town to satisfy most types of traveler, and the apartment is airy, bright and pleasant with all the standard amenities like TV, pool, aircon, weekly cleaners and laundry service and best of all, a covered market across the road. Oh and the internet is included, try and find that in your upscale hotels! Satying in this apartment has been everything we were hoping for, and the location is great! We've had a seamless transition throughout the entire stay, with pickup from the airport, to any services requested from the staff here at the apartment. His properties are all lovely, high-end, and well maintained, and I wouldn't hesitate to recommend him wholeheartedly to anyone looking for a place to stay in Chiang Mai.

We can't praise Richard enough for the wonderful apartment and his incredible attention to detail - even a rose on the bed!. Every comfort was catered for at Twin Peaks including fresh towels and maid service several times during our 10 night stay. We were also picked up on arrival at the airport and Richard was there to meet us at the condominium block to give us the keys and show us to our apartment. He was the perfect host and we loved our stay. Thank you Richard and Nah for making us feel so welcome. We'll be back!!

You cannot get better than this place as far as location goes. We went to the night market every day, ate at great restaurants which were walking distance, went shopping at the great market across the river. For a farther walk, we made it to the Tapae gate one day and to the northeastern side of the river to shop on another day (tuktuk back). Richard was very welcoming and accomodating. We enjoyed all the fresh fruit he had left for us. The condo itself was very clean. We used the kitchen facilities very several times (for simple things). Although Chiang Mai cools down in the evening, it was nice to have the aC. We also took some lovely sunset pictures from the balcony [crop out the new construction :) ]. The spa downstairs is also a great convenience. For things that were farther away, they usually come and pick you up from TwinPeaks anyways. Overall a great stay.

We stayed here for 1 week with our adult children and grand daughter and another 3 weeks just the 2 of us. We were picked up at the airport as promised, shown round our apartments which were every bit as good as advertised and given help by Richard to replace articles lost in missing luggage. Loved the location, gym, sauna, pool and my wife particularly liked the apartments wall decorations. Very friendly front desk and security staff too. I would recommend to anyone.

We stayed in a two bedroom unit in the Twin Peaks complex for three months. The location was great for us; close to the touristy area of the night market but a few steps the other direction gave non tourist prices for things.
The staff were wonderful, grounds and building very clean.
About the only downside we saw was that the kitchen ( while equipped somewhat western style) was not easy to work in but with the cost of eating out being so reasonable, this has to be a minor detail. -

This rental of these studios has been a stunningly satisfying experience. I rented side-by-side studios so that I could live in one and host friends in the other. I am an experienced traveler and yet I will admit that travel in asia made me anxious and so did setting it all up on the internet. Was I getting a good price? Who am I dealing with? Is this legit? Will I be safe? But I must say that after trips to more than 30 countries this rental of these side-by-side studio apartments has been a dream. Richard and his associates are honest, clear, business-oriented, caring and attentive to detail. The facility in Twin Peaks is stunning in its design and its comfort. The building is surrounded by easy walks of one to two minutes to great food and a walking proximity to both the Night Market (2 minutes) and the Old City (ten minutes). Once one arrives, Richard and his associates bend over backwards to assist and encourage a wonderful experience! They will book trips, make arrangements and give good advice to make the trip efficient and fun. One feels not only that the rental is done well, but that one is enveloped in hospitality and attentiveness. In short, I may never stay in another hotel again and I could not too highly recommend Chiang Mai Rentals to anyone - it is simply stunning in its product provision. My only concern is that I want to see the world and yet. this experience makes me simply want to come back to Chiang Mai over and over again. Maybe that is not such a bad idea!

Richard was great to work with from the onset. His responses were immediate and extremely helpful, as we had to handle all communication via email. We looked at other long-term rentals; however, knew instantly this was "the one" when we viewed. Every thing we needed and hoped for was included. The location at the Condo is excellent - close enough we could walk pretty much anywhere we wanted to go but, cheap by tuktuk if we chose to relax and hitch a ride. The apartment is very clean and nice and comfortable. The gym and pool are an excellent bonus and made it easy (and likely) to get our exercise every day. Richard is the quintessential host and took care of any and every thing we asked...including our endless barrage of questions about Chiang Mai. We truly enjoyed our stay and highly recommend. Thanks so much, Richard!

Left on 05/02/2011 for a stay in April 2011
We stayed in Richards apartment 610, which was a 1 bedroom and 1.5 bathroom apartment near the Shangrila hotel.
We have stayed in resorts before and this was way better value, less than half the cost of a place we stayed at last year.
Richard had someone meet us at the airport, which was great as there was no hassle with anything. He also provided contact numbers etc. in case something was needed which we appreciated very much.
Richard will point you at his website, which has a number of pictures of all his apartments. The one we stayed in held no surprises and was as advertised.
Everything worked perfectly, even had a washing machine which was appreciated.
There is also a Beauty and spa place next to this apartment complex which i have been told by the missus was excellent.
We would use Richard's services again without hesitation. -

Everything was as advertised - there were no last-minute surprises or oh-ohs. Two minor complaints (not worth mentioning) were dealt with immediately by Richard. Kitchen supplies (pots, pans, cutlery, etc) were sufficient if you want to cook but who wants to cook when meals in restaurants are so resonably-priced and delicious. Staff at reception was very helpful. Richard was always available if he was needed but he was not at all intrusive - if we didn't need him, he didn't bother us, the perfect landlord. We hope to retrun someday soon.

Location wise it is perfect too - just 2mins from Nimmanhemin road and all of the interesting Soi streets and Huay Kaew has a host of great restaurants all walking distance - Thai, Japanese, Mexican etc Good times!

Here for three months
Good location
Great city
Twin Peaks is an upper end condo's.
Very well kept, exceptional facilities management and staff. On-site maintenance who provide quick and efficient service.
Small pool and deck area, but largely deserted except at weekends. An adequate gym (unsupervised) with a range of basic equipment and good aircon.
Security is very good with 24 hour cover. Our apartment did not have a safe, but the main desk does if you feel concerned about your essential documents.
Cleanliness is imaculate. A regular team of three maids do it all. There are plenty of laundry services close by for 30-40baht/kilo.
The units all have a kitchenette with a microwave, toaster and a couple of electric rings. It all works and you can cater for your own breakfasts or other meals if you want to.
You can though eat out for 50 bahts/head if you eat simply, or you can spend 500baht if you want to go upmarket.
Accommodation is comfortable. Wood strip floors, comfortable beds, large sofas, plenty of storage space and a decent balcony (not all get sun but all are bright and furnished so you can sit out).
Richard Katze provides a professional service. He responds and resolves concerns. His partner runs a travel agency and picked us up from the airport. This was not in your face (and there is lots of competition for your travel cash locally) but it is there if yo want it.
I would recoomend him and Twin Peaks.

Having visited Chiang Mai for many years I decided to change our usual accommodation. The accommodation options available are limited due to travelling with a young family, two bedroom apartments are difficult to find in CM (normally booked early)
Richards accommodation ticked all the boxes as we where able to have joining rooms in Peak Towers. The rooms and decor supassed my expectations, the location could not be bettered only a five minute walk from accommodation to the night market. Great resturants within a five minute walk.
The service provided by Richard is second to none, from airport collection to meet and greet at the accommodation.
I dont want to praise Richard and his accommodation too much as I want to be able to book the next time.
Kind Regards

I was quite apprehensive about travelling solo to Thailand for the first time. I had heard about all kinds of scams where you don't end up the the property that is advertised in the pictures or you end up screwed on the money side of things. Richard was very patient answering all my questions and when I arrived I was blown away with the great service and amazing apartment!! Picked up at the airport as promised and Richard was waiting to show me the apartment and answer any questions I had. He even had picked me up some things from the grocery store to get me started- a great welcome for the weary jet-lagged!

I stayed at Richard's Riverside studio condo for 3 months and had absolutely no problems. It was exactly as he advertised on the internet and, as matter of fact, it actually looked better in person than on the internet. The rate includes all utilities, cable tv, internet, and cleaning once a week including a change of bed linens and towels. The place has a nice view of the River Ping and the mountains to the east and west. I was also surprised on how quiet the uint was and never heard noise from the neighbors above, below or next to me. Also, there is a laundry in the lobby which charges 8 baht for a shirt and 15 baht for jeans...very convenient and inexpensive! I plan to return to Chiang Mai in the future and plan to rent from Richard once again.

It's as if it is your home away from home and Richard is a good friend that you can always rely on. In Thailand customer service is outstanding, however Richard really stands out in a sea of incredible service. The property I stayed at is located at Twin Peaks within walking distance of the Night Bazaar. This is a beautifully interesting part of Chiang Mai, rich with culture and people, and I find great enjoyment out of its many delights. I found the advertisment in the internet and had some good&quick; mail- contacts.
Price looked OK for the pictures en description on the site. It is not the cheapest option in C.M., but a very good one in terms of value for money.
Reception was well arranged on the airport and in the appartment (owner received me).
During stay service was perfect. Contact via telephone&SMS; during all hours of the day:-)
Appartment matched description 100% and services were delivered as promised, including a week free motorcycle.
My apartment was at the Ping river, just a bit outside of the centre of C.M., so you need some kind of transport of your own.(hire a (motor)bike).
I had a view appointmenst with Richard and think he is a very nice guy, doing well in Chiang Mai with his "hobby" in renovating appartments.

Left on 07/01/2010 for a stay in March 2010
Staying at the apartment at Twin Peaks Condominium made our family vacation in Chiang Mai so much more comfortable and relaxing. It was great to come home after a day of sight seeing or shopping around beautiful Chiang Mai to a comfortable and well appointed apartment. We could all cool off at the pool, take a shower with decent pressure, rest on a comfortable bed, enjoy a cold beer on the balcony watching the sunset and try to decide where we would go to for dinner. With the apartments being centrally located there was a great variety of restaurants within walking distance.
With so many great value restaurants around we didn’t cook many meals at the apartment but having the kitchen facilities in the apartment meant that we could enjoy a leisurely breakfast together while planning out our day. In our free time our two girls really enjoyed the large screen television and multi media for DVDs and MP3. A selection of books and DVDs were always available from the lounge area downstairs, and the well equipped fitness centre and sauna was a great place to sweat off some of those excess kilos.
The friendly staff at Twin Peaks our trip to Chiang Mai were always smiling and nothing was too much trouble. They were great. Many of our friends are now planning trips to Chiang Mai and we are recommending Twin Peaks Condominium for quality accommodation. We all can’t wait to come back.

I decided to stay on in Chiang Mai after the Songkran Water Festival. Since I would be staying 4 to 6 weeks, I decided to look for a furnished apartment or condo. After much searching on the iNet, I settled on the Chiang Mai Vacation apartment Rental By Owner. Richard, the owner of several condos in the Twin Peaks complex has done a fantastic job of furnishing and outfitting the condos. They really feel like home. The location is fantastic too, just a couple minutes from the Night Market and dozens of great restaurants and shops. The facilities at Twin Peaks are top notch and the maintenance of the buildings and grounds is impeccable. I like the place so much that I'm back again for another couple months of rest and relaxation during my travels.
