Due to the fluidity of our plans in Sri Lanka, we were unable to confirm particular dates for our stay in Colombo. When we initially inquired about Dawson Residencies, the management were able to confirm dates for our stay. But our plans kept changing and finally we decided to take our chances and book a place in the last minute. We made alternative bookings at another residence two days prior to arriving in Colombo due its good reviews.
On arrival at the other residence, after a long day of driving, we found the place not to our expectation. It was not clean nor hygienic. In desperation, we started looking for other places, with the possibility of paying three times more for our stay in Colombo than expected.
Fortunately I had the contact details for Dawson Residency, and when I made contact with
Nisha, she was very accommodating, and although this was a last minute booking, she got our apartment cleaned in half an hour, due to other guests checking out, and ensured we could drive directly to the apartment. What more, we got the place for a very affordable price, considering there were six of us.
On arrival, the staff warmly welcomed us with a cool drink, and ensured we were able to settle in quickly. The staff made every attempt to make our stay a pleasant one.
This place met all our needs. It was secure, clean, well furnished, comfortable and situated in a good location. I will have no hesitation in recommending this place to my friends and relatives.
We found this place to be of exceptional value, compared to other places we checked out, and inquired.

We used Dawson Residence as our base as we traveled through Sri Lanka. Stayed here for 4 nights broken up inbetween by a tour down south. The apartment was a great size. Plenty of space for our family of 5. Not far from the main roads so access into town was easy and at the same time, quite peaceful. The host's family ensured we were looked after with sufficient water & continental breakfast. They even helped us booked our last minute driver to take us to Kandy & Galle - all for a cheaper price than outside quotes!! Only thing that bothered us was the water flow of the shower heads. A bit slow for our liking so we ended up having to take longer showers. Will definitely stay here again if we return to Colombo!

A wonderful, 3 bedroom apartment located on the 2nd/3rd floor. A friendly, generous host family. All 3 bedrooms are large with ensuites, air-conditioning and fans. The living area is generous. The apartment has been built to a high standard and looks relatively new and well maintained. The apartment is located on the top floor and there are a couple of flights of steps that people with disabilities may find difficult. The property is located in one of the best areas of Colombo.

Some words about apartment ... Clean, cozy and hospitable owners. The apartment is quite far from the beach but you can easily get there by "tuk-tuk". The apartment is perfectly fits 6 people (3 couples) or big family with kids. Every room is equipped by air-conditioner and own bathroom with toilet. The kitchen and sitting-room are very nice. Every morning the owners brought free foodstuff. We would recommend the apartment for everyone with pleasure. -

My husband & I & a friend stayed at Dawson's for 2 nights & then again later for 3 nights this month.
It was a lovely stay - the apartment is quite new, beautiful & comfortable. It has high ceilings, 3 bedrooms with ensuites, air-conditioning & fans, a roomy lounge, dining & a balcony. We even fixed ourselves a quick meal using the gas stove in the well-equipped kitchen. The place is very conveniently located & we felt comforted in the premises high security factor.
Over the years, we've travelled quite a bit & have come across some good quality B & Bs & their proprietors but the owner of Dawson's is the best!!! She, her family & staff treated us fabulously - I'll never forget her generosity in spirit, her kindness & her helpfulness. We were looking around for a laundromat but the staff washed, dried & delivered our clothes to our doorstep! The lady of the house wouldn't hear of payment.
Though what was initially offered was a continental breakfast, when she realised that we loved local food, we were treated to delicious Sri Lankan breakfasts & she wouldn't accept any payment for the extra work that had gone into indulgencing us.
The owner & family also graciously allowed us to store our luggage in their basement after our first sojourn with them ended - all with a beautiful smile!
We will recommend Dawson's to everyone visiting Colombo - a 5 star experience & no 5-star price for sure!

We stayed three nights in this apartment. Rooms are very big and clean.Air-condition is not available in the lounge area but it is available in the rooms.Nice kitchen with all amenities. We are being looked after very well by the owner and treated us like as one of their family members. Good place to stay and best alternative to the hotels

We stayed at Dawson Residency for a little over two weeks in January 2013. The home is beautiful; three large, airconditioned bedrooms with high ceilings and well-appointed en-suite bathrooms and an airy living room and kitchen. Being on the third story, with French doors and surrounded by a balcony, it is well-lit and catches every breeeze. The kitchen appointments include a gas cooktop, microwave oven and good-sized refrigerator.
The service received, including laundry and a continental breakfast, was friendly and unobtrusive. The owners are most charming and hospitable. I strongly recommend the morning fruit juices.
The home is set back from the street, down a gated drive and behind another home. It is very secure and also very quiet, even during the twice-daily school-drop-off peak hours. It is only a short walk to either Galle Road or the Duplication Road, so it is easy to pick up an auto rickshaw for a (once again short) ride into central Colombo.
The surrounding area is green and leafy, with a nearby bakery and a pretty good Chinese restaurant a few minutes walk away, as well as supermarkets and other shops on Galle Road.
We were frantically busy for most of our stay and it was a pleasure to come back to the peace and quiet of Dawson Residency at night. We found the house to be ideally-sized to have a few friends over on a couple of occasions and a good time was had by all.
A word of warning. The house is not suitable for those who cannot climb stairs. There are 3 or 4 fairly steep flights to go up to get to the house; good exercise for those of us who enjoy Sri Lankan cooking a bit too much. -

We were 6 adults and stayed for one night in february, 2013.
stayed here on our last night in Sri Lanka. I can say that this was the most appropriate place for Europeans, clean, tidy, spacious bright rooms. 3 large bedrooms with air conditioning. one great livingroom with kitchen n with all necessary crockery. balcony over the perimeter of the apartment with a pleasant green landscape. property is situated in a quiet location close to the center.
only one trouble, a gas cooker was not gas and we could not cook themselves a meal. Tulkojums
Family living downstairs in that house offered us make food in their kitchen, which was very small and a stove with one electric ring. And the family is musulmans, they are Muslims, and could not to cook bacon for us.
overall a very nice apartment, each bedroom its own shower and toilet.
I would definitely stay there for some another time, only to gas cooker work :) -

Traveling with family and especially with an infant need you to plan a lot before you travel... This is the first time we experimented with a service apartment instead of a well know hotel chain. Quite relieved that our choice of picking up a service apartment made our stay quite comfortable at the end.
We found Dawson residency quite cozy, homely and centrally located. It was a pleasure dealing with Nisha but I would like to make a special mention of Ms abdeen (Nisha's mom) who took fantastic care of us as guests. The arrangements were perfect, house was very neatly managed, and more importantly great hospitality shown by the owners. I would pick Dawson residency again for my future trips to Colombo.

The owners are the most friendly, reliable,hospitable and trustworthy people you can ever find. They were just not landlords - they were warm and caring people who at the end of stay became like family. We only spent one night with a late checkout till 11pm..but felt we should have stayed longer. Apartment was clean, new, well furnished and very modern and flat screen Tvs and fully furnished kitchen. They gave us everything to cook our own breakfast, called us into their home for a suprise lunch, went shopping with is showing us all the good shopping places etc and even did our washing.. In fact we purchased Noritake glassware and kept it with the owners and had them post it to us at a later date and it all arrived safely ( 50kgs of it) This is how much we trusted them. If we go back to Colombo, this is where we will definitely stay again,. Thank you again for making our stay so wonderfull and treating us like family!!!

when we entered this luxurious apartment in central Colombo we were so pleased..there was absolutely everything we could have wished for! sparkling tiled floors, beautiful wooden furniture, excellent fittings and best of all, a perfect location! the owners were our most reliable guides to wherever we wanted to go! i had my baby and found everything perfect, a well stocked fridge, a micro, stove, beautiful dinner sets, a rack to dry clothes in the spacious balconies, an extra bathroom (4 in total) for a 3 bed room apartment...Wow! the landlady made us feel so comfortable, she even made us delicious fried chicken and Buryani! my husband had broken his foot on the journey and she even provided us her car and driver for the hospital...we had no words to express her hospitality when she packed us sandwhiches and made us breakfast before we left for our day trip to Kandy! the service was even better than a five star hotel...it felt like home and better! the location is barely a 100 rupee ride to House of Fashions, Factory outlet and other shopping areas. the tuk tuks (metered taxis) around the corner are convenient and its barely a 2 minute walk to the main Galle road. overall our experience in Sri Lanka was much enhanced by the hospitality we received here! the air conditioning was superb, we actually had to request an extra comforter to keep us warm. You shouldnt miss the opportunity to stay in this apartment! its so new and so well maintained...and oh yes theres daily cleaning of the spacious lounge area and bedrooms, and every time we requested the bathrooms to be cleaned we were obliged! the kitchen has large windows where i enjoyed making small meals for my baby! the WiFi worked flawlessly..a separate one for the guests!

A good way to get away from a sometimes dreary hotel room is to rent an apartment and this we did in Colombo.Travelling with my wife and two friends we rented the apartment for 3 days.The rate was $100 per night for the whole apartment including continental breakfast.The apartment is actually part of a large family house situated on the 3rd level.The owners mother and family live downstairs and we were well look after.The apartment is comfortable with each bedroom air-conditioned but not the living area.Suggest this should be as it can be quite humid.Nisha the owner lives in England and handles all the bookings in a very professional and friendly manner.

Clean and comfortable apartment. We had a pleasant stay. The place was convenient for our group which included 3 kids (9y, 2y and 3m) to start our holidays across Sri Lanka. The host family (living in the apartment below) was very helpful when our son got sick.
