It was a particular pleasure to go with a group where there was enough space where all who wanted to come, could be welcomed. 22 of us with a full range of ages and experience took turns at the catering and one pub meal at the Bull meant well fed. Not enough snow but Old Man and Jacks Rake provided challenge and 3good locals entertainment. A great week in a house that could fit us and , which was well equipped, and of course , excellent company.

Booked house for a group of 18 walkers. Facilities are really good but decor is a little tired. However in view of price still excellent value for money. Only small gripe is lack of ground floor WC. Excellent walking from house. Lake within easy walking distance and views of surrounding fells awesome

A large house with lots of very comfortable bedrooms and lots of bathrooms too. It's not often you find a house to sleep so many in proper bedrooms, rather than dorms. Not luxurious, but really comfortable. Needs some upgrading on the bathrooms, but overall a great place to get together with friends and family, and in a superb location.

We pent a week at Shepherds Villa in July 2010. It was a week when we could be with family visiting from australia. The location of the Villa was excellent both for local services e.g. shops, pubs etc and also central for visiting the rest of Cumbria. The accommodation although adequate did leave a little to be desired when we took into account what we had paid for it. The decor was very tired and definitely in need of some tlc. The ensuite shower in our room was broken with the shower head held on by string. Some of the beds were very old and "squeaky". It definitely gave the impression of an old age pensioners care home or a 1970's bed and breakfast. None of this affected the fantastic family holiday we all enjoyed though.

For the price it is not possible to fault the basic accomodation we had for 21 people. The lack of a decent sized garden didnt really matter as it was a short walk to the lake. We did a lot of walks direct from the house.

The house is huge - a bit run down and basic. The rooms were a areat size but the bathrooms/shower rooms needed a good refubishment and clean. THIS COTTAGE IS NOT SAFE FOR CHILDREN - TOO MANY STAIRS AND NO FIRE EXIT IN THE GAMES ROOM WHICH IS IN THE CELLAR. THERE IS ALSO A DANGEROUS PIT IN THE GARDEN WHICH ONE OF OUR FRIENDS FELL DOWN INJURING HIS KNEE AND NEEDED AN OPERATION ON HIS RETURN TO OZ. THE OWNERS SAID THIS WAS A FIRE ESCAPE FROM THE GAMES ROOM BUT THERE WAS NO ACCESS TO IT FROM THE GAMES ROOM AND THERE WAS NO LADDER TO GET OUT THE PIT - IT WAS APPROX 8 FT DEEP. IF A CHILD HAD FALLEN DOWN IT THEY WOULD HAVE BEEN SERIOUSLY HURT. SYKES COTTEGES AND THE OWNERS OF THE COTTAGE WERE VERY UNHELPFUL AND UNSYMPATHETIC. I WILL DEFINATLEY NOT RECOMMEND THIS HOUSE OR SYKES COTTAGES TO ANYONE.

We had a great week in Coniston, 17 internet friends from all over - USA, Holland, Scotland, Denmark and England.
Loved the area, so much to see and do.
Great size house, could have fitted a few more in!
House was adequate for our needs, though some refurbishment would have made it much better. My main complaint was the cooking equipment - there was no way you could cook properly for everyone if that house was full - we had enough trouble with the number of us that were there
