First, congratulations to Resort Realty. This year and last, we were impressed with the professionalism of the staff. After a grueling, bumper-to-bumper slow trip from the bridge to Corolla, it was nice to be greeted by friendly, courteous, and helpful faces at Resort Realty. We intend to make your company our go-to place for future rentals as well as a potential purchase down the line.
As last year, we found Sandi Hill to be well located to the beach, shopping, and places to dine. The fire company across the street has never been a problem. Their proximity is acutally reassuring. The cottage is comfortable, has convenient bedrooms on three levels, and contains all the kitchen equipment one might need "except" a crab pot. We did find the air conditioning struggled mightedly during our week there. The bottom-level bedrooms were particularly warm, although the extra fans helped. Did not notice this problem last year renting the same cottage. Nevertheless, we do intend to return to Sandi hill next summer (or maybe earlier). If the aircondioning is improved, all the better. -

The number of bedrooms were good. The pool is a good size for the 10 people we had and the hot tub was covered and we liked the little porch it had on the back of it! There really needs to be something done with the air conditioner unit in this home! We have been renting homes for the last 15 years here and this is the worst one of all for the air conditioner. We are not air conditioning people and don't have central air in our home. My room was good but the people staying in the rooms on Level 1 said it didn't work well. Also, the lighting on level 2 needs to be improved! Very dark! Kitchen needs updating but we cooked in it just fine. This is the first home we actually Bbqed a lot! One day it rained so we decided to stay in and watch TV but the stations are horrible and there are no premium stations. This home is close to shops that you can walk to and close and easy walk to beach. We had no problem with the fire and rescue facility across the street.

The house was nice the way it was tucked up on the sandy hill. But after that it was the worst beach house we have rented in the 10 years we have been going to the OBX. Turns out the air conditioning unit for the house is about half the size it is supposed to be that must be why we found real big fans in every closet in the house. Then if you try to open a sliding door or a window watch out it might just fall apart. The deck around the whole house was a definite safety concern the wood was bad and everything shock when you walked on it. The pool filter stopped running and the pool guy had to jerry rig it to make it run until we left. The super small kitchen had a super small refrigerator in it that didn't like to keep things very cold yes we checked the settings. I never thought I would have to take a measuring stick out to check the size of the in ground pool it was the smallest pool I had ever seen.

Overall Sandi Hill was a decent property. It's close enough to the beach for everybody to walk and has a nice pool/hot tube area. As for the layout of the house could use some work. The air conditioning was the biggest complaint. The highest temperatures we had were around 80 and the a/C could not even keep the temp below 72. What is odd about the a/C is that it cools the upstairs better than the downstairs. The downstairs which is where most of the bedrooms are; you could not even tell the a/C was on during the day. Most bedrooms have to share bathrooms with another bedroom. As for the location of the house it is very close to many stores and restaurants. The grocery store was about half-a-mile away. The beach access was about two blocks away.

We had a great time. The house was only 1 block from the beach, we could hear the waves crashing at night. Our trip was cut short by hurricane Irene but we still had a great 4 days.

Loved staying in the house. The only problem was the air conditioning. It did not cool off the bedrooms on the bottom floor and when we cooked the whole house was hot. Other than that I have no complaints. The house is close to the beach and it had everything we needed.

Sandi Hills is conveniently located a short and direct distance to the beach. It is also convenient to shopping in the Corolla area, whether you're driving, biking, or even walking. The neighborhood is quiet and the house is exceptionally well designed for a multi-family stay. We fully intend to come back. And, oh yea, the owners give us veterans a discount.

This is the third time in 4 years we have traveled to the Outerbanks and the second time we left early due to Hurricane. Resort Realty should provide insurance at no charge for this type of issue. I will not return anytime soon because of this. The property we rented needs some updatinging and the kitchen is horrible.

Unit advertized there was a crib. Was not however your service provided one. Surprised there was no kitchen disposal thus lots of trash. Recycled trash not picked up on Wednesday. Sweeper was replaced. The third level rug was not fully swept when we arrived. Shower curtain in bath between bed rooms , second level, south side needs to be replaced. Window crank broken on window twin bedroom, second floor north side. The pool was enjoyed by all as the ocean water was very cold, lots of debris on two days and jelly fish two days.

We enjoyed the beach and location. The house layout was unique and enjoyable. The issues were the aC and the general maintenance of the beach home. The pool area was overgrown with weeds. The hot tub was delightful, a top quality unit. The aC is way undersized for the home, in the later part of the day and evening the lower floor temp would rise to 85 plus. The charcoal grill was rusted through and over grown and was a fire safety hazard. The bench on the top deck was very loose. I called the service company, a technician, James, came out; together we secured the bench, replace the grill and analyzed the aC function. The aC vents temp on the top level was 55 degrees, on the lower level it was 66 degrees. We tried to optimize the vents to improve the air flow to the bedrooms on the lower level. It helped some. The aC just could not keep up with the 95 degree heat and sun loading. It is a single unit trying to support an expanded house. The Rental company was very helpful, the Tech, James< was delightful. The vacuum was broken as was the home beach chairs. I will rent from them again.

Great beach and house. Kids loved the pool and beach. Close to groceries and shopping. Only thing would change is the air conditioning in house was not up to par. Some rooms were a lot hotter than other rooms.

We had temps in the upper 90's and the air conditioning could not keep up. We could kind of tell when we got there and saw fans in different rooms. It never went below 78 indoors until late in the week when it cooled off outside and rained. The kitchen was not as well equipped as other houses we have rented. We even stayed in this one about 10 yrs ago but we didn't remember having the a/c problem then. We also had much smaller children then. The living room lacked seating, many of us spent all our time at the tables which was not really comfortable seating. The sleeping accommodations were appreciated and the pool was nice. The entrance to the hot tub made it hard for shorter people to climb in. The location was great but as the last time we stayed there, it rained and the cross street stays flooded for days. It also is nice being near the fire station as my family is involved in our local company, it also makes the beach less crowded. We always have a great time at the Outer Banks but a second a/c dedicated to the second floor would be a fantastic addition. Thanks for sharing your home.

The house was in a nice location, away from the street and convenient to the
ocean and shopping area. Even though the fire department was directly
across, it was never a problem. Since we have an adult and a child with
asthma, the buildup of dust on the ceiling fans was a grave concern (so we
cleaned them). Lots of spots on carpet and dust on the window blinds. One
blind fell down. The main problem besides very small bedrooms was the air
conditioning. It was cold on the top floor and hot on the main bed rooms
floor. It really needs to be balanced. There was a problem with the
refrigerator leaking. The kitchen was sufficient equipped for our needs. The
TV in the top bedroom/recreation room did not work. Resort Realty never
fixed the problem even though they had promised. The pool was
disappointingly small. If the internet pictures had been true to the size of
the house, the house had been cleaner, the a/c even across all zones, then
this would be a fine house to rent.

All the rooms were very small. Even the master with a king bed barely had any room, and the bathroom joined in with the living area. The pots and pans in the kitchen were all very beat up. The "HDTV" didn't have any HD channels.

The service we received was adequate, but the house really had some issues: the air conditioning did not work properly, the ice maker didn't work at all, the internet didn't work at all for half the week and it didn't work well the other half, a completely inadequate number of towels was provided, the bed linens were soiled, there weren't enough pots to ckk, there wasn't enough deck furniture, the list goes on and on. I would never rent the house again and I would be much less likely to rent from Resort Realty if this is how they manage their properties.
I should have been given a refund.
