Owners do pretty regular updating to kitchen and some bedrooms. House is accommadating and comfortable. Bathrooms could use updating.

As a long-time user of Kitty Hawk Rental and as someone who as has alway relied on excellent agents and responsive staff, I was appalled by the response I receive this year when I returned my insurance deposit form with a review of potential damage to the property on 9/8/10 and expressed disappointment in the condition of the house. The rugs were filthy, sandy and stained. The living room smelled like cat urine. Some of the furniture in the living room smelled deeply of mildew. The upstair bedroom had and indescribable pungent odor that could not be aired out. The outside of the kitchen frig looked like it had never been cleaned. When you sat back in the dining room chairs, your shirt stuck to the back of the chairs.
When I mentioned all these details to the woman at the desk (also recorded on the insurance form which she signed off on), she passed it all off by saying it was the end of the summer, as if the dumb suckers who come to the beach at the end of the summer deserve the accrued filth and stink of months vacationers fortunate enough to be there earlier. But my friends and I paid our money just like everyone else.

This home needs to be upgraded. Appliances are old - stove only partially works. Wicker furniture is uncomfortable. Big TV would have been nice, but reception was terrible. Mattresses and pillows are uncomfortable. Carpets are seriously stained - need replacing. It's in a great location, but when I am at the beach I am looking for ease and comfort. Downstairs bathroom is in bad shape. Home needs some serious TLC.

The location was excellent - open view of ocean & just 1 house back from beach. Super close to walkway over dune.
Furnishings old & worn & half the chairs in living room had uncomfortable cushions. No iron or ironing board.
Very poor picture on TV.
But roomy bedrooms, good mattresses. Not as clean upon arrival as some rentals we've stayed in over the years.
But I'd probably rent again for the location & value.
