This is an older home showing it age is some places, but completely adequate in most ways. The great room had a very nice comfortable feel to it that really invited gathering together. The only things that would give me pause about renting it again are:
- the a/C for the bedrooms seemed weak
- their was a faint smell that pervaded the premise

The house is in a good location, not far from the beach. The house was nice and roomy. There is some maintanence around the deck area that needs to be done, outdoor lights around the pool did not work. Beach buggy and bikes were not accessible to guests, only owners. Internet connection is available, but you need to bring your own cord for connection. Not a bad walk to and from the beach. Pool was very nice to have at the house.

This house had plenty of room for everyone and was in average condition when we arrived. The housekeeping didn't do a terribly thorough job cleaning up after the people before us because we found a fair amount of trash and misc. items strewn about the house a simple once-over would have cleaned up. Despite these minor issues the house was great and everyone enjoyed themselves.
The pool was older and showing its age, but still a lot of fun when everyone was too tired for the beach or wanted a late night swim. The decking was really showing its age, the first day everyone got splinters in their feet and footwear became a necessity.Response from Resort Realty Outer Banks - 07/30/2012

Thank you for the feedback. We do pride ourselves on our housekeeping, so we do try very hard to keep those standards. This must have been an unusual week as we don't typically get complaints on cleaning. We do apologize for the condition though. We will mention the decking to the owners and hopefully have that addressed in the off season.

Arrived at Realtor to check in received excellent service. Went to the house, the first impression wasn't very good. There were old bikes thrown under the porches, there were bikes and kayaks that were under chains and locks. A lot of stuff was under there made us feel very unwelcome. The house wasn't the cleanest we have ever stayed at. The pool man never cleaned the pool came in checked the chemicals and left. The bottom of the pool was filled with sand. The greatest concern we had was when we ran out of water at 5:10. We checked with all the neighbors and they all had water. The office was closed and we got an answering machine, the emergency call number said they did not handle water emergencies and we would have to wait until tomorrow at 9:00 when the office would re-open. They did not care and were not concerned that we could not wash dishes, use the bathrooms, or even wash our hands. They would do nothing! He had the nerve to tell me if we were locked out he could help us,I was never treated so badly. We were desperate for someone to help us. Luckily we had a computer and was able to get on the internet and we called the vacation rental 800 number, the girl who answered the call was extremely helpful, she called the water department only to find out when they arrived, the house did not have city water. She then was able to get a plumbers helper to come in while coordinating with the local Realtor to get the plumber the key he needed to access the area where the pump was located, after an extra half hour removing stuff out of the room where the pump was, the plumber was able to get to the pump. It took us until 11:00pm to get the water back on. Not a pleasant experience and a lost evening trying to get help and waiting for phone calls. It was extremely stressful that night.

Tired house, old on last legs appliances, ripped upholstery, splintered old deck, messy unusable equipment under the house. certainly was originally decorated in a lovely manner but very much in need of refurbishing. Pool in bad shape.needed to call cleaners back for filthy bathrooms.

Nice layout but this house is in need of updating. It was not the cleaniest house. Several stains (toilet, dishwasher, bedding, pool, showers) made the house look unkept and dirty. The lawn was overgrown with poison especially around the pool area and grilling area.
On the plus side, some of the bedding was new, comfortable king. queen, twin beds. ( the pyramid bed needs updating). Nice hammocks. The walk to the beach was not overwhelming and was easy. Kitchen loaded with cooking accessories. Nice washer and dryer. Overall the house was ok, but have seen better at the same price point. -

Great house, in a great location. Perfect location for pre-teens in terms of proximity to retail and the beach. My feedback for owners is that the vacuum cleaner didn't work which on a two week stay is a problem. One of the sliding glass doors on the third floor was not working. Finally, it would have been nice to have use of some of the bikes that were locked up.

We had a wonderful time during our vacation. We really liked the house. It was definately the most bang for our buck from the comparisons we made. The thing we liked the most was probably the pool and the whole outside area. We got lots of use out of the pool. The patio furniture, especially the hammocks, were great. Plenty of chairs to sit at the pool too. The house fit us perfectly. We also loved the open kitchen and living room area. The things we didn't like, there was a hole in the roof that was leaking which caused one seat at the table to not be used. Also the deck needs sanded, the splinters were really bad. We had to have the children wear shoes the whole time around the pool. The service from resort realty was great. The air conditioner went out one day (and it was miserabley hot). I called and they came quickly to repair it. I was really nervous that we would be stuck without air conditioning but they came and fixed it right away. The website advertised that there was a hottub, and in fact there wasn't so this should be changed. We were slightly disappointed with that. The location of the house was great, close to everything. Overall we had a wonderful vacation and loved Mutual Fun.

We appreciated that Mutual Fun was in a good location - close to the beach and shopping. When we arrived, the dining room ceiling was leaking and there was plaster on the table and floor. The first floor was extremely cold and the second floor (where the leak was) was very warm. It appeared that the prior renters may have been trying to cool both floors with the first floor A/C, but it was not working(there was an entry in the house's guestbook about a hole in the DR ceiling, so we know the previous tenants were aware of it). By the next morning, the upstairs was extremely hot and uncomfortable and we called the rental office. They sent someone to repair the A/C and it began to cool by late that night. The A/C worked for a day or two and then gradually broke down again. We called the rental office and it was repaired a second time. The leak in the ceiling continued to drip for the entire week and we kept a garbage can under it so that the owner's carpet wouldn't be completely ruined (leak was directly related to A/C). It was a hot week with the temperature hovering around 90 each day, so it was not the best situation. As far as the rest of the house goes, it needs some cleaning and fix-up here and there - e.g. the concrete in the pool is deteriorating, the decking around the pool is very worn with cracks and buckling in many places (splinters), one of the lounge chairs and a table were broken, the washing machine only had hot water working on it (we tried to turn on the cold using the valve, but it did not work). There were stains on the bed pillows, MB tub was not clean and had some mold issues, carpet,couch,and chairs in LR had stains. Over all, the house just needs some TLC. Our major complaint was the A/C, which the rental office made sure was fixed each time we called. We enjoyed the pool, closeness to the beach,outdoor stereo speakers,and the openness of the kitchen and living room. The decorating was nice - loved the dog pic over the FP.

We had a great time, enjoyed the pool and the beautiful house. The kitchen was very well stocked with utensils, plates, cups and glasses. There was plenty of seating for all of us. We love the Outer Banks and can't wait to come back.

The home was nice, furniture was comfortable, good location - the only complaint I had was in regard to the condition of the decking. The decking is in poor condition. Many of us received splinters in our feet from the decking.

The pool at this house is awesome! It is large and there was plenty of room for
all the guests that were staying there. The outdoor stereo made the pool time
fun too. The house served our purpose. We had plenty of space to get
around, eat, drink and relax. We were even able to grill and make some
s'mores. We would use this house again, but I think we are going to bring an
even larger group next year. -

This house is in need of repair and it goes back to 2004 from the guest book. The deck rails shake and the deck boards need to be sanded or replced.The electrical outlets are sparking, therefore dangerous so make sure that children are no where near the outlets.The out door shower did not work and the water is brown in the bathroom tubs. The house was covered in dog hair but that was probably due to no one cleaning the house prior to us checking in.
This house should not be rented until the electrical outlets are fixed and the well water gets a filtration system.
