Bright, spacious townhouse located in Cortona (Tuscany), featuring panoramic views of the valley and nearby lake from every window. Restored in 2005, the house accommodates 4 people in comfort and the layout includes 2 bathrooms, 2 bedrooms, a large sitting with dining area, fully-equipped kitchen and panoramic roof terrace. Only two minutes' walk from the town center full of shops, bars, and restaurants, bus station and taxis. The mainline rail station for Rome or Florence is just a 10-minute drive or bus ride away.

Located two minutes’ walk from the main street of Cortona (Tuscany), where all the shops, bars and boutiques are to be found, Pancrazi has just about all the features that you could possibly wish for in a vacation rental property in a Tuscan hilltown – panoramic views from an open-air roof terrace where you can relax outside during the daytime and enjoy “al fresco” aperitives on those lazy summer evenings before going out to dinner and then maybe a concert or opera in town. A public swimming pool is within easy walking distance of the apartment, just 15 minutes’ away. We stayed at Pancrazi for a week in early april this year and just loved it. The property is delightful and we could not have asked for more. While we ate out most nights (Cortona has a wide array of restaurants for its size!) we did prepare our own meals on one or two occasions (the kitchen is excellent for cooking). A big highlight for us was sitting on the terrace rooftop with a bottle of wine that we'd purchased earlier that day in town. It's very peaceful gazing down across the town and into the valley beyond. We would definitely come back and stay at Pancrazi again.

A very clean property with all amenities. Only problem we had was our car was too big to navigate the small streets. The home is on a hill with no direct access by car. You need to either walk up or down to get there. The street running above is close but you need a small car to get there. The street below was big enough for our car, but much further away and it's a long walk up, especially if you are in your late 60's.
Location was good for train ride to Florence and car trips to assisi, Montedefalco, etc. Good restaurants in town and a good town to explore on foot. -

Perfect house and hosts! The stairs are difficult for elderly as all Cortona with it's steep narrow streets, but for those who can climb the views are fantastic and worth every drop of sweat! The terrace is perfect for breakfast and the evening Prosecco, you just have to climb the stairs :-)

Having rented several properties in Italy ,I must say this is a prize. The location in Cortona is optimum,the apartment is spotless,charming,and very well appointed. The view is breathtaking. The caretakers,Rupert and Donatella, are delightful and most helpful. I recommend the property highly to all who want to experience a true Italian hill town with fabulous food. Not however for those with physical disabilities as the town requires much up and downhill walking.Parking is a snap however and close to apartment. 5 stars.

We spent an idyllic week in this amazing home in the hilltop Tuscan town of Cortona. Every detail of Pancrazi brings back treasured memories - the ancient well in the cellar, the secret rooftop terrace & even the countless wellworn stairs!The stylish,comfortable decor was also part of the charm & created a welcome haven for us weary travellers to return to after days of exploring. We found Pancrazi an ideal base from which to explore Tuscany. Cortona itself was a enigmatic town, full of surprises as well as having all the necessary services and more! We will always treasure this special place.

Our experience in Cortona was in all ways magnificent. It was about experiencing a beautiful, historically interesting Italian town in a house that reflects its environment and and is warm, lovely and full of surprises. We were looked after by our spectacular host, Penny, who was happy to share much local information as well as cooking tips, with humour and generosity. The house is beautifully decorated and has hidden corners and magical murals, and is in a living and breathing cobbled laneway. The little balcony on the rooftop looks out across the sienna and orange colours of Tuscany and the sights and sounds of Cortona. It was the scene of scrabble games and home cooked meals and early morning reflection. Just a short walk down cobbled romantic lanes to local coffee shops and passegiata and the amazing character of Cortona, it cannot be described, you must go. We travelled with teenagers and a younger child, all of whom loved the town and the house, and the surrounding countryside and exploring the many winding streets and unusual shops that can be found there. And the beautiful monastery that touches your soul. What else can we say...what are you waiting for!!

A friend and I rented Pancrazi for a week--a long time to spend in one place if you're not pleased and too short a time if you fall in love with the place. We absolutely loved it. Both of our bedrooms gave us spectacular views over the rooftops down into the valley. The beds were comfortable, always a plus. The living area was also comfy, and picturesque, with lots of natural light. Penny was more than gracious, even giving us a ride up to the monastery and then coming back to get us later in the day, as we had no car. There was one drawback, especially since I had been ill and tired easily; we had quite a climb up many, many stairs from the plaza to get to Pancrazi and it was difficult at times hauling our luggage with us (though Penny provided me some much-appreciated help!). It was well worth the climb, though. We thoroughly enjoyed our visit to Cortona.Pancrazi was wonderful to come home to each day--and the terrace upstairs was perfect for enjoying a glass of wine.

Pancrazi is perched on a tiny street above Cortona's main thoroughfare and absolutely a perfect little in-town apartment for a Cortona visit. The main living area has a great, well equipped kitchen with a dining/living area that has spectacular views. The views get better upstairs on the bedroom level, and are even more spectacular up one more flight of stairs on the rooftop deck. We enjoyed prosecco, antipasti and beautiful sunsets every evening, and that's one of my fondest memories. This was our first time to Cortona, and Penny and her husband were incredibly helpful. they picked us up at the train and got us settled, and provided us with great information on hiking, eating and shopping in the village. Can't wait to get back there. It will be soon!

Our family of four stayed here for a week in December and fell in love with the house and Cortona. Carefully restored with modern facilities, the home retains its quaint charm and is very comfortably furnished in all rooms. We especially enjoyed the rooftop balcony with views of Lake Trasimeno, the Chiana valley, and Cortona. We particularly appreciated the friendliness and helpfulness of the owner as we made arrangements and arrived in Cortona; we could not have asked for a more gracious host. There was not a thing that we did not like; we had a perfect stay and hope to return in the future.

Our trip to Italy included four days stay at this lovely house in Cortona.
The home is located in a quiet residential portion of the village and within walking distance to restaurants, shops and markets in the village. The property manager was very helpful and accommodating. The home was very clean and cozy with wonderful views of the surrounding village and countryside. Highly recommend a stay here if you wish to experience Cortona's village atmosphere! -

We had a wonderful experience at Pancrazi. The house is in a fabulous location convenient to the main street yet quiet and we quickly settled in for a week of living as a local. The house was clean and comfortable, tastefully decorated, and has the most fabulous terrace where we spent many happy times with a bottle of wine and local cheeses enjoying the view across the valley towards Lake Trasimeno. We were warmly welcomed by Penny on our arrival and she was available during our stay for any questions. An altogether wonderful experience in our favorite hill town, Cortona.

I have visited Cortona many times,( it is my favorite town in Italy) and have stayed in hotels,a farmhouse and on my last visit in September, Pancrazi> This will indeed be my future 'home' when next I visit Cortona as it is truly a magical place.
Staying in the town amongst the local people, one really feels part of Cortona. Pancrazi is not like the usual rental property - it feels like a lovely home - spacious, warm and comfortable.
We especially loved the views from every room, and the rooftop terrace was an added bonus. The location is perfect,close to everything.
The couple who manage the property are incredibly helpful
and go out of their way to make you feel welcome.
I cannot recommend this property highly enough. -

My husband found Pancrazi on the Internet, and this fabulous 4 story apartment is a jewel!
It is in the charming town of Cortona in the Tuscan countryside, and is only a 2 minute walk to the main street in Cortona, Via Nationale. If you are not in shape when you get there, you will be when you leave!
Entrance to Pancrazi is off a steep walkway, and the apartment is on 4 floors, so you will get your exercise while there.
The apartment is, however just fabulous, and beautifully restored and decorated. The vews from both bedrooms, the living room, and kitchen are breathtaking, but don't miss the view from the terrace on the roof! For coffee in the morning, and a glass of wine at sunset, there is no better place to be!
The apartment is wifi, which was also very nice. All in all, we could not have been more pleased, and Penny was so gracious in answering our questions, and providing us with tips and information about the area. We would highly recommend Pancrazi, and are looking forward to returning to Pancrazi in the future. -

Having travelled in Italy on a number of occasions, we were intrigued by the Pancrazi website. It seemed to offer so much that we would enjoy. We were not disappointed in any respect. Booking was painless and Penny answered all of our questions promptly and in good detail. On arrival, we were met by Penny who walked us through the property, which we found well appointed in every respect. Pancrazi is Tuscan-charming, with breath-taking views. Our experience in Cortona was wonderful, with fine local amenities, and equally fine access to the Tuscan and Umbrian countryside. We heartily recommend it.
