Minoustan is a bright secluded air-conditioned villa to sleep 2 to 9 with large salt water pool and stunning views of the Var valley, 10 minutes from Nice. Close to beautiful beaches, museums and festivals of the Riviera, gastronomic restaurants as well as generous village bistros. Benefiting from excellent road connections, the excitement of the Cote d'Azur is minutes, while the villa is bathed in sunlight, chirping with crickets in 3500 square meters of terraced gardens.

Minoustan was entirely renovated to a very high standard this year and has air-conditioning throughout the Marmara stone property. Every detail has be thought of with... hedonism and relaxation in mind. The bright 50 m2 living space has 7 french doors opening onto a wraparound terrace with view of the valley to the sea, St Jeannet Castle and the pool. The sitting area has been elegantly furnished with a four-seater linen sofa and ample armchairs, HD satellite TV, Ipod dock, Blueray, books and DVDs. There is also a collection of board games. The dining room table seats up to 12. The kitchen is fully equipped from catalytic oven and induction hob to ultra silent dishwasher, american fridge-freezer with ice maker and water dispenser and an expresso machine. Of the 4 bedrooms, 3 have their own en-suite bathroom. One has a 3D wall hung TV with Wii and games. The bedding is crisp white cotton or cotton-linen mix and the bath towels are plentiful and fluffy. All the bedrooms are air-conditioned. There are mosquito nets on all the windows that do not have wooden shutters.

The wonderful tiered garden is full of Mediterranean essences and provides many different area for relaxation and fun. The villa sits in the middle, far away from neighbours for entire privacy but close enough for comfort. The grounds climb up the lovely hill overlooking the Var valley and St Jeannet castle. Little stone steps lead from one level to another, full of interesting fauna and flora. Each level houses an activity: from the flood lit boules, to the sheltered ping pong, via the lazy double hammock and many quiet retreats to admire the view or for a late afternon a game of cards. The main part of the garden in front of the house is taken up by the large salt water pool (12x6x2.5m) surrounded by a stone terrace. Outdoor sofas, armchairs and several deck chairs await the sun lovers. All beach towels are provided. A beautiful old refectory table is set in the shade of the verandah for al fresco lunches and dinners cooked on the professional plancha. There is ample room for 2 cars to park on the grounds.

Additional Location Information

Minoustan is 10 minutes away from Nice and all the glitz and glamour of the Cote d'Azur. The villa is 3 km from the centre of the small perched village of Gattières. The village is charming and offers all amenities: 2 restaurants, a cafe, a bakery, a newsagents, a post office with an ATM, a small supermarket, a chemist and an excellent garage. Nice airport is a 12 minute drive from Minoustan. The nearest train station is in Cagne sur Mer, 13 km away. There are several buses and local trains running between Nice, Vence and Saint Laurent du Var to Gattières. However, the use of a car is essential to fully enjoy all that the region has to offer.

  A beautiful holiday home done up with the utmost class. All of the electric appliances are brand new and reliable, and the kitchen is spotless, filled with the best gadgets and nifty items to keep pesky household chores at bay throughout the stay.
  
  It's the perfect house for a romantic getaway, a long weekend with friends or a fortnight with the whole family pendant les grandes vacances. I have holidayed there in the peak of august heat as well as throughout the Christmas break, with a log fire burning away in the living room. It's a house that manages to cater beautifully to everyone's holidaying needs - no matter what time of year.
  
  It sits perfectly between the French Riviera hotspots - Nice, Cannes, and a little further, Monte Carlo and St. Tropez - and the alps! With a stunning view of both the beach and the mountains in the distance, it's difficult to find a box that Minoustan doesn't tick.

  Beautiful idyllic location with a friendly atmosphere.

  The home was spotless and beautifully furnished. I liked the patio that led onto the pool and the location provided some fantastic views. The supermarket was not far away along with a pretty little French village. It was an ideal location to visit the beach, Italy, Montecarlo and many more tourist spots.
  It was close enough to the airport, by bus or car, and I would definitely go again at any time of the year. Well worth a stay.
