Palmar is located just south of the Cozumel Town Center. We are walking distance to water sport activities, dining and nightlife. There are Beach Clubs across the street and they offer lounge chairs, food, drink and water sport rentals, as well. There is a great snorkel spot just across the street and there are pick up docks for SCUBA and snorkeling boats, too.
A rental car is recommended but not necessary. The Cozumel Airport is only 4 miles away and we are happy to make transportation suggestions. Jeep, scooter and bike rentals are available near by the building as well. With so many things to do and see in Cozumel, it is a plus that Palmar is centrally located to everything.

We are so happy that we found this beautiful condo in Cozumel. This was our third stay and it truly has become a home away from home. The unit is furnished with every modern convenience you can think of, including Voip phone service so that you can make calls back to the us (or Canada) and a phone for making local calls. Matt and Elizabeth have thought of everything that their guests might need to make their stay comfortable. It's absolutely perfect!
We were traveling with a friend who stayed in another unit that Matt and Elizabeth manage (3E) and his condo was equally as beautiful and well-appointed. It's nice to know that if "our" condo is ever booked when we want to come down we have an option that is just as wonderful.
We'll definitely be back next year and will not hesitate to recommend PalMar Condominiums (units 4F or 3E) to our friends. -

I have been returning to Cozumel for the past 5 years. Started out as cruse ship stop and ended up coming back to stay at resorts. We have previously stayed at aI resorts (Park Royal, Le Ceiba, Wyndham Sabore and aura, and the 'new' Secrets aura). This time my husband and I spent one week aI and then went to Palmar with my mom and dad. We could not have asked for a better place! It was nice to be able to make a quick sandwich rather than wait at a restaurant or somehow feel like a slave to the aI to get your "money's worth". Also, the view is fantastic! My dad never got bored watching the water sports and cruise port activities (neither did the rest of us). The unit is nicely decorated with comfortable furniture and 2 1/2 baths with the comforts of home. There is no shortage of kitchen utensils, cute glassware and dishware and dishwasher! Also loved the washer and dryer in the unit. The TV selection was excellent and iPhone docking stations in both bedrooms. The pool is palatial. The photos on the website are true! (Sometimes places show a representative photo which is not what you get...not here, the photos don't even do justice to this place, it is better than actually shown!). Also, I should add that this unit (4F) is fairly handicapped accessible, no steps except one small ledge into the shower. I do not recall if there were grab bars but maybe the owner can comment on that. And on to the owner: Elizabeth and Matt live in the building and are very attentive and helpful, even with a problem. There is good snorkeling nearby which is within a 3-5 minute walk as well as 3-4 restaurants within 3-10 minutes walk. Cabs within town there are much less expensive than the south hotel zone. ($80 Pesos to go to Mega for instance- that is about $6.50us plus tip...so the Square would be the same price for the Sun show) We are planning our next holiday and we know we will be staying at Palmar unit 4F for sure! I stayed here for 5 days with my husband and 1 year old son for the Ironman Cozumel event.
Location:
- great sea views from the master bedroom & Kitchen/lounge
- 1.5 miles away from town which is a quick taxi drive away, but also means we didn't have to deal with the constant hustle and bustle of tourists
- great for supporting the Ironman event as it is right on the bike course.
Amenities:
- having the washer & dryer was great
- internet with great speeds
- the swimming pool is above street level with great views of the ocean
Elizabeth was a great hostess - a basket full of snacks awaited us upon arrival. Elizabeth also went way beyond the call of duty one day when I had a medical emergency - she took me to the ER spending 2 hours there looking after my little one.

After reading this review and spending the amount of time I did with this guest at the hospital, Matt and I are surprised that only 4 stars were given to our condo. It would appear that we offer this family everything they needed to make the visit enjoyable. We can only assume that not feeling well during the stay in Cozumel affected our rating.

I had the pleasure of spending one week in this beautiful apartment. Everything about it is outstanding. The building is impeccable , clean and secure (doorman 24/7). The apt is spotless with all brand new appliances. The view from the balcony is superb . Having Elizabeth and Matt living in the building provides extra piece of mind in case of any malfunction or questions about Cozumel. We had a wonderful time and not only I will recommend to my friends but we look forward returning next year.

Once again, we spent 10 glorious days at our Cozumel "Home" in June. We say that because this was our 5th time to stay there & it has all the comforts of home, plus the wonderful Island! Matt & Elizabeth are wonderful hosts & always make sure the condo is in perfect condition! Even a few days of a tropical storm did not slow us down, because the condo is comfortable & has plenty of movies, games, etc in case the weather does not cooperate. We love Cozumel & this condo has become our "go to" destination.. Much better than any hotel on the island... kick back, cook if you want, relax on the balcony or by the pool, with the wonderful blue ocean view! We plan to return very soon!! (Sorry this review is so late, we've had alot goin on since we returned from Cozumel.)

We have now stayed at Palmar Condo's twice. Once over Spring Break this year and for an additional 6 weeks this past summer of 2012. Matt and Elizabeth are top notch. They were always there for all of our needs and gave us excellent service. The condo was amazing!!! We had so much room and the furnishing were so beautiful, but that was a crazy second to the amazing view. I could not get enough of the view. the cruise ships were nice to watch coming and going and the water colors were mesmerizing!!! I want to live here forever. We have stayed at many all inclusives before, and this is so much better. A short walk to the dive shops that we love, and close to many restaurants. A quick jump in a cab to downtown and the grocery made cooking at the condo so easy and inexpensive. We saved so much money staying here with 300% better accomodations than the "Palace". The pool is incredible as well. We will never stay anywhere else.

This was our second stay at this property and it certainly did not disappoint. This is a beautiful condo with every modern convenience and decorator touch of a condo in the United States. Central air conditioning, full-size stainless steel appliances, filtered water, satellite television, flat-screen TV, wi-fi internet access, Vonage phone service, comfortable beds, etc.
As if all that weren't enough, Elizabeth and Matt have thought of just about everything that their guests may need or want. There are games, books, movies, beach towels, extra bath towels, light blankets, pool float mattresses, plastic cups to take to the pool, a styrofoam cooler to take to the beach, binoculars, etc. And, they provide snacks and a bottle of wine to welcome their guests.
We couldn't be more thrilled that we found this condominium and look forward to our return next year. -

We have been coming to Cozumel for years and this is our 2nd time at M&E;'s condo and we will be back time and time again. Pictures do not do it justice. The open floor plan, filtered water system, comfortable and beautiful furnishings, dish TV, vonage phone system, huge balcony with scenic views,wonderful pool and grounds, it has all the comforts of home. M&E; have everything supplied that you can think of from pool floats, snorkeling gear, cooler, great guide book of restaurants (dine in or delivery) and places to visit. You have the best snorkeling on the island right across the street. This condo is centrally located between town and the beaches. M & E are excellent hosts and will help in any way they can. Can't wait until November!

The condo was beautiful and so comfortable to stay in. They have thought of everything to make staying with them so enjoyable! We were able to explore the island, shop and relax without worry. We spent almost four weeks here and loved it. The condo was first class and beyond our expectations. Matt and Elizabeth were great to work with and it was reassuring to have them on site. They were quick to answer any questions and take care of any needs we had. Check in was easy with some cold soft drinks waiting for us in the refrigerator.
After getting familiar with other condos we looked at - this location is one of the best. Just south of the hustle and bustle of downtown but close enough that you aren't driving long distances to grocery stores and restaurants. The views are amazing.
Good snorkeling just across the street and multiple dive shops and restaurants within walking distance. I used Scuba Mau Dive shop just down the street.
For us some of the bonuses were a gas grill on the balcony, full kitchen, two King beds, completely filtered water system so you could drink from the tap with no risk, tennis courts, awesome pool and hot tub, Vonage us Phone number to call in or out, Wifi, Dish TV and large screen, a ton of DVD movies in house, washer/dryer, and 24 hour security at the front.
As for a beach? On the days we wanted to go - we would drive to one of the many beach clubs just south of the condo. But remember - Cozumel is known for its coral . . . and the sandy areas are very limited regardless of where you go.
We will be coming back here on a regular basis! -

We absolutely loved staying in this beautiful and immaculate condo. All the modern conveniences of home plus a stunning view of the beautiful blue Caribbean sea. The bed was more comfortable than ours at home. As frequent visitors to the island and always staying somewhere where we have to use bottled water, having filtered water was an absolute luxury. We could not have been happier. And, Elizabeth and Matt were wonderful hosts. They greeted us upon our arrival, showed us our condo, and even had snacks waiting and beer in the fridge for us!

This is a wonderful vacation rental. The condo was very spacious and immaculately clean. It has all the amenities you could ever want, including a fully equipped kitchen. The 2-1/2 bathrooms are very modern and the beds were very comfortable. There is plenty of comfortable seating in the living room and on the lovely balcony overlooking the ocean. It was so nice to wake up the ocean view each morning and to enjoy the sunset from the private balcony. Elizabeth, the owner, meet us upon arrival and was so friendly and helpful. She has a notebook full of suggestions for places to visit and eat and the ones we visited were all great. The condo complex has a lovely pool and hot tub also. We will definitely stay here again when we visit Cozumel. It was a perfect vacation retreat.

Everything about this place was perfect. Every detail was considered by the owners. We were diving out of the Scuba Shack and this condo was just a short walk away. It was great having a clean, comfortable place with a kitchen and a beautiful balcony to come back to everyday, especially since our 11 month old son was with us. We would definitely return.

My 12 year old son and I had a great time staying at Matt and Elizabeth's condo for spring break-such a nice, new, fresh place! Everything you could think of was there---and I know because I run a vacation rental in the states. We enjoyed guessing where the ships came from and watching them go in and out of the port. The view was spectacular.
Cozumel has beautiful water and good food-book now!

Matt and Elizabeth were very helpful in making arrangements - quick to reply back with advice. The condo is beautiful with a great balcony to sit out on. Condo is exceptionally clean, with drinking water, and utilities if you chose to make meals rather than eat out. Two big bedrooms each with their own bathroom. The use of the hot tub and the pool were fun after coming home from the beach. Only downside is you look out onto the cruise ships and you can hear them pulling in each morning - it's great when there are no cruise ships on certain days! Matt/Elizabeth provided some great places to go for beach clubs and restaurants. The drive into town by taxi is $7 each way - you probably wouldnt want to stay in town anyway. Not really any nice long white beaches directly around, but a $15 cab ride will get you to beaches further down south.

Had a wonder stay at this Palmar condo. Matt & Elizabeth were very helpful.The condo was spotless and was decorated in an open, airy manner. Everything we needed was provided - plenty of towels, well appointed kitchen, huge flat screen TV. The location is close to many great restaurants and bars. Even if you decide not to rent a car, the taxi service is convenient and inexpensive. We will definately stay here again!

Superbe condo pour de l'évasion total, nous sommes une jeune famille avec un garçon de 8 ans et tous était parfait. Très belle piscinne àtrois niveaux, balcon magnifique pour siroter un bon café le matin. Très bien insonoriser et magnifique vue. Nous y retournerons c'est sûr.

The first thing that stuck us was the view - it was beautiful! We never wanted to leave this great condo with beautiful views of the ocean and sun sets. The second thing was the spaciousness and beautifully furnished condo. The condo was spotless and pristine, brand new furniture, large flat screen TV and the kitchen was well equipped including a large bottled water system even thought the water is filtered at the condo and perfectly safe. Convenient to everything and we really enjoyed the pool which was gorgeous and the tennis courts. Lots of parking if you have a rental car. We enjoyed eating on the balcony for almost every meal watching the world go by and enjoying the beautiful sunsets and the comings and goings of the cruise ships in the nearby port. Lots of shopping at the port and all in one place which was within walking distance or a short cab ride away. A local convenient store was very close and walking distance of the building. Elizabeth and Matt are great host and willing to help out in any way. Looking forward to coming back!

Our stay at this condo, more than met our expectations they exceeded them. The pictures shown are exactly as you see them in person, and even more stunning. There was plenty of room for us to move around and we didn't feel suffocated in our condo like you normally do in most hotels. The addittion of the patio with the view of the ocean just made the trip that much more enjoyable. We truly loved staying here and can not wait until we come back.

Booked my trip online, owners provided much information and communication throughout the reservation process. Very cordial and prompt. Condo location was great! Ocean front view off terrace, each morning I'd wake up and see the ocean and in the distance what cruise ships had shown up that day. Located south of downtown and away from the tourist mecha, but close enough for a short cab ride for a few pesos. Handful of bars and eatery's within walking distance, convenience store located within 100yds of condominium building. The condo itself is absolutely beautiful and everything is brand new. King sized beds and comfortable and rooms have so much room. Huge showers with good water pressure. Sliding door from Master Bedroom to outdoor terrace was a nice perk! 2nd bedroom was huge, feels like a 2nd Master Bedroom in my opinion. Living area is spread out with brand new furniture and huge Samsung Plasma (which was very nice). Kitchen is stocked with all dishes you need. The decor is very modern and artsy, very well done. Security at Palmar was very nice and always a constant. Left zero thought of anything other than comfort. Ok, onto the pool...spent much time at the pool and it's one of the best parts of the stay! Tennis courts there as well if needed, very nice court. Overall I would recommend to anyone, my stay was comfortable and gave me a sense of luxury the entire time I was there.

From Start to finish we had a wonderful stay. A beautiful building with an amazing pool. The view from the condo was incredible. The unit was very clean and spacious. Everything looked brand new. The furnishings were all very nice and the interior design was gorgeous. I stayed with my wife and brother in law. We all had a great time. The location was very convenient, we walked to several restaurants that were very close. Very well maintained and managed. We are planning to return this spring.
