Steps away for the ocean. Pure heaven. Just returned after 7 days. Villa 5120 is paradise. Complete comforts of home. So many amenities. No need to bring your beach towels they furnished them. All the spices you could think of if you wanted to cook in. We were a party of 4 adults. Took advantage of the chefs to cook a meal for us as well. Upon check in there is a 3 ring binder with reccomendations and things to do. We have been back 3 days and are already looking at booking this same villa for next year. We travel alot and this location and villa is perfect for families. The furnishings in this villa are top notch. If you don't like the sun there is plenty of shade. Pools are warm. Everyone was so friendly.

Condo #7330 a amazing penthouse type condo with two bedrooms, a kitchen, living space, lower balcony and an upper balcony/deck that also has a full bath. It's perfect in its layout and the location within the complex cannot be beat. The complex is perfectly maintained and the staff very helpful. Luis is the unit manager that went above and beyond what we had asked of him. The unit is amazing but there were a few issues. It had been lived in for an extended stay just prior to our stay. Because of this there were some minor issues that Luis attended to as soon as we reported them. There were also a very few housecleaning issues such as towels that were tattered, a blanket that appeared to have been used and not cleaned, and the traditional slight musty smell encountered in the best of tropical complexes but again in the big picture of this great unit we were able to overlook these small details but other renters should be prepared that no place is perfect. We dove each morning using the pier located just next to the unit's beach, came back to the unit for lunch, beverages in the provided cooler then down to nap by one of the two beautiful pools. Our teenagers initially investigated going to one of the beach clubs nearby for an all-inclusive day but this unit's pools and beach ended up to be all we needed after a morning of diving. We recommend you rent a car as the distance from town is perfect but would be costly if traveling by taxi, Luis helped us with rental car details and it was easy. The owners were very helpful from all fronts; organizing groceries to be delivered prior to our arrival, helping with travel details that were complicated and the communication was prompt and money exchanges easy. Overall the Pros of the unit all are what a renter is looking for: clean, safe, easy communication, amazing complex with two great pools and beautiful beach. We will definitely rent this unit again and would recommend it to friends (we already have). The cons that exist were small and not worth dwelling on.

My wife and I stayed on the north end of the island last year. After spending the majority of each day in the dive boat, we decided to look for a place to stay in closer proximity to the reefs. We happened upon Residencias Reef and knew that was where we wanted to return. After some investigating, we found Patsy's listing for 5120. She responded quickly and we made our reservation. Upon our arrival, we immediately realized that her description of the property was under represented; not only does it have an amazing view, but the furnishings are are not typical for a vacation rental (much higher end) and the place was stocked with extreme attention to detail and absolutely nothing overlooked to ensure the comfort of the guests. We shared the condo with another couple and found the layout to perfect. The proximity to the beach and pool make this unit one of the best in the complex. The complex is stunningly beautiful, quiet, and safe (as is the rest of the island). Thanks, Patsy for your hospitality. we'll definitely be returning soon.

To say we enjoyed our stay at condo 5120 would be an understatement. The condo is so perfectly equipped and decorated, and is everything & more than what is advertised. The grounds are clean & beautiful, the people are friendly and the location of this unit is perfect. We enjoyed sitting on the patio so much, it was hard to break away to go do the activities we had planned. Veronica & Reina cooked for us three nights and it was such a treat - they're so kind and the food was fabulous. Veronica even shared some cooking advice as I watched her in action. And finally, I can't emphasize enough how helpful Patsy is in planning a trip to Cozumel. She is responsive, cares about her guests and offers suggestions that help make your vacation everything you want it to be. We intend to make this a regular vacation spot.

Great Place very comfortable

We found this property thru Tripadvisor along with some other units at this upscale property. We initially looked at some other units but in exchanging emails with the owners were able to get the dates we wanted for RR 7330. The complex is a five building compound with 24 hour security access. The reservation process was easy, deposits and payments made thru PayPal and the owners responded quickly with information and completion of the agreement. Patsy sent us information about the area and some suggestions on things to do and suggested service providers to use. Were were coming to Cozumel for a dive vacation so we wanted to find a good dive operator. The initial suggestion was not available but directed us to Scuba Tony (who I will review independently). We had directions and access information on how to get to the complex and access the unit upon arrival, it was easy and ready. When we got to the unit it was clean and ready. Being two men we wanted separate living areas and this unit has one king room, with shower and two queen BR with shower/bath combo. There was a large outside covered patio and extra large upper deck that gave magnificent view of the water. We got settled in and contacted the dive operator, about 2 hours after we arrived we walked out of the unit, around the pools and were about 300 yards from the dock where we were picked up each day for our dives. It was sort of like a ski in/ski out condo but on the beach for the diver. The kitchen was full equipped and stopped at the Mega store to pick up food for breakfast, lunch and snacks, limiting our food to nice dinners in town. Some may think that the 14 KM from town was too far but it actually was nice to be away from all the cruise ships and hubbub in town and relatively easy to get to. One of the nice amenities was good high speed internet connection and complimentary Vonage phone service for easy calling back to the states. Overall it was a great place to stay for an easy dive trip and we are planning to go back soon in that there are still some Cozumel dive sites we need to explore and will plan to stay in this complex with Patsy again.

Great condo, well stocked, walk out onto the beach, just a few steps from the pier where Scuba Tony picked us up. We travel a lot and are quite particular. This exceeded all of our expectations. Highly recommend.

We just returned from a one-week stay in Residencias Reef Unit 5120. The condo (under new ownership since 2010) has been renovated and is beautifully decorated and fully equipped with everything you could possibly need. The kitchen even had new cookware, bakeware, Ginsu knives, herbs and spices, and spare appliances, just in case. The owner provides soap, shampoo and laundry detergent, as well as thoughtful extras like rain umbrellas, several sarongs, beach toys, big thirsty beach towels and even a gift basket upon arrival. This condo feels more like a home than a rental.
The housekeeper, Veronica, is a delight. She kept the condo spotless and we enjoyed visiting with her. Veronica and her sister Reyna are also wonderful cooks. For a very reasonable fee ($8 per adult and $4 per child plus the cost of groceries), they are happy to prepare a delicious dinner for guests. They cooked an amazing traditional Mexican meal for us one night early in our stay and we snacked off of the left overs all week.
The Residencias Reef property is beautiful and very clean. The staff is very friendly and always greeted us with a smile. Even though the island has an overall safe feel (our number one concern since we we have two kids, 7 and 11), the community is gated and patrolled by security 24 hours a day. We felt very free and safe at the Reef.
The property is located about 15 miles south of town. Rental cars are expensive in Cozumel but necessary, I think, to fully experience the island. The property is conveniently located near a couple of fun beach clubs, but you pretty much have to drive everywhere else.
Cons: The Residencias Reef beach is beautiful but the water entry is not swimmer-friendly. You have to stumble past sea grass, coral, etc. to get in and we found the snorkeling to be unremarkable. We spent most of our time in the pool, which is right on the beach, heated and gorgeous. Cozumel also has lots of fun beach clubs where for the price of some drinks and snacks you can linger for hours and enjoy the water access, snorkeling and friendly locals. We visited a different one every day. Also, we found the mosquitos to be plentiful during our stay in Cozumel. The porches at Residencias Reef are not screened in so even though the Unit 5120 porch is beautifully furnished, we didn't linger there.
Overall, I would highly recommend this condo for anyone visiting Cozumel (note that although it is a ground floor unit, it is not handicap friendly since you have to go up and back down a short flight of stairs to enter). The ground floor location is great because you can walk right out onto the beach and the view is spectacular. The owners are a pleasure to deal with; they pay close attention to every detail and truly care about their guests. -

I can not say enough about our time in Cozumel and at this condo. The location was perfect. Steps to the beach. Steps to the pool. The accommodations were the best that we've ever had. Veronica, the daily housekeeper, made us the most delicious meals! Alex's scuba was awesome! We've been to many places and this is the first time I can say that I would go again and not change a thing!

We spent two weeks over the winter holidays at Patsy and Jerry's 5120 condo in December of '10. If you are looking for a "home away from home? to vacation in, then this is the spot. They have demonstrated pride of ownership by attending to every detail to make their place a "home?. Quiet, right on the beach, and very spacious. Daily maid service (included in the rental price) makes it very carefree and luxurious. One couldn't ask for a more safe and secure complex. It's away from the cruise ship docking and the hustle and bustle of San Miguel, but just a ten minute drive to town. Miles of beach for walking and swimming. Great restaurants very close. Take our word for it - we are seasoned travelers with six continents under or belts, so we have experience a bit of everything. This place was great!!!

The description the owners have online is very modest. I was blown away upon arrival!!! Everything was perfect! So clean, beautifully decorated, flat screen tv's in living room and both bedrooms (with us sat), better beds and linens than I have at home and a kitchen that lacks nothing! You will not want for anything here, every detail was covered. You can tell the owners have a great love of the island and their properties, I think that makes all the difference! The view was the greatest. We visited many places on the island but always wanted to be back at this condo to watch the spectacular sunsets from the comfort of our patio! Really truely look no further...you have found paradise! Can't wait till we can visit again!

From the very moment we set foot in our room we were in awe. The room was not only beautiful and spacious, it had every modern covenience. Full kitchen extremely well stocked with all appliances, pots, pans, dishes etc. that you would want to use. Big screen tv in living room as well as in each bedroom. Speaking of the bedroom, king beds with fine linens helped me sleep like a baby. It was nice walking into the bedroom the first time to a "welcome basket" full of goodies and trinkets for us to enjoy. Very nice touch that made me feel like I was staying at my best friends house!!! Amazing showers. Having laundry was a nice touch. Even though we thought the room was one of the most amazing we have ever stayed in, nothing prepared us for the walk out onto the veranda and the view of the beach and ocean. It was breathtaking. Nothing beats waking up each morning with a cup of coffee sitting oceanside and ending each evening with an icy cold beer and amazing sunset---all just steps from our room. Now I know you may find other condo's that say how great their's are, but after being there and seeing first hand everything we got compared to other's, there is no question you should pick any of the units that Patsy & Jerry have to offer. After all the babbling I have just done, it basically comes down to this. This condo was as nice or nicer than any place we have ever traveled to---and we travel a lot!!!
