We are located one mile north of the San Miguel plaza (and ferry dock) on the sea road (Costera Norte), just north of the presidential mansion. It is an upscale and peaceful area of Cozumel. The Costera Norte is a quiet boulevard that goes from the North Edge of San Miguel to the Golf Country club. It is an area of exceptional water quality on the island and known for snorkeling. Beyond our sand beach, you enter the sea in about 10 feet of water along a coral shore. It's an idea location, a pleasant walk to town and restaurants, and nice for walking north to the marina and beyond. Ours is a very quiet and secluded setting, with wild spaces on either side of us.

When we arrrive at Condumel, we rush the doors each time. Pulling back the curtains, we reveal our favorite place in Cozumel...our private beach at Condumel! The sunlight plays over the deep turquoise waters, the palms wave gently and the hammock sways. We're back! It's not really just the beach, or Sara's welcoming smile. It's more than Zacharia's warm handshake and greeting and more than the luxurious king bed overlooking the sea. It's the comfort and the thoughtful conveniences, the touches of authenticity in the art and amenities here, yes, but it's also the living, breathing spirit of our little private place at Condumel that draws us back again. Practically speaking, you'll find everything you need for a great stay. The condo us beautifully and comfortably furnished with a well equipped kitchen. The housekeeping service is friendly and outstanding. Everything is pristine. The gentle patina of these units is gracious. There are lounge chairs and a hammock on the beach and Zacharrias will light the grill for you if you choose the grill on the beach - and you should. The Mega has a wide range of meats, fresh seafood and vegetables. We even baked our own bread in the DeLonghi oven. Sara and her staff will accommodate your every need! The price is perfect for our budget. The kitchen is fully stocked with the basics when you arrive, but if you are staying almost two weeks as we did and want to cook, they will remove everything so you have room for your purchases. We've snorkeled all over the island and the best snorkeling is right here at Condumel! Jump off the diving board or climb down the convenient ladder and see rays, tons of fish, the occasional eel and beautiful coral. Sara will outfit you with complimentary fins and snorkeling gear. Stay once at Condumel and you will be back!

The only thing wrong with this condo was that we had to leave it! I stay in a lot of rental condos and I must say this condo has the most amazing views I have ever seen. From lying out in the sun, to jumping in the ocean and snorkeling, to just reading in the shade or feeding the birds and iguanas, this place is paradise! Bathroom- huge! Kitchen- Fully stocked with beer, soft drinks and food waiting for you when you arrive and everything you need to make meal at home if you so desire. Bedroom- Comfortable bed/big closets! It's really everything you need! I found the wi-fi helpful, especially when I could surf or answer work emails from the shady spot under a palm tree! The walk to town is about 20 minutes or a 40 peso cab ride. Close enough to be near the action, far enough to be away from the noise. The privacy that this condo offers is wonderful. No giant mega resorts close by, no loud music, just the peaceful sounds of the ocean and your own picture perfect view. I would stay here again in a heartbeat! Rent this property! You won't regret it!

My apologies for this review taking me so long. My husband and I stayed here on our first trip to Cozumel and we left feeling like we had been there a million times. The staff were exceptional-so friendly and helpful with anything we needed. The condo itself is as special as the pictures-s cozy and comfortable. I can't imagine having a better view anywhere. Gorgeous sunsets every night and the snorkeling right off the wall in front of the condo was awesome. The information given to us from the owner was so helpful- it really made us feel that we knew where to find restaurants, etc that we may not have found on our own. I really can't say enough about how great our stay was! Thank you.

Paradise does not begin to describe how we felt about our stay here. We really enjoyed our coffee and breakfast at the water's edge, feeding the fish and watching the boats head out for the day. The snorkeling was amazing and so was the food on the island. The staff at the condo were exceptional. They were courteous and very helpful. We ate in most evenings, a very romantic ending to our busy days, watching the sunset on the ocean. Not sure if we will ever stay at a resort again after experiencing a quite, private retreat like this. This was the perfect spot to destress from our fast paced lives. The accommodations were perfect and we will definately go back.

As I sit and look out onto our little beach and the ocean flirting with the shore, I am so sad that tomorrow we will leave this perfect, beautiful place. There is a sense of peace here, a sense of connection the sea and the wind and sun. We've made wonderful friends here, slept to the sound of the waves, watched the sunsets in wonder.
It's a little scary to rent something, sight unseen. You wonder about the posted photos, you question the reviews. You are drawn to read everything that you can, fish out each tiny detail. It's more than just the money; it's your only vacation. For the next 11 months, you will sit behind a desk, wake up in the middle of the night with a start and wonder if you covered everything you're responsible for.
But all of that is temporarily held at bay by the peace of this place. Condumel. Oh, the pictures are true. The descriptions on Vrbo are true, but how can you quantify in check boxes the beauty of Isobel's smile as she cleans? We traveled to the windward side of the island in a rainstorm and ran for cover at Chen Rio. Tom handed me the beach towel we brought from the condo and as I wrapped it around my shoulders I smelled the scent of the laundry at Condumel - that fresh, special scent I will always associate with the wind and the sea and the tiny courtyard where the hibiscus bloom and Isobel and other staff do the laundry each day.
I know...you're looking for a review that tells you how the bed slept (like a dream of the wind through the trees) or if it was really nice (not just luxuriously appointed - but thoughtfully appointed). You want to know if the kitchen was sufficient (with its charming shutters open to the courtyard) or how many steps to the gleaming, turquoise sea (three skips and a hop should do it...) or what you should bring (high expectations and a camera).
Sara fitted us for the fins and snorkeling masks they loaned us. She showed us where to park the jeep we rented and gave us maps of the island. The care is evident in every gesture; the thoughtfulness in everything from the book on tropical fish to the candles and the DeLonghi convection oven. The handcrafted bedspread, the sea shells, the Mexican art speak volumes about hospitality and grace. There's a place for my Ipod, a hammock for afternoon dreaming, comfortable seating in the living area (sunset colored chenille blend fabric that lures you in for comfy dreaming).
The architectural elements like the clever lighted niches, the dark mahogany shutters, doors and cabinets and elegant bath are delightful. One reviewer wrote that the condos have a wonderful patina and there is no better way to say it.
The snorkeling here is the prettiest we have seen on the island. We've snorkled two reefs out near the palancar and at Chankanaab, but the beauty under the water right here at the back door exceeds all of those. We were warned about the currents, but had no difficulty whatsoever. The water is so clear and the delightful variety of fish flashing about in their bright colors seeps into our dreams at night.
We've lost all track of time and days are measured instead by "sometime this morning" or "later on this afternoon". There was the day the iquanas fought on the seawall and the day we saw the sting ray. The mornings are spent counting cruiseships and dive boats and in the evenings we wait for the pirate cruise to glide by, its lighted masts are the ornaments of our Cozumel nights as are the jeweled cruise ships leaving each day.
We will come again. We will not rent the jeep - you can walk almost everywhere from here. We like shopping best at the Chedrui (the Mega is big but a little lacking in variety). We will begin and end our stay with a dinner at Palmeros. Santo Tomas is a decent red wine; the chardonays I tried were a little bleak. The snorkeling tours are well worth the money! Nachi Co-com was spectacular as was Chankanaab. But...when we return, we are planning sequesering ourselves away in this little piece of what Bruce has named "Paradise".

I feel like royalty every time I stay in this beautiful paradise! I have stayed here on three separate occasions, and it continues to be my husband and my number one vacation spot. Its view and proximity to the ocean is unbelievable. You take a few steps and you can dive into the clean amazing waters, snorkel and watch the sea life, sunbathe, or lay under the palm trees. Its quiet, peaceful elegance makes you feel like you've got a private piece of the Cozumel Oceanside all to yourself. And the service...It is like no other! Sara, the property manager, and her cleaning team keep the condo and the grounds immaculate and ensure your every need is taken care of. The condo itself is equipped with everything you need to enjoy a great vacation! Its dĂ©cor is amazing and reflects the great pride the owner's take in maintaining this amazing place. It's also the perfect location - it's walking distance from downtown and some of the best restaurants you'll ever enjoy, but far enough to avoid any of the noise! It's beautiful, it's tranquil, it's private...it's perfect! My husband and I consider it our own "slice of heavenâ and will continue staying here as many times as we can!

Everyone deserves a piece of heaven, and this is the place to start. After our
three week stay, it was obvious we were not ready to go back home. I recommend
this condo, especially for first time visitors to Cozumel. You will begin to
have a sense of belonging once you start on your walking journey to the local
shops and restaurants. The people of Cozumel are very welcoming. You will see
families gathering on the beach having lunch, or tourists taking in the sites.
You will begin to become accustomed to the way of life in Cozumel, that you will
never want to leave.
The condo was well equipped with all the necessities for an enjoyable stay. Your
housekeepers and Sara, the condo manager will make sure that you are well taken
care of. She will provide any information you need, assist you with any of your
excursions and travels.
I highly recommend this condo, as your introductory to what Heaven is really
like. And trust me, it will take your breath away.

We had an absolutely wonderful time in Cozumel. The condo was so cozy and comfortable and provided all the amenities we needed. It was great having wireless internet access and a TV and DVD player so our kids could watch movies in the evening. The view of the sea is like no other. We spent a lot of time just sitting on the back patio and admiring all the different colors of the sea. The snorkeling at the condo was a lot of fun. It was amazing how many different fish and ocean species live right there. The food in Cozumel is wonderful. We ate lobster prepared different ways and we were surprised at the great variety of outstanding ethic restaurants, especially Italian. Cozumel Paradise Condo was the perfect place to escape from life and enjoy true peace.

My family (husband and 2 children 9 and 14) and I had great expectations renting this condo. We wished for a peaceful, idyllic, beautiful place near the sea, and that was exactly what we got. We love to snorkel and dive and that was possible right from the terres.A great opportunity.

We've been renting vacation homes for over 10 years and this is the first that we are returning to!
The location is excellent. It's an easy walk to town (20 minutes to the nearest restaurant, 30 minutes to town centre). Sara and her staff will welcome you warmly and answer all of your questions and give you recommendations for anything you want...dining, touring, car rental, sight-seeing. There are only 8 units and the property is kept is well maintained.
The kitchen is well stocked and you only pay for what you open/use. We rented a car and shopped at the Mega (very much like any North american supermarket). The two front rooms (livingroom and bedroom) have floor to cieling sliding glass doors that look out onto the ocean. From bed, you can see the beautiful water of the Pacific and passing cruise ships.
The condo is 5 minutes from the airport and cruise ships come into town 6 days a week. Neither of these were an inconvenince at all. We weren't bothered by airplane noise and learned not to drive through town at 10 am or at 3 pm as the ships arrived and left port.
Snorkelling right out front was fantastic. Being avid snorkellers we were thrilled with the great variety of fish! The best way to enter the water is to jump in. It's about 10' deep. Exit via the ladder. The water here isn't great for weak swimmers or young children.
The condo is a short drive (>10 minutes) to golf. The course was in good condition and offered a reasonable snack bar. Tee times were easy to get. For cheaper rates, golf after 12:30, and no, it isn't too hot in the afternoon! Definitely go to the 'other side' and walk the miles of beach and have lunch at Coconuts. Cozumel is a small, safe and friendly island and this condo is dream. -

My husband and I stayed at Cozumel Paradise Condo last June. We were blown away with the place. The décor of the condo along with the proximity to the beach was so amazing; we hardly ever left to check out the town. But when we did, downtown and the restaurants are within walking distance. The wall of the condo that faces the ocean is floor to ceiling sliding windows so you always have a view. And the beach is only steps away from the back sliding door. The sandy beach was very private and tranquil. And we really had fun jumping off the diving board. The refrigerator in the condo was always stocked with food, beer and wine so we never had to go grocery shopping. Our maid was wonderful. She kept our place very clean and she even ironed a few items for us. All the staff were very nice and eager to help guide us in the right direction. We had such a blast; after hearing about it, my parents went to Cozumel and stayed in the condo shortly after. Thanks Lawsons, we can't wait until our next trip!

I booked my stay at the condo, based on the pictures from the site. They were beautiful, and looked very private. I wanted to stay away from the all inclusive resorts because again, I like my privacy, but also wanted to get the full "Cozumel" experience. Nothing could have prepared me for when I arrived at the condo. It was more beautiful in person than in the photos! The ocean is just steps from the back door, and the beach is very private, only intended for the residents at Condumel, but for my weekly stay, only saw 1 other person on the beach. Every morning we would get the snorkeling gear, which is provided, and snorkel right off of the property. The property is located within walking distance to the downtown area, where we had some of the best food! Also located in the downtown area is the ferry which we took to Playa del Carmen and visited ancient Mayan ruins at Tulum. I can't say enough about the staff at Condumel! Anything we needed, it was easily provided. The condo also comes stocked with various foods, mostly snacks and the fridge has beer and wine. What ever you consume, it is stocked fresh the next day while they clean the condo. You pay for what you eat at the end, but the price is very inexpensive. I highly recommend Condumel for any person looking to experience true Cozumel. Privacy, location and staff makes it a true paradise!

My husband and I stayed here for our honeymoon in October. This place was amazing! The condo is literally right on the beach. Every afternoon after a scuba dive, we would come back to the our condo, run out the back sliding door and jump into the sea via the diving board built into the rocks directly above the oceans edge. So fun! We also snorkeled right outside the condo and saw turtles and many other creatures. This condo is also very private and romantic. Close enough to the main part of town to walk, but far enough away not to get any of the noise from traffic...The interior of the condo was really beautiful as well. You can tell the owners take great pride in their little piece of paradise, as well as the staff, which were amazingly helpful and friendly. If we ever return to Cozumel (fingers crossed), we will definitely be staying again at this little piece of heaven. Thank you for helping make our honeymoon so wonderful!
