Residencias Reef: This is a great community away from the hustle and bustle of town. The grounds are beautiful, the pools are refreshing, and the beach is heaven. Unless you plan to spend all your time on the beach and/or diving, you will need a rental car to get to town and explore the island.
Casa Margarita: A beautiful, well equiped condo with everything you'll ever need! Even though this condo is not right on the beach like some others at Residencias Reef, the location is still wonderful! And the scuba dunk tank is on the way back from the pier, so that is even a bigger bonus! My boyfriend and I certainly enjoyed our stay at the condo and can't wait to go back! -

Make this your "home away from home" while visiting the island of Cozumel. Highlights of this property include:
- Secure/gated property.
- 14 km from the town of San Miguel, grocery store and all amenities.
- Ground level, with patio access to beach and pool.
- Beach has many lounge chairs for tanning, no need to reserve a chair like at an all Inclusive.
- Scuba divers ease, dock in which companies will pick you up from and dunk tanks to rinse off equipment.
- Short walk to beach bars.
- Go South and you can walk along the beach for miles, have never reached the end.
- Easy access to both highways to visit the East side of the island (highly recommended).
- #8140 has all you need, fully furnished, beach towels, bottled water and kitchen is stocked with all tools needed to cook. Only wished there were games: like cards or Scrabble and some shower items like shampoo and conditioner.
- Daily property staff to rake the beach and take care of landscaping - beautiful flowers found all around property.
- We rented a vehicle, but it would have been nice to have some bicycles to ride for those who are active or adventurous.

Stayed here with my husband and one-year old boy over the holidays, and Casa Margarita was the perfect spot! We ate yogurt in the mornings on the patio, overlooking the pool and ocean (doesn't get much better than that!). Our little boy could walk down the steps and onto the grass and run to the pool (which has a shallow depth and is perfect for kids). He squealed at the sight of little lizards and iguanas. The property was clean, quiet and peaceful. The private beach always had an open spot for you and a good book.
The condo had everything we needed, and much more. Perfect destination with or without kids! -

My husband found Casa Margarita online and I have to say I was nervous. Usually we stay in hotels in Mexico but having your own unit and having the choice of cooking in or going out was great. This unit has everything you need. Margaret & Alex were always available to us if we had questions and made us feel very welcome. We love Cozumel and the people there. My husband scuba dives and just steps to the pier he was home around lunch time. Very convenient. We met lots of great people found everything exceeded our expectations.

I stayed in the condo from November 24th to December 1st, 2012. This is the third condo I have stayed at at Residence Reef. There a few things I really liked about this one. Both closets in the main bedroom were unlocked so that was great. We could put our suitcases in the second one and have them out of sight. The second thing I like is the location of the condo. We like to dive. Every morning, we walked out our back porch and were at the dock in about 45 seconds. It is also about a 15 second walk to the pool. There is a desk in teh bedroom as well and it is set up nicely if you have to work. The place is decorated very well. We didn't seem to lack for any utensils or glasssware. I would absolutely stay here again. I gave it an average on the comfort because I didn't want to mislead anyone to think that had amazing mattresses and couches. I have no complaints about either, but they were average.

While I was nervous about making online arrangements, everything went very well. The condo was quite attractive and clean. The view on west side is breathtaking, especially at sunset. The beach was clean and easily accessible. We walked to Carlos and Charlies several times for lunch. We ate most of our meals at the condo after stocking up at the Mega grocery store. If you arrive on Sunday evening, make sure to eat or get groceries before traveling to the condo. Otherwise, you will have few options for food. The wireless internet service worked quite well.
A round trip cab ride from the condo to San Miguel is $30 + tip, and cabs are plentiful. You won't have to wait long to get a cab. A rented vehicle would be a good idea if you don't mind doing your own driving.
On the downside, the terrace jacuzzi is not really usable unless you are willing to soak in cold water. More comfortable terrace furniture for lounging would also be nice.
Overall, however, the condo and staff are great. We plan to return hopefully next January.

We stayed for the month of December 2011 and immediately felt relaxed and comfortable in Casa Margarita. The location was great if you want to get away from the busy town with the many cruise ship visitors. The condo was on a beautiful stretch of beach with several beach clubs within easy walking distance. The view from the patio was perfect to enjoy a nice ocean view and the spectacular sunsets. The condo was very clean and well stocked with everything we needed. We were especially impressed with the well stocked kitchen, nice cookware and appliances. The rooftop access was perfect since we just wanted to relax and read some books - we usually were the only people up there. Management was very helpful and super responsive - "Thanks alex!" The rest of the staff was very friendly and kept the entire property well maintained and beautiful. We were glad we had a car the entire time we were there so we could explore the entire island.

We loved our time at the condo and the accomodations were excellent
It is located at the very best part of the island.
Away from the city, it is very quiet and all the other
neighbors are very respectful of this.
The beach bars are located close enough so that we can enjoy a very energetic beach life.
We chose to rent a car so that we can enjoy the rest of the island and the city of San Miguel and all it's wonderful restaurants and shopping.

That was our third time on the island. We believe that the Residencias Reef is the best place for those, who want to enjoy the island at its best. The condo is right on the San Francisco beach within just minutes to the best scuba and snorkeling areas. It is nicely decorated and well maintained. We loved watching the sunsets sitting on the loggia and sipping wine. In the evenings we usually drove to San Miguel to explore one of the many fine restaurants in the city. Make sure that you get to the city on a Sunday night. That's the day when the locals celebrate the day off dancing to the live music on the main square. It's quite awesome. Another must is a trip to the beaches on the east side. They are wild and the surf can be at times rough but imaging being alone on a mile long stretch of white and fine sand... That's one of the reasons, for which we'll definitely be back at the Residencias.

Never been there before and took a chance based on trip advisor reviews I read and everything was as described. It was clean and had all accomodations one could ask for. No problems what so ever. I would give it an a rating. I cooked shrimp one night and had breakfast. It was easy with the kitchen being fully functional. I used some things and left some things. Neighbors were nice, respectful and friendly as well as the staff. I was checked on by the owners personally, unfortunately I never met them becasue we were always gone doing things. Casa Margarita was way better than what I anticipated.

This was a wonderful beautifully decorated villa. I would highly recommend it to anyone. Margaret, the staff and security were excellent! The Beach almost belonged to us alone and what a beach! It is the one! The Pools were excellent too. Regarding the accommodations, only one suggestion - Margaret you need a new bigger coffee pot that doesn't drip! Regarding the property, it would be nice if a restaurant was open for dinner (5 p.m. to 9 p.m.) going into town is fine but not all the time. If you go be sure to book the cook for at least one dinner - it was delicious!

We love this unit! All the comforts of home with the added Island touches. Residencia Reef has a feel of luxery with the beautifully maintained grounds and units-pristine beach and friendly staff. Privacy is at your fingertips, but there is always a smile and friendly conversation with any guests and owners you run into-its PARADISE!
This was our second visit to this lovely unit, and we hope to return to Residencia and unit 8140 for many years to come! Don't hesitate to rent this unit-You will fall in love! -

Cozumel is a great vacation spot. You can choose lots of people, shopping and nightlife, or you can choose to chill out- walking the beach, reading in the warm sunshine, swimming/snorkeling, etc.
The unit is better decorated and has more amenities than most and the owner is very accomodating. When we had a question, we received prompt attention.
The resort itself was quiet and well kept. The only negative is that there is a lot of boat traffic off the beach, so swimming and snorkeling a limited by safety considerations. They do have a roped off swimming area. -

The location was perfect for us. Away from all the city noise, yet just a short car ride into town for necessities and more action. The condo was fantastically clean. The 1st level with patio made access to the beach so simple. Great views. Beautiful complex. Full in-house amenities.

We visited for a long weekend, and were happily surprised with the accommodations. Our place was beautiful - I went with a friend to take advantage of the world-class diving (which was indeed fantastic) but it also would have been perfect for a vacation with a significant other. Really well-kept, no problems with the internet, convenient to some really good restaurants and a quick cab from the downtown area (where I would not recommend staying...)
Our place was a few steps from a pool & lounge area, which is reserved for guests. Just beyond that, there is a private beach area with great snorkling & swimming. For those who want to dive, there is a pickup dock that the local dive shops can meet you at, which is really convenient. If you want to go into town to meet at a shop, that's easy enough too.
All in all, a great place. Super easy to book, and the team we worked with was responsive and actually took a personal interest in making sure our stay was great. Was really happy, and I'm actually heading back to the same place in November.
