The house its self was beautiful. However there was a few things that did not meet what I thought it should be for the price we paid. The stove and oven was left dirty. We paid the extra $150.00 to have the pool heated. Our first day there I let them know the heat was not working. I was brushed off and was told that It was working just fine, that was on a Sunday. When Wednesday came the pool cleaning guy came to clean the pool. I asked him if he knew why the pool wasnt working, he informed me that there was something wrong with it and the unit needed to be replaced. And that as soon as he took off the cover from the unit you could tell it was broke do to the error displayed on the screen and it looked as if it may have caught on fire at some point. He told me that he was going to let the woman know that someone needed to come fix the pool. Thursday evening I called the woman to see what was going on. She said "the pool is shot". Across the street there was another one of their rentals. No one was in it and it would of been nice if they would of stayed there so my kids could of played in the pool. I felt like I was being brushed off by the woman who was the "care giver" of the rentals. It took her from Sunday to Thursday to say yes the pool isn't working. I told her I would like a refund for the $150 we paid for the heated pool. I had to end up speaking to the main owner to get the refund.
This house was a nice house but there was also alot of little things wrong with it. I had bought pizzas to make to find that there was no cooking pan. The ceiling fan in the front room was broke and did not work. The play station and the X-box was also broke. The games not working was no big deal to me but it sure was to my kids. I think at some point this was a very nice place to stay. It just needs to be kept up on. I dont believe the woman that is the "care giver" is doing what she should to keep the owner( who doesn't live in Florida) informed about her rentals.

This is the second time we've stayed in this villa and the 4th time we've stayed in the community of aviana. We first stayed in this villa in 2005 and the villa itself is beautiful and very well maintained. One of the bonuses is the two master suites, which you don't normally find in a one floor. Our only complaint was the mattresses, they were very uncomfortable and we would recommend an upgrade to something like a sleep number bed so all guests could adjust the mattress to their personal tastes.
Over the years we have observed a definite decline in the community. The club house pool was immaculate but the other amenities were showing significant signs of wear from the games room to the gym. The main gates to the community were frequently broken and left open all day and night. The landscaping is in very bad condition and overall the community shows signs of a lack of basic maintenance. Having stayed in other communities such as Windsor Hills or Robins Rest I would have to say that the community of aviana itself has deteriorated to such an extent that we would not stay here again. The villa itself is well maintained and we received good and very prompt service from the management company. However, we feel the villa is priced at the top of the rental range and given the state of the community it is not good value for the money.Response from Magical Orlando Resorts & OVRS LLC - 03/27/2012

Thank you for your comments. Aviana is still a gorgeous community nestled in the Florida wetlands. It is most certainly not in decline. The landscaping was at one point neglected due to a huge number of foreclosures and complicated by drought. These homes have now been sold to enthusiastic homeowners who are making many changes in Aviana. We are sorry that you will not be visiting Aviana again. With all the beauty we have to offer, it seems a shame not to visit again over such trite complaints. The mattresses have not been an issue for any other guests.
