I was appalled that after a long day of traveling, when we arrived at the condo, it had not been cleaned. My daughters were exhausted so I had to change the beds myself. The a representative of the management company got back to me at 10:30 at night saying we could move to another condo, but by then my daughters had fallen asleep. I wasn't going to wake them up, but he was not apologetic and didn't offer any other solution. I have had to clean rental places upon leaving them and if I didn't I would have been charged a fee, so I think the least he could have done is offered me compensation for having to clean up the condo. I understand the cleaners didn't inform his company that they were not going to show up, but I think his company should check all the condos they manage!

We loved our second stay at this resort..We found the property well maintained..Our unit, while lovely, was quite dusty and lacked any dish cloths, dish towels, dish soap, etc...all the items needed to start off your vacation..having to go out immediately upon arrival to secure these things was not convenient as we arrived later in the day ..Other than that, we will definitely return to Regal Palms in the future!!!

The front light along with several other lights were burnt out when we arrived..a chair on the patio was broken and my son fell upon sitting in it...the TV was difficult to operate..when maintainable was called he responded quickly to our requests. There were several duty paper plates found throughout the condo during our stay. The rental company did not keep me well informed I had to contact them...we did like the property and location

Upon our arrival, we were put into a condo that had been previously rented out and had occupants. While suiting out the problem with the front office, we were given another condo far away from our friends which we thought we were going to be able to stay next to. While over all we did enjoy our stay, we believe this could have been handled more professionally,and nothing was done in regards to even a phone call to check up on the situation once we had been relocated. The promise to call back and check on us never came, also we were guaranteed a discounted stay which we also did not receive.

First let me say that I have used this booking agency for the past 2 or 3 yrs , sometimes 2 times a yr to stay at the regal palms . Prior to my last visit , my family and I were always extremely pleased with our stay. This vacation however was just not the case . We stayed at what was supposed to be a luxury unit , and the furnishings were, but the discharge infestation greatly diminished the luxury stamp. Then getting moved to a unit that was not luxury in the furnishings until the luxury rental was exterminated (3 days)was disappointing ( wife is pregnant by the way, exterminate.....spray...held...fumes....) , then to be told by the management company that it was too bad for you for 3 days didn't help the situation either . Overall just a terrible experience . Hopefully you guys get it together. Paying customers should never be treated like dirt , especially repeat customers , and for some reason that's what I feel like happened to myself and my family

My unit was privately owned. Came back after a long day in a theme park around 10:30 pm. to find the power had been cut off for non payment of the electric bill. The front desk could do nothing for us since the unit was privately owned. At around 11:30 my family (which includes 2 small children) had to go in the dark unit with our own flashlights to grab clothes for the night and next day not to mention all of our food and go around the block for only that night to then move back to the original unit the next day after noon. Needless to say that was a wasted day waiting around for the power company to come restore power. The last night we could not enjoy the pool because someone got sick and they had to shock it and it would be closed for an hour. (totally understndable) However we arived at the pool at 8pm and the pool is open til 11:00 nightly and were told it would be an hour which in my book means 9pm however the pool men in thier 20's or 30's were more worried about flirting with a group of teenage girls than they were about what was going on in the pool. anyway when questioned about the hour being up (at 9:40) the pool guy laughed and said the big man says we can wrap it up! really? There was no coming back the next day as he insisted, we were checking out.I was told more than once that some one would be contacting me that day for some sort of compinsation for my "inconvience". That's a joke it has been almost 2 weeks and not one word! Overall terrible stay! The worst vacation EVER! My family and I travel to Orlando often and have many friends that do too and you can bet I will be telling everyone I know to stay far away from regal palms! And I know plenty people in my small town!

This appears great online, but an awful nightmare in reality. Our refridgerator broke. They gave us a Styrofoam cooler a day later. All our food went bad. Chairs were broken.. WIFI did not work. We had roaches of all shapes and sizes. When we came back from a day at the parks, were found out the code on our condo lock did not work. There was a short in it so we were locked out. The property manager tried his best to fix it but just an awful experience. Take my advice. Don't put your family in a bad situation. There are better options I'm sure of it. I've come to Orlando for years but never have experienced such an awful place.

we booked and payed in advance for our stay(Feb 13-24) at Bahama Bay with OPM elite vacation rentals and have lots of emails to acknowledge this also confirmation #.When my husband arrived after a long flight from Fort Mac Murray and drove to Bahama Bay he was told that the confirmation # wasn't for Bahama Bay but for Regal Palms.He phoned me and told me this and I contacted the management company and told them this was unacceptable that we didn't book Regal Palms he said he would see what he could do.The next day my sister,her husband and I arrive in Orlando to find out we had no choice we could either stay at Regal Palms or in a few days we could get a refund back,now we were thousands of miles away from home and nowhere else to go so we had to stay at Regal Palms.The resort itself is nice,clean a big pool water slides a great restaurant with friendly waiters and waitresses but our town house wasn't.The dishes were dirty we had to wash every thing over including the pots in the cupboard,one glass had big green chunks of whatever inside and we soaked it for 2 days to get it clean.One of the kitchen chairs was broken,the kitchen window was full of bird poo you could hardly see out,it was all dried up and it was there before we arrived I bet its still there.Two of the tubs were slow draining and we went to the front desk to let them know three days later it stopped draining altogether so I had to go back to the office, a day later they came to fix it.Regal Palms wasn't responsible for our townhouse)The air conditioner didn't work at night time it was between 71-78 degrees we also told the desk about that it was never fixed for the 10 days we were there.The bedding mattress pad ,pillow shams throw cushions were all ripped and torn(I have photos to prove it.I feel we were lied to from the start and will never book with this company again and to anyone who does book with them be very Leary of them

My sister her husband and I arrived at this resort Feb 14 for a 10 day vacation my husband arrived the day before us altogether we booked and payed for 11 days Feb 13-24
This is not a premium plus upgraded home as advertised.The dishes in the cupboard had to be washed over again as I went to get a glass and it was full of big,green chunks
which we had to soak for two days to get clean.The pots had to be cleaned also as there was something boiled over the outside of the pots and they were put back in the cupboard
We had one dish towel one dish cloth and three facecloths for four people aprox 6 towels and there were suppose to be extra sheets for the beds which I never found.
We reported to the office two days later that we found one of the kitchen chairs behind the kitchen table was broken and two of the tubs had problems draining.We waited a few days to see if they would come and fix the problem but they never did.A few days later the tub stopped draining altogether(my sister stood in dirty water up to her ankles)so back to the office I went to let them know it was never fixed, finally the next day someone came and fixed the tub.The office had to phone the management co twice that looked after our townhouse as Regal Palms wasn't responsible for it.The townhouse was dark and drab and never saw the sun, we were down hill and all the scenery we saw were other townhouses and a big hill,with clay which the children dug and played in.I think if It rained heavy we would have been washed out as we were at the bottom.We did sit outside one day on the so called patio deck four of us crouded together to have a drink before supper which we shared with a huge garbage bin and a noisey air condition unit which by the way didn't work.We kept the blinds closed in the day to keep the room cool and at night it was between 71-78 degrees good for sleeping I think not.We also told the office about the air conditioning unit but I know they didn't fix it because it was the same temp no matter how low we put it and because when they fixed the tub they left a note on the table saying they were there and fixed the tub.The fridge icemaker didn't work properly I guess that is why there was ice trays in the freezer so we could make our own.The coffee maker light kept flashing "clean me".The bed duvet,mattress cover pillow shams and throw pillows were all ripped and torn,they were on the bed when we arrived.There was a huge pile of bird poo on the kitchen window that was all dried up and I bet it is still there.The resort itself was good and I'm sure not all the townhouses were like this one at 324 Palomer St.There was a great pool, a water slide, a lazy river, a hot tub etc for the kids to play in and it was always full.The restaurant was clean bright and cheerful,the food was good and the prices were reasonable.We spent a lot of time here, the staff were very friendly especially a little gal by the name of Fifa who took great care of us.
We were not booked into Regal Palms,I booked into Bahama Bay for 11 days which we stayed at before and loved I paid well in advance and on Jan 13 received by email my contract and confirmation number for Bahama Bay Seven days before our arrival,they were suppose to send me a lockbox number to get into our condo at Bahama Bay,.On day six I phoned the management company and was given a number which I emailed my husband.After a long tiring flight from Fort Mac Murray my husband arrived at Bahama Bay with the confirmation number and the lockbox number,what a surprise he got when he was told that wasn't the confirmation number for Bahama Bay but for Regal Palm also the lockbox number was for Regal Palm.I feel we have been lied to and taken advantage of
.When we phoned the management co.they said sorry, our mistake you can have a full refund in a few days or stay where we were at.We travelled thousands of miles and had no where else to go.We were cheated out of our fun vacation -

Its verry nice our stay. The only that I dont like it was the location very far to Orlando, mall, and Parks like Universal. To Disney Parks its no fare but not close.

The Regal Palm is excellent place to stay for a vacation. I was a little nervous at first because I didn't know what to expect because it was my first vacation in Orlando. But when I opened the door I was amazed to see how cleaned it was. It looked exactly the same as it show on the website. It was fully furnished and it had everything you need for a vacation. I went with 12 of my friends and all of them were very pleased. I'm definitely coming back next year. Thanks Regal Palm for a wonderful stay!!!

Everything was wonderful! Everyone loved the lazy river, waterslide, pool and that it stayed Open till 11 pm! The attendants at the pool were so polite and helpful. Close to Publix (supermarket & CVS) Not to far from Disney/Seaworld Clean Would stay her

We couldn't believe how beautiful the resort was when we arrived. Check-in was quick and easy. We were very impressed when we drove into the subdivision and saw the lovely townhomes. When we arrived at our unit and opened the front door we couldn't believe our eyes. It was absolutely gorgeous - tasteful modern decor and very spacious. The townhouse was spotlessly clean, the beds were comfortable and all the appliances worked. It was great to have a grocery store nearby and to be only 20 minutes from Disney. We loved the pool - the kids said they didn't ever want to leave. Thanks for a fabulous time.

Despite a little confusion with the check in process, we were extremely happy with our condo! It was very clean, nice appliances, and comfortable beds. Would definitely stay there again!
