Our 4 bedroom villa is well kept and very clean, It is equipped with a full kitchen, 3 bathrooms, TVs in all rooms, AC, wireless internet. Main floor has hardwood. LCD TV and Blu-ray player with Netflix in family room. All "new" mattresses for a great night sleep. (King, Queen and 4 singles) We are a 5 min walk with kids to the waterpark, no rear neighbors. Resort offers waterslide, lazy river, 2 pools, hot tubs and much much more. Close to shopping, restaurants and grocery store. Restaurant and Spa on site. You will love our home and resort! We have vacationed here twice so far and would highly recommend to everyone for what you pay for a hotel/motel room you could have your own 3 or 4 bedroom villa minutes from all attractions. excellent aaa+++

In all fairness, I have to disclose that we stayed at Hilton Grand Vacation, Orlando, FL resort  a few years ago . That resort had a lot of upgrades (amazing, comfortable beds, granite countertops, two flat screen TV’s, DVD player, table that seated 8, new/upgraded appliances/dishes). The Master Bath had an actual Jacuzzi (with jets) bathtub . It was a two bedroom condo and  now that we have a family of 8 we needed a bigger place. We found regal palms.
Regal Palms Resort and the condo at 257 Verona avenue. The check in process was fairly slow when we arrived on 8/18 as there was only one person working behind the counter. Once we got to the front of the line, the person checking us in showed us a huge BBQ stain in order to tell us how great the food was. We  ate at the restaurant and it was sub par.  The service was slow and their was only one waitress.Â
What you need to know is that these condos are not like a full service hotel. There are three full bathrooms and one ½ bath in this unit. In each bathroom, you get a little bar of soap and a roll of toilet paper. After that, you’re on your own. You’ll need dishwasher soap as there is no dish drainer, laundry soap if you want to do laundry, bars of soaps, paper products/garbage bags if you want them. No sample toiletries are provided. There is a $79 dollar cleaning fee and the unit is cleaned before arrival and after departure.  Our condo was barely cleaned and moldy left overs were left in the fridge. The carpet was disgusting! They provide a fair amount of the towels. You get a trash can liner in all the garbage cans but no replacement liners. It is your responsibility to put the garbage in the garbage can before departure. In addition, they ask you to place soiled linens near the washer to help the cleaning staff. Garbage pick-up is Monday and Thursday and it is your responsibility to roll the cart out to the curb. You could say it is a home away from home.Â
The kitchen is appointed with a dishwasher, microwave, stove, refrigerator, coffee pot, toaster, decent sized pantry and one dish towel. Counters are Formica and floors are ceramic tile. Overall, the kitchen was very almost clean. There is an elegant white service for eight set of dishes, plenty of different sized glasses and plastic cups for kids (including wine glasses) and adequate utensils (knives, serving spoons, can opener, wine bottle opener and cooking pots/pans. There are measuring cups (including liquid measurer) and salt and pepper shakers, too. A small table for two sits in the kitchen near a window. My family tends to bake and cook often so there are enough items in the kitchen you could do most anything you do at home.Â
Across from the kitchen is a queen bedroom with its own exterior door and its own full bathroom. Â The room was not clean as it should be due to extra hairs all over. The bed in this room is hard, the headboard loose and it appears that there is a cigarette burn in the middle of the carpet. In the bathroom of the queen bedroom, there are some mineral deposits on the shower head but nothing compared to the shower head in the King Master bedroom.Â
The dining room table seats six and was set for four which lent to a homey feel. The living room has a  27 inch TV (non flat-screen)DVD player that was broke, couch, loveseat, coffee table and two side tables with lamps. There are pleasant pictures, clock, and decorations. The ceiling fan is in desperate need of dusting in the living room. We were concerned about turning it on because dust is comprised mainly of dead human skin cells.
If you need to use a handrail for assistance to go up the stairs, this isn’t the place for you. The stair rails are very loose and the plaster has broken free from the wall where the rails are attached. There is a closet upstairs with a stacked washer/dry, ironing board and iron. I used the iron and the heat selector was so worn, I couldn’t tell what setting it was on. I used touching the iron as a gauge for heat setting. Other than that, the iron worked fine. The washer worked okay but seemed to stick in the rinse cycle.Â
The King Master bedroom was large and the master suite bathroom large (only one sink) with a large garden style bathtub. The non-flat screen TV in the King Master bedroom did not have a remote. Both TV’s in this condo are Sanyo’s so the remote worked on both the upstairs and downstairs TV. The ceiling fan in the King Master bedroom wasn’t dusty like the one in the living room. The headboard on the king bed can be moved back and forth. There is a decent walk in closet with a safe. The King suite has a small deck with no chairs.Â
The master bath had mouse dropping on the sink. Overall, the bathroom was barely clean. The shower head, however, is mineral corroded and had a barnacle-like appearance along with a tinge of pink. There was some mildew and a little pink film on parts of the shower curtain. The shower head build up is similar to the kind that can get on my shower head at home. This can easily be cleaned by filling a bowl with white vinegar and putting the shower head in it. There was a blow dryer in the bathroom that looked like the blow dryers in the bigger hotel chains.
Upstairs there are two more bedrooms with two twin beds in each. Beds are all hard in these rooms, too, with wiggly headboards. The dressers all stayed open. Our fridge died on the 3rd day and the staff was not very helpful.
The resort area is very dated. The lobby is very nice with dark hardwood floors and a wall type water fountain creates a relaxing environment if they worked.
The pool area is very well maintained and the attendant are stressed but friendly. You sign in when you go to the pool and are given a towel. You return the towel to the attendant upon leaving. The floaties were $10 each!
The weather was hot when we visited. We were able to go to the pool daily our stay. The pool area is nothing short of fabulous. There is beautiful landscaping and the pools features natural looking rock around it. There is a slide that upon first impression doesn’t appear to be too exciting. We tried out the slide once and then kept on using it. The slide is fun and when you lay flat on your back, you can get a lot of speed. The rum buckets were $14.50 and worth it.
Pros:Â
- In general, we found the resort and condo are lively
- The area is secure and you can park right at your front door.Â
- The couches are very comfortable in the living room of the condo.Â
- The resort area (main building and pool area) is the clean
- The slide is a blast for young and older people. The lazy river is fun even if you don’t have a tube.Â
- There are two Jacuzzi’s in the resort area, one outside and one in the gym. You can get drinks and food from the main building near the pool and bring them poolside.Â
- There is a Publix (grocery store), CVS, gas station and other conveniences within walking distance. Walmart is very close as well.
- There is a Wal-Mart about 3 miles away to stock up on your essentials as Publix prices can be pretty steep.Â
- Universal was about 30 minutes away and an easy drive.
- We never had any trouble getting around in trafficÂ
Cons:Â
- Slow check in processÂ
- Some furniture is really substandard. Case in point: The headboards are loose on all beds. Dresser drawers are loose not working where TV sits in King Master Bedroom for example. Â The dresser fell over.Â
- One of the TV remotes is missing.
- No battery in the DVD remote and DVD player not working
- Ceiling fan really dusty in living room.
- Shower heads need to be cleaned.Â
- All beds are hard (almost like sleeping on a box spring but I really didn’t feel any springs - my husband said he felt springs). In fact, my family and I have never slept on beds so hard.Â
- Linens on beds are really basic (cheap) and mattress pads are essentially a thin blanket.Â
- The stair handrails are loose and the light on the ceiling is not secured (it dangles down).Â
- No Wi-Fi in the condo. Wi-Fi and computer use in the resort are free when they work
-Might have been nice if there were tubes provided at the lazy river area.Â
Would we stay here again? No way. There have been some good reviews and I guess it depends on who owns the property. If I were the owner of this property, I would be extremely embarrassed. -

Clean, spacious, 4 bedrooms and 3 baths. The rooms were big and comfortable. The lounge/dining area and kitchen also had enough room for us all. Excellent for self-catering (we did our own breakfasts).
We didn't spend much time in the resort itself - spending a lot of time at the them parks and outlet malls. The pool area in the resort looked very nice, the bar and restaurant were clean and pleasant enough.
It is a bit of drive to the theme parks (10 to 20 minutes). But easy enough to get in and out of. -

This was a trip for a soccer tournament with my kids. Our rental was changed several times so we ended up staying at a different villa from the original one. Location was too far from soccer fields so we had to sit in tracffic every day. facilities were average at best. Cleaning service was requested but never came. Wi-fi was finally fixed after 2 days and finally villa was double booked so another couple arrived a day later to stay in our villa..

We rented from a private owner. Our mission for this Orlando trip was to visit Universal (about a 20 min. drive- but very well worth it for the $ we saved). We and had an amazing visit! We will never again stay in a hotel when we go on vacation! It was so nice to be able to spread out and relax while we were there! The house was very nice, clean, and very well kept as well as the resort ammenities! There is an amazing pool area with a lazy river and waterslide as well as a zero entry area and hottub. All is heated and stays open until 11 each night, which was very important to us since the parks closed early during October. The owner's speedy communication with us regarding booking and questions made it super easy as well as her detailed check-in info. We had no issues at all- even checking in after midnight! It was much nicer and much better priced than any hotel we could have chosen!

Good location to theme parks 15 minute Disney and just over 1 hour to Universal - close to Berry Town supermarket and restaurants (Applebees is excellent) Resort clean and safe with large club house/restaurant and pool with lazy river tip - fly into Tampa instead of Orlando - only 1 1/2 hour easy drive to Regal Plams and flights (certainly when we went at easter) are much cheaper

Our church goes to the Regal Palms every year for a women's retreat. Last year, no real problems except for minor cosmetic issues. Overall last year was fine. This year was even better.
We rented Four 4 Bedroom Town homes and 1 4 Bedroom House. The Town homes rooms were clean, kitchen was clean, common areas were clean. I think this was the best stay ive had since i have been coming. This will make my 7th visit to this resort. The staff was very courteous to us by letting us check in at 12 so that we could prepare for all the women that was coming to the resort. We decorated the homes and got everything done before there arrival.
The swimming pavilion area is the nicest part of the resort. The adults acted as kids again as we came down the slides many times. Even though the rain dampened some of our fun, the sun came out and we were in the pool again.
Overall, great stay in the town homes, no problems at all!! I will review the 1 House rental on another review. -

the villa was very nice and exceptionally clean.(It was one of Simon's villas.) The value was excellent. The T.V. wasn't working in the living room, due to a storm the night before.A call to Simon's management company and the problem was fixed within two hours. I requested a highchair and a pack n play and both were there when we arrived.
Check-in took about 40 minutes and to me that was just too long. We were expecting a rental double stroller and when my daughter called the desk, the lady that answered was very short with her and told her it was not there. We called the stroller rental company and they assured us that the stroller had been delivered. i went to the office and waited between different groups for one of the ladies to check several places for the stroller. It was there all along.
It was a little further from different points of interest than I thought it would be. It took a good 30 to 40 minutes to get to these places.
The resort had a pretty good amount of trash on the streets. I feel this was due to the children throwing trash instead of placing it in trashcans. The pool and the pool area had an overabundance of flies.They were so bad that I only went to the pool once during our weeks stay. The bartender changed the fly strip ( which was full) while my sons were at the bar in the pool area..
I did have a hot stone massage with Jaime and the spa and it was the best message that I'ver had. -

We rented a 4 bedroom 3.5 bathroom townhouse. One night there was a birthday party next door and it sounded as if the party was in our room. Otherwise, we were not bothered by any noise. I read some reviews and I saw one that complained about bugs in a townhouse. We did not see any bugs. However, when we got there the sliding glass door would not close all the way, none of the remotes worked, there were spots on the carpets, and the bed covers did not look very clean - spots, etc. The good news is that we called the front desk and they fixed the sliding glass door and remotes and we just didn't use the bed covers (I'm talking the bedspreads). The sprinklers ran for a day straight (as in 24 hours) until we called and reported it - it was immediately fixed. There were some slats missing from the blinds in the bedrooms - also not a big crisis. The master bed was not comfortable. It was a cheap place to stay and it served its purpose. The pool is impressive but there are no lifeguards and the slide gets really crazy. Keep an eye on your kids! It was fine for this trip but I would likely book somewhere else in the future.

It was perfect for us. It fit 4 adults and 2 kids comfortably, it was close to Publix and Wal Mart and a close drive to Disney as well. The pool was great for the kids and not too crowded. Overall a great trip!
