We are siutuated on Highway 27, a hallf mile from Publix, and a mile and a half from Walmart. The I4 junction to Tampa or Orlando is five miles south from us, and the Highway192 to Disney is a mile from us. Your nearest park is (our personal favourite!!), Animal Kingdom.

My husband and I were used to travelling to nice hotels. Then came along our 2 children... and we had to find a more spacious option for our family vacation. We quickly found ourselves on Flipkey, looking at various properties, and this is how we found Garry & Ann's house.
As it was our first time renting a vacation house, we were a bit nervous and apprehensive. Communication was seamless, and the owners are very friendly as well, which helped putting us at ease right away.
We were very pleasantly surprised when we first saw the house. It is located in a gated community. We felt safe at all times, and the neighbours were nice and friendly too. It was minutes away from the grocery & drug store, as well as a few restaurants. Very convenient location.
The house itself is very well maintained. We were surprised at how clean it was, we didn't expect that from a rental. It had everything we needed, and more : the crib was perfect for our baby, my daughter had " her princess bed", and we were pleased with the master bedroom down the hall. As promised, they also had strollers, a high chair, games, movies, etc., everything they advertise and more.
All in all, we had a blast and cannot wait to go back. I would totally recommend it to families, as it has everything young children (and their parents !) need. We will never stay in hotels again, and we are so glad we found Garry and ann's house. -

"After nearly a full day of travelling to Florida (the joy of indirect flights) all 10 of us were shattered and just wanted to get to the villa and rest our heads...but we couldn't, as soon as we put our feet through the door of the villa, we all perked up and went busy exploring this beautiful holiday home, we couldn't believe our luck at choosing such a gorgeous place to stay, not only was it a very good size, ample enough for 6 adults and 4 children to live in comfortably, but it is also very tastefully decorated, with lots of extras and home comforts. The pool is amazing and the spa just perfect after a long day in the parks.
The owners couldn't be anymore helpful or friendly, any queries were dealt with quickly.
The villa is in a brilliant location to visit the parks with Disney being no more that 20 minutes drive, and Seaworld/International drive area an extra 10 minutes, but very easy to find!
The nearest shops were only 1 minute drive away where there is a Publix and a CVS pharmacy amongst others.
I doubt we could have found a more suitable villa for the amount of people we have with us and if we all venture out to Florida we wouldnt hesitate to book here again". -

My family and my in-laws stayed for 2 weeks at Garry & Anns fantastic home in Davenport. This was to be our holiday of a lifetime to celebrate my mother and father in laws 40th Wedding anniversary - which we planned to begin with a 7 day Caribbean Cruise and then 2 weeks in a villa. I know Garry from working together, so he really made the villa part of the plan really easy. And what a home!!. Right from the moment we opened the door it was perfect for what we wanted - quiet area, close to all the major parks and eating places (and shopping malls for the ladies of the group!!), private pool and masses of space which you could only dream of back home. Although we didn't require the Management Company as such, you were only a phone call away if you had any problems. Garry & Anne - thank you so much for making our holiday such a memorable experience by allowing us to live in your beautiful home for a fortnight. You deserve to be so proud of it!!.

We have just returned from a two week stay in Garry & Ann's beautiful courtyard villa in Tuscan Hills.
The villa was just as the pictures on their website, immaculate and very clean - bedrooms were beautiful and very comfortable - and the many extras such as safe, alarm, ps2 and games, wifi etc etc made our stay so enjoyable.
As it was so hot in our 2 week stay we certainly made use of the private pool - with no rear neighbours and privacy to the sides we spent many a happy hour in the jacuzzi and pool.
Tuscan Hills itself we found very peaceful, and great secure entrance too. We also found the 'check in' very easy too with the key placed in a locked keypad at the door ready for us to access.
Good positioning on the Us27 for both the I4 and 192, with restaurants and shops very nearby.
All in all a fabulous holiday. The owners are so helpful too and always answered any queries extremely promptly. Would definitely recommend and visit again. -

We stayed the first two weeks of December 2012. Garry and ann's villa is an excellent property, in a great location.The pictures are a true image of this villa and there are loads of restaurants and supermarkets near by. We were just a party of four so had plenty of room!!! The Pool and spa were fantastic and the pool heat allowed us to use this both in the mornings and evenings. Garry was great at answering any questions we had. We would recommend this villa to friends and family. Thanks again for letting us stay at your home. Mr & Mrs Matthews and the new Mr & Mrs Matthews ( my husbands brother and new wife married out there on 6th Dec 2011)

Having stayed in other privately owned villa's before Garry & Ann's villa has to be the best one yet we have stayed in. We loved the spa & pool & the villa was beautiful. We would not hesitate to rent this villa again from garry & Ann & would certainly recommend it to others.
Garry & Ann gave speedy replies to any questions we had, & would like to thank them for that as sometimes having to wait too long for replies can be a bit off putting i think.
Excellent Villa , lovely quite gated community at Tuscan Hill .

Excellent property in the kissimmee area close to all of the restaurants on the 192 with Disney and Universal not too far away.
There was 10 (inc 2 under 3's) in our party all together with more than enough space for everyone plus a spare bedroom that wasn't used. The pool, ameneties (prams, high chairs, pool toys, stair gate, travel cot) and brand spanking new plasma TV are great additions. We made use of the washer, dryer and spare towels so there is no need to overpack.
Overall my family had a great experience in this property and I would not hesitate to use it again or recommend it to friends and family.
The owners are great and bend over backwards to assist with answering any questions you may have about the villa or surrounding areas.
Top marks to Garry and ann. -

It was a pleasure to stay in such a lovely clean & spacious villa & also felt very secure on Tuscan Hills with it being a gated community & the villa having its own alarm system. It was also a pleasure to deal with Garry & Ann the owners & nothing was too much trouble & found them very efficient & friendly, as were their management company in florida.The villa is very well furnished with massive beds in the master suites & having your own heated pool is just a dream. Would certainly stay here again.

We stayed earlier in the year and there was no doubt that this villa deserved a second visit. Still unbelievably clean, and I am a real stickler, so quiet and peaceful. Most mornings we spent in the pool/jacuzzi just chilling and then out and about,happy to return 'home' at the end of the day. This villa is highly recommended for specifications, cleanliness, space and location, it really does tick all the boxes. We had problems with the pool heat and when the owner got involved it was sorted very quickly.

We have stayed in many Florida villas but Camellia Villa is the classiest and cleanest we have ever rented in. So comfortable and peaceful, we loved it! The location is within a 10 minute drive of the main theme park action and yet far enough away to be relaxing and quiet. Didn't need to deal with them management company so can't comment on those, but communications with Garry were very friendly and very helpful. Couldn't fault this villa, highly recommended.

How would you like a taste of the celebrity lifestyle...for just a short time? Villa Camellia will not disapoint!
From the moment you enter the automatic gates into the complex you know you are in for something special.
The villa is immaculately maintained with themed bedrooms, cable tv in every room, two en-suite bathrooms..it is 5 star luxury! But unlike a hotel, it has a very personal feel with little touches of luxury which makes you feel welcome. We found something new to revel in in every room.
From the initial contact with Garry and Ann, we felt that everything was taken care of. Garry pays meticulous attention to detail in all aspects of renting this home. The website is a delight to peruse and extemely helpful in the planning of your holiday. Garry is a so pleasant to deal with and will help with any query you may have-however obscure. He is very knowledgable about the area and can even suggest things to do.
We were holidaying with our teenage daughter who has severe Autism and has not fared well on holiday in the past. Garrys extensive photo gallery on the website enabled us to prepare her by printing photos of the interior and exterior of the villa and she had the best holiday in years! She settled in straight away- this is the best recommendation anyone can give..even she was captivated by the atmosphere of this spectacular home.
We cannot thank Garry and Ann enough for allowing us to share in this jewel that they own. It really does feel like a privilege to have lived in it.

With all the very best Florida has to offer, the villa is the icing on the cake.
Location, facilities, luxury, comfort and the endless support and knowledge of the owners Garry & Ann, combine to offer a holiday experience which is hard to find.

The villa looked great in the photos beforehand but was even better when we got there, it was lovely, clean, spacious and in a great complex and location. We received great communication from the owners and very helpful and useful information about orlando. I would definately go back to this villa and recommend this to any of my friends.

A fantastic house, in a great position too, close to all Disney Parks. The house was immaculate and lovely decorated, must say the beds were soo comfy and big!! The pool, what can I say, brilliant and the jacuzzi. If anyone thinking of staying here do, it is first class. I just wish I could have brought the villa home!!!

Garry and Ann's villa was perfect for our family holiday. Being split over two floors was great and meant kids weren't disturbed at night and the added bonus of a downstairs master suite meant that my mother in law was able to have her own space. The villa is in a great location, close enough to Disney (15 minutes drive) but without being stuck in the hustle and bustle. Walmart is just down the road and Berry Town Centre within walking distance (great if no-one wants to be the designated driver!).
The rooms are bright and spacious. Games room is well equipped. The Pool and Spa are great - good size and depth for kids.
Had to call property management team in regards to phoneline (fused by lightening!) who were very helpful and dealt with the problem quickly and efficiently. I would not hesitate to stay at Garry and Anns villa again -

Having stopped in several villas in the area this was the best by a mile. The villa has everything a family would ever need. The "two floor" design is a fantastic idea and makes it feel very homely.
The home is located perfectly being only a ten - fifteen minute drive from Disney and 25-30 from Universal. The location is perfect for all your needs with takeaways and a very large Walmart only a mile away.
We did find it necessary to ring the management company on one occasion for a minor problem which was dealt with swiftly and without fuss. We even had a personal phone call from the owner in the UK.
In a nutshell, we wouldn't stay anywhere else in the Orlando area. -

Garry and Ann provided us with a fabulous villa for our holiday. It was clean and spacious and close to many amenities. It is located in a safe and secure neighbourhood. The kids loved the pool. We would be happy to recommend this villa to any families travelling the WDW. It was so nice to come "home" for a bbq supper and swim after a hot day at the park!

The villa was absolutely beautiful and clean with everything you could possibly need for a relaxing stress free stay. Disney is a 15 minute drive away with local supermarkets a short drive down the road. The villa far exceeded our expectations. The rooms were well presented, large and spacious, extremely clean and comfortable.
The luxury of being able to come back to the villa after a very hot day at the theme park was wonderful. The only problem i could possibly comment on is that it has spoilt us for choosing future holidays that would compare up to this standard. We will definately be contacting Gary and Ann again to use and wish them well with their villa venture.
