Tuscan Hills a gated community is situated north of the juction between Interstate 4 and Highway 27. It is located 1 mile south of the juction between Highway 27 and Highway 192 on the east side of Highway 27 and accessed from Florence Villa Grove Road.
Within 5-10 minutes of our home you will find a great variety of supermarkets, take-away and sit down restaurants, pubs, bars and services such as banks, petrol stations and pharmacies. Medical facilities such as doctors and dentists are close by in case they are required.
There are a large number of superb golf facilities in the local area and new sporting facilities such as astroturf football/soccer pitches for general public use. It is very much an up and coming area compared to Kissimmee!
You do need to be able to drive to stay at Tuscan Hills or any of the communities in Davenport. Local parking however is plentiful and free.

A deposit of $240 per week secures a booking together with a completed and signed booking form obtainable from our own website. Full payment is required 12 weeks prior to arrival at our home or immediately for holidays less than 12 weeks ahead. A returnable security/breakages deposit of $480 is also required. Standard pool heating charges are $32 per day.
We are currently offering discounts for remaining 2012 holidays. If you are interested in booking holidays during 2013 or 2014 then we will be offering our 2012 rates for the first 25 weeks confirmed during each of those years. Thereafter our normal rates for those years will apply. PLEASE JUST ASK FOR A QUOTE.

We booked our holiday to stay at Tuscan Pines Villa 16 months in advance after having a lengthily conversation with Mike on the telephone. From that moment onwards the remainder of the time leading up to our holiday spent speaking to Mike and Marita was amazing, they are both the most helpful people always willing to advice and help in anyway and never made me once feel like I was hassling them! And I called and emailed them many times in the lead up to our holiday!! Their wealth of knowledge is out of this world when it came to assisting us in planning an amazing holiday. We had the pleasure of spending 3 weeks in their villa and I will never forget when we drove up to the villa on the first day we were so excited to get inside and once we opened the door all our jaws dropped when we saw how stunning the villa was. On the first morning we received a phone call from Mike and Marita checking that we we had arrived safely and settled in such a lovely touch. Our holiday was in December and the villa was decorated with a Christmas tree some decorations and lights which was a lovely touch. It was also my daughter's birthday whilst we were there and when we arrived there was a card on the breakfast bar from Mike and Marita welcoming us to their villa and a lovely Chocolate Birthday Cake in the fridge for Paige which they had arranged for her and had also had a personal Birthday message in icing to her we were so touched. The villa was impeccably clean and was made to feel like a home from home. In each room there were complimentary robes which were a perfect touch. The pool area was fabulous and each evening when we got home we would have a glass of wine on the Lanai with the pool light show going, perfect way and setting to end our full and active days. Perfect villa, perfect owners and cannot wait to go back again sometime in the future. Thank you Mike and Marita for everything you are both very special.

All we could say when we opened the door was wow! Exceeded our already great expectations before we even stepped inside. Everyone was delighted with bedrooms and bathrooms, plenty of very comfortable private space and loads of space in public areas. Pool area a joy, was really good having no other homes behind us, totally relaxing looking onto woodland area. A real holiday feel to the decor without making us feel like we were away from home, what a great trick. Can honestly say this was the most relaxing 'busy' holiday we have ever had. We really didn't want to leave!
Walmart was only a short drive away, as was publix, allowed us to really make the most of the villa and all the facilities. We would normally eat out most nights on holiday but not this year. Had a few nights at applebee's and Longhorns but we all agreed we would rather fill up the fridge and stay in, with the help of a few bottles of beer, some wine and a few piña coladas!

This is a great villa with everything you could want to make a thoroughly comfortable & enjoyable stay. Mike was so informative before our holiday. He and Marita provide such detailed info on the entire house. Arrival was so stress free. We did not need to contact the management company once and had no problems- everything went like clockwork. The pool area is delightful and private affording lovely views of the woods. There are so many 'extras' provided, bathrobes, pool toys, balls, floats, first aid, ample towels, clocks with both time zones, books, Dvds, music, fantastic games room, to name just a few. We had a fabulous holiday- thank you!

The only words that fit the discription of our stay is excellent we have booked again and this will be our 3rd time. Mike and Marita are good people and they ensure that the villa is equipt will all you need to have a really enjoyable holiday. The children love it and there is fun for all.
The villa is close to ecerything and the villa is also clean fully equipt with games music internet. The game room is full of fun and lot more I could go on.

Mike and Marita's home is very welcoming and perfectly located! We brought our six kids and one Grandma with us to Florida for the kids, and my, first trip to Disney World. Needless to say being close is great but space is important as well. This home provided that. We could sit down to a family meal but still everybody had their own space to retreat to. The pool was a huge hit with the younger kids and the game room was fun for all of us!! Grandma had the master suite with the bathroom leading onto the pool and we had the other. I wish our time there had been a little longer so we could have had more time to just sit by the pool and enjoy! However, we had a full week and we were in the perfect location for it. Everything you could want is with a few minutes drive. Everything you need, minus the food, is provided for you. The home is beautiful and Mike and Marita were so very flexible and made our vacation possible with their patience and understanding. We were not sure it would all work out for a spell there, but their kindness really warms the heart. Thank you for opening your home and your hearts to our family. We look forward to visiting again!!

Mike & Marita's villa is absolutely beautiful. It is beautifully decorated, yet warm, inviting, and comfortable. You enter a huge open floor plan, with wonderful cathedral ceilings and light beaming down from a skylight! Loved the beautiful nautical decor with blue and creme colors in the main living area! The villa is spacious! The bathroom in the grand master bedroom is huge. The pool area is private with a relaxing spa and the children thought they were still in Disney World with the pool lighting display at night! A safety gate was provided around the pool to safeguard our younger children! We can't say enough about the kindness and concern Mike showed us from start to finish! He made sure all of our questions were addressed, provided excellent communication (especially when dealing between two different countries), and communicated a sense of caring about our travel arrangements, and our overall stay in Florida! He provided a wealth of information! The villa is perfectly located near everything! Thank you Mike & Marita for sharing your lovely Florida home and making our stay pleasurable! Beautiful home, well equipped and organized.A well maintained, good sized pool and spa.Outdoor space enclosed, so no flys or bugs! Excellent location-we would visit the theme parks early in the morning, come back for lunch, swim or nap and then return in the evening when it was cooler.A local supermarket just a few minutes away. Easy access to Orlando airport.

The service that we received from placing the booking to arriving at the property was the best we have ever experienced when booking a holiday. Mike arranged us being picked up at the airport,our car hire and he provided us with most comprehensive information pack I have ever seen. He really did take all the stress out of the holiday. When we arrived at the property we had anticipated a nice holiday home but our jaws dropped when we how nice the property was. It was fitted out to a superb standard and it provided us with everything we needed. Its difficult to single out one part of the property but the whole family loved the pool. The location of the property was fantastic. We were close to Berry town centre and Disney was easy to reach within 10-15 mins. It really provided us with a fantastic base for our Orlando holiday.

From the moment we opened the door to the villa we were all amazed by how fantastic it was we enjoyed lazy afternoons around the superb pool and spent many an evening in the games room playing pool and basketball.
All the bedrooms were finished to a high standard and the master bathroom with its walk in shower and corner bath was amazing,
The location was perfect to visit all the main florida attractions we spent a day at islands of adventure so my daughter could visit harry potter world which she loved.
There are restaraunts close by we visited applebys twice were the food is good and very resonable with drinks two for one all night every night which was an added bonus publix supermarket is also next door.
We cant thank mike and marita enough for letting us stay in there beautiful florida home and would highly recommend it to anyone wanting a fantastic holiday and we hope to return soon

Tuscan Pines Villa is the best villa we have ecer stayed in in Florida and we have been over 16 tinmes in the last 10 years. Mike and Marita Phillips bend over backwards to make you feel totally at home and to enjoy a most wonderful holiday. They cannot do enough for you. the villa is absolutely fantastic, judging by Floridian standards which is high, it beats all of the others. The villa ia amazing, spotless, light and airy every conenience you could imagine, beautiful pool and spa which is private and looks out over the trees, just absolutely idyllic, we will stasy there again and again. From the moment we booked this villa with the owners we knew we had made the right decision because the owners were so friendly and approachable.
When we arrived we were stunned by the size and beauty - the pixs on website really don't do it justice! All the rooms were lovely and spacious, especially our room with the en-suite which was fab.The games room and the pool was a hit with the party which consisted of myself and my husband, our best friend and her 13 and half yr old daughter and my parents who flew down from NY to stay for a few days. One of the biggest things for me was the free wi-fi and being able to stay in contact with friends.
The villa is within reasonable distance of all the places we visited so we were never too far away and the pool was a welcome activity when we got home after a hot day out. The supermarkets, takeaways and restaurants are all nearby so you could literally just pop out to the shops at any time of the day.
So basically yes this is a wonderful villa to rent, and it is well worth the money and experience. If the chance came up again we wouldn't hesitate to book this villa again.
So go on book it, you won't regret it!

Mike and Marita's home just off us 27 is conveniently located close to all the theme parks, restaurants and other amenities (supermarkets and shops etc)
The house is huge and immaculately presented. Everything you need is there including a swimming pool, hot tub and sports room!
We cannot recommend the house highly enough and would hope to be able to return again in the future. Remember to book early as the house is very popular and booked for most weeks in 2011.
There were excellent communications with Mike and Marita and they provided a very detailed information pack prior to the holiday.
As a family, we enjoyed some hot Florida sun.It was unusually hot for February (86F) - the weather channel reported the hottest day since October 2010!

We were 2 families with total of 11 people (2 babies), 12 nights, and in short I can describe it as: a "perfect holiday†that one of the main reason was Marita and Mike's villa.
As my daughter wrote in the guest book - "I would prefer to stay in the villa, playing in the games room and in the swimming poolâ€.
There is lots of advantages -
The facility itself: very well maintained, give you the feeling of new, like you are the 1st one to visit. equipped with all of your needs and all you can think of. one story and big enough to contain 10 grownups. very cozy and comfortable.
The support of mike and Marita: which escorting you as much as you need even though they are abroad - Directions, ideas, tips etc.
The location: located very close to Disney parks, which allows you to take a break at home during the intensive day. close to all restaurants and supermarkets you need and more.
Suggestion - during winter time staying, ask for the pool heating, cause even in the coldest days in Florida (which are cold), the pool and Jacuzzi are very useful.
Excellent place to stay in.

Your holiday starts when you enter the gates into Tuscan Hills. It has an electronic number which opens the cast iron gates. A quick drive round the estate to no. 703 - your Villa. The surrounding areas of Tuscan Hills is simply perfect. When you enter the Villa, 'wow' is an understatement. The large ceilings give the Villa a very spacious feel. I stayed at the Villa with my Husband, Daughter, Mum and Dad, Sister and Bro in Law and their 2 children. A holiday home for 9. It has a games room which all boys loved, especially the 'big' boys. A spacious kitchen, a huge huge cooker, 3 beautiful double bedrooms, all with their own en suite and 2 twin bedrooms. All bedrooms were decorated to good taste and the beds were very comfy. A 50" TV with lots of Dvds and games, so there's plenty for all ages. The pool area is fab. We didn't spend alot of time in the Villa due to our hectic holiday visiting all the parks, but the time we did have was spent in the pool. The jacuzzi was my favourite, it was like getting into a hot bath at home, even hotter. There's plenty of kiddies floats and balls to play with, so safety has been thought about.
The Villa certainly played a huge part of our holiday, and we are so greatful to Mike and Marita for letting us stay there. It is truely home from home. It feels like home and looks like home, and it certainly was treated like a home with lots of respect for everything.
This Villa would definately be highly recommended. We can't wait to go back and visit again.
The Villa is situated very near to most parks with a supermarket near by.
What more would you need!

There were seven of us staying in the villa including my grand daughter who was only four and a half years old. The villa has so much space and we never felt on top of each other. We stayed for just over two weekd and we had a wonderful time. The villa had everything we could possibly want and more. Of course the pool was so welcoming in the terrific heat after a day in the parks. The villa is close to all the major theme parks and ammenities. If we were to go back to Orlando we would definitiely choose to stay athis villa. Ten of us stayed at this villa and it was plenty big enough - with bedrooms for all and no one sleeping on the sofa. Marvellous villa with a nice sized pool and jacuzzi. The men really enjoyed the games room. Villa was clean on arrival and directions supplied by Mike & Marita were clear. No problems at all during our stay and if there had been there were clear directions as to who to contact. Nice personal touches with Mike contacting us at the villa the day after our arrival and on our return home.
The pool area has the sun from early morning to late in the evening, with only a view of the trees behind it - no one overlooking you from another villa.
Have stayed in a few Florida villas, but this is the best so far. Not far from disney, supermarkets, places to eat etc.

I stayed in this villa in June 2009 for 2 weeks and the location and the accommodation were 110%.
The villa is of a high standard with up to date amenities and everything you need to make your stay comfortable. Like being home from home.
Pool area is child friendly and location is great as not overlooked and views of pine forest.
Bedrooms and living space all large enough to accommodate a large party without feeling like you are on top of each other.
Close to restaurants and shops and greatly placed for the Disney Parks and Sea World.
Would recommend to anyone visiting Florida.

Mike and Marita the villa owners provide one of the best customer experiences you could wish for. We booked the holiday a year in advance and their advice, helpfulness and customer service was second to none. Mike is passionate about the holiday villa and will happily go that extra mile to ensure that all of your needs are met, within reason of course.
The villa is very much a home from home, however with a touch of sophistication. All on one level which suited us as my wife has some mobility problems. A great advert for those of you who are travelling with family or friends with disabilities or maybe in their twilight years and have difficulty with stairs etc., The rooms were all tastefully decorated and immaculate. The pool was fab as was the games room which our young children and older boys enjoyed immensely. The pictures and video tour that you can access via the website are great, but even better when you walk through the front door!
We normally head for HYW 192 near 535/medieval times, however opted for HYW 27 which was much nearer to the disney parks. As seasoned travellers to Florida we all prefer Universal Studios parks and International Drive for dining out and therefore had to drive a little bit further. However this did not take away from the fact that HWY 27 has a lot to offer and glad that we experienced the beautiful scenary and particularly Berry Town Centre, especially Linskeys Bar!
Spent 4 days in Clearwater which was just heaven and would recommend at least a day out, but even better if you are able to book an apartment for a few days and really experience what this beach front has to offer. Just park the car for the whole of your stay. Absolute bliss!
Would I return to Tuscanpines ? You don't even need to ask.

The Villa was just out of this world and the location perfect too - you were in the middle of everything as such and applebys became a firm favourite for evening meals! The location where the Villa was set in was also very interesting and "film-like" dare I say. We felt like Mike and Marita were there to assist whenever we needed them (even in the early hours, details of which I will not go into, they know what I am referring to!), but we felt completely at ease speaking to them with any questions etc. It was an absolute joy to have the opportunity of staying at TuscanPines and we will definitely be planning to book again soon. We stayed at Tuscan Pines in June 2009 and there was nothing that we could fault. It was perfect in every way.
The size of the villa is amazing and I can't imagine it ever feeling cramped or full. The bedrooms are home from home with very comfortable beds and facilities.
You feel comfortable and at ease from the moment you walk in the door, as it has been decorated in a homely way. Everything you need is at hand.
The pool and surrounding area is lovely and very relaxing, the view of the pine forest, especially at sunset is 'postcard picture' and not to be missed.
A short drive to range of shops and resturants and about 15 minutes from the disney parks.
Would highly recommend this to anyone and hope to be back myself sometime soon.

We planned this trip with one thing in mind...making memories. Mission accomplished. There is not one thing we would change...wait I lied checkout time was too early, other than that it was absolutely perfect. It was the perfect setting for all of us to be together. The house was comfortable and beautiful. It seems that the best part of the vacation for the kids was the pool. The scenery behind the pool was calming and relaxing. It was absolutely perfect for our first visit to Florida. With our experience on Tuscan Hills and our homeowner, theres no way we would do it differently, the next time we visit Florida. A really excellent Villa well equipped with everything that you would want to have. The owners were extremely helpful, friendly and knowledgeable about the surrounding area, they do their best to ensure that guests are so well looked after, and it works. The management in Florida were also very good, any problems were sorted out quickly and with out any fuss. The Villa is in an excellent gated community very close to Disney and all the other parks. Plenty of eateries close by as well. I would heartily recommend Mike & Marita's Villa..You will not be disappointed.

This is a great place to relax.
We had family time. We had fun.
We had basketball competitions and games of pool
and air hockey. We played games in the swimming pool
and watched dvds on the big tv. We stayed up late and played cards then slept in.
We had breakfast on the pool deck.
When we needed help the management company were
there for us.
Our other Florida holidays were spent in the parks.
This one was not but we enjoyed it just as much.

The personal touches we recieved from mike made the planning and booking a lot easier .Mike and Marita sent lots of information leaflets about parks and restaurants ect.On our arrival we found the villa spotless and fully equiped with everthing you could possibly need and in a good location for both the parks and local amenities .The only thing wrong with the villa was that we didnt spend as much time there as the property deserved. We loved Mike and Marita's home! Our boys are ages 13 & 10 and they loved it just as much as us! The house was perfect! After going to the parks all day, we couldn't wait to get back to this beautiful house. We had so much fun and it was so inviting and comfortable. The house was so clean and the game room, the pool, and the hot tub were a hit!

Andy & Sally are an example of why we get so much pleasure out of sharing our Florida home with our guests. They were so appreciative of everything we were able to offer them. The entire process of booking the villa with the owners, our stay at their beautiful villa, and the follow up call after our stay was nothing but exceptional. We were absolutely blown away with the level of comfort, attention to detail, cleanliness, not forgetting the tremendous value - made it actually hard to believe! We would without a shadow of a doubt return to what can only be considered as the perfect villa for your Florida holiday.

This is a beautiful villa in a peaceful but ideal location, within easy reach of 2 large supermarkets and the main interstates.The Villa itself was amazing, it had every possible item you could think of, we were two families of 4 of mixed ages and there was lots to do within the games room that covered the whole party. The pool was great and the children throughly enjoyed it, whilst the adults had time to chill in the Jacuzzi. As we travelled in February we chose to have the pool and Jacuzzi heated, we had one instance where we got home late one evening and had put the children to bed and decided to jump in the Jacuzzi, no sooner had I jumped in I jumped back out again, we are not quite sure what happended that night with the heating of the Jacuzzi as we had left it covered as advised but it was a one off and we never had any other problems, but believe me if your travelling out of season I would definately recommend you pay for the heating of the pool as its worth every penny! Initially we weren't sure how two families would get on where the ages were so different but with the villa being so roomy, everyone had their own space. Our children enjoyed it so much after paying a vast amount of money for park tickets on most occassions we were asked by the children if they could go back to the Villa to play in the pool! There isn't anything I could possibly criticise about the booking of the villa, the communication between ourselves and the owners of the Villa itself was excellent and very informative.
This villa genuinely cannot be faulted in any possible way!
We will defiantely be going back there, but this time we'll stay without paying all the money for the water and theme parks and just make the most of the villa.Response from Mike & Marita Phillips - 07/15/2010

Amanda is right you do need pool heating between November and April. Many guests like to order it in May/early June and October as well. We do pride ourselves on our customer service and the information which we provide to guests. It is very rewarding when this is appreciated as it was by Amanda.
