Ideally located in the gated Aviana resort, 12 minutes from Disney, Aviana Lakeside has two master suites, large sitting areas, a private heated screened pool with spa and covered lanai overlooking the lake to make your stay just perfect. There is a fully equipped kitchen and two dining areas providing for formal or informal meal options. You will enjoy the wireless internet access, games room, Xbox, and TV/DVD in both the family room and all bedrooms. The pool area is complimented by an extended pool deck, pool furniture and pool lighting. Air conditioning, tiled common areas and ceiling fans add to the comfort, together with washer / dryer... facilities in the villa. This gated community has key code access and CCTV coverage. You will benefit from free use of all on-site amenities including fitness center, pool, spa, games arcade, putting green, playground, cyber cafe, and sundry shop. Aviana is surrounded by golf courses (Providence, 1 mile and Champion’s Gate, 5 miles) with restaurants and grocery stores easily accessible (3 miles). There are local convenience stores within half a mile.
Additional amenities include: playground, game room, sea world, king bed (1), washer/dryer, communiity hot tub, business office, twin beds (4), full bed (1), hot air baloon rides, sand volleyball, heated pool option, fitness center onsite, putting green, fishing pier, disney world, golf, universal orlando.
The house provided everything we needed and there were 2 adults and 7children. The children loved the pool and the jaccuzi at the pool, the game room in the garage. Everything worked fine and the house and amenities were as advertised.
We enjoyed our stay.

The villa itself has a lovely location, set on the edge of the lake opposite the club house and near the community's entrance.
The inside is quite nicely arranged with 4 good bedrooms, a games room and 2 reception rooms. But unfortunately things have been allowed to slip over time and the house needs some attention.
A significant proportion of the plates and cups were dirty, not great to come into, but explained by the dishwasher that barely cleans it's contents. We also thought the villa wasn't as well equipped as others we've stayed in. The TV lost reception on most of the channels we watched when we were there and many items in the games room needed repairing or replacing.
For us though the big negative was the proximity to the adjoining properties, which probably wouldn't have been an issue except for a group of loud adults partying into the early hours, playing in the pool well after midnight etc. the community talks of a curfew after 10 but it's clearly not enforced. 3 of our 4 bedrooms were all down the side of the house where the noise was coming from so our kids had several poor nights sleep.
The pool was nicely warm with the pool heating but was in the small side and not really suitable for swimming or even for the 4 of us to play, perhaps ok for 3.
On the plus side the community house had a good gym, table tennis and had several computers and a printer which was really useful during our stay.
Location wise, great for Disney, about 6 or 7 junctions below the various exits but was a long way from Universal Studios do worth thinking about what you want to do. Read more

We really enjoyed a lot the days in this house. The house is very comfortable, very well equiped and in a perfect condition. Everything run better that our previous expectation!

The house its self was beautiful. However there was a few things that did not meet what I thought it should be for the price we paid. The stove and oven was left dirty. We paid the extra $150.00 to have the pool heated. Our first day there I let them know the heat was not working. I was brushed off and was told that It was working just fine, that was on a Sunday. When Wednesday came the pool cleaning guy came to clean the pool. I asked him if he knew why the pool wasnt working, he informed me that there was something wrong with it and the unit needed to be replaced. And that as soon as he took off the cover from the unit you could tell it was broke do to the error displayed on the screen and it looked as if it may have caught on fire at some point. He told me that he was going to let the woman know that someone needed to come fix the pool. Thursday evening I called the woman to see what was going on. She said "the pool is shot". Across the street there was another one of their rentals. No one was in it and it would of been nice if they would of stayed there so my kids could of played in the pool. I felt like I was being brushed off by the woman who was the "care giver" of the rentals. It took her from Sunday to Thursday to say yes the pool isn't working. I told her I would like a refund for the $150 we paid for the heated pool. I had to end up speaking to the main owner to get the refund.
This house was a nice house but there was also alot of little things wrong with it. I had bought pizzas to make to find that there was no cooking pan. The ceiling fan in the front room was broke and did not work. The play station and the X-box was also broke. The games not working was no big deal to me but it sure was to my kids. I think at some point this was a very nice place to stay. It just needs to be kept up on. I dont believe the woman that is the "care giver" is doing what she should to keep the owner( who doesn't live in Florida) informed about her rentals.

This is the second time we've stayed in this villa and the 4th time we've stayed in the community of aviana. We first stayed in this villa in 2005 and the villa itself is beautiful and very well maintained. One of the bonuses is the two master suites, which you don't normally find in a one floor. Our only complaint was the mattresses, they were very uncomfortable and we would recommend an upgrade to something like a sleep number bed so all guests could adjust the mattress to their personal tastes.
Over the years we have observed a definite decline in the community. The club house pool was immaculate but the other amenities were showing significant signs of wear from the games room to the gym. The main gates to the community were frequently broken and left open all day and night. The landscaping is in very bad condition and overall the community shows signs of a lack of basic maintenance. Having stayed in other communities such as Windsor Hills or Robins Rest I would have to say that the community of aviana itself has deteriorated to such an extent that we would not stay here again. The villa itself is well maintained and we received good and very prompt service from the management company. However, we feel the villa is priced at the top of the rental range and given the state of the community it is not good value for the money. Read more

Thank you for your comments. Aviana is still a gorgeous community nestled in the Florida wetlands. It is most certainly not in decline. The landscaping was at one point neglected due to a huge number of foreclosures and complicated by drought. These homes have now been sold to enthusiastic homeowners who are making many changes in Aviana. We are sorry that you will not be visiting Aviana again. With all the beauty we have to offer, it seems a shame not to visit again over such trite complaints. The mattresses have not been an issue for any other guests.
