Our lovely family friendly Florida villa is located in the Tuscan Ridge Countryside community near to Highway 27 and the I4 to allow you to drive to Walt Disney World in less than 15 minutes. You will be surrounded by world class golf courses and spoilt for choice. We're roughly 8 miles North of Davenport and 10 miles east of Kissimmee.

The extra wide plot makes sure that during your stay you do not feel at all overlooked. The approach to the house is down through the Countryside area of Tuscan Ridge, through immaculately maintained villas and with scenic pine trees a couple of hundred metres away. Perfect after a hard day's golf or theme park enjoyment.

With so many villas to choose from you should not settle for anything else if you have the choice. During the winter months any other orientation of pool will not take advantage of the beautiful Florida sun. Why should you be forced into the shade during your stay? Our pool and spa area has a large shaded L-shaped lanai section so you can keep out of the sun but only if you wish, and comes complete with a child-proof removable screen to add extra safety to the pool.

The kitchen comes complete with all modern appliances, fridge-freezer with ice and cold water dispenser, gas hobs, high quality units and a sit up breakfast bar area. If any visitor finds a day to day utility missing we will make every endeavour for our management company to purchase the item and get it over to you for your holiday, subject to availability!

The villa's fantastic end suite floorplan has two dining areas and also two living areas in which to relax after a sunny day of activities. The two thousand square feet of living space comfortably swallows up to ten people staying at the villa, without treading on each others' toes.

Completely enclosed and private king and queen suites means that two families can enjoy their stay in the villa with privacy, their own space and own bathrooms. No fighting over the best bedrooms!

The master ensuite and twin bedrooms' bathrooms. Built in 2004, the villa's bathrooms are of high quality and perfectly clean. The end suite also has a bathroom, making a total of 3 to avoid any queueing during your stay!

Additional Location Information

Tuscan Ridge is an easy 15 minute drive from Disney along the I-4. It's a lovely relaxing community that faces onto pine trees and is very quiet and neighbourly. With fast access to loads of shops and the I-4 it's simple to get to all of Orlando's attractions. Numerous golf courses lie within 20 minutes of the villa. You won't be disappointed with the location!

Stays of 5 nights or less incur a $95 (£59) surcharge.

A management call out fee of $15 is charged for pool heat to be turned on or off mid vacation.

Note that our booking policy is that we will only move dates to a tentative state once an email confirmation from you has been received. We will then allow 24 hours for a deposit payment (or an indication it has been sent) - this can just be a screenshot or a paypal email, nothing too official! Once we have this we will move the dates to confirmed. This seems strict but it is to avoid any confusion or disappointment and to make sure we offer a first class service.

Unfortunately we have to pass on any fees for transactions to the renter.

In the UK the best way is a bank transfer or PayPal transfer from a bank account (no fees).

In Canada it seems it is better to use Paypal into our account and we return the security deposit by issuing a refund through PayPal.

We also have a USA bank account for customers in America. We would normally send a billpay check for the security refund.

  We (7 adults) spent 5 days in this home. It is quiet, clean and comfortable. The pool heat didn't work properly during the first couple of days. It was fixed quickly after I noticed the owner. The booking process was painless. Dave and Donna were very responsive.

  My stay in this home was so pleasant and enjoyable. Not only for the place itself that is quiet, very well located, and very well kept, but also for the kindness and responsiveness of the owners who, since the first email, promptly answered all questions, gave me all information needed, and kept in contact for the follow ups. Same with the management company, Homes of america. Prior to my arrival, Dave & Donna updated the bedding & got a new flat screen TV. Everything about my stay in this lovely home was great!
