We just returned from our second year vacationing at Ponducky. First the good...and I will say these things are very good!
Location...Superb! We have vacationed all along the Outerbanks for 40 years...from Corolla to South Nags Head. No area that we have ever stayed has been as nice. It is quiet, you cannot hear the traffic...the hustle and bustle that has taken over the OBX in the last 30 yrs is seemingly nowhere to be found...and we love it! At night the stars seem to be at your fingertips...the community encourages ourside lights off by 10pm, so the celestial show is amazing! I also love the quiet of the community. No swimming pools in backyards, so no late nite revelers. It is so peaceful! The area is not crammed full of homes, so you dont feel like your neighbors are on top of you. There are lush areas of trees and shrubs, deer, red fox and rabbits roam freely to the delight of our 5 and 8 yr olds. The walk to the beach is so easy...third lot from beach, wooden walkway with stairs. The makings of this place are amazing. We happen to live in another coastal community about 90 miles away, on the direct beachfront, but this place might feel even more peaceful and tranquil than our own home.
Home...spacious...5 bedrooms, nice master with private balcony, large gameroom with pool table, large screen TV, Xbox, outdoor volleyball, hot tub...all very nice.
Now, the "bad". The owners/rental agency should be embarrassed by the appearance and condition of the upholstery on all furniture on the third floor, which is the main living area. It is beyond steam cleaning, which I saw a previous reviewer mention. At a minimum, they should have a couple of sets of slip covers for the couch, 2 love seats, chair and a half...or perhaps it is simply time to replace. They are all nasty!!! We found everything else to be fairly clean.
Musty...this year there is an obvious and distinct smell of mildew immediately as you open the door, up to the laundry area and into the second floor bedroom area. We did not notice this odor on the third level. It is obvious that they have had some moisture damage, as repairs have been made to the exterior of the home recently. I am not sure if this is the cause of the mildew smell, or if perhaps there was an issue of leakage from the laundry area...but it is bothersome. I am not prone to allergies, but I founf myself taking Zyrtec to keep my sinuses clear...I wondered if it was because of this odor that I had some problems.
A/C...in previous homes we have frequently found that these 3rd floor living areas get hot and stay hot...the aC cant keep up. Last year our week was much hotter than this year...however, this yr, on the only two days of heat in the 88 degree range, the aC couldnt keep up. We did call the company about this. I believe they sent two men out...so their response was timely. The weather changed for us, and we didnt have anymore hot temps...so I am unsure if they solved the problem or not. I wonder how the hottest of hot days will be in July and august???
Please know...we really like the house...they just need to address some issues to improve some problems. That upholstery, guys...come on!!! We love the location. I hope to be back...I just hope they bring these issues up to snuff. -

We were thrilled with our vacation at Ponducky! What a beautiful home and location to the beach! This was our first trip to the outerbanks, so weren't sure what to expect. The home was located in a beautiful, private and clean community. The short walk to the beach was great and we loved the wheel barrow that was provided to take our gear to the beach. The home had everything that we needed and the kitchen was stocked with all that we needed for cooking. We settled right into this home and felt very comfortable here. The only thing I would recommend is that the furniture on the the 4th level be steamed cleaned or replaced as there are a significant amount of stains and also an odor coming from the couches. Other than that we loved it and hope to come back next year! Thank you so much for a wonderful vacation!

Drastic decline from previous year. Not cleaned very well, remotes for TVs missing, material condition in need of repairs, missing pool ball, etc etc.

Loved the location, close to the beach. House was infested with spiders inside & outside. Kitchen was poorly stocked. Most vertical blinds were broken. Pool room was very enjoyable but little things like a missing ball were annoying.
Had no clue how to get into community pool and "nominal" tennis fee is $25 an hour!!
We still had a great vacation and would do it all over again! -

This is a terrific house for families in a great location. Easy walk to beach, lots of fun with the volleyball/bball courts, plenty of parking, etc. The new rec room is terrific. Website didn't mention: terrific outside shower and changing area, 2 charcoal grills, beach cart to tow things to the beach were really wonderful to discover. Keyless entry from the rental company made it great for the teens/family.

It's always hard to get a good feel for a rental booked online, no matter how many pictures are provided or how in depth the description. This turned out to be a great house for multiple families staying together. Almost every bedroom had it's own bathroom. The living room and great room afforded everyone space to spread out and relax. The kitchen was well stocked with plenty of cook and prep area. Best of all, the distance to the beach was great. We hope to return next year!

This house truly was all that we expected from the pictures and then some. The pictures on line are very current. It was neat and clean upon our arrival. It had a fully stocked kitchen, five bikes, 3 charcoal picnic grills, a beach umbrella, beach chairs, a large outdoor shower with changing area, truly all you need to bring are your beach towels and clothing! Remember your flip flops there is alot of wood decking so you can't really walk barefoot.

This house is amazing! Short distance to the beach and views of the the ocean. Lots of space and decks, 5 bedrooms -a full bathroom and deck access in every bedroom except for one (bedrooms with their own private bathrooms are key). There was also a full bathroom on the hallway, and a half bath in the game room and on the stairwell. The huge game room has a pool table, card table, wet bar, small refrigerator, large screen TV (plus DVDs), and Xbox! Top floor has kitchen, living room, sitting area, huge bathroom, and a master bedroom with king bed and a private deck with a hammock. Hot tub on lower deck, basketball and volleyball court. Convenient key-in pad lock, check in and check out was easy, realtor (Outer Banks Blue) very friendly and helpful. You have to pay for early check in (1:00 and no earlier) though. We had a ball and plan to come back next summer!

We had a wonderful time. The decks were fabulous and we enjoyed the hot tub. The master suite was great. Everything was well kept and we felt right at home. The game room was a big plus too. We all enjoyed playing pool and hanging out in the evenings. The short distance to the beach was another plus. Everything was great and we can't wait to come back again!!!!!

This is a great home for families. It is a very short walk to the beach. No worries if you forget the sunscreen or want to run back to the house for some cold drinks! The house is set up nicely for children. The new game room area with a huge flat screen TV is beautiful. The layout is perfect. It is a house that can hold a lot of people but never feels crowded b/c there is plenty of room to spread out. Our only complaint was that the older portions of the deck are pretty beat up. Lots of splinter removals had to been done on feet and hands (railings). Thanks for a wonderful and relaxing vacation!
