Papa Duck was an excellent choice for our extended families summer vacation.
pros- very well layed out house, bedrooms were all very comfortable, 3rd floor kitchen and dining/living room set up were fantastic, elevator made the stay comfortable for not so mobile grandparents, pool was nice alternative to beach somedays
cons- early check in not so early, you could leave your stuff there as the realtor states, but house cleaning took til 5 or 6, pool area was really messy and we had to clean it up ourselves, the propane grill should be serviced or cleaned by the realtor occasionally because when we used it the entire thing caught on fire, T.V.'s are all too small need to be updated
That being said these are all minor details and I would definitely stay there again. My family had an incredible time. Everyone loved it. -

The Papa Duck property was great. There were some little items that needed attention. For example the bathroom light in the Master bedroom was not properly on the fixture. The deck seemed to be worn and not up to date and the barbeque grill was not large enough to cook for the amount of people who can stay at the house. The rooms were spacious and well maintained. I liked that the kitchen had two dishwashers. It rained a couple of days and a little cooler than expected but because the house was so nice we did not mind.

We enjoyed the house very much but felt for the price there were a few things that could've been updated a little. First let me begin with the positives: great location in regards to the town and fairly close to the beach, lots of space for a large group, pretty good kitchen,2 dishwashers (awesome), lots of dishes and silverware, glasses, etc., large kitchen table and one smaller one, elevator which was a huge bonus to haul everything up to top level to the kitchen and second floor bedrooms, individual floor thermostats, pool, keyless entry to lower level, nice picture windows for the view to the sound and sunsets,great number of bathrooms to coordinate with bedrooms, large driveway to keep the cars. Some of the negatives were: beds had extremely hard mattresses, family room furniture needed restuffing of the pillows as you sat on them and felt the bottom, some updated pans in kitchen that needed to be discarded, resealing all of the wood on the decks. In bad need of that as splinters were readily available and needed shoes to walk on it. The furniture in basement could have more seating capabilities. No disposal which worked out but would've been nice.
All in all we enjoyed it immensely but felt it was pricey with those things that could easily be updated. Also the carpet on the steps was pretty stained. Tile everywhere would be so much easier to clean up with sand and water etc. We did enjoy the levels and space it offered as we were a large group that filled up all the bedrooms. We look forward to going back again and having another wonderful experience in Duck. Papa Duck is a nice home but in need of many improvements. For starters the carpeting is heavily stained and worn out throughout the home. The deck boards are very warped and there were many rusty nails sticking out of them (we had one child cut his foot on one). There wasn't any decent deck furniture and wasn't nearly enough deck furniture - the middle deck in the back of the house had no furniture at all - a few chairs, hammock, or hammock swing would be nice, what was there was very worn out. I didn't like the built in bench on the top front deck, it seems totally dangerous for children. The furniture in the living room was comfortable but also very worn. Many of the rooms are in need of a fresh coat of paint. The top floor powder room had an ant problem. The furnishings on the bottom floor weren't the most comfortable and didn't really get used for that reason. The bedrooms were all good sized, nicely furnished, & comfortable. The kitchen & living room area were very nice and the kitchen was well stocked. The pool was delightful. We did not use the hot tub at all. Elevator is always a big bonus especially on check in & check out days. It was a long walk to the beach, too long for us and the fact that there was no street parking down there was really a pain (our family ranges in age from 5 - 75. The house could be a++ it just needs some major updates with carpet, paint & furniture. The home was very clean on check in day, the housekeeper did a fabulous job. We did enjoy some beautiful sound sunsets on the front deck (although most of us had to stand because there wasn't enough seating). The sound side windows on the top floor really provide a beautiful view. I loved the bright open airy area the top floor provided. Our 4 families fit comfortably in the house, never feeling on top of one another - plenty of room to spread out. The house was priced well, we all felt it was a good value for what we paid.

It was in wonderful shape at the beginning of the rental season. This owner prides himself on keeping his home neat and cleaned for his guests.

We have stayed at this property twice now. The handicap-accessibility is excellent. We love the outdoor space including the shower, the kitchen/living area and the bathrooms. It's only about 2 blocks to the beach and also an easy walk to town.
On the downside, the property wasn't cleaned to our expectations and the carpet is showing stains and wear/tear. -

We have stayed in Papa Duck every summer for the past 6 years. We love this house, its spacious and handicap-friendly layout is perfect for our family and friends. It's close to the beach and easy walking to shopping and dining in Duck Village.
We love the tasteful decor and chef's kitchen (two dishwashers handy for large groups). The entire house interior has been freshly painted and gives the entire house a pristine feeling.
The elevator is a convenient way for the grandparents to reach the top floor or for shoppers to bring groceries to the kitchen. Beautiful, large dining table seats our entire group.
We will be back next year! -

Great value and great price. Not too far from the beach. Once you see the pool and jacuzzi, you won't want to leave. 6 bedrooms provides great capacity.

We have been coming to OBX for 7 years and plan to come in future years. This was the 1st year we used Resort Realty and overall found this property to be of poor quality:
- outdoors: pool liner torn, grounds over grown with weeds and torns, pool furniture cracked
- dining area - table unacceptable, sticky must be replaced!!
- carpet and walls - very worn, walls need painting, carpet has lots of stains.
The property overall has a nice layout and lots of potential if it was well maintained. The living area is nice on 3rd floor has a spacious kitchen with lots of storage and lots of windows that give you a great view!
We found that this home to be significant lower quality then other homes we have rented in the Village of Duck for a comparable price through other companies.
We had a nice time on our 2 weeks of vacation but will not return to this home or realtor again!Response from Resort Realty Outer Banks - 11/30/2010

We stayed at Papa Duck for a week with our children and grandchildren. Reservations, payment and check-in went smoothly. Directions were clear and consise.
The home was spacious, light and accommodating. It came equipped with a high chair, baby gate and plenty of dining room seating. The beds were comfortable and clean. The only issues we had with the overall condition of the house were dirty carpeting on the stairways and dirty pots and pans in the cabinets. The smoke alarms malfunctioned during the night (of course) and my husband disabled them. They weren't repaired for another day after that. Otherwise, the property was very pleasant.
The location was excellent, with shops and a park within walking distance. The back yard pool area was very nice and quite private.
We may return to this house again in the future. -

Papa Duck is the best beach house we've rented yet. We've been going to
Duck for the past four years. While it is a little far from the beach, it is worth
the slightly longer walk and is still on the oceanside.
We loved the great room upstairs with huge kitchen, open floorplan, several
decks and great views. One really nice thing is that every couple had their own
bathroom. A gorgeous house which is great for a multi-family gathering. The
kids loved the pool and foosball. We will definitely rent Papa Duck again!
