Location, location, location. That says it all. We've been renting Colony by the Sea condos for several years, bringing small children. We love having the outside shower, restroom and pool in proximity to the beach & condo. I do wish, however, that more of the condos had keyless entries as keeping track of "who has the key" is a bit frustrating. If you're used to The Ritz, these older condos won't be suited for you, but if you have small children, they're great. We've never been able to get through to Resort Realty to check-out early in the a.m., but it hasn't been much of a problem overall. We'll be back.

We really loved this condo. The views were amazing with easy access to the beach. Having two bathrooms was extremely convenient. The kids' bathroom was as soon as you come into the door which made it super easy for changing clothes after a day at the beach without tracking sand throughout the entire condo. The kitchen is well equiped. The owners even kept some cleaning products in the cabinet. Resort Realty was great to deal with. No problems at all. The only two drawbacks are that this is a 2nd floor condo and unless you have quiet 3rd floor neighbors, you will hear them. Unfortunately we thought ours were going to come through the ceiling with all of the running around they did. Other draw back is water pressure in master bath. It is very low. We got by during the week because we didn't want to disturb our sleeping kids. All in all this is a beautiful, well-kept condo. Give it a try. You may fall in love.
Not what we expected

Didn't realize there wasn't an elevator... but that was our fault for not asking prior to booking.
There was an issue with hot water in the master bathroom shower. Someone came twice to check. The problem however was that the hot water heater was shared with another unit and I believe they said it was only a 30 gallon hot water heater. Resort Realty was responsive and sending people to check out the problem, but it wasn't resolved.

We enjoyed our vacation staying in Sea Sights for the second year in a row! We do love staying there, but wish the owners would fix the shower in the master...poor shower head and temp control.
second bathroom works great!
Plan to stay again next year!!!

No elevators. No privacy on the balconies. Other than that, this condo was great. It was the perfect size for the two of us. It had everything we needed to be perfectly comfortable after coming home from playing hard all day. Comfy bed & pillows, no problems with the aC or plumbing, good water pressure, nicely decorated, well stocked kitchen, nice view. We would definitely stay here again.

This was the one of the nicest vacations my family has ever taken. The Drive into Duck was Terribly long however. It took us 3 hours to travel the last 10 miles. This may be the only thing to prevent us from returning.

Very comfortable condo. Loved that the kids bedroom is a little separate from living space and MBR. Two balconies, one off MBR and LR. Great ocean views. We even saw a sand fox one night. Complex is very clean, safe, and family friendly. Only complaint: could hear people above us easily (though I think there was more that one family up there). Great location, close to downtown Duck. Great shopping on Boardwalk (soundside).

This is our second time at Colony by the Sea, though we stayed at a different unit the first year. This unit is very nice-- sunny, bright, airy and clean. Also, comfortable and nice furnishings without too much need for fussiness so it is perfect for a family. The two balconies (one off LR, one off MBR) overlook the ocean. The complex is awesome. A short walk to the beach. Bar-b-que/picnic area is very convenient and a nice way to meet other families. Pool is oceanfront and large enough that it never feels crowded, and the water was always warm. The only two drawbacks were the cooking supplies are very basic so it is hard to prepare a full meal in the kitchen; we grilled instead. Also, the curtains in the MBR are pretty but the light filters thru so when the sun rises at 5:45 so do you. Bring a sleep mask and you shouldn't have a problem! I would definitely rent this unit again.

Very nice condo, well maintained. The kitchen was a better size and layout than the one bedrooms in the same complex. The chairs on the deck off the living room were a great size, the made the view even better. i love the Duck locale since it is even less "honkey tonk" than some of the rest of OBX, yet some nice things to do.
Some suggestions for the condo that are relatively minor but would help:
The veritcal blinds in the master bedroom needed repair. Several slats had fallen off because they were torn where they would have been attached at the top.
Need different chairs for deck off master bedroom. They were at a height such that the deck rail exactly blocked the view of the ocean when sitting down.
Master bedroom could use a new bedspread, that one was getting on in years/use.

The condo is clean with pretty decor, but the bathrooms could use some updating. Though I heard that other condos are not as nice.
Some games and videos for small children are available, which was nice. It is a great size for a family of four. The master suite was much bigger than we expected. The ocean sounds lulled us to sleep and we loved the views from the balconies --pelican and dolphin sightings seemed non-stop!
We loved being right on the beach and the community pool was clean and the updated decking was a pleasant surprise.
The only negatives were that we could hear our upstairs neighbors footsteps and our downstairs neighbors were not very neighborly. Also, we couldn't find the recycling bins for several days. . .perhaps another "neighbor" borrowed them? --Mysteriously, they appeared at the end of the week. Overall, we enjoyed the experience and absolutely loved being right on the beach! --Ideal when tending to 2 small children, though it would've been nice for a crib and high chair to have been included in the rental price.

We were very pleased with the condo, the city of Duck, and the overall area. The views from the balconies were wonderful. The condo was very spacious. The pool was very clean and not very crowded. The tennis courts were also quite nice. The condo complex is a good size so it was not too crowded and very relaxing. We would definitely come back. The city of Duck was a quaint town, kept up nicely, beautiful homes, and close to many things. We really enjoyed this area of the outer banks.

We had a wonderful time on our vacation. The condo was very clean and neat. The only "problem" we had was there was no toilet tissue or trash bags, and we did not realize that the washer and dryer were not in the unit. Otherwise we were very pleased. Thank you.
