Booking
A deposit of £100 confirms your booking with the balance due 6 weeks before your arrival together with a £100 returnable security deposit. Deposits and balances can be made by cheque or cash on arrival. For bookings made within 6 weeks of commencement the total amount of rental including security deposit will be due at the time of booking. Provisional bookings can be made by telephone or email .
Deposits
Non-refundable deposit of £100.00, made payable to Karen Markey is required to reserve the accommodation with balance to be paid 6 weeks before arrival, together with £100 security deposit. For bookings made less than 6 weeks before arrival the total amount is payable on booking.
Security Deposits
A security deposit is required, made payable to Karen Markey to cover the cost of small breakages & cleaning above and beyond what is reasonable and/or expected or the loss of house keys. This will be banked but is refundable within 7 days of the end of the letting period. You will be responsible for any damage done to the property and its contents by yourselves or your guests. Please advise us immediately of breakage or damage during the letting period so that we can remedy them.
Cancellations
When you book a holiday home you are entering into a legally binding contract. If you are forced to cancel, for whatever reason, under the law you will be liable. Any cancellation should be made in writing. An attempt will be made to re-let the property and if this is successful either in total or part, then a refund or part refund will be made. If re-letting is unsuccessful, then all monies paid will be forfeit.
Terms & conditions
Saturday to Saturday - weekly lettings, short breaks by prior arrangement. Tenants may collect the keys after 3.00pm on the day of arrival. The property must be vacated by 10am on the day of departure. The hirer is liable for the cost of any breakage's, losses or damage to the property. For short breaks the same arrival/departure times apply. The contract of hire is between the hirer and Downshire Manor Apartment. Provisional bookings will be held for 5 days pending receipt of £100 deposit, which will be banked. If this is not received we reserve the right to re-offer the property. A contract is deemed to be made when a confirmation of booking is issued. We reserve the right to terminate the hire without notice and without refund if the number of occupiers is exceeded and (at our discretion) to make additional charge. All furniture, furnishings & equipment to be kept on site. For ease of housekeeping please leave the house in the same condition as when you arrived, clean, all rubbish removed and the furniture in its original place. We would like to advise you that this is a non-smoking property. Due to the age of the house the staircase is quite steep and may not be suitable for infirm, very young children will need to be supervised, regretfully it is not suitable for pets. The tenancy created by this agreement is a holiday let within paragraph 9 or part 1 to schedule of the Housing Act 1988.

Patrick and Karen were very welcoming on our arrival, despite our showing up exhausted and several hours late due to a delayed flight. The apartment was very comfortable. The kitchen was well equiped and we made frequent use of the espresso machine. The location is great. Two fine retaurants as well as a first rate pub (the Tonn Ruray) are just steps away. There are plenty of scenic walking trails here. As for golf, this is truly heaven. And coming from the States, it was nice to be in a small town with the locals instead of on a resort with other tourists.

This apartment was amazing ! Stayed with some friends for a good old catch up, nice meal, and few drinks. Couldn't ask for better - the bedrooms (all the rooms in fact) were beautifully decorated, and my bed was sooo comfy !
Has everything we needed - and more !
Had lovely meal in restaurant across the street then spent a fun night in a music bar in Newcastle.
Sun was shining next day so we walked along the beautiful beach to Newcastle.
All in all a great visit - would highly recemmond it ! -

Excellent service from Karen and Pat and a very comfortable and well furnished apartment.
Location also excellent for Coastal and mountain walks. Very friendly bars and reasonably priced restaurants close by.
The only additional facility to improve our overall experience would have been a second shower -

Excellent communication all the way made booking very easy and a very warm welcome on arrival, including a cream tea with home made scones. Plenty of room for our party of 7 (single room was small) with very comfortable beds and loads of fluffy towels. A very well equipped kitchen including the most amazing coffee machine. Lots of attention to detail and a lovely location, the whole Downshire Manor experience was a pleasure from beginning to end.

I had the most amazing weekend at the Downshire Manor apartments in March with some girlfriends. The apartments have been lovingly decorated in a style which is in keeping with this gorgeous old home. Location is superb in the heart of Dundrum within walking distance to the beach where we were able to walk 6 miles into nearby Newcastle which is a busy small town with some great coffee shops, shopping and Restaurants. Back in Dundrum we had a fabulous dinner at the Dundrum Inn then listened to some great music at the Tonn Ruray Pub just down the street. Karen and Patrick are very professional Landlords who went out of their way to accomdate us from the minute we made inquires into our reservation. Although I was there with some girlfriends I would higly recommend Downshire Manor apartments to families with children and anyone just looking for a great vacation in Northern Ireland. I look forward to returning again.

The owners were extremely obliging and helpful, and made the six of us feel perfectly welcome. The apartment is more like a house (we had the top two floors of this beautiful period guest house to ourselves) and downstairs is a great little cafe, not to mention the fabulous restaurant next door and the pubs across the street. A great getaway, conveniently located for sight-seeing and excellent value for money.

This is a magnificent house located in the lovely village of Dundrum. This house has been lovingly furnished and each room is finished to a high standard. From the fires set in the two sitting rooms with big comfy couches to the big kitchen table with allegro the coffee machine for beautiful coffee on tap. All of us loved the huge comfy beds ideal for the spacious bedrooms. We had a great night in the Mourne Seafood Restaurant which was right next door. With the tea rooms down stairs no cooking was required at all. The purpose of our trip was to go hiking in the Mournes and it was ideally situated for this purpose. Looking foward to going back here in the winter.

Going on the recommendation of a girlfriend who had stayed here before, and who raved continuously about this beautiful period townhouse, we booked in for the weekend with high expectations. There was no need for any worry - we were met by the friendliest of owners who showed us around our magnificent accommodation and there was nothing too small for them to sort out for us if anything arose during our stay. Occupying the first and second floor of a corner site, the sea views are delightful (must check out the loo with a view), the furnishings have been tastefully selected (my brand new bed was outstanding) and the rooms are so cosy with a real fire glowing in the evening. To top it all, the adjacent seafood restaurants are first class and of course Dundrum itself is as pretty as a picture nestling at the foot of the spectacular Mourne mountain range. Overall, a delightfully unexpected jewel of a find.

My family and I really enjoyed going to Dundrum, the house is spacious and
comfortable. The scenery is beautiful and the Sunday market is just 2 minutes
walk. The fish restaurant next door is a Must. Newcastle is a 10 minute drive
with lots of things for the kids to do. Long walks on the beach and good food.
Excellent will definately be back. -

After unsuccesfully searching for accommodation for 8 people in Newcastle - i tried nearby Dundrum. I was soon drawn to the spectacular Downshire Manor. It was first class! From the moment we arrived - Mrs Markey made us cappucinos from a coffee maker that would have made Mr Starbucks jealous - we could see we were in for a very comfortable stay. Very well equiped - a welcome pack not only containing the basics, but also coal/wood for the numerous open fires (and outdoor chimenea) plus wine and Gordons gin in the fridge!! The pubs are within a minutes walk - one has a bookies right next door, ideal for losing a fortune on the Grand National as all but one of us did - a great chippy over the road and a tea shop downstairs (lovely breakfasts).
We have already booked again for next year - say no more! -
