I must say we quite enjoyed ourselves on this trip. The house was just over the hill from the beach, and the house itself was a cozy little nook. It was small but plenty of room for what we needed it for; relaxing with a drink after a day on the beach. The only thing I'd change was the fact that there was no air conditioning. Wasn't a big deal because most nights were nice and breezy, even in august, but once or twice it got a little warm at night, though not unbearable. Overall, I would definitely recommend this place. Especially for the extremely reasonable price.

The location is perfect. You have the beachiness of the area where the cottage is, mixed in with the rustic area of Sandwich. The cottage is small, but plenty of room for two people. The back deck overlooking the marsh is breathtaking. The outdoor shower is a huge plus for me. I didn't take one shower inside. Plus, you are right across from the beach, which is across the street, right over the dunes. Fully equipped kitchen is also a plus, as well as the outdoor grill. I must also say Sand Dollar Realty was a pleasure to do business with. Any minor questions or problems we had were addresses immediately. Great little cottage for the money!!

I knew the cottage would be small, and I was okay with that. What we weren't expecting was all of the small things that should have been fixed/upgraded that hadn't been. For example, the bathroom door was very hard to latch/unlatch, the front door didn't meet the floor an allowed bugs to come in. The biggest complain would probably be the screens and glass paneling in the windows. They are very old and outdated, but even more importantly, they were incredibly difficult to put up and down. I feel as though the we shouldn't have had to deal with the screens, but rather only put the glass panels up and down. But because the way the screens and glass were positioned, we had to raise the glass, then pull the screens down. Then if we wanted to shut the windows, we had to push the screens up, and bring the glass back down. It was painful on my fingers to squeeze the levers to get the panels to move, and I broke numerous nails doing it.
A minor thing, it would have been nice if there was an access to the back porch from inside the cottage, but I realize that it was probably added later and it was still a nice feature to have. I hope that the owner will eventually expand the unit a little as it looks like many of the other units on the road have had some expansion done.
The couches were very comfy to sit on, but the mattresses could be replaced.
It was nice that there was internet and cable. Although we appreciated that there was plenty of seating, it seemed a little overcrowded at times.
All-in-all, it was a cute cottage, just could use some updating to make it a little more enjoyable. -

We really enjoy our time at Beachland 3. The house is really small, but there's enough space for 2 people. Just across the street from a wonderful and quiet beach!!!!
