I had the pleasure of a week at 41 Cranberry trail with 4 other friends, and we couldn't have chosen better accommodations for our needs. To say the house is roomy is an understatement -- there are enough bedrooms and bathrooms to make each visitor feel as though he or she has a private sanctuary, without creating a feeling of disassociation.
In particular, the kitchen is beautifully appointed. There was not a single instance in which anyone was unable to track down even the most obscure of kitchen tools. Having spent most of our trip eating at home, this was incredibly helpful.
The house is situated on a wonderful plot with beautifully kept tennis courts (the racquets and balls that were stocked for us really inspired us to whip out the whites). Our continued complaint was that the bugs were incessant, but considering we were in the woods of Massachusetts in the middle of august, this didn't come as a surprise at all. A bit of bug spray (more than a bit, in fact) was needed, but well worth it to be able to enjoy the yard and surrounding grounds... not to mention the outdoor shower (I'm a real sucker for an outdoor shower).
The house, situated on a private lane, is roughly an 8-minute walk on to the beach. It's worth noting that the house is not situated directly on the shore, but the walk, past sprawling cranberry bogs, is a pleasure. And, for a mere 8 minutes, the value speaks for itself.
The beach itself is great (a bit rocky, but the Caribbean this is not), and it's worth mentioning that we never saw more than one other group in the immediate vicinity while we were sunning ourselves. It's also a short walk down the shore to the public beach, which offers a yummy barbecue shack and ice cream stand.
Overall, we cannot wait to return to 41 Cranberry Trail! -

The size of the house and layout was perfect for us. Great having a Master bedroom and bath on first floor for our parents to stay in and not have to go up and down the stairs.
Screens need to be put in all windows so that they can be opened to let in some much needed air.
The upstairs deck chairs were filthy and looked liked they had not been cleaned since last summer. Could not use the upstairs deck.
Only two chairs to sit on on deck off kitchen so we were not able to use the deck at all.
Encountered cob webs while walking in house for first time.
Shower curtain in upstairs bath was dirty/moldy and ripped, should probably have been replaced before the house was rented.
The entrance of the house had screens stacked behind a chair as you walked in the front door.
We had a wonderful time being together and visiting family that lives on the Cape had we been there for a vacation to spend time in the house we would have been dissappointed. The overall feel of the house was that we were the first renters in a while and there was a need for some TLC.

My friends and I needed a break from the city this spring and this house served us incredibly well. It's spacious and, even with a house full of people, offers an incredible amount of privacy. The large kitchen is perfect for cooking group meals, and a back deck and side-yard tennis court make for ample opportunities to soak up the nature. Set on a private drive, the house is just a 5-minute walk to the beach, past beautiful cranberry bogs. Even though we were there in the early spring rather than prime beach-going weather, our time spent outdoors was time well spent--quiet, calm, and relaxing. We can't wait to go back.

What a beautiful house. I stayed here with my family (6 of us!) last September, and loved the large kitchen and spacious bedrooms. The house is immaculately maintained and clearly well loved by the owner (there's some great artwork on the walls). It took us just 10 minutes to walk down to the beach -- the water is very calm and perfect for young kids to paddle in. I'll definitely be coming back.

I've rented this house for the past two summers for vacation with my husband's extended family. The house and the property, with two big decks and large yards, are huge, perfect for big gatherings. There are large private bedrooms for three couples (two of those bedrooms would fit parents plus kids), a smaller private bedroom, a walk-through bedroom, and other nooks/rooms -- so there's plenty of space for children, grandparents and single relatives to pile in. The property manager is super easy to deal with, and the owner incredibly accommodating. On the bay side, Sandwich is a bit of a drive from the Cape's more popular towns, restaurants and ocean-side beaches, but being able to fit the whole family comfortably in such a large, charming house for such a great price makes the car ride worth it.

I stayed at the house for a week with my family two summers ago. We all enjoyed our stay and would definitely love to return sometime. The house was perfect for our group of seven. The kitchen was well-stocked, and we enjoyed using the charcoal grill one night. The living and family rooms were nicely furnished. We loved playing tennis on the private court and walking to the beach. The path to the beach goes alongside gorgeous cranberry bogs. It's a quick drive to Sandwich, an idyllic village. All around great stay!

My family was looking for a place to spend Christmas with a new baby, and we found the perfect spot. Ten people, plus a baby, fit comfortably at this beautiful, well-kept home. The area is gorgeous, and the house is on a quiet road that ends at a private beach. There's also a tennis court, which it was too cold to use, but would be nice in the summer. The house is surrounded by trees, and the furniture is comfortable, not fussy at all. It was the perfect place to have a nice, relaxing, New England Christmas with the whole family.

We had good time with friends and children (11 people). This house is big enough for 2 families. The tennis court is in good shape and the basketball place too. We were not able to eat outside, too many mosquitoes... The house is clean but we found plenty of ants in kitchen and bathrooms. About inside activities: for the readers, there are plenty of books ...for the others, the TV is small and old...but there are few Dvds...
The sandy neck beach is at 5 min walking from the house. It's private, so you have the entire beach for you. But there are more rocks than sands...so it's not really fun for children...you cannot walk to the sea without sandals...the water is coolest than the other beaches near west Dennis and north Dennis...If you have children, don't waste your time to different beaches...try the mayflower beach on the first day! There is no wave and you can walk more than 10 meters before water gets over your knees. For good waves, west Dennis is not bad, but we heard that Chatham is the best!
To conclude, for this price $$$, you can probably find a better house and location!
Yeah, don’t loose time at province town…it takes long and it’s unpleasant with children. -

It was really expensive for what we had. This house should have more maintenance. It does not smell good(humidity) and we can see a lack of maintenance all around the house. The beach was not close enough.
