We were really impressed with the apartment and the location. The apartment was so comfortable and so spacious. It had everything we needed and was furnished to a very high standard. It was also wonderful to find milk, coffee, bread etc there for us on arrival, we really appreciated that extra touch. The location was fabulous and the views from the apartment were breathtaking. We really enjoyed our stay and would highly recommend Holyrood Park apartment.

We had a wonderful 10 day stay in the Holyrood Park apartment. Our first surprise was that the rooms are actually far more spacious than they look in the pictures. Everything was luxurious and very comfortable. The flat was perfectly outfitted with everything we needed for our family of four. We loved the country feeling of the location at the edge of Holyrood Park combined with the close proximity to city locations. We were able to walk to everything we wanted to do in Edinburgh and the runners in the family loved the park for jogging! Franco and Lynne were attentive and helpful hosts. The perfect flat contributed to the relaxing yet active vacation we were hoping for.

This apartment is in a beautiful location, right on the edge of Holyrood Park and is a short walk to the buses which go into the city centre. There are wonderful views from the balcony looking straight out into the park and also down towards the city. The entrance to the apartment block is a bit ordinary, but once you arrive in the apartment you are in the lap of luxury. It is beautifully appointed, spotlessly clean and doesn't lack for a thing. My only regret was that I couldn't stay longer.

As a family of two adults and one child and a teenager, we stayed at the apartment for a week and loved every minute of it. There were board games, Dvds and music to keep us all entertained on the days we needed to rest - and plenty of information supplied about restaurants/takeaway establishments to keep us going! The decor and style of the apartment made it a wonderful place to go and relax, whilst in a bustling city. Oh, and the view from the balcony was phenomenal.

The apartment seems to blend all the best features that you look for in a city vacation rental - it's in the neighborhood of Newington, near the university, yet it's incredibly quiet due to the prime location on Holyrood Park. And what a view from the deck! Mornings out there with coffee are some of our favorite memories.
The kitchen is very small, but the huge living/dining room more than compensate. The bedrooms are furnished comfortably with antiques, and each one has it's own flatscreen tv. Free wifi and parking are bonuses.
There are two full bathrooms, very large by any standard, with plenty of fluffy towels and nice toiletries.
Nearby is a pub called Reverie - definitely go there for the pre-theater menu, such a bargain! Several other places to eat within walking distance. -

The apartment is located within a half hour walk from the main attractions in Edinburgh. Within a few minutes walk there are buses and a small supermarket. A larger Tesco supermarket is 15 minutes walk away on the main road back from the centre. There are also numerous restaurants, cafes and take-always nearby. The views to nearby Holyrood Park are lovely.
The apartment is very spacious and well appointed. There is a large eat-in kitchen, dining area and lounge room with quality furnishings. The two bedrooms are spacious, one with a super king (or twin) bed and ensuite. The other has a queen size bed and a separate bathroom. Good linen, towels and toiletries are supplied. There is plenty of room for suitcases and wardrobes.
The kitchen is the best equipped that we have stayed in. Also we were welcomed with a selection of cereals, bread, buns, eggs, tea, coffee,milk,juice etc. many other items such as plastic wrap and foil etc were supplied. Several bottles of wine were available to purchase for a most reasonable charge if you wanted them.
The area was quiet and we were given a permit to park in the parking spaces in the complex. We were always able to find a parking space. Wifi access also worked well. There is also a lift. -

My husband, myself, sister and brother-in-law from countries New Zealand and Canada stayedfor a week in your delightful flat. The layout was wonderful, i.e. plenty of room to be together but enough space for each couple to do their own thing. It was very quiet and peaceful which both couples enjoyed but as 3 of us were expat Leithers, we knew the area and were able to get around very easily. Loved the extras ie, music and reading choices and of course the view, particularly of the Salisbury Crags and the quick walks to Duddingston Village. Thank you both.

From the moment we contacted Franco and Lynne we received excellent service. When we arrived at the apartment we were amazed at the many extra inclusions provided. A well stocked pantry, spacious,comfortable living area. It had all the comforts of home with spectacular views. Highly recommend this apartment for anyone staying in Edinburgh

We had a fantastic long weekend stay in this apartment, which exceeded our expectations! The location is great - the view from the little balcony stunning. The apartment is much more spacious than I expected, plenty of space to spread out. Very well equipped with lots of thoughtful extras and spotlessly clean.
[A very small point - for such a big room, there is not quite enough comfy seating in the living area - plenty of space to either add one more arm chair, or replace the arm chair with a 2-seater maybe?]
I would highly recommended, and would love to go back. -

Superb accommodations with every amenity, including breakfast treats to get us started, and a very well appointed kitchen. The view of arthur's seat is spectacular and Holyrood park is close by for walking. Lots of space for a family to spread out and have privacy. Close to buses and shopping. Nice neighborhood with neighborhood watch. Would definitely stay there again.

We couldn't have found a better place to stay. Ideally located within easy reach of the city, but right on the edge of Holyrood Park with stunning views from our balcony. Very spacious and comfortable accommodation, beautifully decorated. Everything we needed was there, with lots of little extras that made our stay so enjoyable.

The spotless apartment blended antiques with modern to create a comfortable living enviroment. Lynne and Franco thoughtfully stocked the fridge with eggs, milk, OJ, butter, beer and wine, and the breadbox with fresh bread and croissants. The bathrooms sparkled, and the quiet, night shades and very comfortable beds made it easy to sleep late. The view of Holyrood Park and Arthur's seat was full, unobstructed and splendid from the little tea deck off the living room. There was a writing desk and excellent wi-fi connections. We stayed at the Holyrood Park apartment for a long
weekend in March, and it was perfect! The apartment
is extremely well equipped, with everything you
need for a self-catering stay, including food and
drink in the fridge for your arrival! There were
other useful items in the apartment such as
toiletries, books, games and DVDs which meant that
had the weather not been as good as it was, you
could happily have spent your time in the
apartment. The views of Arthur's Seat and Salisbury
Crags are spectacular, and there is a good bus
service into the centre of town. Our hosts were
very helpful, and could not have made us feel more
welcome. I would thoroughly recommend this
apartment. -

We have stayed in self catering Villa's etc for 26years .
We have never stayed in such a well thought out, well equiped property.
Such luxery and comfort.Parking too!
Amazing veiws of Arthur's seat and right next to my sons' University hall.
Transportr is no problem as there are loads of Buses going from the Dalkeith Road and surrounding area.
A Great time was had by all . Thanks again to Lynne and Franco. -

The attention to detail in this fabulously positioned flat is super. It had lots of lovely touches and was extremely comfortable.Real luxury. We want to go back in summer and enjoy breakfast on the patio, looking up to the crags and Arthur's Seat. Perfect distance for a walk to the Sheep Heid Inn!

What a lovely surprise awaited us as we entered the Holyrood Park Apartment. It felt like home from home with the added bonus of the most amazing view of Arthur's Seat, which we could enjoy from the comfort of the lounge or the balcony!

The apartment was warm and cozy and perfect for four people. The view of the park was superb. Lots of cds, dvds, and books for the few minutes not enjoying the town. Close enough to everything that we walked everywhere. Lots of help from Franco retrieving delayed luggage.
